- michael (8/5): we have a lovely break and would stay again - the location is fabulous. close to everything you need was nice but the stairs are a bit steep when carrying cases
- Gemma (6/5): Very good location - Very good location! Very outdated, loud at night also extremely hot! Photos very miss leading as looked nothing like our room. Also before you book a permit is needed was very confusing to get.

The location was good and made it easy to get around, It was also quiet, so I could relax well.
Street parking was available with a permit, which could be used throughout the town centre, making parking very convenient.
I enjoyed my stay and would come back again! 😊

- Steve_J_R (6/5): - It has a great location, and was good value for money. The shower was hot, the heating worked and the room warm. Maybe because of the good reviews I was expecting more, but I found it very basic.
I don't mind basic, if it is good value, and I did only have a small single room, maybe the larger rooms are plusher?
The room wasn't serviced one day, but that's not a big deal. Generally it was only ok, but I would go there again.

- Yu (5/5): Not very enjoyable. - The clean beds. The WC didn't really work. I had to open the lid and manually pumped in more water to get enough for every single flush. There's always a strange smell in the room. Can't tell what.
- Julie (7/5): We enjoyed our time there just a shame we had no sleep - It’s location and easy access, nice having the balcony with a sea view Though the room itself was nice we were kept awake by what seemed to be a bleeping noise first we thought someone was trying to get in the room then checked the fire alarm which seemed ok , it wasn’t until the morning after a sleepless night we discovered it was actually the sign under the balcony that was making the noise ( it’s in need of some grease or moving.
- Przemysław (9/5): - Perfect location. Easy check-in / access. All areas were clean and well take care of. Room was clean and set up nicely. Unique style of furniture (very pretty) and a perfectly comfortable bed. Good amount on tea/coffee and milk. The little balcony with the sea view and a morning sunshine was a cherry on top of the cake. Loved having a coffee there. Not a big issue, but the shower cabin could use a new shower head, as there current one is faulty.

It's clean & tidy no noise into the late hours considering the central location. Bed wasn't overly comfortable but that could be that we are used to multiple more pillows for comfort other than that very good size comfy bed.

- Vicky (8/5): Had a great time will deffo stay again. - Clean & comfortable. You can come and go as you please - no restrictions and access is coded so no curfews. Close to Britannia pier & seafront. The stairs 🙈 no fault of the owners asks of the b&bs are the same but the family rooms are on the first floor and the stairs are thin and twist as you get to the top - quite scary to navigate with young children.

- Tracey (2/5): - The location was good. Staff helped with parking permit Large cobwebs in the room,not hoovered as my partner stood on an earring then again onto the back of the earring. After a terrible sleep woke to discover we had been bitten by bed bugs!! Tried to shower but couldnt turn it without using force the water then trickled out as it was obviously being used in a different room to which it then gushed out briefly. Then picked up a towel to use which was dirty. Couldnt use the kettle full of limescale. I messaged the number i had explaining but got a brief response back from them i again messaged to which they replied that these things happen,they always clean the rooms thoroughly but that is definitely not the case at all. Overall it turned a fun family stay into a nightmare stay. Very let down

- Katherine (8/5): Comfortable, clean and affordable. - Always spotlessly clean - not even dust on skirting boards or windowsill. Check-in is so simple. The building was mostly silent throughout. Will definitely stay again. Unfortunately, I was woken at 6am, by a lot of noise from the stairs/landing. This was the only negative, and obviously beyond the control of the owners.

- Teressa (9/5): Lovely little guesthouse - Location was really good,close to beach and amenities, owner was so kind and was always there in a shot if we wanted help with anything, the room was very clean and had everything we needed for our stay Pillows could do with being replaced,and the shower took a while to heat up but was ok if left running for 5 minutes or so but was a good hot shower when it did other than that the lace was perfect ,would I stay again....YES ...most definitely
- Nathan (9/5): The best b n b in great yarmouth - The rooms great and the location I can be in the town centre on foot in 5 minutes and also be at the beach in less than 5 minutes, there's a fridge in the room so I am able to buy food and drinks and put them in there, the staff were great. I had a seizure and accidentally damaged the wardrobe and when I contacted the person and explained the problem someone was there within 5 minutes to look at it and unfortunately it wasn't fixable and they were kind enough to let me pay half for the wardrobe (he even showed me the website to show me the price, I didn't even have to ask. This is the best b and b I have been coming to for a while now, I highly recommend this place it's nice and quiet in the evenings unlike other places where are you hear at night is doors slamming shut and people making a lot of noise. There's not really much to not like

- Rebecca (10/5): - Very close to sea front and local shops. Host was friendly and polite and was quick with responses. The chairs on the little balcony were broken. Dresser and draws had makeup and tea stains drips on the face fronts.
Room could do with some tlc.
Staff knocked every morning at 10am and woke us to ask if we needed extra tea bags etc which was really nice and considerate. Was looking forward to some nice lay ins. Probably helpful to leave some extra bits in the foyer for guests to help themselves.
Could benefit from a new mattress as you can feel every spring.

Small room and the
en-suite too small, making it not fit for purpose. Ran out of toilet rolls but managed to catch housekeeper. Otherwise, I would have needed to go and buy some. Two small sachets of shower gel for 2 people for 4 nights were not sufficient.

- Sam (5/5): A hostel with own bathroom - The check in process was easy the guy checking us in was super friendly provided a complimentary parking voucher which was nice of him, little Emily is very conveniently located by the sea front, room rates reflect location and time of year otherwise it's same as a hostel Very cramped and very strong odours in the hallway and rooms

- Angela (10/5): Comfortable stay .. Good value for money - My husband and I enjoyed a lovely stay. The room was tidy, with a comfy bed, fan, fridge, all the essentials for a pleasant stay. The staff were unfailingly and seemed genuinely eager to help, and the seafront location made it ideal for a short city escape.
- Michael (4/5): Enjoyed location and view but would not describe room as deluxe. - The balcony and view although furniture was very tired and broken places No fridge to store milk or food as no breakfast supplied. Shower no shelf to put toiletries inside. Fan not adequate mattress really uncomfortable and pillows lacked substance.
- Sophie (3/5): Alright for one night only. Absolutely couldn’t have stayed for longer as a family of 4. Hygiene was poor, location was - The building was functional for the use, and really close to the town and seafront. The toilet had an old bowel movement in it, one bedside table was covered in tea stains, and the beds were pretty uncomfy. Our door code also had to be changed because we weren’t sent the correct one, but the host sorted that super quickly and we got into our room in good time!
There was no light in the upstairs hallway, so was pitch black.
