- Matthew (6/5): Budget room very close to the city centre - Excellent location being only a ten minute walk into the city centre.
A very reasonable price too and friendly staff on check in with good communication before we arrived.
The only two down sides were that the matresses were not comfortable at all and were two single beds pushed together to make a double. Also, the room was quite light (for us) at night because of the type of blind.
Those two things feel quite easy to fix though and other than those issues, it suited us well.
- M (10/5): Great value for money - The room had everything I needed & was pretty clean. En-suite shower (no bath but I prefer a shower anyway), sink & toilet were clean & in good condition. Kettle with coffee& tea options were fine & the TV had the usual free digital channels. I've paid a lot more for poorer rooms.
- Dawn (2/5): - The building was a derilic shop, not appealing at all. So many stairs to climb to get to rooms. The room had a smell to it, the bed was 2 old single mattress put on a base to make a double bed up, they were past being used. Only one mirror in the bathroom. Never again will I stay.
- Lizzie (2/5): Location wrong. No sleep. Dangerous shower. - Warning, its not where the Hotels.com map says it is. I booked expecting it to be near the theatre but its the far side of Leicester.
Very cheap mattress so poor sleep.
Tiny room with very basic facilities, despite charging as much as the nicer larger chains.
Shower stuck on boiling so had to wash hai using a glass over the tiny sink which is barely big enough to wash you hands.
Deeply unpleasant experience.
- Karl (4/5): - Long hairs still in the shower, the daily housekeeping services didn't exist and had to ask for clean towels. Was told they would be changed but weren't so had to help myself. No bar and restaurant as advertised told it was closed. Could feel the springs of the mattress ( thankfully it was a warm room and I could sleep on top of the duvet for extra padding)

- Derrann (6/5): Small clean room, area not so great - For the price it is okay but it is a walk from the city centre and feels like it is in a rough area. Have to call to be let in and don’t agree with having to provide photo ID as this isn’t required in the UK
Suspect the property is primarily used by the council to house immigrants or homeless as the info leaflet says they’ll let local authorities know if you get kicked out for any reason.
Room was surprisingly clean but small, mattress was thin and could feel the springs.
When I arrived I didn’t think I would actually stay but it was clean enough and the inside is much better than the outside.

- Kerry (4/5): - First impression was the hotel clean and tidy. My friend and I choose twin room option. I personally didnt get much sleep due to the mattress, there was no support, and the springs were pertruding, making it a very nosiy and uncomfortable night.

- luke (6/5): - The area seemed relatively rough for a hotel to be centered within, not really any choices for food, mostly take away, no cafes near by except a bagel place, bathroom had an odd smell, and the room was cramped for the price. Tv remote button for cycling through was dodgey, bed lights didn’t work, bed was alright and the staff were friendly but I never really saw anyone no one was really about I read it had a bar and restaurant but I could only find rooms.
- Verified traveler (8/5): - It’s a very basic B&B, I choose it because of the location, the receptionsit was very helpful, no problems there, but the room is quite small, the beds are terrible, there is mould on the bathroom wall, and stains on the towel. It’s not the best value for money, considering other options in the city, but it was about right for me purely because of the location just a 5 minute walk from the Mattioli Arena where I had business to do during my stay.

- Molly (4/5): Fine for one night - Positives: the reception man was nice and the location was very easy to get to.
Negatives: the room smelled bad, there was mould in the bathroom, and one of my pillows had mascara on. Additionally, the room was very cold, and the bed was not comfortable.
Unfortunately the people in the room next door were very loud and woke me up at 5am- obviously not the fault of the hotel itself but another reason for a restless night. I don’t think I would stay again.

- Verified traveler (4/5): Avoid - I booked this hotel as the description said a few minute walk from the theatre, and also showed the pin on the map being right next to it. Once I’d booked and put the address into maps it was an 11 minute walk which wasn’t too much of an issue but I was annoyed as the location was the reason I chose it. I then messaged the hotel through the app to check I had the right address with no reply. I’d booked the hotel as 1 guest as I was the only person staying that night. Myself and my uncle arrived as he was helping me with luggage. He was hoping to come into the room to just get changed before we headed out… not allowed! We were left with no option but to pay an extra £10 to ‘upgrade’ the room to allow him to do so. The room itself was cold and smelt unpleasant. The bathroom was covered in mould. I didn’t inspect the cleanliness thoroughly as I was in a rush to get ready but did notice a few hairs on the bed and the TV remote was filthy. The bed was 2 singles pushed together and was awful - I felt every spring and had an awful nights sleep. Not helped by the paper thin vertical blinds letting the light in. I didn’t expect anything amazing due to the price but certainly wasn’t expecting this. Thankfully it was only for 1 night.

Stair carpet is threadbare and the the whole atmosphere is very rundown. I usually stay at the Premier Inn which is slightly less expensive and of a considerably higher standard

- Diana (4/5): Downmarket and disappointing - The hotel was accessible from a door on the street next to a Kebab shop! The experience was shocking as reviews seemed to be quite good. Basic tiny room which was clean but very downmarket!
- Naomi (10/5): - This was perfect for me as I needed somewhere to stay for one night for the Radio 2 concert in the Park. The guy on reception was super helpful and although the guest house doesn't look much on the outside sandwiched between a mobile phone shop and a kebab shop it's extremely clean and had everything I needed. There was coffee/tea/milk, a fridge, a TV and a clean shower with towels. The only downside was I had to park 3 miles outside of Leicester and get the bus in as there is no parking for the hotel but it wasn't too much of a problem as the bus stop was located outside. A compact room but exactly what I needed.

- John (10/5): Not what you expect - Finding it was tricky as it was just a door on a shop parade with the sign above it. You have to call a phone number that's on the door to be let in. But the rooms where modern, clean and ideal for a cheap weekend away that's just a 10 minute walk from the town centre.

- Sarah (6/5): Smoking a problem - Very helpful staff on reception. Room was simple and clean but although it was a no smoking policy and this was clearly pointed out in a notice handed to us, evidently this was not being adhered to. We are non-smokers. We think an air freshener had been used to mask the smell but overnight it got worse to the point that our clothes smelled of cigarette smoke so it was either in the mattresses or coming into the bathroom by some means from another room. The shower room was very small and the tap was coming off the basin causing a leak on the floor so a minor maintenance issue. Only other comment was that the vertical blind wasn’t adequate due to the very bright lights outside in the street. Beds comfortable, good TV, multi storey carpark a two minute walk and just £5 for 24 hours so lack of parking at the guesthouse not an issue at all.

- Verified traveler (6/5): Guest house review - The guest house is being renovated, the standard appears to be good for the cost and location. The only thing that concerned my partner was the room did not appear to be cleaned very well with dust on the surfaces and a couple of long dark hairs on the bedding.
Greeted by a friendly staff member who sorted out the checkin without fuss.

- Andrew (8/5): Decent hotel for a quick stay, nice friendly staff - Very friendly and helpful chap on reception desk. It's a low price hotel right in the centre of the city, not perhaps in the most salubrious of locations, but decent enough for a quick stay if you just need to get your head down and early departure in the morning. Rooms fairly small, but newly refurbished.
- ANTHONY (8/5): Definitely a good budget stay - All of the staff were extremely friendly and welcoming, and went out of their way to be helpful. Bear in mind, this is a budget hotel… But everything is new and spotlessly clean. However, it’s not really a B&B … although I gather from some reviews a breakfast is possible if you arrange in advance. I liked the fact that they had real coffee cups and glasses in the room instead of disposables, and it’s really thoughtful of them to provide guests with a bottle of real milk for coffee on arrival.…I just wish it had not been a plastic bottle instead of a carton, and that the bathroom toiletries and soap were sustainable instead of plastic. Lastly, their listing says they have Netflix, but that’s only if you have your own logon. It’s loaded on the television, but not available if you don’t have an account. I would definitely stay here again, although it’s actually more like 15- 20 minutes from the train station than the seven that they list.
- Verified traveler (8/5): Pleasant 1 night stay - Friendly receptionist. Booked a single room and was fortunate to get upgraded to a double at no extra cost. Clean room. Slightly on the small side but you get what you pay for. Basic amenities provided. Be aware that it is the hotel policy that guests are not allowed to enter the building. Simple checkout procedure.
- Verified traveler (4/5): Very basic - not really good value - This really isn’t a hotel, doesn’t even match to standard of a b&b, I was quite shocked. The place looked unfinished. The lady running it was very friendly but don’t go if you have luggage. There is a steep set of stairs to climb up as soon as you enter through the door. Quite dangerous if you have heavy luggage. It was charging the same price as other big chain basic hotels like Ibis or Comfort Inn, but definitely not up to that same standard.

- Verified traveler (2/5): Shocking experience! - The picture of the accommodation on your web-site showed a house in a residential area. It turned out to be accessed from a green door on a very busy road in a dodgy area. Parking was on a side road where there were cars parked with their headlights on. As a Gentlemen’s Club was nearby, I presumed it was a red light area. I was with my teenage daughter so we didn’t even go in! The rooms were above some kind of business but I didn’t investigate.
- Steve (4/5): Very clean accommodation but terrible location - Receptionist was lovely, very helpful and the room was newly decorated and spotlessly clean. However, it is really just a room in a building and although near to town centre is in a very run down area. Parking is on the street. Continental breakfast is in your room on arrival..4 mini packs of cereal and a long life pain Au chocolate. Milk in fridge was sour. Certainly not what I would class as bed and breakfast.
- Curly (8/5): Get the address! - No road name on booking form. Another B&B of same name (now shut) in the area. Taxi drivers totally confused. Drove around and about. We had no phone number for the B&B. Room spotless. Breakfast excellent. Kettle under too low a shelf but that can be remedied. Shower brand new. Spotless. Water temperature fine but tray too shallow for the drain (or drain not working) and all flooded into bedroom area before we had noticed. (one of us in shower the other in bed.) The staff were very polite and eager to remedy things and do well. Gave us a card with proper address on it and a phone number. Good Luck to them in the future.
