Managing the temperature within the rooms was a challenge. It would be good to provide instructions for the safe as it was easy to lock your valuables inside.

This was convenient but it also felt like they are trying to secure bookings for kickbacks. For us this was fine because we had a short amount of time, but just be aware. It’s the only hotel we’ve been at in Vietnam that has felt like this.

• Iman (10/5): Ein sehr angenehmer und entspannter Aufenthalt in einer schönen, ruhigen Unterkunft mit tollem Service. - Die Unterkunft ist wunderschön, sehr ruhig und stilvoll gestaltet. Man fühlt sich sofort wohl. Die Zimmer waren sauber und komfortabel, und die gesamte Anlage hat eine sehr entspannte Atmosphäre. Besonders gefallen hat mir auch das freundliche und hilfsbereite Personal – man wird hier wirklich herzlich empfangen. Der einzige kleine Punkt war der Laundry-Service. Ich war damit nicht ganz zufrieden, da die Qualität etwas besser sein könnte. Es ist aber kein großes Problem, eher ein kleiner Verbesserungsvorschlag.

Le petit déjeuner n'a pas beaucoup d'options mais c'est un régal ! Nous avons passé un excellent séjour dans cet établissement. Un petit peu loin du centre (20 minutes de marche environ) mais les prix des grab et taxis sont tellement bas que ça ne pose pas problème.
• Tabea (5/5): Unfortunately, we would not stay here again. - Our room was spacious, pretty, and clean - and we had a really delicious Vietnamese breakfast on our last day. Also, the wifi worked really well. Unfortunately, we would not stay here again. Every morning at 6.15 AM, we were woken up by the hotel owner who was practicing playing drums for at least one hour. When asking about this, we were told that it’s a religious ritual that has to be practiced that early in the morning. Also, we were not told that breakfast needs to be reserved and registered at the reception every day for the next morning, so when we arrived at the breakfast room on our first morning, we were told that we were not registered. At checkin, the employee just told us the times for breakfast and that it was included in our room rate, so we were quite surprised about this. We still got some food that day, but the way they treated us about it made us feel quite uncomfortable. Finally, we did not really like that we were offered lots of overpriced tours, activities, and private drivers with the constant emphasis that they would give us the best price when we could easily order much cheaper rides via Grab and also found cheaper tours and activities online. This last point really is no big deal though, it just added to the general feeling of not being welcome (since we didn’t take any of the offers), which made us even more uncomfortable. Lastly, although definitely not important, one employee made a quite inappropriate comment about my face that hurt a lot - but this may be just cultural differences.

• Krzysztof (9/5): - Hotel był bardzo ładny i czysty. Bardzo dużym atutem był basen w strefie wejściowej. Śniadania były bardzo smaczne. Jedyne nieporozumienie dotyczyło wcześniejszego zameldowania. Uzgodniliśmy z obsługą, że możemy się wcześniej zameldować ale mimo to pokój nie był jeszcze gotowy. Obsługa pozwoliła nam jednak skorzystać z łazienki z prysznicem i przechowała bagaże do czasu przygotowania pokoju.
• Horst (9/5): A place I would be happy to stay again in with a wonderful atmospheric collection of antiques - Where to begin? The staff was really great, helpful in every situation. Bicycles were available for free, a bit long in the tooth, but perfectly fine for Hoi An, which is basically flat. The room was large with a small terrace facing a neighboring field. There is a truly wonderful little gem of a museum as part of the house, in a side wing. All the tools formerly and even now still used in rice farming, a collection of old Buddha statues and artful incense containers, a large bookshelf with Vietnamese often out of print books, a few memorabilia from the American War as it is called here and a few other antiques, all collected by the the family. It gives a completely different feel to the place, a step back in time once you enter this part. Really lovely. Breakfast was a choice between western and Asian/Vietnamese, plus coffee, juices and fruits, not fancy, but good and plenty. The location is within easy walking distance of the old town, with a couple of casual restaurants nearby. The mattress was rather soft and the outdoor furniture at the swimming pool was a bit out of date.

Durant notre séjour, Nhi et Huong nous ont été d’une grande aide à tous moments : que ce soit pour nous réserver une voiture privée de Hué à Hoi An avec différents stops sur la route (Marble Mountains, Hai Van Pass, Monkey Mountain), nous conseiller des tailor shops, ou converser simplement avec nous. L’ambiance de la villa est calme et très agréable ! Il n’y a aucun bruit et le coin piscine est top ! Notre chambre était très spacieuse et propre. La villa est à 15min à pied de vieille ville mais des vélos sont à disposition, et un chauffeur pour nous amener au tailor shop. Rien.

The breakfast was included in the price and you could have both western and Vietnamese cuisine; I highly recommend the Vietnamese breakfast, it was so delicious. The location is a nice walk or short grab ride from the old town, just far enough out to avoid the really busy area. It is also walking distance from lots of great restaurants, bars, mini markets and the riverside. We loaned bikes for free and cycled a few km’s to the beach - it was so peaceful and beautiful there. We made good use of the beautifully clean and cool pool twice, it was a life saver in the heat! So a wonderful hotel with lovely, helpful and engaging staff in a great location - very, very highly recommended. Absolutely nothing.

The staff were very friendly and gave us many helpful local recommendations for shopping and activities. The hotel also offers bicycles for rent, which was very convenient. The distance to the Old Town is about 1 km, making it easy to reach while still enjoying a quieter location. Breakfast was good with several options available, and the room was clean and spacious. A recommended place to stay if you are looking for a peaceful hotel that is still within a good distance from the center.

• Maddy120 (10/5): Quiet villa vibe with the luxuries of a hotel - Had the absolute BEST stay here and couldn’t recommend it more highly. The staff, especially Nhi and Huong, were incredibly warm, welcoming and helpful from the moment we arrived. They organised our airport transfer seamlessly, and nothing ever felt like too much trouble. I hadn’t even realised breakfast was included, so that was such a lovely surprise. Instead of a standard buffet, we were able to choose from Western options, bánh mì or pho, plus a beautiful fruit platter, yoghurt, coffee and juices. Honestly, it was far better than any of the buffet breakfasts we had at previous hotels. We loved the “private villa but boutique hotel” vibe. The rooms were big, spacious and very comfortable. The pool was on the colder side, but with how hot and humid Vietnam is, it was actually so refreshing and perfect after a long day out. We’d been given a few tailor recommendations, but the staff suggested BeBe as the best quality option for what we wanted (even though it was a bit more expensive). We’re SO glad we listened — absolutely worth it (I’ve left a separate review for them!). Huong also organised discounted tickets to Hoi An Memories for us, which worked out cheaper than Klook. On top of that, I’d accidentally left something at a previous hotel and they arranged for it to be flown to me — such incredible service. Truly cannot fault a single thing. Just a note: Old Town is about a 1km walk. We really enjoyed the walk, but if you prefer to be right in the centre without walking, that’s something to keep in mind.

The staff, in particular Huong and Nhi, are extremely friendly, welcoming and helpful. From the outset of our planning the team reacted quickly and reassuringly to every email, they arranged the transport to and from the airport and trips. Nothing was too much trouble for them.

They have free bikes to use to get around and you can also rent a scooter. I rode to the old quarter, the beach and to the kayak rental. Breakfast was great. Our room was very spacious, clean and bright, with a big balcony and huge bathroom. Generous breakfast included, with vegan options on request. We also loved the location, walking distance to the centre but in a more quiet area close to rice fields. Bicycles were available free of charge. Great value for money. Would definitely stay there again Just a heads up: our room was overlooking a small rice field (nice green view) and the frogs were pretty loud at night. We personally didn't mind and actually enjoyed the „concert" and simply used our earplugs.

The breakfast is so delicious and versatile and you’ll not get sick of eating them every single day. The staffs are very lovely and welcoming, it’s such a joy to see them and talk to them during our time in Hoi an. Would highly recommend this place!
• chelseapI6814II (10/5): Beautiful villa and staff - My friend and I stayed at the Zen Boutique Villa which is just outside of the Old Town and it was our favourite location that we stayed at for our trip to Vietnam. The options for breakfast were delicious with additional fruit, yoghurt and banana pancakes. The staff were so lovely, joyful and helpful. The room we were in was spacious and they came in daily to clean it. Such a beautiful place to stay!

• Niels (8/5): Tolles Frühstück und schöne Unterkunft etwas abseits vom touristischen Trubel! - Die Zimmer und das Bad waren sehr geräumig. Besonders gut hat uns das Frühstück gefallen, bei dem sogar auf unsere individuellen Wünsche eingegangen wurde. Die Mitarbeitenden waren stets zuvorkommend und hilfsbereit! Der Straßenlärm war leider sehr hörbar im Zimmer, wodurch es sich weniger entspannt angefühlt hat.

• Joelene (9/5): Beautiful property with amazingly attentive staff. - The property is peaceful and aesthetic. The staff went above and beyond to ensure we had an enjoyable stay in Hoi An and even booked the Memories show for us, organised motorbike hire and a private car back to Da Nang. My husband and I are vegans and they made sure to supply a breakfast to suit out dietary needs. The location is a short walk from the centre of town, but it also means it was a more quiet stay which was good for sleeping. Nothing, it was lovely.

• Maciej (6/5): Uciążliwe zen - Wygodne, duże łóżko, przestrzenny pokój, smaczne, obfite śniadanie, kameralny basen. Niestety, "zen" jest tylko z nazwy. Od wczesnego wieczora do rana gościom towarzyszą odgłosy uniemożliwiające odpoczynek i spanie kolejno: modlących się nieopodal, wieczorami, żab z pobliskiego rozlewiska, klimatyzacji sąsiadów, kur oraz zakładu stolarskiego mieszczącego się pod oknem. Co więcej, pokój standardowy w zasadzie mógłby być sprzedawany jako pozbawiony okna, bo widok wygląda jak na zdjęciach. Obsługa niby troskliwa, ale ma się poczucie że ciągle chcą ci sprzedać bilet, wycieczkę, transport, cokolwiek. W okolicach klimatyzacji grzyb, w szafie mole. Znaleźliśmy polecenie na blogu, proszę nie dać się zwieść.

• James (10/5): A lovely hotel with fantastic staff. Good breakfast option! - Firstly the 2 front of house ladies were very helpful and considerate when my wife was taken ill with a chest infection. The room was clean, relatively quiet and the breakfast was very nice with good options and plenty of fruit etc to keep you going. Although we were outside of the ancient town, a grab cost roughly £0.90 (Jan 2026) each way and took less than 10mins. I used the pool which was clean and kept me cool. Although we had a slight issue with a light fixture, it was resolved very quickly. The shower in our room was very hot. Not much to say really, more toilet paper would have been helpful but this isn’t uncommon with hotels on our travels this trip.
• Rick & Helen (7/5): Not as Zen or Quiet as we were expecting - Large bedroom and huge bathroom with bath and shower. The staff were friendly and spoke good English and were available to arrange trips etc. We booked the Zen Villa as we need more peace and quiet than staying in the centre of Hoi An. We were unfortunately awoken every morning at 7.30 by bells and drums coming from next door (owned by Zen Villa) I believe. We asked about this and it seems the owner/manager uses this for his daily meditation. Surprised to see no other reviews mention this. It wasn't very loud but we couldn't sleep through it. European Breakfast for us was, just ok, as we didn't want Vietnamese food for breakfast which may have been great.?

Zen by name, zen by nature - this place just gets everything right. The location strikes the perfect balance - close enough to walk into Hoi An's Ancient Town, yet when your legs are tired after a day of exploring, a Grab back is both easy and cheap. I'm a total cynic when it comes to hotel breakfasts, but ZEN completely changed my mind. It's à la carte rather than buffet, with both Western and Asian options executed perfectly. After my first morning's Western-style eggs, I was tempted to try the pho the following day - and I was hooked. It became a highlight of each morning. The staff were exceptional. Beyond the warm welcome, they provided genuinely useful tips and recommendations for exploring Hoi An and the surrounding area. They even found us an excellent driver/guide for the next leg of our journey up to Huế, which made a real difference to our trip. If you're visiting Hoi An, stay here. Simple as that.

• Ilona (9/5): Butikowy hotel z dużymi pokojami blisko od centrum - Przestronny pokoj i duże okno, co jest rzadkością w Wietnamie. Dodatkowo wygodne łóżko, pyszne śniadania, dostępne rowery w hotelu i miła obsługa. Dobra relacja jakości do ceny. Zapach wilgoci w pokoju.

Personel wstawił nam pochłaniacz wilgoci i zapach cytrynowy co poprawiło trochę komfort więc starali się by ten efekt zminimalizować

Bardzo fajne wycieczki do kupienia w hotelu - w konkurencyjnych cenach z lokalnych biur. Świetne śniadania które mieliśmy w cenie - wybierasz co chcesz zjeść np. Pho, banh me, jajecznicę czy omlet. Bardzo klimatycznie i czysto - po prostu mały butikowy hotelik. Wszystko było super! Chciałbym zawsze mieć takie hotele jak ten!
• Kessler (10/5): Lovely stay at Zen Boutique - We had a wonderful stay at Zen Boutique. The room was spacious and breakfasts were delicious. It was the perfect place to relax after a day exploring. Huong was an incredible host and gave us recommendations for shops, restaurants, spas, and cooking classes. She helped arrange airport pickup as well. We borrowed the bikes and had easy access to bike paths around the vegetable gardens. Would definitely stay here again.

From the moment we arrived, everything about this place just felt relaxing and welcoming. Great Location The hotel is in a superb spot — just a short stroll from the charming Old Town, amazing cafés, and beautiful lantern-lit streets. It made exploring Hoi An so easy and enjoyable. Friendly & Helpful Staff Everyone here was genuinely warm and attentive. They greeted us with smiles and were always happy to help with recommendations, directions, or just a friendly chat about the area. Very Laid Back Vibe If you’re looking for a peaceful, easy-going place to recharge after a day of sightseeing or cycling through the countryside, this is it. The atmosphere is calm and super chill — perfect for unwinding. Awesome Breakfast! The breakfast spread was one of our favorites on the trip. Morning pho is a must. We’d absolutely stay here again — highly recommended for couples.

• Gunther (9/5): Ein sauberes zentral gelegenes Hotel mit angenehmer Atmosphäre. Ideal geeignet Hoi An zu entdecken - Zimmer waren sehr sauber. Das Hotel sowie Ambiente strahlt eine angenehme Atmosphäre und Ruhe aus. Hervor zu heben ist das freundliche, sehr zuvorkommenden und unaufdringliche Personal. Es stehen ausreichend Fahrräder zur Verfügung, um die Altstadt sowie Umgebung d zu erkunden. -

Wurden gebeten, unsere Buchung zu stornieren und direkt zu bezahlen. War ein bisschen irritierend, da auch Verständigungsprobleme. Übers Hotel arrangierter Transfer hat leider nich wie besprochen und bezahlt an 3 Sehenswürdigkeiten gehalten.
