This is very nitpicking but the bed was clearly two smaller beds pushed together as there was a slight height difference.

There was a cupboard which housed luggage and it was filthy and broken So shoody and ruined the whole reception. Doors were very shabby with chipped paintwork

The room was clean and provided all the things you would need for a night away. There is no allocated parking which would have enhanced the stay. There is on street parking but this is limited.

- Rachel (2/5): Unsafe - I finally got to the hotel around 11.30pm to check in and all the lights were off and the doors were locked. There was no sign of any staff about the place. I had called the property numerous times without any answer. The area is very dodgy and has a lot of drug users around so I felt very unsafe outside while I was trying to contact the property to get checked in. Once someone answered the phone and I was finally let into the building I was informed that the king room that I booked wasn’t available and was given a standard room with no change of price. Very disappointed and will not recommend or rebook.

Perfect for what we wanted which was one night for a gig at the SSE. Was mid week so was very affordable. Little bit of a rough area so got taxis home after a gig but wasnt a major issue had no hassle. still a good location but late at night I wouldnt go walking around during the day alot of homeless and anti social behaviour.

- Harry (1/5): Bar the staff being first class, getting scabies from the bed linen made it a horrifying experience. - The staff, in particular the night porter were kind and helpful. They were a testament to the hotel itself. I stay at this hotel regularly and every single time the staff outstanding. The room itself whilst aesthetically pleasing was massively let down by the condition we found it in. The smell from the bathroom was repulsive and the bed linen was dirty in places. The following my partner and I developed a rash the morning we woke up which progressed in a scabies infection and the only attributing cause was the bed linen, despite this otherwise being one of our favourite hotels in the city I fear this was the final time we intend to stay. Its horrifying that anything like should occur from an overnight hotel stay, we were reluctant to take any action for compensation/refund at the reception for fear of deterring the awaiting guests from staying at an other wise lovely hotel

- Emma Gahan (5/5): Loud loud loud - The staff were absolutely lovely. They were incredibly friendly, helpful and made us feel very welcome. This hotel is the noisiest hotel I have ever stayed in. Investment into better windows is needed as the noise from the street is horrendous. The music from the bar is also ridiculously loud. I am just so thankful that I did not stay with my family. The breakfast was not worth the €17. Hotel is very overpriced for the location and the noise levels. Really would only suit people who need to rest their head after a heavy night out.

The bar/restaurant area is decorated really nicely and the the food on our first evening was lovely. The staffv are very welcoming and friendly and always happy to help. The hotel's location is really good - situated a ten minute walk from the city centre - and on Botanic Avenue, a 'food qaurter'. There were certainly plenty of takeaways/cafes/restaurants in the local vicinity. The room was very nice, if a little too hot - but all I would say is that everything was very dark! It may be intentional, but I did find it very dark. Having said that, I would happily stay there again and would recommend it!

- Brennan (2/5): - The bar staff were brilliant and the food was lovely The hotel room was not anything like it appeared to be from the pictures on your website there was stains all over the carpet and the chairs in the room... the toilet looked like it hadnt been cleaned in about a year! It honestly just felt like a very unclean and run down hotel room and I think booking.com should change their pictures of the rooms as they look nothing like the pictures on their website it was just not a nice place to stay for the night ... finding parking was an absolute nightmare and took about half an hour to find somewhere so I would not recommend staying here ... especially as the price for a night isn't cheap and definitely isnt worth it !!!!!

There was also some dust in certain spots in the room . There was no shampoo in the bathroom just conditioner . It definitely didn't feel like the executive room I had booked.

- Dunne (8/5): House Belfast Stay - The overall experience was nice, friendly staff, comfortable bedroom, a nice bar and close to a good amount of charity shops, cafes, restaurants etc. As nice as the bathroom was, an option for showering without a rain shower would of been nice. Also there was no air conditioning, found the room to be very congested, windows open a fraction to let air in but it's not enough. Hard to breath in the room. I also requested a card to be left on the bed for my partners birthday, put it in the main booking and even called ahead to a member of staff who took my details on what to put into the card. Was disappointed when entering the room to find nothing.
