a) the check-in filling out forms when all provided at time of booking. Reception taking photos of credit cards with personal phones is risky and not standard.
b) after asking 3 times with 2 different reception staff to get the heater turned off in my room (roasting) as the controls did not work on the radiator. Nothing happened and not fixed over a couple of days
- xmastrips (10/5): Excellent stay - Stayed here for 1 night with my daughter and daughter in law for Olly Murs gig at O2. Very clean and tidy. Staff v helpful. Plenty of parking. Kettle microwave and television in situ. Thee staff on duty couldntdoo enough. Would most definitely stay again. Photos include the view from our kitchen area.
- scotthS6973MW (2/5): Genuinely shockingly bad! - Oh my God! I have never been to a worse place!! Genuinely shocked! Police on site to watch for trouble, the room visibly filthy, tramps milling around, constant shouting & swearing from outside and as for the “car park”. If you hate your car then leave it there. Even the policeman up on the first floor said “if you do have to stay here, do not leave your car round here”! Trust me please, avoid!

- Verified traveler (8/5): - Overall experience was good… wanted to get the sheets on the bed changed but the room service said since we’ve only been there one night there will do so the next day but the never did.
There was a leak from the ceiling in our room (we were in a room upstairs) and we had to put towels on the floor and the counter. Now we would have told someone but the reception was closed early for the night so we just dealt with it as this occurred on on our last night.

- P9592CZseanh (8/5): Personally I think this a great place to stay, as it clearly states these are budget apartments - I honestly don’t know what people expect for the prices TLK charge, yes there may be a few things wrong due to past guests not respecting the apartments, what do you expect them to do replace everything that shows wear ! The main things that matter are all very good in my opinion, beds are very comfy and clean, bathroom and kitchen area were spotless, to have a fridge/microwave etc for the price you pay is fantastic value to me, and contacting them over WhatsApp is simple if you have any problems and they answer extremely quickly so another plus there, but anyone who isn’t happy please feel free to stay at the Premier inn or similar places around and pay 2 or 3 times as much (for far less) ! Well done TLK i think you are doing a great job 👍
- Tourist60328348701 (4/5): Grim motel with misleading pictures - The 'hotel' was grubby and stank of smoke. Had we not been on the top floor we would have left. The carpet hasn't even had a casual hoover, crumbs and the back of an earring in the middle of the floor, sticky spots and just plain dirty. The walls in the bathroom were grim. There was one bowl, one spoon in a room for up to 3 people. We asked for a bowl and didn't get one. It is right next to a bar so one of the nights there was thumping music until gone 11. The floor was also super creaky so I pity our downstairs neighbours.
Positives, the kettle and fridge worked, there was decent hot water.

No refunds were given so we lost the whole cost of our stay.
We heard later that it was in a very rough location.

It’s a total fraud the photos shown on the websites are totally deluded it’s not modern it uses the most low quality materials and worst of all it’s filthy! The carpet was totally dirty stained with burned marks of cigarette! I booked a non smoking room and was given a room with an intense smell of cigarettes! Just disgusting I have requested the reception to give me another room and they respond they were fully booked . I had to find another place last minute had to pay loads of money for that because it was last minute requested refund and the manager only replied 2 days later saying that refund was impossible as I had booked a non refundable policy! Please stay away of these place !!!the manager only cares about money and zero care about the customers

- Rob (6/5): You get what you pay for - Decent price for London and nice big room. would have been better with more tea and coffee provided as we soon used up all the milk with 3 of us sharing. first morning there was no hot water but fixed for the second day so I assume it was a temporary issue, the rest of the bathroom was fine. No air con but again it wasn't advertised so cant complain. Sheets were clean, bed was comfy and pillows also comfy. Decor needs redoing in some places and a decent sized wardrobe would be good. For the price it ticked the boxes but its not a place i would go to impress - simply as a cheap and relatively clean (bedding and towels seemed clean - not so sure about the carpet) place to get some sleep
- OlatunjiO5 (2/5): Poor service - I stayed at their studio apartment in Beckenham Junction, No stove as advertised had to complain before they sent me one ,but the space was too small and no fan,the alarm was triggered, it took 40 minutes before that was turned off.The apartment also didn't have an iron,when they managed to send one it was a mini iron that looked like a toy. In all this no compensation!Terrible!

The room looks nothing like the pictures. It's dark , dingy and dirty. It was the grubbiest hotel i have ever stayed in. We would have complained but we were only staying one night and were in a rush to get to the concert so we decided to leave it.
The problem didn't stop by the time we left.
Unfortunately I left a couple of items in my room to which I phoned the hotel straight away once I realised I had left then in the room.
After calling numerous times, I was told that nothing had been found by housekeeping.. so this leads me to believe they were stolen. Stay very clear from this dump.
- akaBAS (10/5): Does exactly what it says on the tin - A very friendly and efficient welcome, very clean and spacious room, bed was comfortable and slept well with no outside noise. A good location for what I needed. Shower good with good pressure and hot-bathroom could do with a blind. Would stay again definitely if I was in the area.

- CrystalMcCullough (2/5): Do not Stay Here!!!!!!! - I made the mistake of not checking trip advisor before booking and went by the online booking site's pictures.
I asked for a ground floor room and was given one on the 3 floor and no lift.
The bed was awful, would have been more comfortable sleeping on the floor. As i was leaving the next day i seen loads of old beds in the carpark that looked more comfortable than the one in my room.
The microwave was very dirty. Plus the bathroom wasn't cleaned properly with hairs and bits of wrapper.
The floor tiles in the bathroom were lifting up from the floor.
Also on the booking.com listing it said large tv with netflix capability. however that was not the case in my room.
feel duped as i paid for a deluxe room, dread to think what a normal one must be like.
Please don't stay here!
- jorussell2 (2/5): Absolute dump of a 'hotel' - The room I was allocated did NOT look like the photos on the booking.com website or indeed their own. It was an absolute pit. I complained that evening when I arrived, the place was fully booked. I was due to stay 2 nights but only stayed one. The staff are lovely but the room was nothing like it was portrayed. No lovely bedding, no hairdryer, no hob, rotting corner of the bathroom, some funky stains on the paintwork in the bathroom, dirty paintwork in the rest of the room, clock not working and no one had bothered to change the battery, only accessible plug was next to fridge and microwave. The noise coming from upstairs - creaking floorboards and voices audible over my tv.
I wouldn't stay here again if you paid me. Totally misrepresented, I will upload my photos to show the room I had.
- mariacE708SO (2/5): Stay here at your peril!!! - I really wish I had read the reviews before booking this hotel. We had booked to stay here for 2 nights as I was attending my best friends funeral of 49years. On arrival we entered the first room to find blood stained sheets and dirty foot marks. Coffee/Tea marks spilled down the walls, rubbish on floor, dirty and cobwebbed windows and brown marks under the toilet seat (I will leave you to decide what that was!!!). We complained to the receptionist who then offered us another room which on opening the door a foul stench of urine and smoke hit you in the face. We refused to stay there and I asked for my money back only to be told I had to take it up with head office who have refused to refund me. We even had photo evidence to support our claims but still they refused. We had to then find another hotel at short notice. Thank god for Premier Inn. DO NOT STAY AT THIS HOTEL ITS DISGUSTING!!!
- KJH1266 (2/5): No room, No service, No Manager - TLK No Good! - We were booked in, we had been charged for the room and because we were going to be late arriving we had checked in online. When we arrived just before midnight we were told there was no room and we could not have a refund until the following day. The member of staff on duty needed a bit of prompting but eventually tried to help, he was reluctant to call the manager but as we explained this is the sorted of thing that duty managers are there to deal with. He made three attempts to phone the duty manager and got no reply. We felt a bit sorry for him sat there on his own late at night dealing with angry customers with no back up from the people he worked for. It is not unreasonable to expect the room we had booked to be available and if not then something more than a couple of phone calls to a number that clearly states when you call it that the number is not currently in service. If TLK cared about it's customers it would have booked us into another local hotel and picked up the difference in cost between what we had paid and what the alternative cost. All of their attempts to blame it on the online booking platform were not true as they had processed the payment and allowed us to book in online. Then to refuse to provide us with an instant refund proved that they really didn't give a damn. My advice is stay well away from this company.
- 796debbiec (2/5): Don't stay here!! - Why oh why didn't I read the reviews here earlier, I could have spared myself the worst 'hotel' experience of my life.
I share the experience that other people have already noted here - dirty rooms, very dodgy and suspect surroundings and the most incredible noise all through the night. Not because other guests were noisy, but because the building itself is so noisy and creaky...the noise from the creaky floorboards in the room above was unbelievable.
I had booked and prepaid for 5 nights. After three I couldn't stand it any longer but the management refused to give me a refund. Rubbish place, rubbish customer relations. Hope it gets shut down soon to save other people wasting their money.
Shame the review score can't go below 1...even a zero would be too high

I was later charged for the items which were already damaged! They automatically charged my credit card, which on this occasion was not the payment card!
Other guests really noisy in middle of night. Drunken scuffles outside my unlockable door. Cutlery dirty
- sr273 (2/5): A chore from beginning to end - I wanted a room for one night in Beckenham. When booking, the system messed up and charged me three times over, instead of just the one night I'd booked. TLK claimed only one of the extra charges was a mistake, and refunded me, but refused to accept responsibility for the additional overpayment. They offered to upgrade me to a better room instead; I'd have rather had my money back, and am not remotely convinced that my dingy room suffused with the smell of cannabis exactly constitutes an upgrade. When trying to check in, I didn't receive my check-in details by 4pm as promised, and was instead stuck wandering about on a rainy street trying to get in touch with TLK to be let in. In summary, my money was taken without permission and I was "compensated" with an atrociously poor experience.
- lanat645 (2/5): Please do not stay here for your own good! - Disgusting, mouldy, and smoke stained walls. Dangerous black mould in the shower. No headboards on bed and faulty plug sockets. Front door was smashed along with holes in the walls. If that wasn’t bad enough, power was out for over half an hour in multiple rooms. Very little apology and no refunds from the company, did not get to speak to a manager about our complaint as we were promised. Looks nothing like the pictures and completely unsafe, especially for staying with children. Disgusted with this place.
- Melanie (2/5): Will not stay again - I would like to give 2 ratings. The lady on reception was excellent. Very helpful and friendly.
However the apartment was shabby, had a distinct smell of damp, the sheet on the bed didn’t even cover the mattress meaning you were partially sleeping on a bare mattress & the pillows were made of cotton candy and disintegrated upon contact with your head. The man on reception in the evening was extremely unhelpful and couldn’t provide an additional bed sheet or pillows. The apartment was also very shabby, threadbare carpet exposing gripper rods, broken bedside lamps and insufficient crockery and cutlery for 2 guests.

I had a phone call from Karen a couple of hours before checking in to say they couldn’t accommodate us due to a maintenance problem. No other help and just I’m sorry!! If she had of said I am sorry but I have found something else for you it might not have been so bad
- Cameron (10/5): In need of some improvements - Friendly and helpful staff at reception. Room was clean but overall condition of the room was poor and noise was a problem - on the plus side free private parking was available. The issues for improvement were loose and smashed tiles on kitchenette floor, noise from comb boiler in room every time neighbouring rooms used hot water, noisy road outside due to single glazed window, noisy fridge which we just switched off overnight and back on before leaving, neighbouring rooms were very noisy and some sound proofing needs to be considered - the people weren’t noisy, just the fact you could hear everything they said and their TV. We just wanted a bed for the night to attend an nearby event and we slept OK once the neighbouring rooms and traffic quietened down after midnight.

- BEING-REAL-BOB (2/5): DO NOT STAY HERE!!! - It’s worth noting I rarely write reviews, I’m far too busy. I have been many places in the world and probably only ever written 2-3 reviews. But since I’ve not been able to sleep in this place I’m going to write this one.
I would only ever write a review for something amazing or something so bad people need to know! If you read the title of this review you’ll know what side this falls on!
Firstly, this doesn’t feel like a conventional hotel it’s more of an American motel vibe, even the layout. It’s tucked away in a bit of a sketchy area and there are a few sketchy characters floating around the place.
I’m from a much rougher place than this so this doesn’t bother me but if you have a family and kids I would say avoid at all costs.
Fairly sure there is brothel activity taking place here along with a few drug users also. Speaking to local uber drivers they also confirmed this and said they've dropped and picked up lots of dodgy people from here.
I can tolerate the area and the characters but what I won’t tolerate is possibly the WORST room and nights sleep I’ve ever had!
The room was 202. It has a boiler in it that makes noise all night! The only way I could describe it is as if there was a monster in the corner breathing heavily all night! Or for home alone fans the scary furnace in the Mcallisters basement!
Then you have the fridge which might as will be a big box of crickets! Buzz buzz buzz all night!
The windows are crappy and not double glazed. This accommodation is next to a busy road and a train bridge so you hear cars all day and night.
You can also hear everything! Floorboards above were sooooo creaky and the walls must beard of water crackers as I could hear someone above snoring all night!! It’s worth noting the person above wasn’t being loud by nature they were just walking around their room but below I could hear it all!
The room and building itself I guess was made about ten years ago where it probably looked good. However I would wage that since the day this place was built there’s been noooooo maintenance done to it.
I have cracked tiles on the floor, chipped paint everywhere, broken soap dispenser and just generally run down decor. It’s odd because you can see the owners tried to do modern designs but just haven’t looked after it so it looks shabby.
Whoever the owners are, you need to do some maintenance! You would surprised what you could do here with a few antibacterial wipes and a lick of paint.
Also who are your cleaners..... eermm let me guess nobody! Literally things lie dirty surfaces and hair in the shower are amateur things! Get yourself some real cleaners and perhaps actually do an inspection yourself.....
I read other reviews and agree it does sound like a herd of elephants running around the place and if you want to sleep do NOT come here!!
The staff member I met was polite. She politely told me that there was no other rooms free even though I could see other rooms free when I asked to change rooms. At least she done it politely although I suspect she didn’t want to bother as she was clocking off in 5 minutes.
Radiators don’t work which I’m guessing they know as there was a blow heater on the floor to heat the room if needs be, as if I need to add another element of sound to this room! I basically formed a 5 piece band using the utilities provided in the room!
My advice is they use this room as a staff room or storage room as it’s not suitable for any guest.

Drinking beer swearing and burping on the balcony above me . As a female staying away on her own this is quite intemadating . Was adviced by the man at the desk to stay in once the gates were locked at 9 . Was boiling hot and couldn’t open my window as being on ground floor . No fan .
Then the pub next door started playing really loud music till midnight and this backed onto my room . Never stay there again

No hairdryer and little space to store clothes. Enough room in closet to hang 5 items. Not air conditioned and next to the main high speed railway into London divert noisy.

- Filip (8/5): Perfect place for short stay :-) - Very nice staff that welcomed us. All went fast and smooth. The room is clean and nice. The building is a bit older so has some disadvantages. We only were there for a one night sleep wich is perfect in this place.

- Verified traveler (8/5): - Pros: Given the price paid, the property was adequate for me and my partner's 2 night stay. The room and bedding were clean, no issues with bathroom facilities. Staff were friendly and accommodating.
Cons: There was an issue with our entrance card and lock on our room door, but this was resolved by moving us into a different room. Also, the walls are not as soundproofed as one would like. The bathrooms would benefit from some general maintenance, as there was some discolouration of the wall paint and missing/broken floor grouting.
If you wish to spend closer to the £100 mark, rather than £200, for a 2 night stay, I would recommend TKL apartments and hotel.

- Verified traveler (4/5): Die Wände haben Ohren! - Leider hat uns das Hotel sehr enttäuscht. Das lag nicht etwa an dem Personal, das wirklich sehr freundlich und zuvorkommend war. Vielmehr war unser Zimmer seit längerem wohl schon nicht mehr geputzt worden (überall Haare und Staub im Bad), und die Wände waren so dünn, dass man nicht nur die Gespräche der Nachbarn direkt nebenan, sondern auch der Gäste in den Zimmern gegenüber und über uns unfreiwillig mithören musste.
Leider nicht empfehlenswert!

- Tyrus (2/5): Worst hotel experience of my life - I have stayed in many hotels including Baghdad and Kabul and this is without doubt the worst the walls are made of paper you can hear everything that’s going on including in the pub next door with music pumping through the floor when I arrived the reception was closed and the receptionist was cleaning the rooms also the Internet was not working for two days and hotel itself is being refurbished to the point that looks like a building site and guests are expected to cope with this as though it’s normal and the surrounding area is A horrendous place incidentally the free parking is like a waste tip in the vicinity of the hotel which everybody uses and you can’t always get a space
- Jade (2/5): Don't waste your money! - So I booked a stay for 3 nights costing almost £150 , I liked the fact I could check in later , it stated from 4pm until 3am.. I got a phone call on the day around 5.30 saying I would need to pick up my key from the pub next door as there's no-one I'm reception past 6.. so I did that.. I was given two codes ( balcony and front door ). The room itself was pleasant enough. Now.. the building was absolutely terrible.. we actually had hotel staff above us and we didn't get any sleep u til gone 4am.. because the people above were so loud , it sounded like they was dropping things on the floor.. also sounded like some kind of disagreement as we could here violent knocking at the front door.. any how we was out all day Saturday.. Sunday morning we was awoke by a church party directly beneath our room.. drum kit.. microphone singing the lot.. the room was shaking.. there was NO warning that this event was happening before booking or even after. It went on for around 4 houres. In this time our room was not cleaned.. towels changed ..or bins changed .. 3days may not seem alot of days but rubbish etc does pile up. I didn't see the owner or anyone at reception until we checked out. The location itself was extremely rough.. it's situated next to a pub and there is ALOT of youths sitting around the hotel. Honestly I'm so angry that this place can call itself a hotel .. I've come back home more tired than I left. If the money hadn't been taken at booking I would of walked in and left.
- P (2/5): Bad Neighborhood - Upon arriving at the hotel late at night you had to pass amongst hordes of youths loitering around the hotel and nearby shops, the experience was very uncomfortable and intimidating. In order to gain access to the hotel, you have to walk around the Mary Rose Pub/Hotel and pass through more youths loitering at the rear and enter a pin code on badly vandalized door to gain access to a rundown staircase, then enter a pin code on another door that wasn’t very secure. Then you use a swipe card to access your room. The first room was noisy from the music from the Mary Rose pub and a disturbance with the youths outside, plus the corridor light could be through the glass above the door, therefore we were transferred to the other side of the hotel. The second room was cold, the shower room is only suitable for a so im guests under 5’6” tall, several liters of water would be wasted until the hot water came through, during the night the radiators will gurgle, the water tank had a constant water dripping noise in the adjoining the cupboard, the walls a thin because we could hear a guest snoring and the room vibrates every time a train passes over the bridge next to the hotel.
