• pierre (1/5): Appartement à rénover avant de le louer. - L'emplacement est parfait et l'appartement est facilement accessible. Pas de bruit la nuit. En l'état, l'appartement n'est pas au niveau des locations attendues à Venise. le niveau de salubrité de l'appartement est vraiment important. J'ai constaté les points suivants : Grosse odeur de moisi dans l'appartement qui oblige d'ouvrir les fenêtres. Il y a sur les murs de grandes infiltrations d'eau qui sont responsables de cet odeur. La salle de bain est en très mauvais état ( peinture écaillée, baignoire bouchée, le toilette fuit, le lavabo est décollé du mur. Je n'ai pas utilisé la cuisine mais je l'ai trouvée aussi vieille. Je pense que, même si l'appartement est idéalement situé, il est vraiment nécessaire de le restaurer.

• Maria Eugenia (8/5): - Spacious apartment, comfortable. Great location. There is a pub next to the building but the apartment is super quiet. We never heard anything from outside. Great service from staff members, super quick to help and answer queries. We had an issue with the shower and it got resolved within 20 minutes. Apartment does need a bit of renovation, specially the bathroom.

• Klaus (5/5): Spacious apartment in good location but needs some work - The location was great, close to a supermarket, canals, restaurants and so on. The apartment was also quite spacious with a decent equipped kitchen, dining table, couch and separate bedroom and entrance hall. The managing agent was kind enough to let us use the property until 3pm on the check-out day as it was not let this day. We had a 5pm ferry to catch, so this was really great. The key had to be collected at a drop box at the main bus/train terminal. This may be convenient for people who arrive by train/bus, but we arrived directly from the airport by boat and meant a major detour and long walk with the luggage through Venice. The property is in urgent need of renovation. Damp spots in the lounge, the kitchen sink is in bad condition. If you put the toaster on while the a/c is on the electricity trips and you have to walk down two floors to put the circuit breaks back up. The water was very hot and we couldn't get it colder in the shower.

Falta un poco de limpieza en el baño y el colchón necesita ser renovado por uno en mejor estado. Fuera de eso todo excelente

• Graeme (7/5): The print on the kitchen wall tells you all you need to know! - For a visit during December, the apartment's gas heating kept us warm. Despite the cheap furnishings, I'd go as far as to say it was bordering on comfortable. The location is good, but there are no views from the apartment. And I can't fault the cleanliness. The price is also good compared to other properties in the city. The keys were 25 minutes late being ready, so that wasn't a great start. If there's one thing that sums up this apartment perfectly, it's the poorly framed, upside-down Kandinsky print in the kitchen - there's just no attention to detail; none! All the bad feedback you can read from previous guests is more or less accurate, and the crazy thing is you could fix 90% of it for the cost of one night's accommodation. The broken plug on the bathroom sink and the missing plug on the bidet (the two substitutes were completely useless) are perfect examples and would be easy to fix properly; and the broken kettle with the cracked base reported in feedback in November is still broken (although at least it works). The flaking paint in the bathroom and bath (and kitchen sink) is unsightly but not offensive, and just goes to show that a lick of paint isn't always the answer! What I did object to was the lack of a carbon monoxide alarm given there's gas heating in the apartment; the handful of mosquito kills on the walls of the bedroom and living room that hadn't been cleaned properly; and the set of six drinking mugs where there wasn't one that isn't chipped or cracked - there's no excuse for that. Oh, and the front door frame had recently (I hope) been smashed off at the lock side and just left in the corner - again, not a good impression. Overall, it's real shame; this could be a great apartment, but it's unloved and suffers from a that-will-do attitude.
• Christopher (8/5): Loved the location. - Great location. Clean, quiet and comfortable space. . The shower is over the bath and was very tight/small to use.
• Kath (2/5): Avoid its a dump! - The area was good ideal links to everywhere plenty to do. There's much better places to stay than this place nothing like the pics It dosent show you in the pictures the mold in the bedroom & kitchen, the bath, kitchen sink and tiles had been painted and looked dirty. The smell of must and dirty greasy haired quilt in the wardrobes made it impossible to put clothes in. The settee stinks of body odour we couldn't even sit on it. We used our own towels as everything smelled musty. No toiletries was left out but we found some in the cleaners cupboard. No attention to detail whatsoever it needs a deep clean anyone who rated it clean clearly has no standards. The air-conditioning in the bedroom needed the filter to be put out a window but was nowhere near the plug socket so we had to go buy an extension lead. There was a curtain as a kitchen cupboard door and overlooking a dirty buildingsite of a back garden. We didn't get in the apartment at the agreed 3pm time as the cleaner had put the wrong keys in the box and the manager expected us to walk all across town over 3 bridges with cases to swap it, we waited ages for the cleaner to come back and put the keys in the box. When I got the txt to say the keys were in the box the cleaner was in the pick up place when I arrived and was quite abrupt towards me. I told the manager that and he wasn't interested, the huge red flag was when I had the property secretary ringing me 2 days before demanding the taxes be paid up front and posing as booking.com. I had to get booking. Com to ring her and they told her they know the rules payment of taxes are paid on arrival and told me don't give them a penny before hand and block her number. Avoid this place like the plaque the holiday wax lovely not this place or its rude managers/staff

Would recommend but just would warn that it’s not top notch comfort. - Location is perfect Quiet AC in living room Host was responsive and helpful as needed Kitchen is small but functional Bed not super comfortable with split in the middle (2 mattress instead of 1 large mattress) No AC in bedroom Shower is not great No kitchen towels
• David (9/5): A wonderfully relaxing experience that we really enjoyed. - The location was perfect for us. Bath slow to fill. Flights of stairs but we were aware of these in advance. Age and weight were personal issues out of control of the holiday provider.

• Gill (8/5): A great location - For us an excellent location in our our favourite area. Easy to reach by Alilaguna orange line. The host is excellent. He kept us well informed and the whole booking, check in and check out process was very easy. A good value choice for a short break. The bathroom is adequate but needs an update. Similarly the kitchen is usable but could also benefit from some upgrading. However for the price it is a very good choice of accommodation.
• Olga (8/5): Very good - The apartment is bright, spacious, comfortable, well-equipped and perfectly located! Self check-in and key collection were smooth, and the office with lockboxes is conveniently located in Piazzale Roma. The hosts were responsive, helpful and welcoming! The bathroom needs renovation; the shower head wasn't working properly. Would definitely book again once this issue is addressed!

• Joshua (8/5): Great location, air con in bedroom should be better! - Great location, Close to a squre full of shops and resturants. Apartment has everything you need to cook and clean for yourself. There is a great air con unit in the living room but the one in the bedroom has a tube you have to put out the window otherwise it blows hot air back into the room. The other problem with having the window open is while doing this is it lets mosquitos in and I was eaten alive of a night time! The only option is to not have the air con on in the evening on this means a sweaty sleep. Be great if they could have the same air con unit in the bedroom!
