The fitness facility needs a major upgrade. It's reminiscent of an old hotel gym. Some of the equipment does not function correctly.

- Michael (10/5): - The Blackburn Inn is a beautifully old building with wonderful grounds. They've turned it into a cozy hotel with lots of amenities. The location was used mostly as a home base for us (we used to live in the area so we were out with old friends and old haunts mostly) so we use the spa or bistro. That said, we'll probably take advantage of it next go around. The view at the top was fun and we enjoyed the display of local art as well. We will be returning at some point. It's an old building so it's creaky in the hallways. It didn't take away from our experience and we did not notice any noise when we were sleeping.

- 426hillarym (10/5): Cozy overnight in a historic building - I booked this place because it looked historic and the price was reasonable. I'm so glad I did! Turns out it has quite the history! The people were friendly and the building is just beautiful!! I slept very well and the bed was very comfy. I have a bad back, so tend to have trouble sleeping in hotels, but no issues here. I would absolutely stay here again. So much better than spending a night at a hotel chain!! What an adventure to stay overnight in a building with souch character! Wish I could stay longer!

- Discover36088477444 (10/5): Hauntingly beautiful! - We had a wonderful anniversary getaway at the Blackburn Inn! Everything was so elegant but not pretentious at all. Our room, 304 had a foyer and a nice sitting room with beautiful views all around. The history of course was fascinating and although I didn’t have any ghost encounters, if you’re fearful in general, you may not want to stay here. The rooms were a great value! Much more reasonable than other boutique hotels.

- Cassandra (6/5): - If you enjoy walking 15 minutes to dinner and 15 minutes after a few glasses of wine, the location is amazing. My mom and I walked to and from town multiple times a day. The building has a lot of historic charm, and felt very safe. The bathrooms are large and the smallest rooms felt adequate. Bed was comfy. The room had dust bunnies coating the 4 inch baseboards. The bathroom had clumps of someone else's hair on the floor. We had two towels for 4 days and 3 nights with no housekeeping service (which they state in the elevator that they do not offer if you stay for 3 or fewer nights). The kitchen was out of the food and beverages that we ordered for breakfast. There Is little to no noise barrier between floors. Do not stay on the 100 level floor. You hear every footstep, roll in the bed, shuffle, etc. to the point where it would shock you awake because of the sheer volume. Our upstairs neighbors were up at 6:00 a.m. daily, so we were as well. There is no ignoring it.

Construction noise (banging of plywood against the adjacent structure) kept us up all night, we had to switch rooms at 3am and it wasn't much better. The room we were moved to felt smaller and was right across the from the main entrance so were were kept up by late guests and staff talking/laughing in the main hallway and still, a bit of the banging noise. We got a comped breakfast for our sleepless night. Not really satisfied with that, but I was tired and wanted to try to get back to aleep

- JackM160 (6/5): Perhaps good for business, not romance. - I chose the Blackburn for a romantic getaway based on the many positive reviews, but unfortunately our experience fell well short of expectations. The biggest issue was comfort. Our room was perpetually cold, as were the floors, which made it difficult to relax or feel cozy—something that really matters for a romantic stay. Adding to this, there is no elevator to the upper floors, which made getting to our room inconvenient and unexpected. We stayed during the recent snowstorm and learned that the property does not have standby power generators. Had there been a power outage, our room would have been unheated and elevator service unavailable. This is information I would have wanted to know in advance, as it would have significantly affected my decision to stay and allowed me to make alternate plans. Breakfast was adequate, but there were numerous small details missing throughout the stay—things that, taken individually, might seem minor, but together made the experience feel below basic hospitality standards rather than refined or special. I recognize that this review runs contrary to many others, and I truly wanted to love this place. However, for a destination marketed (and reviewed) as charming and romantic, the lack of warmth—both literal and figurative—made it a disappointing experience.

- Meredith (9/5): On the occasion of my visit, my room was in a very quiet area of the hotel, the bed was comfortable. - I had one of the hotel's breakfast bowls of egg, bacon, cheese, etc, It was very good. Their cafe is small, but located in a sunny room with pleasant views of the hotel's lawn. I appreciated the hotel's architecture, and interesting history, and how all of the buildings on this historic property are being maintained, as well as being utilized as condos and a hotel. Possibly a maintenance person, anyway someone wearing work shoes, left tracks on the floor of my room's otherwise very clean, large bathroom. Also, the bathroom faucet was leaking a bit.

From the moment we arrived, we were welcomed with the warmest hospitality. Brooklyn and Taylor greeted us with genuine smiles, made check-in seamless, gave us a helpful overview of the Inn, and provided a list of local food recommendations. Every single place we tried was a hit. Kathy’s was fantastic for breakfast, Mill Street Grill made for a perfect special dinner, Remedy Burger had the best burger and fries, and Crucible Coffee quickly became our go-to for great coffee. We had the pleasure of meeting Amber, the Operations Manager, and she truly set the tone for what exceptional hospitality looks like. Amber went above and beyond in every way to ensure our anniversary getaway was memorable. She thoughtfully arranged champagne and chocolate-covered strawberries in our room, checked on us throughout our stay, and took the time to share the rich history of the grounds with us. Beyond the personal touches, we observed her professionalism firsthand as she interacted with other guests and supported her staff with genuine care and leadership. It is truly outstanding to encounter someone who is so passionate about their work, and Amber’s dedication made a lasting impression on us. Sage and Sarah were also wonderful, always friendly, attentive, and available to answer any questions we had. By the end of our stay, we genuinely felt like friends with the entire staff and were honestly sad to leave. The rooms were impeccably kept, and room service was prompt with every request. A huge thank you to Nicole, Rebecca, Oscar, and Roger for all the hard work that keeps the Inn running so smoothly. Breakfast each morning was a highlight thanks to CJ and Patricia, whose outstanding service and great conversations made our mornings even better. We also thoroughly enjoyed the couples massage, thank you to Brayden and Stephanie for taking such great care of us and providing an incredibly relaxing experience at the spa. The Blackburn Inn is a special place, not just because of its beauty and history, but because of the incredible people who work there. We cannot recommend it enough and are already looking forward to returning.

No breakfast was offered, unless I paid for it. The room was very small. There was no chair or table in the room. Ground level windows were not blocked from pedestrians walking by.

The staff are super helpful and go out of their way (shout out to Amber!). We also visited the spa during our stay, the massages were great and not too pricey.

Waited 1 hour for breakfast that never came. Was told cook was new. Our server was a housekeeper that told us she had never made coffee before and that’s why it was bad. She was doing her best. It just wasn’t as advertised. Upon arrival it’s hard to know how to access the front of the hotel. Signage is lacking to direct to the lobby. At the lobby we waiting 10 min to be greeted by check-in counter. After checking in we went to the wine bar. The wine bar is the breakfast restaurant. There are 3 choices of wine only and the setting isn’t very conducive to lounging in evenings as it’s breakfast type tables only. There was minimal and very slow service. The room is nice enough. The furniture is a bit strange, there is a cheap and modern looking clothing cabinet and shelf attached directly to the bed and makes it look like a long-term stay hotel (think Hyatt Place) instead of a boutique hotel. The bathroom was very nice though and more in-line with expected decor. The biggest issue is that The hotel was very understaffed. And breakfast was a bust - waiting 20 min for a coffee (bad coffee) and 1 hour for food (didn’t come, we left).

The most unwelcoming place I have ever been to from the atmosphere it the staff. I would call it "creepy" and would not recommend anyone staying there.
- William (9/5): Beautiful historical hotel great value very nice staff - Breakfast was good but pricey for what you get. Staff was very helpful and friendly. Very clean and beautiful grounds. Great value Even though I was in my room most of the days no one even came by to ask if I wanted to clean the beds made or even the trash taken out. The coffee machine was fantastic, but there was no cream and sugar.
- Traveler12162014 (4/5): Dog tired after my stay - The only reason to stay here is because it is pet friendly; if you’re traveling with a dog, they are quite welcoming. Otherwise, I’m afraid there’s little to recommend this, especially if you want a good night’s sleep. Creaky floors mean you hear every step in your room, the hallway, and nearby rooms. The thermostat didn’t work in our room so it was uncomfortably hot. There’s very little by way of amenities — no lunch, no dinner, no bar (despite the web site saying the bar is open Fridays and Saturdays from 3-8:30 pm, which we planned around, only to find out the web site is wrong). Staff is sparse and (with one exception) grumpy. It’s an historically interesting building but my guess is that its run as a hotel will be short-lived. Staunton has a lot to recommend it. The Blackburn Inn is not on the list as far as I’m concerned.

- Anusree (8/5): Nice stay in Staunton - This is a nice property in Staunton. It used to be a sanatorium and then a minimum security prison. It has been renovated in 2018 and is the Blackburn Inn and Conference Center. We went with friends and enjoyed our stay there. The breakfast was wonderful! The staff is very friendly. The rooms are quite small, and storage space is almost non-existent. The drawers are hard to get to. A few more hooks to hang up coats would help. Also, the toiletries were there in some rooms, not in others. So, service is a bit uneven. But for a short stay, it's fine.
- summervale (8/5): Very adequate accommodations at a very fair price - This was our second stay at the Blackburn Inn and it met our needs. The Inn is a remodeled facility with modern trimmings on a dated building. All of the available accommodations were satisfactory if not luxurious. When we arrived yesterday we were informed that the bar was not open. That was a bit disappointing given a long drive to arrive in Staunton. On our last trip we were surprised to discover that our breakfast although freshly prepared and properly done was much more expensive than expected. Yes we saw the menu but $4 for toast and $4 for coffee plus the $18 charge for bacon and eggs seems high to me. We won’t be eating breakfast there again. We were equally surprised to discover no closet to hang up our coats in our room. This Inn is a good deal if you are willing to forego some normal amenities. The rooms are clean and the service is good.

It was an extreme pleasure to get to know Amber over our stay, for our 41st wedding anniversary. She was so sweet, caring, and extremely knowledgeable about the property:).

Restaurant was closed, or not available? There was a cute little Cafe for breakfast, which was delicious, but I do prefer a hotel with a fully functional restaurant and room service.
- RitaBeeKeeper (10/5): Say Yes to The Blackburn Inn! - We stayed at the Blackburn as we traveled south for Christmas. We travel with our dachshund and the Inn is pet friendly. This is a historic building dating back to the 1800’s. The renovations are terrific and the rooms are all modernized. The staff were friendly and helpful. We loved our stay and encourage others to check out Staunton, VA and The Blackburn Inn.
- David (8/5): Great stay if you don’t mind the quirks of an old building. - Cool, historic building that has been remodeled into a historic hotel. Easy 10 minute walk to restaurants and bars. Because the hotel is old, the floors are CREAKY. I have no idea what is going on on the fourth floor, but it sounded like people were moving furniture all night long from my room on the third. Bring earplugs and a noise machine!

No one was in reception when I arrived. Had to shout hello to find someone. My room had a place (no closet) to hang clothes but no hangers. No place to put luggage except bed. Needs a folding luggage stand. The toilet paper was terrible. Noise from people returning to their rooms was loud due to thin inadequate carpets. All that said, it is an interesting place to stay. No ghost sightings, which pleased me!

- Z1848TAsarahe (10/5): Restful Nights Sleep - I stayed here on a quick overnight during the snow, and had the most restful nights sleep! To start, the parking lot and sidewalks were nicely plowed and salted even though the snow was coming down. Check in was super easy. I had the cutest Cozy Queen room and "cozy" is definitely accurate! The bed and pillows were so comfortable I didn't wake up at all. The best part was the rainfall shower. A quick, delicious breakfast at the Bistro was just what I needed before checking out. I will definitely return!

- James (10/5): Fun historical visit to a pristine preservation of Virginian history - The history and well-preserved facilities, keeping a lot of the original architecture with the updates, made this stay well worth the visit! Extremely kind staff, and the small town of Staunton was full of very nice people! When booking, we had heard there were some places where you could see into rooms that haven’t been restored, such as isolation rooms, but we never found them. We also were underwhelmed by how tired and empty the town seemed. We walked through it and thought it was very unique with that small town feel, but maybe we came during a time when everyone was away or on holiday?
- mlewis9388 (6/5): Don't take the train to the Blackburn! - I booked this hotel based on a recommendation in an article in Northern Virginia Magazine. The article extolled the experience of taking an Amtrak train to Staunton, seeing a play at the Shakespeare theatre, riding on the Scenic Railway and eating at a James Beard aware winning restaurant "Maude and the Bear". We arrived in Staunton by train only to find that Staunton (a lovely, hilly town) does not have Uber or taxi service. Getting to the hotel from the train station with bags was doable on a nice warm day but for senior citizens like us would have been very problematic if the weather was inclement. Once we realized the lack of public transportation we appealed to the hotel front desk for help in getting to our reservation at M and the Bear the following night since it was a 35 minute walk from the hotel on hilly terrain and we would be finishing up dinner when it was dark. I would not characterize the hotel staff as helpful or concerned with our plight. I offered to pay $60 to anyone there to drive us (a 15 minute drive) to the restaurant at 5:30 and come back to retrieve us at 7:30 and was told that was not possible because it was a "liability" issue. We would have cancelled the dinner reservation if we could but we would have been charged for the prix fixe dinner as a no-show. Finally the desk clerk said she would talk to management and called me back to give me contact info for a lovely man who drove from Harrisonburg to Staunton, took us to dinner, waited for us and drove us back to the hotel for $65 (and a generous tip). The lack of transportation is not the fault of the hotel, the article in Northern VA was very misleading BUT the Blackburn Inn is not a full service hotel. No food service except breakfast and a 4 hour snack/bar service form 3 to 7. No closets in the small rooms. My husband had to go to the front desk to ask for a plastic laundry bag and was told they could not make change there. No help with bags. If you arrive in Staunton by train stay at the hotel in town so you don't have to lug your bags up and down the hill from Amtrak to the Blackburn. On the plus side, the price was very reasonable so I would recommend booking the largest room possible because the rooms understandably are SMALL. Breakfast was very good and @ $39 for two people was a good value.

The location of the room I was in was very close to the front desk and stairway upstairs and was loud. I could hear people closing doors and walking on the wood floors. I hace stayed here before with no issues.

- R2943HWnancyw (4/5): Has potential… - I booked after reading some reviews. I am sad to report that they were NOT the experience we had for our anniversary trip. I was so excited by the history of the building and the pictures that were posted. The grounds were lovely and the potential was definitely there, but not any where near executed. The staff, if you could find them, didn’t care one bit we were there and it showed. I booked this as a package with the scenic railroad. I also chose the Blackburn because we planned to come back to the hotel after our train ride and have drinks on the premises and then walk back to our room. We were told at check in that they served light bites, which would be perfect after our train ride. We inquired about the hours of the bar and were reassured that we would be back in time before they closed. We were back at 6, ample time before closing. The door to the bar was locked. Once again I found myself asking at the desk why the bar was closed and I was told they had a wedding. The next morning at check out I was told it was closed for the season. WTH? Which is it?!?! It was posted nowhere on the website nor the venue itself that it was closed for the season (which is strange because November would be a prime Mountain season in my opinion) Total disappointment. No worries, I’m sure our trip to the spa will be nice….mediocre at best is how I would label our experience there. It looks like they need a couple months to finish implementing whatever idea started there. Honestly, I feel like this place is a pig with lipstick. SO MUCH POTENTIAL Parking was excellent, grounds were beautiful. Bathroom was lovely (showers could be cleaner) All in all, I’m glad we experienced it, but we won’t be back, which stinks because I love to find boutique places to stay for a quick weekend that aren’t far from home. I really hope they do some soul searching on management ( we heard all about the bad management and employee turn over from multiple staffers) and iron out the kinks because this place could be such a gem. 💎
- Rupert (3/5): Von einem seriösen Anbieter erwarte ich zuverlässige Angaben - entweder hat das Hotel gegenüber Booking falsche Angaben - Sauberes modernes Badezimmer, historisches Gebäude mit Charme Gebucht wurde explizit eine Suite mit 35 qm zu einem höheren Preis. Das Zimmer (302) inklusive Bad war zwar offiziell als Suite deklariert, hatte aber bestenfalls 25 qm. Das Queensize-Bett hatte gerade so Platz im Raum, im Vorraum war eine billige Schlafcouch, die offiziell als weitere Schlafmöglichkeit angepriesen war. Die Temperaturregelung ließ sich nicht einstellen, mit 20 Grad Zimmertemperatur war es relativ kalt, sich im Zimmer zum Lesen aufzuhalten.
