Filippo treated us like family making it hard to leave! Breakfast was exceptional (Especially the homemade lemon cake) and the room comfy. We greatly enjoyed the rooftop seating as well. Even though the B & B was perfect for us, it was Filippo who made the stay feel like home. He was always there to suggest places to eat as well as provide stories about the area. I honestly cannot wait to return. I loved it all.

- David (10/5): Clean, comfortable and pleasant stay right in centre - Position right in the centre of beautiful Tivoli. The clean comfortable room and compact bathroom were fine for our 3 night stay. Filipo’s enthusiasm and great advice were appreciated. We were honoured to be there the day he became a father to his precious first born daughter! The market was just outside the front door of this special building. Everything is walkable. We loved Filipo’s restaurant recommendations. Villa D’Este was a huge highlight! Great way to start our Italian holiday and most importantly the coffee at breakfast was superb. It didn’t concern us but beware there are several steps to reach the B&B. We were assisted with our luggage 👍🏼

The room was spotless, beautifully decorated, and offered breathtaking views of the main square, where the flower and fruit market came to life each morning. Filippo’s hospitality was outstanding—he went above and beyond to make our stay effortless, sending us to wonderful local spots, including Sibella, the most romantic and delicious meal we’ve ever had in Italy. - Denise (10/5): The Best Lodging in Tivoli! - The Regina Bed and Breakfast is a wonderful place to stay in Tivoli, Italy. Everything was excellent from the breakfast to a good night's sleep. The lovely roof top patio was an added perk, and the host Phillipo was the best host I've had at a B and B. He set us up with dinner reservations and cab rides and was very knowledgable about the area. If I ever get to Tivoli again, I'll stay at Regina's B and B.

- Dana (10/5): - We really enjoyed our stay in the historic center of Tivoli with Regina B&B. Filipo was a great host and took good care of us. The accommodations are rustic but updated nicely. We particularly enjoyed the rooftop overlooking the square. It's nicely decorated and has a nice sun shield to mitigate the bright sun and offer shade. We enjoyed our morning tea and early evening wine up there listening to the sounds in the square below.
The breakfasts were very tasty and served with cheer.There are only 3 rooms so it was nice to meet the other guests and enjoy the homey feel of the place.
You should know that there is no nearby parking. You can pull up and drop off your bags, but you have to be rung into the main hall by Filipo (so coordinate by WhatsApp with him a specific time to arrive to be sure he can meet you). The rooms are 2 stories up by fairly narrow stairs.
There are plenty of restaurants all over Tivoli, and the street right in front of the B&B leads down to several different price ranges. Our favorite was Sebilla. You need to make reservations in advance, but well worth the view and the very reasonable price for the views and quality food.

- Michael (10/5): - Filipo the hotelier went out of his way to make our stay memorable. Before each of our 2 stays he confirmed our arrival times so he was there to greet us. He arrived for a driver to pick us up at the Roma airport. On our return from Pescara he had a taxi waiting for us when the bus stopped at the Tivoli train station. His restaurant recommendations were spot on and the reservation he made for us at the Sibilla restaurant last night spectacular dining at the far reaches of an outdoor patio under one of Hadrian’s villa Gregoriana ruins with the columns lighted by night.

- Michele (10/5): Fantastic alternative to staying in Rome - Originally, we chose Tivoli so we could travel to Rome for 3 days via a 30-minute train ride. But after 1 day in Rome (Vatican tour, other sites) we decided to spend the rest of our time in Tivoli. It was so beautiful and peaceful. Some of the finest eating we've ever experienced, at a Michelin Star restaurant called Sibilla. An entire day roaming the ruins of Emperor Hadrian's villa in lower Tivoli. Just exquisite. And our accommodations provided by our host, Filippo, were outstanding! He was so kind and helpful. He provided breakfast each morning, made us reservations and discounts at local restaurants, even walked us to the laundry mat and bus stop. And our room looked out over the city's central square. We couldn't; imagine a better vacation.

The location was where you want to be in Tivoli in easy walking distance from the famous gardens. The only caveat would be for travelers challenged by stairs. It is two flights but Fillipo was very willing to help carry our bags up the stairs.

Its location, in the heart of TiVoli and on the piazza, is perfectly situated within walking distance of many shops and restaurants. The host is very friendly and accommodating. We really appreciated his hospitality. My favorite thing about the B&B was its rooftop patio. The view from the patio, as well as from our room, was beautiful. The sound of bells from 2 different churches was very soothing and pure Italian. He offered to make us a reservation at Sibilla, a beautiful and very famous restaurant. - Stark (10/5): We want to come back to this beautiful establishment! - This a beautiful, historic and thoroughly charming place with a lovely breakfast room and the most fabulous roof top terrace that has almost a 360 degree view. The bedroom and bath were comfortable and well appointed. Filippo, the owner took such good care us. He made us a wonderful breakfast helped us with bus tickets, taxis, booking lunch reservations, and was responsive to our every need. He was also so warm and friendly that we wished we could stay longer. Wonderful place! Everything was great!

- Emma (10/5): - Absolutely incredible stay! Filippo is the best host with great recommendations on food and where to go, and made sure I was set with absolutely everything (even walked me to the bus to make sure I got the right one for Villa Adriana).
The property is beautiful and historic, and perfectly located to central Tivoli. It is in a popular piazza, which does mean it can be a little noisy, so bring some earplugs if you're a light sleeper and you'll be just fine! Short walk to Villa D'Este and Villa Gregoriana and amazing food and drink all around.
I hope to come back and recommend to anyone staying in Tivoli. Grazie mille Filippo!
- Andrea (10/5): Highly Recommended Historic B&B - This property is located right in the heart of ancient Tivoli. Very, very clean, well-appointed bedroom and bathroom, quiet (likely due to the very think exterior walls) a delicious breakfast in a tasteful space with other guests, and the B&B delivers a tangible sense of old world history, right down to WW II shrapnel in an exterior wall. The building is much older than that, though. We were able to walk to Villa d'Estes (not to be missed), and Regina B&B is hosted by its wonderfully-accommodating and enthusiastic owner, Filippo. He was able to secure dinner reservations for us at a beautiful restaurant that deliveres attentive staff, delicious food and overlooks the ancient falls. We enjoyed watching the Easter weekend processions to the church next door and around the corner from our window. We liked everything.

- Georgiy (10/5): - We had a wonderful stay in a historic building right in the heart of Tivoli. The location is perfect - just a 5-minute walk to both Villa d’Este and Villa Gregoriana, and also close to covered paid parking.
The room was very stylish, extremely comfortable, and clean, full of charm and history (ask Filippo for some great stories!). Breakfast was excellent - honestly, the best croissants I’ve ever had! The terrace offers a breathtaking view, especially at sunset.
Our host Filippo made us feel incredibly welcome and quickly became a friend. He was so attentive to all guests, offering great restaurant recommendations (just a short walk away) and helping us plan our visit. A big thank you as well to his assistant Sara for her help with breakfast and room service, and a special thanks to Filippo’s wife for the delicious homemade cake she prepared for us.
We truly felt at home here and will definitely return!

We would definitely go back, and I recommend this place! - The B and B was in a great location, right in a town square with a really nice view from the rooftop terrace. Our rooms were clean, and equipped with everything we needed. If you stay here, have Phillippo make you a reservation at Restaurant Sibilla. It's amazing! I have no complaints whatsoever. Phillippo was awesome. He was clearly very proud of his place, as it has been in his family for many years. We really appreciated his hospitality, and enjoyed spending some time getting to know him a little. He went the extra mile to take care of us while we were there.

The owner Filippo takes us to different cafes for breakfast every morning and takes us to buy tickets for scenic spots. Because we don’t want to drive, he also takes us to the bus. He didn‘t leave until the bus arrived and introduced us to delicious restaurants... Too much warmth Taking care of it is like meeting an old friend in a strange city. - Colleen (10/5): A lovely two-day stay in the beautiful historic center of Tivoli. - This perfectly located property in the center of Tivoli was a lovely gem of a find. Would I stay again: absolutely!
That aside, the property has been the hands of the proprietor’s family for more than 100 years and perfectly embodies historic elegance and details with modern sensibility and design (in a way Italians so do well).
The room with private bath was very comfortable and clean, tastefully decorated just enough to feel homey and historic. The bathroom was modern with perfect hot water, and my used towels were replaced. The room had A/C. And the location has a beautiful and peaceful roof deck overlooking Tivoli that is accessible to patrons.
The recommendations and accommodating proprietor and his assistant were top rate for a small enterprise of this size. I would prefer staying here to a hotel a thousand times over. I felt 100% safe as a single traveler, and the staff was welcoming and gave the perfect amount of details about the room on my arrival (I.e. how to use the outside blinds, etc.). There are stairs to take if you would require an elevator (the proprietor and his assistant helped with my luggage). This was not an issue for me at all - but in case you have need of one.

We had intended to arrive by 8pm but ran into trouble along the way and our arrival time was pushed to 9:15pm. The host said he would not let us arrive late because he was tired and that we would need to book another place to stay with no refund.
He was very rude and our experience dealing with him put a cloud over our trip.
- Pina (10/5): - Lovely apartment with rooftop deck, centrally located near piazza, cafes, restaurants and easy walk to Villa D’Este. Filippo is an excellent host who takes personal interest in ensuring his guests have the best experience. He walks you to the local cafe each morning for a coffee & croissant for breakfast, walked us to bus stop & tickets for bus to Hadrians Villa, and recommended 2 great restaurants and got us the best table at Sibilla restaurant right under the temple - fabulous way to end our trip in Italy! Tivoli is a lovely ancient town.
- Richard (10/5): Excellent, we will be back. - Everything about the property was exceptional. After a wonderful day, we spent a great evening sitting on the rooftop terrace enjoying the view and a glass of wine. Our host was so friendly and showed us around town and was a wealth of information about the town.
- Jan (10/5): Tivoli is a very nice place. Please stay here and visit Villa Este and Adrienne Villa. - We booked this B&B without much expectation. I didn't expect the location to be as good as it was. So I was very surprised by the wonderful owner, Filippo, and the location. When I arrived he was waiting for me outside. He then carried my luggage to our room, explained his family history and showed my husband how to get to the car park (he helped us by checked in and checked out).
The room was very nice and I especially liked the bathroom, which was newer and more modern than the four-star hotels I had stayed in before (Tarquina and Orvieto), including the shower booth. I thought the rooms would be more old-fashioned, but they were clean and had air conditioning. There is also a nice terrace on the roof.
Another pleasant surprise was the location.
There is a church next door and the sound of the bells is very pleasant. There is also a vegetable market on the square. Breakfast was coffee and croissants in a good café, paid for by Filippo. The Este Villa is an eight-minute walk away. Este Villa has a wonderful garden. Villa Adrienne is also a 10-minute drive. Many restaurants are within a few minutes' walk. Supermarket almost on the doorstep. There is really nothing bad about the place. If I had to say, I would say that there is no lift.
- David (10/5): - Property is nicely situated inside Tivoli village and thus an old building but Filippo did a great job of room remodel. The room was nicely updated with modern utilities and clean. Filippo was a great host but what was super is he got us into the nicest restaurant in Tivoli called "Sibilla." When we walked into the restaurant the hostess said; sorry they are sold out for the evening....so we mentioned Filippo made a reservation for us and we were immediately swept off to one of the nicest seats in the restaurant! Fantastic views in very close proximity to ancient ruins.
- Jake (10/5): Our stay was fun, cozy and we learned and saw so much about Tivoli. Where we stayed was beautiful! - We loved everything about our stay. Our room was amazing, the host was the nicest man ever. He gave us advice on where to go and treated us to delicious breakfast in the morning. We really enjoyed our time! If you ever find yourself in Tivoli stay here!! Nothing , we loved everything

Filippo is a very attentive host and nothing is a problem he is easily contactable and was always happy to help with any questions and information we required. We had a very pleasant two night stay and would recommend the location. There are two flights of stairs to the rooms and an additional flight to the rooftop as is the case with a lot of properties in this area so you have to be mindful when booking in Tivoli if you have any mobility problems. Filippo kindly offered to help with carrying our luggage.

It was so enjoyable here I made sure to spend my last night in Italy at the Regina Tivoli Centre and taxi to the airport in Rome first thing in the morning so I could have one more day and meal in Tivoli! Thank you again to all those involved.

Owner is very helpful, he gave us information about sightseeings, nearby restaurants, transportation possibilities etc. He is personally involved and cares of its guests. - Lila (10/5): - Incredible stay. I loved this place and the hospitality so much I came back for a second trip later the same week! Filippo made things so easy and comfortable, especially as I was travelling solo.
Starting with some brief history of the building at check-in and buying me a coffee and pastry on my first day, ensured I had a dinner reservation for one of the top restaurants in the area, and had a lovely staff member Sarah walk me to buy bus tickets and accompany me to the station to ensure I caught the right one to see some local attractions. On my last day there were some issues with the trains and he was very responsive to questions I had, and ended up coordinating a taxi for me with another local hotel owner. Marco was lovely and made getting to the airport easy and stress free.
The hotel itself is located on a Main Street with a lovely market and events happening through the week, which can be a bit noisy but usually not for too long into the night. The room was well kept, comfortable, and everything I needed - plus there was a gorgeous rooftop terrace I often had to myself.
Truly a perfect stay in a spectacular town. I had my best meals here. Everyone there is so lovely, I can’t say enough kind words about my experience. I cannot wait to come back.

- ltuberkeley (10/5): Great host in pretty town. - Fillippo is the most helpful host. Tivoli is a small town in Italy and he knows everyone. He gave great restaurant suggestions and we felt that he looked out for us. Please remember to email or phone him a day or two in advance of your arrival to tell him when you expect to be there and he will respond with parking suggestions and will be there to greet you when you arrive at the pensione. Pack light, there are stairs and no lift.
