A perk of staying here was getting the tourist card which allowed us to walk the Via dell’Amore in reverse, and without a booking. It was a beautiful walk to Riomaggiore.
I saw a lot of negative reviews about this property and I was worried I had made a mistake, but I think as long as you are prepared in advance, there’s little not to like. Firstly - no, this isn’t a hotel, there is no check in desk. The check in is carefully explained via WhatsApp and was very easy. Replies were always fast and helpful.
Yes there are a lot of steps, but it’s the Cinque Terre! How else do you get that view.
And no, nothing is included in the price like some other accommodation nearby. Yes it would be nice if it was but I think as long as you know in advance you can arrive prepared.
I would happily stay here again. It would benefit from a little maintenance.

The front door to the rooms was never closed so I did feel a little unsafe as a solo female traveller. The entrance into the house itself was like a building site & was down a very dark corridor
- Katopodis (10/5): Εξαιρετικό δωμάτιο με πανοραμική θέα στη Manarola - Υπέροχο δωμάτιο με απίστευτη θέα από τις καλύτερες στη Manarola. Ωραία βεράντα με πανοραμική θέα. Πολύ καλό στρώμα και μαξιλάρια, το τζακούζι μέσα στο δωμάτιο είναι το highlight και το πρωινό στο δωμάτιο πολύ καλό. Η φωτογραφίες της βεράντας δεν ανταποκρίνονται στην πραγματικότητα. Ήταν σε άσχημη κατάσταση, τα μαξιλάρια των καναπέδων βρεγμένα, δεν μπορούσες να κάτσεις έξω άνετα, τα ξύλα ντεκ στις γλάστρες σχεδόν σάπια. Δεν υπήρχε πουθενά τασάκι για το κάπνισμα έξω. Με την τιμή που το δίνουν, δεν παρέχουν ούτε ένα μπουκάλι νερό στην τιμή, ακόμα και τις κάψουλες για τον espresso τις χρεώνουν.

- Seth (1/5): A very big disappointment in this property - The property was okay, but the room was not at all as advertised. The Booking.com website shows an amazing terrace and rooms. What I ended up with was a tiny room that faced a brick wall. The landlord who would not reveal her name said that was what I booked and never made a mention that it was different from the photos that were online.
She offered to move me to another village for another 240€ and made no apologies or concessions.
And after 9:00 the door to the apartments was locked and no mention had been made about a second set of keys. Finally they answered my WhatsApp and the code to the password of the lockbase was wrong. She kept telling me that it was a lockbase and I wasn’t doing it right. Then after 20 minutes she said the code had been changed. Again, no apologies except that it was solved. The ownership/landlord was so rude and arrogant. I would never stay there again because of her. There are many other options instead of giving my money to someone who treats others so rudely.

- Matthias (9/5): Der Ausblick ist atemberaubend- der Gepäcktransfer zwar nicht günstig , aber der Angestellte sehr freundlich, der checki - Die Lage ist so toll, wie oft vorher schon beschrieben- wir hatten Blick aufs Meer- das war atemberaubend 😍 Es gibt schon Einiges zu bemängeln: Es war nicht wirklich ersichtlich, ob man jetzt ein Frühstück im Preis dabei hat oder nicht - in unserem Fall wohl nicht, obwohl „Gutes Frühstück“ dabei stand in der Buchung…. Dann liegt The First direkt über dem Bahnhof - bei geöffneter Balkontüre ( die gerne gleichzeitig auf Kippstellung war, also fast ausgehangen), klingelte laut hörbar alle 2 Minuten es wegen Durchsagen - das nervt etwas… dann muss man schon auch erwähnen, dass sich vor dem Eingang und im ( lichtlosen) Treppenhaus recht viel Baumaterial wild dahergelegt befand, was nicht gerade einladend wirkte - außerdem hatten wir Ameisen im Bad und es fehlte ein Korkenzieher für eine im laut brummenden Kühlschrank bereitgestellte Weinflasche ( €32.-☝🏾😳)…wir waren zuvor am Tennosee in einer ganz toll eingerichteten Ferienwohnung- da kostete die gute Flasche Wein ( 3 Sorten in rauhen Mengen ) €10.-….

Salle de bain spacieuse et lumineuse. Insonorisation légèrement insuffisante avec les communs (personnel de service et occupants des autres suites).

La vue est à couper le souffle! Les matériaux des travaux qui restent à l'entrée du bâtiment n'incitent pas à entrer et à découvrir la belle suite. Il manque un volet et fait quasiment jour dans la chambre.

- Francesca (8/5): Bella ma prezzo da rivedere - Vista spettacolare e disponibilità dello staff La camera gode di una vista davvero spettacolare sulle Cinque Terre, che è sicuramente il punto di forza della struttura. Tuttavia, sono rimasta delusa dal rapporto qualità-prezzo. Per la cifra richiesta mi aspettavo una camera perfettamente curata, mentre ho riscontrato diverse mancanze: la stanza avrebbe bisogno di manutenzione (mi è anche rimasta in mano l’anta di un mobile), l’aria condizionata non riusciva a riscaldare adeguatamente l’ambiente e il letto era piuttosto scomodo.
Si tratta di aspetti che sarebbero accettabili con un prezzo più adeguato, ma non per quanto richiesto attualmente.
Lo staff, invece, è stato molto gentile e disponibile, e questo è sicuramente un punto positivo.
Consiglierei di migliorare la manutenzione della struttura per renderla all’altezza delle aspettative oppure di rivedere il prezzo.

There is no one onsite and the virtual "property managers" request your passport details and credit card info as a pre-requisite to your room - fraudulent, suspicious behavior. No one should ever ask you for these details over WhatsApp. Fraudulent marketing

No avisan en ningún sitio que hay que subir como 60 escalones para llegar a la calle donde está el hotel y que ha que dejar el coche lejos. Que cobraban hasta por una cápsula de café, no había ni agua de cortesía para el precio elevado que tenía. La entrada de los apartamentos con restos de obra y los pasillos a la habitación parecen una película de terror.

- andrea (6/5): - Posizione nel cuore di Manarola, probabilmente la più caratteristica delle 5 terre e vista molto bella della collina che dà sul presepio, subito appena usciti dall'appartamento Camera molto piccola, con una pulizia non proprio attenta (polvere negli angoli della stanza). Al contrario di quanto specificato nel regolamento, la stanza non viene pulita ogni giorno (nel periodo del nostro soggiorno, 2 notti, nessuno è mai venuto a sistemare). Comprendo la bassa stagione, ma si potrebbe specificarlo nel regolamento che viene inviato dallo staff via whatsapp. A proposito dello staff: contatto umano assente, comunicazione esclusivamente tramite chat. Normale al giorno d'oggi, ma per lo meno un messaggio testuale e non copiare e incollare foto sarebbe uno stile più adeguato, per un posto che si definisce "Luxury rooms suite and apartments" e che viene a costare circa 150 euro a notte. Fortunatamente ha sempre fatto bello e ci siamo goduti le 5 terre in tutta la loro bellezza, ma se il meteo non fosse stato dalla nostra, non sarebbe stato un soggiorno secondo le aspettative. Sicuramente c'è tanto da migliorare.

The apartment is well-located, peaceful and perfect for a short stay. Everything was clean and well-organized, and access was straightforward. The interior space is fair. Aside from the terrace, the apartment itself is functional rather than special, so expectations should be set accordingly.

Kjøleskap kun for minibar. Den henger på veggen, og knapt plass til små vannflasker og et par Yoghurt.
Nøkkelkortet fungerte dårlig, så vi måtte bruke nøkkelen fant vi ut dag 2.

Fantastic room with fabulous views! Although there’s no onsite reception, The First team were very responsive and even helped us with a discount for Via Dell’Amore. They also provided lots of helpful information about the area and gave us special treatment at their restaurant, La Regina. The minibar and water are chargeable, but all the details are clearly displayed. We had a wonderful time and would definitely return!

- Rebecca (8/5): Clean, modern, good location, need to improve check in experience - Clean, modern, location was good Prior to check in staff started to communicate via WhatsApp (all comms until then had been via booking.com) and asking for passport and credit card details. Firstly I think they should have had someone meet us at the property (all other properties we have booked on this trip have done this if it’s not a hotel with manned reception) and shouldn’t ask for personal data via digital means. They at least should have messaged via booking.com to advise they will be moving to WhatsApp to communicate. Honestly I thought the WhatsApp message was a scam

You also need to get room entry instructions from the host via WhatsApp. Ensure you have this ready as you do your check in because there is no staff at the location to assist you to get in.
Room we stayed in was very nice and clean.
There is a great restaurant Trattoria Billy which is only a 2 minute walk from the room. They are excellent!!

- Charles (10/5): Best place to stay in Cinque Terre! - Fantastic room in Manarola. No place could have a better view! Clean and comfortable too! The restaurant under same ownership was attentive to needs and great food. Everyone nice. Owner very responsive.
- Audrey (4/5): - The balcony shown was not the one on our property. The room itself was shabby with broken things and generally needed decorating. The door didn’t open using the card as instructed, possibly as the entry panel was smashed. Lights on one side of the bed didn’t work. The proprietor left coffee machine and drinks / snacks. While it’s standard to pay for mini bar items, they charged for water and coffee pods which felt tight given the cost of the room.

Some people mentioned in the reviews that access is difficult, but we found it easily accessible. In Manarola, all the houses are on a slope, so it's normal to walk uphill. There are three paths from the harbor to the apartment: by road, by a walking path (which I recommend – it also offers a nice view), and a shortcut via stairs, which is a bit more demanding.
- Virginia (8/5): Spectacular views in a beautiful location - The most spectacular view, spacious room, great outdoor terrace, fabulous location (albeit tiring to get to after a long day exploring, but all part of the experience!) and helpful staff. We were able to leave our luggage earlier than check in which was really helpful and the manager was helpful and communicative via WhatsApp before our stay. Perhaps just a bottle of water for arrival as the walk is quite tiring in the heat, but this doesn’t detract from a really lovely stay.

Do not follow google map from the train station it will take you up about 500 stairs! Just turn right from the tunnel and go up the hill!
Also this is hotel is technically in Manarola not riomaggorie! Beautiful spot and worth the hike to get there!

- elijah (8/5): - Amazing views but be prepared for a 600 step hike to get to your room. Unless you have been to the area, your map will route you crazily in finding this spot. I will not return to Cinque Terra.

- Chris (4/5): Nice balcony but very expensive. Not worth the money. - This apartment was quite nice and the balcony was amazing. For the price we paid there wasn't a single thing included with the room. This was the most expensive place we stayed and they squeezed every other penny out of us. For what we paid there needs to be a little bit more than what we had. I had just proposed to my girlfriend and asked to have a package supplied in the room. I paid 120 euro for some old chocolates, champagne and a plate of strawberries. They put the champagne in an ice bucket with little to no ice and there isn't a fridge in the room. We came home to warm champagne and no way to get it cold. I had to go into town and convince a bar to give us some ice to get it cold again. Not worth a cent of what we paid.
- Austin (8/5): - The property by far has the best views in town. The walk to get there is tougher than you’d think lugging baggage but well worth it. Bathroom and bedroom could use some bleach to get rid of some minor mold but it’s a great place! Host was fantastic.

- Richard (5/5): Beautiful location but not a particularly luxury apartment - The amazing view from the balcony. We felt it was overpriced for what it was. The apartment was advertised as luxury but we felt it was far more basic than that. We expect the room bar to cost but to charge to use the coffee machine is not appropriate.
The room advertises as having a safe, which it did. However it was not bolted to anything so I could lift it out the cupboard and walk off with it. Not what I would expect!!
I requested Prosecco on arrival as it was a special anniversary and they charged way over the odds for a cheap bottle.

- Marta (10/5): Exceptional - This place was amazing. People if you can't walk a few steps and want cheap things, do not go to Cinque Terre at all. Some comments here stated you pay only for the view. Of course when the view is the most beautiful one you can get. But you also pay for the nice apartment and a hot tub in it. Do not be ungrateful and know where you're going before comming here. Also this is the closest to the parking you can get so I really do not understand people complaining about parking.

For many, it would be a challenge to find and if doing so after dark, some may not feel safe. Communication with the owner was ok and anything used in the room, coffee, water or snacks are at an additional cost.

- Charlotta (8/5): - Vi gjorde två misstag. Trodde alla rum hade utsikt men det hade vi inte. Vår utsikt var mot en liten bakgård.
Sen tog vi fel väg upp till hotellet när vi kom. Hundra trappor! Det finns en annan väg upp som var mycket bättre.
Hotellet är supermysigt men trist att inte ha terrass eller balkong så att man kan njuta av den fantastiska utsikten.
Supersköna sängar! Lite utmanande kranar i duschen.

- Kim (8/5): - The room and area were fantastic, however, a few things knocked the stars down. First is that the place is quite a walk from the train station with luggage, and was not easy to find. Second, there is no elevator to get your luggage up to the room, so after you are exhausted from making your way from the train station, you also have to haul your luggage up to the room. Third, it wasn't immediately obvious that there was a retractable screen in the bathroom for privacy, so there were some awkward family moments until it was discovered that some obscure little remotes raised and lowered a screen to mask the bathroom. :D The view from the room is AMAZING, and check-in was very easy, with an online process and then picking up the key from a lock box.
- Kimberly (6/5): - This property is difficult to find, almost impossible to open the door (the lock doesn’t work properly) and there’s nobody on site to help if you need it. The room was partially clean (white powder on surfaces) and needed some maintenance (disappointing for the extravagant price). We booked the honeymoon suite and there was a lot of black mold in the ceiling. There was water damage in the ceiling and bathroom. The bathrobe was ripped, there wasn’t enough toilet paper for our stay, everything in the room is for an extra charge. That being said, the linens were comfortable and the view was absolutely stunning!! Really, you are paying for the view. Bottom line… it’s beautiful, but only stay here if you’re fit (it’s a climb to get there) and patient (it’s hard to get in!).

- Mcvittie (10/5): Fantastic room with an unforgettable view! - The apartment was above my expectations. I had read that some people were disappointed about not having the sea view. In order to benefit from the sea view, one must book and pay for the appropriate property! The view was superb, but there was a lot of uphill and stairs to obtain this beautiful view. It was all worth it though. Not for the mobility challenged. Manarola is built on a cliff as are the buildings. I was disappointed that there was a charge for the coffee pods. First time I have encountered this. :( It would have been nice to enjoy the balcony with a cup of coffee, but refused to pay for a coffee pod when there was excellent espresso down the street.
- Rozlynn (3/5): Would Avoid - The location was great, lots of stairs, but it was expected. I received a message from the hotel staff saying I haven’t paid and if I didn’t pay he would cancel my reservation. I told him my card information was given to booking.com when I made the reservation ( I updated it again to be sure). He demanded payment through a link, even though booking.com says not to message payments outside of their site. Because I needed the reservation and wouldn’t be able to find a place last minute I messaged him my credit card number through the link provided. He was VERY rude and it was stressful thinking I wouldn’t have a place to stay. I would not stay at this place again, I don’t need to worry about my reservation getting cancelled last minute. AVOID
