- Aulia (9/5): Clean and spacious. - The room was spacious and clean. Has washing machine, and all the things you need. the location is very near to Nijo castle but a little far from other touristy area. It’s in a narrow road so if you come with a big car, it’s doable but a little bit difficult.

The room felt very luxurious after staying in smaller hotels throughout Japan. I can see myself staying here again and working remotely using the provided computer monitor and speakers. It was perfect

- Zhi (1/5): Not recommended until the owner decided to take action on their cleanliness to the common rubbish bin provided on every - Nothing Location: The accommodation is located approximately 30mins away from Kyoto JR train station. Surrounding mostly residential area and quite. The building itself is quite hidden and if you are travelling in a private van or similar size vehicle is hard to get to the place as the roads to the location are narrow which only fits small cars. You may have to stop at a parking area next to the main road and walk 2mins away with your luggages to the accommodation. Unless you like a really quiet place away from the town centre then this is the place to go for. The main thing i must point out and dissappointed is the cleanliness! The first thing we enter the lobby is a foul smell and overloaded of food waste and rubbish where the tenants/residents throw at the rubbish bin provided on every floor. There was a rubbish bin provided at every floor and there are 3 floors each floors has 3 units. We booked 3 rooms and were arranged to one room in each floor. Every floor's rubbish bin has waste thrown and the smell is unpleasant! We stayed there for 2 nights and until the 3rd day we left the rubbish still there! Is really an unpleasant and disgusting stay every morning wake up open the door and the first thing is to face foul rubbish smell. Besides the rubbish foul smell, one of the room particularly 103 which was the room they advertised with a desktop. This room is full of dust! The room must have vacant for some time and they didn't even bother to do proper dusting and cleaning out the dust before renting it out! The entire 2 nights we have been sneezing during the nights due to the dust, especially the desktop table area which is quite unnecessary and waste of space considering if the owner is just to rent out for short holiday stay purpose. We have to be the cleaner ourself and wipe of the dust on the desktop table, bed top frame, bedside table and everywhere which is very obvious!

The property is listed as 5* in booking.com, which is incorrect. Simple google search shows this as a 3* property. I have informed bookings.com team. This is more like Airbnb. 2. Pictures are misleading. Property is dirty and beds are uncomfortable. 3. Bathtub is tiny. A grown person can not sit in that bath tub. 4. Everything decent is 20+ min bus ride (note buses are frequent) 5. There's a massive gaming setup ... not sure why but it took lot of useful space 5. Kitchenette is dirty, I would not cook food there Pros: Checkin process is simple. Bus stops are 3-5 mins walk and buses are frequent There is a beautiful Shrine next to it Cons: 1. - Long (8/5): Decent accommodation - Even though it is unstaffed. There was always constant communication via bookings.com. was guided every step of the way. The elevator and shared galleries were a bit unkept.
- Josh (10/5): Easy and comfortable. - Good sized unit, discounted rate for longer stays, lots of knickknacks for air quality, and generally very quiet. I would absolutely stay here again. Not particularly close to any subway or train stations. The fridge is also a bit small.

Turns out there’s a button in the kitchen area to turn on the hot water in the bathroom. It says never to turn it off, but it was off when we arrived. Also, the room safe wasn’t operational because the batteries were dead. Finally, I didn’t appreciate the sign by the window leading to the balcony that said “No Peeping” and “Don’t open the window”.

- Krb (9/5): A cozy and quiet location next to Seimei shrine - Checking in and checking out was a breeze because there isn't a reception area. Staff were quick to answer any questions and the location is in a quiet neighborhood next to Seimei shrine. The car park is very close and there's also a bus stop in front of it! The room is spacious (perfect for up to 3 people) and the bathroom was wider than I had anticipated which was a pleasant surprise. The room was also very clean. Definitely recommend for short/weekly stays for those who don't mind using public transport to travel to the heart of Kyoto!

- Holly (7/5): Nice but I probably wouldn't pick that location again. - The room was a decent size and it was just next to a beautiful little shrine. The room had a washing machine which came in handy. Beds are VERY firm so that's either a plus or a minus. The toilet area was extremely small so if you're a larger person, it would have been tough. The location is quite a walk from anything but that seems to be most of Kyoto. You will want Google Maps to help get you there. It was more like an airbnb in that there is no front desk or any personnel to help you with anything.
