- Eugenio (9/5): Buona soluzione per Kyoto - La casa è in ottime condizioni e accessoriata di tutto quello che serve per un alloggio di pochi giorni. L'organizzazione con 2 water sui vari piani ed una sola doccia è sufficientemente comoda. La posizione a pochi isolati dal quartiere GION e dalle strade con i locali è super comoda. La lavatrice/asciugatrice non funziona bene.

- Martha (10/5): Lovely house in peaceful, walkable area - We loved this little house! Perfect for our family of 4. It was good to be able to spread out across 2 bedrooms after having spent the previous week all together in a Tokyo hotel room. We loved the location - in a quiet residential street - but within walking distance to many of Kyoto's beautiful shrines and attractions. Lots of restaurants tucked away in streets nearby. I was worried that picking the keys up from the main Kyoto Station hotel would be a hassle, but the staff made it so easy. Our bags were waiting for us (sent from the previous hotel) and they checked us in quickly and ordered us a (free) taxi to the house. Impeccable service. The house itself is lovely. The kitchen and fridge are tiny, but it was okay for what we needed (cooking the kids' dinner). We felt very at home here. It is a distance from the main transport hub, but worth it to be in a pretty, walkable neighbourhood. Lots to do close by. (And a small neighbourhood playground on the street for those travelling with kids). Highly recommend. Taller visitors should watch out for lower door frames! My partner (6 ft 3) banged his head a number of times!

- Olivier (8/5): - C'était très propre et bien rénové, autonomie, check-in Rapide mais à un autre endroit( hôtel à une 10ene de minutes en voiture) ils vous paient le taxi jusqu'à l'accommodation. Si vous restez plusieurs nuits, une équipe vient vider les poubelles et remplacer les serviettes.
Décoration et style japonais avec tatamis et table basse, c'était convivial et intéressant de manger à la Local dessus. Mais personnellement je ne trouve pas ça très confortable sur plusieurs jours. Les futons au sol sont très minces on dort quasiment sur nos os, il a fallu les doubler avec des futons qu'il y avait en plus dans l'armoire. Les matelas des lits dans la chambre sont très dures aussi, je ne sais pas peut-être ils aiment dormir sur de la pierre.
Il n'y a pas de place pour faire sécher la vaisselle.
Le washer dryer ne sèche pas bien et il n'y a pas vraiment d'endroit pour étendre le linge

- Paulina (10/5): Beautiful stay in perfect location - It was absolutly perfect property for our stay in Kyoto. Its incredibly beautiful, so much japanese style, located next to Gion district and city center and next to river. It has enough space that family with kids can finally get some breath during Japan tour. There are 2 japanese gardens inside and overall i can really recommend this hotel! Nothing.

- Lisa (10/5): A good choice for enjoying all the charm of Kyoto! - We particularly wanted to stay near the Gion district, and this quiet side street was great. (Photo shown is from up the street, very near the property.) It was close to a train line and a bus route, within an easy walk to Gion, and very near the river walk area. There are any number of restaurants on both sides of the river.
The property itself was attractive and worked well for four people (two couples). Having toilets both upstairs and downstairs was useful. We also appreciated the extra bedding/pads so that different people could have their choice as to how firm they wanted their beds.
The staff were very helpful in arranging rides to and from Kyoto station, which we appreciated.

The kitchen, laundry and steam iron evrything was available. I wished if we could enter the house with code instead of collecting the key. The kitchen has no area to prepare and cut food. One of the futons has blood and other dirty things, it was disgusting.

Very clean and well kept property. Location was good too. Close to train station and easy access to convenience stores.
Very friendly staff who were very accommodating while helping us sort our luggage with Yamato. Nothing. Everything was really nice and great experience.

- Chris (10/5): - Nicely renovated machiya in a great location. Very nice to have a bathroom upstairs. Street is very quiet, but with easy access to things. Futon is thin so try to sleep in beds.
- Ashleigh (6/5): Good location, but needs to work better on transparent communication - This townhouse was in a great central location in Kyoto. Walking distance from the Kiyomizu Dera Temple, Gion and various other shrines and temples and a short bus trip to the Fushimi Inari Taisha. The townhouse itself was well presented and worked well for our needs. The main reason for booking this Machiya was for a traditional Japanese experience and we found this was too our standards.
The Machiya was well stocked with bowls, plates, cups and chopsticks, two toilets, a separate bathroom and two rooms. The TV was easy to navigate and we were able to log onto our Amazon Prime account from the TV. We found that there were quite a few extra fees for little things we didn't even think of.
These included:
- fees for using the beds if futons were made up (an extra 2000 yen per bed)
- fees for getting luggage sent to our room (the check in location is separate to the machiya)
- Accomodation tax in Kyoto which is a real thing, but we weren't aware until we arrived to check in
I don't particularly have an issue with the fees persay, but some transparency about the fees when making the actual booking would make a huge difference.
Finally, the last little issue I had was the bathroom. The instructions were not super clear on how to operate the bath which uses a Rinnai hot water system installed in it. We had never interacted with this one before and had no idea on how to fill up the bath. When I called reception to get some better instructions, they asked me to reach out to them via the Bookings messaging. I completely understand in a foreign country not everyone is going to understand English very well, but again if we could have been told upfront to just contact them on Bookings for any issues, rather than phoning, this would have been better communication for us. We also feel that since you are giving essentially an instruction manual for the machiya that this could be included as it took us three full days to figure out just how to fill up the bath.

Close to everything. The hygiene of the house is one of the worst I stayed in Japan. Because we have a kid so put had to push two beds together and found out there’s full of dust underneath the beds. When the staff came to clean the room, they only changed the linens, not sure if it’s because we had people on the room? And after they left we found out they removed the bed sheet for one of the funton but didn’t put a new one on. We were quite surprised by the unprofessionalism of the cleaning crew. This is my second time staying at Rinn group hotels, we had a great stay during our first time but I am quite disappointed this time.
- Vincent (9/5): Great, central, and quiet stay. Excellent hosts and base for varied activities in Kyoto! - This was a fairly priced, central/quiet location, with extremely communicative hosts. They helped book a reservation for a Kaiseki dinner and had a service to transfer our bags from the check-in location to the booked stay (for a fee) when we arrived too early for the normal check-in. The booking was pretty much exactly as shown in the photos with two separate bedrooms, and had ample space for the 5 of us that stayed (two couples and a 2-year old). The location was a bit more outside of the main shopping/eating destinations than we thought. This may be perfect for some travelers who prefer quiet, but given our travel style (eat a little bit of all the things), it typically meant a short walk to the destination. That said, this did allow us to find some delicious hidden gems in the neighborhood!
Note, there is also a Kyoto tax that I don't recall in the description that we had to pay upon arrival. This was something like 200 or 400 yen per person, per night. Not a huge deal, but something to be aware of.

- Peck (9/5): A pretty machiya house with very nice interior design! - it’s a good traditional Japanese house and allows my family to experience the machiya house stay. my children loves it. there is no cleaning of the toilets throughout the 4 nights stay. there is throwing of trash and changing of towels on the third day of stay. we are allowed to decide when we want the towels to be changed.

- Benjy (10/5): Exceptional - Lovely machiya with modern facilities. Very clean and well-organized. Location wise is within walking distance to Gion & Kiyomizu-dera. Quiet & peaceful surrounding, so we got a good rest after the hustle and bustle of Kyoto city. Nothing!
- Yusyanti (10/5): Beautiful place to stay for big families. - We had a holiday home instead of a typical hotel room. It was a pleasant experience as the house was beautiful. A typical Japanese home perhaps. Although the rooms (living room and bedrooms) were adequately warmed up by the heater, the corridor where the toilet is location was cold as there wasn’t any heater installed there. That includes entrance to the home.
- Tc (10/5): Superb place and I can’t wait to go back! - I wanted a place which has traditional Japanese character with all the mod cons and this fits the bill perfectly!! Super clean and it is near various amenities like train station, bus stops, restaurants, etc. The house comes with kitchenette and washing machine too. Not a big issue but having comfortable seats for the living room with back rest would be great with daily room cleaning (or at least to clear the garbage). We did not know where to throw garbage as public bins are not a thing in Japan.
Also as part of the check in - it will be helpful if I had been told that the place for picking up the key the registration hotel named

- Su (8/5): - It’s pretty and very traditional kyoto property. Walking distance to kawaramachi station (10 mins). It’s a nice experience to stay in the house. Just I feel the tatami floor and cushions are not clean enough and the bed mattress was a bit hard. Overall it’s a good stay.
- cheryl (8/5): - It’s a very new and clean house. However, there is a lot of room for improvement in terms of the adequacy and quality of amenities. We were a family of 5 adults+1 toddler. However, tissue and toilet rolls were not sufficient; there were 3 wash basins with only 1 bottle of handwash soap; although the washing machine, basin and shower room were separate. It was not possible to use the basin or washing machine when one is showering as the shower room door was made of clear glass; futon mattress were too thin that made sleeping feel uncomfortable. The complimentary coffee was a good gesture but Rinn should consider providing more when there are more guests?
