Guest Reviews
- Robbie (10/5): -
- Kori (8/5): peaceful, interesting, and unique - loved the area, loved the space and size of the room, the bathroom was gorgeous, and a nice kitchen and porch. great for the value. I would definitely stay here again. The bathroom shower head faucet needed to be tightened, it was leaning sideways and made it a bit difficult to shower. Some of the electrical outlets in our room didnt work.
- Neal (10/5): - The hospitality of the host was awesome Squeaky bed but other than that amazing
- Hild (10/5): -
- Brenna (10/5): -
- Misty (10/5): It was relaxing comfortable and perfect! - It was beautiful and even though it was close to any store I needed it still felt secluded and private I loved the museum and the hosts frank and his son and wife were so great so kind and welcoming I couldn't have asked for better people or a more pleasant stay I 100% refer this place you won't regret it!! Can't wait to go back!! Nothing
- James (7/5): -
- April (1/5): Please don’t be fooled by the one night stay reviews - This is not a bed and breakfast Nothing
- Arthur (10/5): STELLAR AND UNIQUE PLACE TO STAY - Very charming Historical Museum Bed and Breakfast. Manager Frank Justus was a great historian who gave us a tour and visited with us. Will come back again in the future? Nothing negative
- Steve (9/5): -
- Gino (8/5): - Rustig, in de nabijheid van het Smithville meer. Beperkte wifi-capaciteit
- lynn (10/5): - The Smithville Inn was very clean. The room had a large bathroom with a bathtub and shower. It is up a flight of stairs and there is no elevation. the staff was very helpful. They picked me up at the airport and took me back the next day. There is a kitchen where you can cook food if you want and make coffee. I did not have a car and there is not a store close by but I was fine with that. I got a tour of the museum before I left. It's a great place to relax. There is a patio outside with a table and umbrella.
- Sharon (10/5): - Mr.Justus was an informative & welcoming host. The house is big and old….it is a museum. We were very comfortable and slept great!
- elizabeth (8/5): - Amazing service from the management.
- Dense (10/5): My "night at the museum" was awesome! - The host was very enthusiastic about showing the place and very cooperative making sure the booking went well. All the amenities you might need were available, a lovely deck out back and a pleasant walk to local shops and a few restaurants and bars. I would love to stay again if the opportunity comes up again.
- Terry (7/5): -
- Charles (10/5): Will be back. - Frank and his wife were wonderful hosts. Will recommend. "Disliked" absolutely nothing! Liked it alot!
- Crystal (8/5): -
- Mark (10/5): - A quaint place to stay, great location to downtown. Frank was fantastic giving us a tour of the history of Smithville at the museum!
- James (7/5): Good -
- Candace (9/5): Superb - Shuttle service to and from the airport was so helpful since rental car companies were closed when my flight arrived.
- Michelle (10/5): Exceptional -
- Sylvia (10/5): Quaint and Cozy - I liked the fact that I felt like I was staying at grandma's house. The floors creaked, the furniture was antique and the atmosphere was very relaxed. Staying at the Inn was a different experience than staying at a traditional hotel. I loved the contrast and would definitely stay here again. The microwave could have been a little bigger. My tall coffee cup barely fit.
- Ed (10/5): Exceptional -
- Potoccy (10/5): Great historical place (if you want to see how people lived years ago); very friendly hosts - The host was waiting for us and very friendly, even though we arrived late at night. The property is in a lovely location, simple to get to by car, and has plenty of parking place. The birds were singing in the morning. The house is old (historical - one has to like it), but I prefer it compared to new hotels, which look everywhere the same. It's a shame we did not have time to hear the stories of the house nor visit the town (we hope to do it at next visit).
- Phil (10/5): Do Stay Here - Full of history. Lovely location in Smithville and shops within walking distance - delicious coffee at Cornerstone Coffee. With your stay you also get a history lesson from the vey knowledgeable Frank. Room was comfortable. Relaxing in the room Frank James (brother of Jesse) used was an unusual perk. Our room and the bathroom were
Clean. Some of the period furniture could use dusting.
- Allan (10/5): Beautiful Time Capsule - Amazing - if you are interested in the last few hundred years of U.S. History, I'd put this one on your list of places to visit. Just a great experience. Out of the innumerable artifacts dating back to the end of the 18th century, I particularly was taken back by the original copy of a page from April 15th, 1865 - I didn't have time to see everything. The property's stewards will most likely offer a tour and they are really nice folks. I thought this location was aggressively under priced.
- Jared (10/5): A must see kind of experience! - This place is amazing to say the least. Frank is so passionate about the history of the town and exceptionally knowledgeable. We didn't make it a whole week before we headed back to stay again. There wasn't anything that didn't amaze us!
- Glenda (8/5): Nice place - Nice place, cool tour, managed by super friendly people. I'd come with a bunch of friends. Walking distance to main street/downtown Smithville.
- Marcus (7/5): Good - No breakfast Wi-fi did not work upstairs
- Erin (10/5): Exceptional - The house was beautiful and the volunteers for the museum/house showed obvious love and care for the house, the items within, and the story. As an inn, the beds were comfortable and the rooms were so unique and contributed to a unique experience. The shower was a bit narrow but as it is part of the original clawfoot bathtub, I understand not much can be done, which is alright!
- James (9/5): Superb -
- Bridgett (10/5): Exceptional -
- Susie (9/5): Superb - The volunteers were great
- Hunter (10/5): - The inn was so unique and had such amazing history. Frank was the sweetest and so nice about us coming in later. When we came he showed us around and told us all about Smithville’s history and some of the artifacts there. Can’t wait to come again!
- Tammy (10/5): - Fantastic stay! I always learn more about Smithville when I stay here. Can't wait until my next visit!
- Eugene (10/5): Great Stay - This was a great experience. The staff was super friendly an so professional. It was neat to stay in the same house Frank James
- Jamie (10/5): Wonderful! - Very cool and unique place to stay. Frank and Maria are just about the nicest people you will meet. If you want something different ..stay here. Comfortable bed and nice shower. If you have small children, this probably isn’t the best place to stay. Too many old things for children to possibly ruin! Great experience all around! No complaints here!
- Verified traveler (6/5): Interesting Museum - More museum than bed and breakfast. Museum and tour were very interesting but guest rooms were too crowded with objects, making it difficult to use the space. No food service so not a true bed and breakfast. Frank, who greeted us and gave our tour was very friendly and informative about the history of Smithville.
- Janie (7/5): For the price, it was okay. - For the price it was decent. The museum was very cluttered.
After observing the age of the property, etc, I felt if there had been a fire we would have potentially been in trouble.
- Carol (4/5): Disappointing - It wasn’t clean, carpets were dirty. Dirty hand marks around doors.
- Eric (8/5): Very good -
- Robin (9/5): Great value and the historic tour was fascinating. - Did not receive a breakfast but the location was ideal. Could not get the wi-fi working.
- Brittany (10/5): Wonderful stay with all the essential amenities, along with a great price and no pet fee. - Location was very easy to get to off the highway. The room accommodations were so perfect. The vintage decor, coxy feel, and spacious room and bathroom. The bathroom was beautiful from the floor tile to the claw tub and the green walls and floral wallpaper. It was done so well! The mail floor was pretty cluttered making it hard to move around with our luggage. We had a pet with us and arrived after a long car ride so we would have liked to get to our room and settled first before getting the grand tour and history of home, the original owners, and property.
- Karen (8/5): - It’s a lovely place. Frank was interesting and shared a lot of information about the house and town. We enjoyed our stay.
- Diane (7/5): Good - Lovely old building
Near to main street
Locals were very friendly in the town tavern The main volunteers were away, so we arrived with nobody at the property, but we did book it last minute.
We just got a quick show round, which was OK.
The building is old and very dusty, We know it is run by volunteers, but a little attention to detail is needed.
- Garcia (10/5): Great stay and Great customer service - Frank was so great his customer service was over the the top we will be back again Nothing
- Janice (6/5): Pleasant - The little city of Smithville is quaint and interesting.
The city square had an art festival with music the entire weekend.
The shops and music were very nice 👍
We ventured over to Fort Leavenworth to the carasoul museum. Very nice. The house was pretty cluttered. The house needs a lot of attention.
The upstairs window air conditioner has issues with wiring. We were asked to not use the ceiling fan.
The air quality was musty. Dust.
- Mark (8/5): Very good -
- John (8/5): Very good - Loved the museum and Frank the Historian
- Rhomance (10/5): Experiencing Ameracana at its finest - It’s location was ideal to walk to shops and restaurants. Nothing
- Heiser (10/5): Exceptional - Facility and tour I am unable to say anything was a disappointment
Uh
- Dennis (9/5): Out-of-the-way, budget luxury in a quiet town. - Charming rooms in an old house. The local historical museum is in part of the first floor; unfortunately, we did not get to spend much time in the museum because we needed to leave soon after arrival for a family event elsewhere. A great place to relax for a couple nights at a bargain price. The operators need to make it clear that one needs to call about 30 minutes prior to arrival to make sure some one will be there to let you in. We waited around for about 30 minutes after arrival before calling about check-in. Once we called, someone came in about 10 minutes. He was very nice about checking us in, gave us a quick tour of the museum, and told us about some of the history of Smithville.
- Jacob Michael (10/5): - Amazing staff
- Kaity (10/5): - I had a great stay here! The tour of the museum was intriguing and the inn was clean and comfortable.
- Dianna (10/5): Unique and comfortable! - Comfortable bed. Quiet.
- Donna (8/5): Wonderful gentleman returned so we could check in around 11:30pm. He was so kind and welcoming and gave us a tour of the - Very unique experience Nothing
- James (10/5): - Really enjoyed the history presentation.
- Barbara (8/5): - The museum was quite interesting (the James gang, indeed!) and the volunteers friendly and helpful. I enjoyed the history of the place, and the room was quite comfortable.
- Tammy (10/5): - Fun tour of the museum! Always a great place to stay! Great communication and works with my schedule for check in / out
- Suzanne (8/5): - Our stay at the Smithville Inn (and Museum) was very pleasant. We were greeted by the host promptly and cordially, and were given a very informative tour and history of the house and area before being shown to our room. Staying in this house was like stepping back in history, but with modern amenities. The house is quaint, quiet and private, and the outdoor setting was well cared for and inviting. My only complaint was with the claw foot tub which, while equipped with a shower, was hard to get in, and dealing with the surround shower curtain was somewhat awkward and difficult. Additionally I would have preferred a flat rubber bath mat instead of the floppy loose one it was equipped with; otherwise the bathroom was roomy and clean. On the plus side, the full kitchen to which we had total access, was neat, clean and nicely equipped. The bed was comfortable, and the rooms throughout are furnished with period furniture and curios giving the house a proper and pleasing atmosphere. The host made it clear that he would be available if we had need of him, but otherwise left us to our private enjoyment of house and the town.
- andre (10/5): Great stay. - It was a good stay. Room was comfortable and quiet. Proprietors were very friendly, and have me a tour of the history museum attached in the house.
- Angelica (9/5): Superb -
- Patrick (4/5): Way Way Disappointing - Inaccurate info when booked online - no breakfast, no free bottled water, no 24/7 receptionist, no restaurant on site, no bike rental on site. Arrived -told cash only, no credit cards. A guest’s dog was entwined in our legs while unloading car, while looking through historic brochures inside, while approaching steps to room upstairs with arms full of luggage, dog allowed in kitchen. No leash! This is way way beyond “pet friendly.” Dusty, mildewy air - fan in room made it worse. No museum tour as promised. Site contact person made offer to refund a night - zero rec’d to date. We paid $200 cash for 2 nights, left after 1 night, pd for yet another room for that 2nd night at local super 8. No desire to stay another night. A disappointing stay. We had been so excited - such a total let down.
- Cara (9/5): Great change of scenery, not your average inn! -
- Nancy (8/5): - This property was listed as a”bed and breakfast,” but when i checked in i learned that they had discontinued serving breakfast when Co-vid became a concern. I was disappointed, as i always look forward to the breakfasts served in B&Bs. On the brighter side, my room was very cozy and comfortable and the hosts were helpful and enthusiastic about the historic property. However, I could have appreciated a bit less of the upstairs and down historical tour. Best part was that it was pet friendly and had NO fee or deposit for my pet!
- Barbara (10/5): Exceptional value - This historical museum/inn is staffed by volunteers who take their duties very seriously. They were extremely accommodating about our change of plans, met us at the property and got us settled. The property is 1/2 block from a great Mexican restaurant and 2.5 blocks from a very good coffee shop. Our dogs loved the back yard! The historical artifacts were interesting and fun. It was private, quiet, clean and comfortable. We will definitely be staying there again! The floors creaked a bit but that comes with age!
- Verified traveler (10/5): A super value for the Kansas City Area. - A super value for the Kansas City Area.
- Thomas (2/5): BE CAREFUL - First off, this is not a hotel, motel or inn. It’s a 2 story home built in 1850 that has many problems that need fixed. No AC air heater. They use portable fans & heaters but if you turn them on, you will blow a fuse and have to adjust breaker outside. Internet stopped working halfway through our stay. Cash only, they will not accept debit/credit card. Owner called me at 7 am asking when I was checking out day of check out while I was sleeping. He said they had a wedding that day and needed to know what time I was leaving. I reminded him check out was 11 am. Very narrow staircase, 2 bedrooms only upstairs. Home feels like someone hoarded items ranging from 1900’s - mid 1990’s. There’s stuff EVERYWHERE. Don’t book if you have kids.

- Darin (8/5): - Inn/museum in an old house. We grew up in an old houses so not a big deal for us. We checked in went to a bunch of wineries went back to the inn slept and left so didn’t stay long. It’s not for everyone
- Janice (8/5): A great place to get away and rejuvenate. - It was quiet. Tea was available and kitchen accessible. Nice deck with a picnic table and umbrella. I was able to sit outside in the drizzly rain Though it was very clean, the house needs work. I could hear mice or some critters running about but never saw any. It was good value and I would go again. But for those looking for modern perfection in the building this is not it.
- Karla (9/5): Superb -
- Kay (6/5): - Kind of cluttered.
Slow drains in shower, sink.
- Trudy (10/5): Exceptional -
- Travellerjeff (7/5): Good - Location was good - close to an RV park where friends were staying, and easy walk to downtown Smithville for restaurants. The attached museum was interesting. Outside patio to sit and enjoy a glass of wine was nice. The host greeted us with a 30 minute whirlwind tour of the attached museum - he kept going and going and it was clear that he was interested and engage, but we were tired and he wasn't picking up on our yawning. It seemed that having that tour was a requirement for checking in, and there was interesting information, but it would have been nice to be able to visit it on our own time after getting some rest. Once checked in, the host (a museum volunteer) disappeared and we didn't see him again for the duration of our stay. We could not access the museum to look around on our own. The furniture all appeared to be period and we weren't comfortable sitting on any of the chairs for fear of damaging them. The room was stuffy and we were asked not to open the windows or turn on the fan. There was a free-standing air conditioner/fan device that the host recommend we use, which was incredibly noisy so we turned it off.
- Kathleen (6/5): - Pretty dirty. We couldn't believe the hair (human we assume) on shower walls. Mold growing on wall and pictures. (We took photos.) yard is overgrown, unmowed. There's a creepy white van in the grass.
It's a very well-loved and clearly treasured property. It has family history to the owner which is very sweet.
- Gary (10/5): Museum - Wish I got there earlier lots of history in this museum like sleeping back in time
- Wilhelm (10/5): Extremely knowledgeable host gave a great overview of the inn's history. Quiet and comfortable stay - Old clawfoot bathtub with shower conversion fits the room well, but is difficult for older folks to climb into or out of. Not a complaint, just mentioning so potential guests are aware.
- J (6/5): Good for convenience but not for relaxing stay - Location to the venue we were going. Very friendly, helpful staff. very interesting history but Property in need of repairs and maintenance. Not a place where you could take children. No breakfast provided as advertised bed & breakfast. A lot of stairs up to rooms.
- Paul (10/5): Exceptional - Great little inn! Just make sure you call ahead since the place is entirely run by volunteers.
- Robert (9/5): Pleasantly Peaceful - We liked that the Inn was not only historically interesting, but that it was within walking distance to the main section of town. Naturally, the town sported a BBQ restaurant as well as an ice cream shop, which was not only delicious but quite relaxing. Our journey was one of pilgrimage to Gower, Mo., however, this would naturally be a good spot for not only a spiritual retreat, but for someone traveling to KC on business or pleasure. While the air-conditioning was sufficient, and we were content, it is an older home and museum. Those expecting the Hilton and not something quaint and quiet, should head to the city where you can have all the bustle you can stand.
- Claudis (10/5): - The house is an original building from the 1900s. It is a museum full of histroy and intersting things
- Connie (8/5): - It was very nice, very quaint! Enjoyed looking @ the many antiques. Only suggestion I would have is to b sure advertise that it is cash only! Luckily I had just enough cash on me cause I'm a card person. My travel agent was not aware either.
- Richey (10/5): Exceptional -
- Leann (10/5): Exceptional -
- David (10/5): - This Inn is part of a museum and only for those who are interested in the history of Smithville and it’s people. This is our second time there and we loved it because of its links from pre-civil war and westward US expansion. It’s hard to categorize the property against modern facilities and standards because of its age. Instead, think of it as a stay back in time, but does have a few modern conveniences.
- Richard (7/5): Good -
- Enrique A. (10/5): Smithville's best! - Frank Justus, the caretaker of this property and the curator of the Historical Museum, as well as his wife, Maria, run a beautiful and unique lodging experience. I chose this Inn because of its proximity to the Kansas City airport, and Frank's gracious offer to pick up or take his quests to the airport. He includes a fascinating walk-through the museum, and he is extremely knowledgeable both about the property itself, but also the town of Smithville. The Museum and Inn are perfectly situated near the city square and a number of delicious dining choices. The room (Cathleen's they call it) was spacious, carefully decorated, and includes an even more spacious bathroom, with a great clawfoot tub (alas, not particularly great for showering as the protective plastic curtain liners stick to you in the shower from all directions), and both are thoughtfully appointed. I had a good quiet night, and never heard the other guests in the other bedroom, and Mr. Justus gives the guests the run of the house, including an expansive back patio for morning coffee. Bummer that this site doesn't seem to allow me to upload pictures from my Google Photos folder.
- William (8/5): Very good -
- Teresa (10/5): Blessed to have stayed at the Smithville Historical property! - Quite location. Frank, the Manager, was very knowledgeable about the history of Smithville. The room was furnished nicely, was clean and the bed was comfortable. They allowed us to leave our vehicle at the property and they shuttled us to the airport for $20 making it nice that we didn’t have to leave our car in long term parking! Even though our return flight didn’t get in til midnight, they came and picked us up for another $20. Frank and his wife were delightful hosts. There was a nice kitchen there too although we didn’t use it. It would have been nice to have a night light in the bathroom.
- Martin (10/5): Awesome! - The room was awesome! And, the museum tour was very interesting and informative. Will definitely return again, hopefully for a longer tour and stay.
- Jeff (10/5): Exceptional -
- Anonymous (10/5): cozy and affordable spot for history buffs! - we loved how beautiful the home was and it’s location being near downtown. walking distance from great shops and restaurants no complaints it was a wonderful stay
- Kelley (8/5): - The museum is really neat, definitely something i recommend to history buffs as Frank is very knowledgable and passionate about the history of the place. I booked the room based off of the uniqueness of the place as well as the advertisement of a private balcony, which was taped off and inaccessible. The lack of access to the balcony was upsetting, and i would remove that from the ad if it isnt accessible, but i would still recommend the property. Maybe not with kids though, theres a lot of fragile stuff around.

- Cotton (10/5): Our ladies weekend stay was delightful and I highly recommend this! - Breakfast was not included. It was a great location for our visit to Excelsior Springs and Weston Missouri. There were 3 in our party and the room accommodated us very well. Our host, Frank Justus, was delightful and very accommodating. Internet was not good. It was a hot spot and not enough bandwidth for phone Internet.
