- Sharon (5/5): - The location was cool. The bed was comfortable and the staff was friendly. The furniture was a mess. Missing one lamp shade. The windows need painting, like really badly. Just a run-down feel, and the smell of mold in the bathroom was extreme. The TV remote didn't work, and batteries were held in by tape.

- Edith (5/5): If you can get a room cheap here and not being in their basement it is okay. - Place was well heated and good location The room we were in had no internet access, same for the TV in the room. Super noisy, you can hear every step taken above you. Toilet did not flush too well.

- Virajini (5/5): Overall, most of the rooms are good. However, they only provided hand wash as toiletries. Only some of the staff are goo - The location is nice and have access for everything. The bins in the rooms are very dirty. When you remove the bin liner to throw the garbage away you can see the bin was very dirty and smelly.

Narrow stairs, but that's this type of seaside hotel. The shower could have been a bit more powerful but it was clean and warm.
- Anne (8/5): Great location, good value, perfect for a short break. - It’s in a great location. Compact room but everything you need for a short stay. The room was spotlessly clean and the bed linen was nice. The host was friendly and helpful. I would definitely stay again. It’s a bit dated and would benefit from a complete re-decoration throughout. But then they would have to put the prices up!

Standard room with double bed and single bed. Clean towels given and bedsheets although some stained. It’s ok for a budget hotel and those who overly complain should go and pay for a 5 star if they are so picky
I also left my work phone in the room and the receptionist contacted me to inform me. Good and honest staff. Although shampoo in bathroom, there was no soap

- Geoffrey (2/5): Would not stay here again - The staff were friendly and helpful The room was very dated the doors had missing handles the two of the five lights in the room did not work, the towel rail was very rusty as was the curtain rail, the toilet roll holder was broken/missing, the floor was uneven in room and bathroom has signs of leaking on the floor

- Pratheesh (1/5): Very Bad. disappointing stay - Location was okay. near to the beach but no view to beach. fully closed room Very disappointing stay. The room was fully enclosed with no view. Cleanliness did not meet expectations. The bathroom/toilet door was damaged and had no lock, and basic amenities such as tissues were missing. Staff interaction was not welcoming. Overall, the experience was uncomfortable and below standard. I would not choose to stay here again.

Super location We asked for a double and two single beds but we got two double beds. Extremely inconvenient!
The bathroom sink was literally dirty from hard water. Have they no idea how to clean a bathroom?

Cleanliness, condition of the property, heating, lack of hot water, poor security locks on bedroom doors, tiny useless TV, uncomfortable bed. Strange friends or guests sat in reception. Do they work at the hotel or are they just sat there? This hotel condition wise needs pulling down.

update the furniture - beds as these were extremely worn and tattered and the side tables - drawers do not open/close smoothly.

- John (10/5): Very enjoyable, I have family in Brighton and expecting my first grandchild. I intend to be staying at this guest house - Have stayed before will stay again, perfect location. Friendly staff, great value for money. Just one thing a bit noisy when staff arrive in morning, but we love the ground floor room with a view of the pier.

- Jay (5/5): We stayed Saturday evening for £100. Sunday (today) is £45 which is probably what it should be every time. - The location is good. Bed and shower were clean. Decent view. It’s tired. The photo ID requirement is odd. I’ve stayed in many hotels and I’ve never experienced this. Quoted as a legal requirement, which it isn’t. Do remember to take this with you. Rooms were tired, as was the general decor. Odd smells too.

I could look out over the gardens in the middle of the road and the pier and sea.The bed was extremely comfortable and I slept on the best pillow I have ever used. I can't guarantee that all the rooms are so comfortable but I will definitely return and hopefully the room I like will be available. My TV couldn't be switched to a different channel and the volume couldn't be changed the 1st night but as I went out and when I returned to the hotel I was ready to go to sleep, it didn't matter. I mentioned it to the manager next day and he immediately brought new batteries for the remote. When that didn't work he got another remote for me and it was fine.

- Ian (8/5): Very misleading reviews - After reading the reviews I had prepared myself for the worst. I even took a sleeping bag and my own towel. I have to say I was very pleasantly surprised. The guy at reception was polite and friendly. Yes the hotel is a bit dated but for the price you can’t expect the Ritz. The room was small but clean and tidy. The sink shower and toilet were clean as was all the bedding. The bed was comfortable and there was a TV, kettle with plenty of tea, coffee and milk. There was even a small fridge. Maybe I was just lucky but I can’t really fault the place and for the price it was a bargain. I would definitely book again.
