• Sheryl (6/5): - We were looking forward to breakfast. We came down to the kitchen area at 10 o’clock and was told that breakfast is over at 9:30. We never was told about it and check out time was at 11. Nobody made us aware of it so it was a bummer.

• Deborah (2/5): - Room was musty and dusty. Bathroom did not feel clean (shower curtain). Upon arrival no one around. On the front porch was dirty towel and magazine beside a rocking chair where a drink must have spilled and was still there when we left. Breakfast not so great and you would think coffee would be available early morning. This one crossed off our list.

• Ila (6/5): - I stayed here while in town for a seminar and breakfast didn't start until 830am which I feel is a little late for these properties. I didn't get to participate as I had to be at my conference. My room was fine- no intense cleaning smells or fake fragerances; however I had the library room which is the front of the house and there were 4 spotlights shining directly into the windows the whole night which was awful. I had almost no interaction with staff. It's one of those hard to review situations since I almost dont have a basis. The land is beautiful and it's close to peddlers village and new hope and lambertsville.

Bo peeps hideaway was a great room that was very spacious and had everything you needed for a nice weekend away. Light and airy room did have a slight musty smell nothing that couldn’t be taken care of with a dehumidifier. Overall great stay
• Paula (10/5): Loved this place - We had a girls weekend away. It was so relaxing and the animals were a lot of fun. Breakfast was great every morning. We had a small bonfire and lots of quiet. The end keepers were awesome and we will definitely be back.
• Verified traveler (4/5): Friendly hosts, but neglected and unclean. - The only positive thing I can say about this place is its peaceful, pastoral location and the friendly couple who run it. Beyond that, the experience was thoroughly disappointing. The room was unclean and felt completely neglected. There was visible dust, a leaking toilet, and a moldy, filthy shower curtain. Even the pillow covers smelled off — I seriously doubt they were properly washed. The bed was creaky and uncomfortable, and the electricity kept glitching. Everything felt patchy, worn-out, and badly maintained. Breakfast was minimal: a small piece of baked omelet, a strip of bacon, and a cookie. On the second day, no breakfast was served at all. This place does have potential due to its serene location and warm hosts, but it's currently very poorly managed and in need of significant care and maintenance.

• Ethan B (10/5): - This was so lovely all around- it checked all of the boxes. Clean, comfortable bed, quiet, no weird smells, just smelled clean. The property was beautiful, the front porch was inviting, AND you’re encouraged to not just look at, but also feed their animals (sheep, mini horses, goats). The people are so incredibly kind and accommodating as well, and the price is just right. 10/10 will come back if we find ourselves in this area again! Would go out of our way to stay here even.

• Michael (10/5): Anniversary Stay - My wife and I were here to celebrate our 25th anniversary. It's a good cutesy place to stay. A bit pricey but it worked for our needs. We really didn't have any complaints. The only iffy thing is the heating/AC. It was a little odd so ask the staff about it but it was fine for us.
• Laszlo (2/5): - The owners or the persons who are running this business have no idea of the basics of hospitality and hosting customers. Starting with dirty room, dirty bathroom, 10+ years grey towels which were white sometime ago, horrible breakfast, cheapest bread and orange juice as possible, greasy eggs etc. Here comes the “funny part” I have opened one of the windows of the room and the window HVAC unit almost fall, the closing window was keeping the HVAC unit in place.Worst place ever stayed, paying $178 per night, I would never recommend this place and would suggest Expedia to completely eliminate this place offering it as an option to stay there. My 2 nights payed money flushed in toilet. If you don’t believe what I wrote, dare to try it and convince yourself by staying there. Only one positive thing, the property around the house is well maintained.

They even called us the morning before to find out if we had any dietary restrictions for our breakfast the following day. It’s beautiful and so charming to have the miniature ponies, sheep, and goats.

The bed and breakfast was perfect for a quiet relaxation refreshing recharge from the hustle and bustle. Clean and cozy. Innkeepers very nice helpful and accommodating. Breakfast amazing! Very hospitable. Perfect spot to go sight seeing too close to everything.
• Debra (10/5): - Lovely, low key bed and breakfast. The bed and pillows were very comfortable. It's an old building, truly authentic, the floors and doors creak but in a fun, old-timey way. Izzy and Joe, the innkeepers, built us a fire at the firepit, made a yummy breakfast and told us about the animals and building. We would stay again.
• Amber (10/5): - My husband and I just stayed here for a night to celebrate my birthday and we had a great time. I will preface this by saying, you have to go in with knowing that this is a very old property/bed and breakfast so it will not be immaculate. With that said, I loved our stay. Izzy and Joe were wonderful hosts! Very welcoming, friendly, and helpful with suggestions for local things. Our bed was comfortable and the jacuzzi tub was a favorite as well. The property itself was also fun with all the animals that you can feed at any time and our cottage door opened up right into the animal pen (I think my husband enjoyed that the most). It is very close to local shopping like Peddlers Village, which we thouroughly enjoyed. Breakfast was a little smaller of portions, HOWEVER, everything was very good! Izzy made these breakfast type cookies that were so so good, I wish I would have asked for the recipe!

• JAMES (4/5): Needs work. - The Inn Keepers were nice and communicated well about the stay. The place needs work. Stayed in the library room. The room smelled musty and later noticed cobwebs in the bathroom ceiling with few bugs. Room looks unfinished with bathroom partially painted with shower stall that is sized like a coffin. We were staying 1 night for a nearby wedding or would have bagged it. Also was bit thrilled with the Inn Keepers out of bed look for breakfast. The male Inn keeper serving barefoot is not acceptable cleanliness.
• Brendan (10/5): Relaxing B&B stay in Bucks County Farmhouse - Quiet and pleasant stay in a circa 1790 farmhouse. Very friendly and accommodating couple managing the B&B. I enjoyed a nice breakfast with a few other couples visiting the area for the weekend. And there are ponies, goats and sheep to feed! Close to Peddler’s Village (4 min drive) for dinner or lunch options. Could also visit New Hope. Highly recommend!
• Dana (10/5): Farmhouse gem!!! - We came for my birthday weekend at this charming and beautiful bed and breakfast and we will definitely be back!! The building and grounds are picturesque, it is so fun to interact with the adorable farm animals , and the food and service is wonderful from the lovely couple who are the innkeepers. Definitely book a stay in this Bucks County gem!
• John (10/5): - The location of the farm is really great. Close to Peddler’s Village, New Hope, and Doylestown. Izzy and Joe are very friendly hosts and very engaged. The breakfasts were great, and they woke up early to make sure we are when we had to leave for an early flight. Petting and feeding the animals was a highlight. We will be staying there again when we visit the area!
• Annabella (10/5): - Ash Mill Farm was the best little getaway for my fiance and I. They just got a new innkeeper, that started a week before we got there, which made all the difference. Izzi and Joe were amazing; super attentive and caring to anything we needed. Izzi's breakfast options were delicious! We stayed in Bo Peeps Hideaway, one of the private cottages on the property and could not recommend enough. It was clean and quiet and everything you need for a lowkey weekend. It was also very convenient to Peddlers Village and New Hope! We will definitely be back

• Ruth Ann (10/5): A Peddlers Village Girls Getaway - The bed was super cozy and I slept straight through the night. Breakfast was so delicious and the staff is super friendly and accommodating. I loved walking around the grounds and feeding the animals in residence on the farm.

• Melville (6/5): Friendly, but ... - Having stayed at dozens of B&Bs, we've learned to appreciate all of things that go with historic properties with character. At the same time we hope to find a mattress with good support, breakfast with homemade breads or muffins, and a helpful guide to the best local restaurants. Ash Farm is historic, but it's on a fairly busy road with a lot of trucks passing. We did find interesting restaurant possibilities in Doylestown on our own, but the staff could not recommend any. Breakfast included home-cooked eggs and sausage, but the bread products were supermarket-style. Finally, our shower was so narrow it was hard to bend over in it.

The bathroom was tiny, ditto the shower. The towels smelled. My bed was not made the second day, and I was not given fresh towels. It was located on a farm, which was lovely, Probably wouldn'd go back.
• Rebecca (4/5): - I stayed at the Ash Mill B and B with my husband, son, and two grown daughters. The staff were very unwelcoming and rude to our party, when they existed. The breakfast had no coffee at 9am, limited food, and limited seating options for my group. I would not stay here again, it appears to be in decline as a B and B. There were bins and storage items in the communal living room, and the towels were threadbare. In order to communicate effectively with staff we had to call an outside number. Our daughters were walked in on and filmed in the room that they were directed to by two middle aged women who appeared to be the staff and a guest that was friendly with the staff. They were asked what they were doing in the room, after they had been directed to the room by the staff filming them. They were then told to get out of the room and made to stand outside of the room, with no instructions or care as to their status as paying guests. I witnessed this from my room, because they had been placed in a cottage across the driveway. I went to inquire about what was going on, as I had witnessed what had happened, and no staff were in sight. They were shaken up by the experience and I was pissed. I called the number on one of the doors, since the staff had become scarce, and was told by the woman on the phone where there room actually was. I took them to their new room. I received no apology or explanation for any of this. It was horrible.
• Dick (6/5): - The parcel was beautiful but the residence was in need of some repairs. Carpet was dirty with live ants. Bed was very comfortable. Room would benefit from better lighting and better A/C. Unable to totally lock our room as possible intruder could access room via common bathroom. Ours was a 5 night stay and we would have appreciated a change in towels at least once. Breakfasts were good and well presented.

• Ronald (4/5): - This place needs an obvious updating. Check in was... here's your room with no instructions on much of anything except when breakfast would be available...No nighttime coffee, tea, just the water, sodas in the fridge... No instructions on the use of the TV which we figured out unless you signed in with your home account would work and they would delete your personal information at check-out. So much for local news/weather. There are NO amenities. In the bathroom there was one washcloth for two people, not a cup in the bathroom for oral use, shampoo/conditioner in one bottle together. The breakfast left a lot to be desired. We don't even make that poor a mess of pancakes/French toast at home! I would have expected more of a B&B. Finally the stink bugs in the window sills was unpleasant. And the bed pillows were ones covered with pillow cases and could not be used without the throw pillows used by other prior guests. REALLY??? Overall this place could be a winner if updated, thoroughly cleaned and a better breakfast served. Location is a plus....That's about it.....

I planned to stay at the hotel 2 minutes away, but I know my mother prefers bed & breakfasts over hotels. I’m glad it all worked out!

Jon was so kind and helpful, made a delicious breakfast to order, and helped me get a ride into town. I would highly recommend and thoroughly enjoyed my time here!
• Todd (10/5): Farmhouse charm at its finest - My wife and I arrived on a saturday afternoon for a one night stay in the Library. Check in was easy and our room was beautiful. We loved being on the farm and feeding the animals. Sandy and Tucker (the horses) were the absolute sweetest! The host Jon was there in the morning and made us the most delicious breakfast! We will definitely be staying here again!
• Jacklyn (10/5): - We stayed during a non busy time (between new years and valentines) so we were the only ones there. Jon was pleasant and his breakfast was delicious. It was so peaceful at night and the bed was so comfortable. The miniture horses were adorable and came right up to the fence for pets. Its located with in minutes of Peddlers Village as well as other easy shopping locations.We had such a wonderful time and will keep this in mind for future visits.

• Verified traveler (6/5): Just OK. - This is essentially a wedding venue that operates as a BnB in the off season. The one employee appears overworked. The facility is in need of attention; our bathroom door would not close fully, the fan didn’t work and had no cover over the bare lightbulb, there was no drinking glass provided. Photographer’s lights were set up in the living room, making it unappealing to sit there. The breakfast was very good. We chose Ash Mill Farm because we wanted something more special than a typical hotel room but didn’t feel the price was worth it.

• Sutapa (6/5): The place is very undermaintained - The place was very very undermaintained . Things were not functional. The toilet was almost malfunctioning and draining very slow and we had to use a plunger. The unit was advertised as having a third bed where the third bed is a broken sofa which gave in as we sat on it. It is hazardous. There is no housekeeping or other services. The advertised TV is a mini computer monitor like screen behind a white paneled door which did not work for us. They should not put up this place for tourists claiming that the unit is capable for accommodation and charge more than $200/ night . Serious restoration and upgrades are needed for this place to host people and make them pay for it.

• Earl (8/5): A nice old farm BB - The stay at Ash Mill was very convenient for an overnight stay. It is a very close BB to New Hope, PA and its shops. The price was good comparative to the area. The room was basic and comfortable; Jon (property caretaker) was nice and had good conversation at breakfast. There are even sheep, ponies, goats, and cats to feed if you like (this is a farm).

We booked a room in the Buckingham Suite and were blown away by the quaint decor and stunning architecture. The gentleman running the Inn was kind, quick, and accommodating. He also makes an excellent omelette. We will recommend this spot to our coupled friends for a nice weekend away to New Hope and to our friends planning intimate weddings!

• Slavica (4/5): - I thought the caretaker was very rude, the facility sub par and the B&B run down. Who doesn't leave soap or tissues in a room? All the furniture, what little there was, was a Fleamarket find. The closet was so low we couldn't hang anything up. It was a very dusty room too! I will never go back or ever recommend to anyone!
• Maria (6/5): - This B&B is rustic and has old world charm. Very little in amenities, no hair dryer. It’s central located to most tourist sites. The only downfall to this stay was I found a pray mantis in my bed the first night.

Place was appeared dirty, dusty & musty. Even the terrace had not been swept recently and the entrance flower planter never planted, just weeds! Place looked uncared for. Bad experience.
• Hrant (6/5): - Quiet, off the road, close for our purpose. Not very accommodating when asked for extra towels, or other things for the room, was told not available?!? Just did the minimum needed, and not trying to be friendly and accommodating, as thought would be.Guess if one wants a no frills, average room, with one side of the bed having approximately having 8" clearance from the wall, than it is fine. A/C was good though.
• Lora (6/5): - It was amazing to experience a home built in the 1790s. If you are looking for comfortable, clean and convenient to local attractions this will meet your needs (we stayed in the Meadowview Suite) but probably not great for getting to know a little about the property and its history. Staff was efficient and perfunctory. This was a new travel experience for us and it was not the “hallmarky” or “folksy” experience I had imagined it would be. The other guests were friendly and gracious.
• Carola (10/5): Rare find!!! - Absolutely exquisite! Everything about this beautiful inn is special. Wonderful inn keepers, quiet, great breakfast. Will try to stay here whenever I am in the area.

• Jeff (4/5): - The owners need to invest money into this property to upgrade the amenities and bathrooms on this property. Prior poor reviews for this place are accurate. The location of this B&B is excellent and I was very disappointed since the quality of Inns in Bucks County is very high. The owners need to invest or sell Ash Mill Farm.
• Mathieux (10/5): - A rustic residence from the 1790’s that is not without its signs of being an aged building needed changes throughout the many decades and centuries it has been around. We enjoyed our stay and felt the area was quiet and quaint with some farm animals. Staff was helpful and informative.

• Steven (2/5): - I usually like to give the benefit of the doubt when it comes to negative feedback, but this place was undeniably terrible! The bed was completely sagged in the middle, making it very uncomfortable for two people and it creaked loudly with every single move. There is only space to get out of the bed on one of the sides. The other side is pushed up against a radiator and wall shelf. The entire room and building is kept in a state of disrepair, even considering the antique nature of the property and furnishings which I have a full appreciation for. There is an ancient TV that is about 15" wide on the diagonal and can't really be seen from the bed. We didn't stay for the hot breakfast but the "cold" offerings were banana bread and fresh berries. The linens were clean however.
• Maureen (6/5): - Although the property was lovely in many respects (we love old houses) it needed a good cleaning. Yes, John is grumpy, but we were expecting that from previous reviews. A big issue was that breakfast was posted as being available from only 8:30 to 9:30. They cleaned up and closed up 30 minutes early and the attitude was 'too bad', and nothing else was available, not even coffee or hot water for tea.
• Verified traveler (6/5): - This place could use a bit of a face lift. It’s mostly little things but it is a bit to be desired…. My white shower towel had marks on it from previous stains, my black little face towel smelled of mildew. The toilet takes a really long time to fill up (especially for the morning when two people are getting ready) If you’re staying on the side with the actual farm animals, your cottage may smell a bit musty and if you open the back door in an attempt for fresh air, you’re out of luck because it’s all manure. I didn’t spend much time there because it just didn’t quite feel all that cozy or clean. However the location is great but overall, not sure I’d really recommend this place
• linda (4/5): - I saw fingernail clippings to Hair elastics on the floor, which means the floor had not been cleaned. Says there’s Wi-Fi there’s no Wi-Fi not a very friendly place.

• Linda (8/5): - The Farm House is a charming old Inn. Remind yourself it is circa 1790 so there is certainly obvious age to the home. However, it is a quiet cozy B&B. I would have loved to see a bit more care to the bathroom we were using( paint chipping), but upon looking at the other rooms and their bathrooms they were all in really nice shape. The rooms are decorated very minimally, I personally would like to see some more period pieces around the house but that's my taste and why I enjoy staying in old homes. The actual house is amazing, filled with old-day architecture, a huge fireplace in the kitchen, and a living room. Beautiful old pine floors throughout the house. It was a very cold weekend, the rooms were cozy and warm. Our king-size bed was comfortable. The Inn Keeper Jon at first seemed quiet and aloof. I have to say he made a delicious breakfast and was quite amicable once we sat to eat. We had breakfast with another couple staying in a cottage. Jon told us some stories about the farm, the animals that live on the farm, and himself. It was a delightful breakfast. (My husband's only suggestion would be a toaster in the kitchen.) The free-roaming animals, the quirkiness of the house, the yummy breakfast, and the Inn Keeper John made it a very pleasant visit, and will definitely return in the future.

• Verified traveler (6/5): Ash Mill review - The house was lovely, historic, and nicely appointed. It could use some attention to details. For instance, there was mold inside the bathroom cabinet and paint was peeling on the underside of a shelf in the closet. The host also did not meet us and show us to our room and there was some unpleasant attitude at breakfast. If you are looking for a B&B with a friendly host, this is not it. If you need a quaint room in a historic home and some privacy, it would be fine.
• Randy (6/5): - The accommodations were comfortable and quiet. The setting was nice and we enjoyed meeting the farm animals. Breakfast was a mixed bag. Portions were limited. The fruit salad consisted of cut up apples mixed with raisin-nut-chocolate trail mix. The avocado toast was good and there were a few pastries and OJ set out. Cooked to order were eggs, grits, sausage, and pancakes. We often eat grits out but we found these grits to be inedible. Concerning the host, he took care of business but we found him very unfriendly. If you want a quiet very basic place to stay this could work for you. Otherwise try somewhere else.
• Cynthia (10/5): - Was pleasant stay. Bed and pillows were very comfortable. Only minus was bottom of bathroom mirror started at about 5 ft. and I'm 5'3". Couldn't see myself in mirror. Otherwise, great stay.
