- Aurora (4/5): - Siamo arrivati la mattina presto e inizialmente non trovavano la nostra prenotazione, ma poi si sono fatti perdonare perché ci hanno dato la camera prima dell'orario del normale check-in. La camera che ci hanno non era ottimale: dall'esterno proveniva un sacco di rumore e nel bagno la doccia era in una posizione parecchio scomoda e il lavandino perdeva da sotto. La cosa migliore è che nelle aree comuni si possono trovare caffè solubile e acqua calda per farsi il caffè in autonomia, anche se nessuno delle ragazze ce l'ha detto. Il personale dovrebbe essere più attento perché spesso capita che non ci sia nessuno in reception e la camera non ci è stata mai pulita nonostante mettessimo il cartello per richiedere le pulizie.
- Joanne (6/5): - It’s a 1 star hotel so you get what you pay for but I will say the room was a good size, it was cleaned everyday with new towels and a new toilet roll everyday. The shower was hot and there was plenty of water. It’s in a great location to explore the old city with plenty of places to eat and drink and of course Wats to visit.
Downside was the landing lights were on all night with very thin curtains and none of the ceiling lights worked so only had 1 lamp for light.

Room with windows on both side, bright and good ventilation, even fan not turned on.
Easy access to most attractions inside the old city.
Stable hot/warm shower after day of visit then get into the big bed with comfy pillows.

- Desiree2908 (8/5): Better than expected - Good rooms compared to the price we paid (about eight euros at booking.com). Bed was fine, room was clean. Staff was friendly. Hotel is situated in the square of Chiang Mai city and only a 10-15 minute drive from the airport.
- Sarahstar26 (4/5): Ok stay - We stayed here for 1 night as a cheap stopover. We stayed in a double fan room. I would definitely recommend getting A/C as it was very hot and humid in the room plus the fan was broke and wouldn't stay in one position which didn't help. We stayed on the bottom floor which can get quite loud as the lounge was right outside. Good location and friendly staff.
- Departure26014338116 (8/5): Cozy room, friendly staff, Good rate - I stayed my two nights in Chiang Mai at Ampawan without any hesitation because of its unique points, which are nice room, friendly staff and very good rate. It was more than my expectation. Its location is just right in the old city of Chiang Mai. You can enjoy walking, shopping, drinking, eating nearby the Ampawan. There was fantastic that it is located in a quiet lane where has got delicious organic restaurant. I even met two old friends there accidentally. They rent a room for a month to complete their yoga training course. They were happy, too.

Minuses - generally, the building need renovation, no soap in the bathroom, old bed, very poor patio voor the guests, no check in or out between 8pm and 8am. Very bad Internet connection.
- jakeb911 (6/5): Cheap and cheerful - It does the job as a cheap little guesthouse, it was nice and clean, though very hot and humid at night so we ended up moving from a fan room to one with A/C, worth the extra 200B a night to actually be able to sleep. In a very good location, close to East gate and major sights, dosent do breakfast or food. Felt sorry for the girl who worked/owned the place as we were her only guests and she looked bored a lot of the time

the place itself is super tiny, it is hard to notice it especially when it is next to a fancy hotel. Tiny as it is, it has free hot water, books, clean rooms, a cozy common area to chill, friendly staff, above all, 250b for a fan room for two pax and cool and sleepable for the night! How difficult to find a price like this!
The thing is, there's no staffs at night, so you lock the main gate yourself. Anyway it is a safe place there.

- geminigal7601 (6/5): Nice location, but leaky sink - Location of guesthouse is fairly strategic, very near Thapae gate and on Sundays, you can even walk to get to the Sunday Walking Night Market.
Room with fan was spacious with king size bed. No problems there. As it was December (winter season), the fan alone was more than cold enough.
Only complaint is the sink toilet which was not connected to the floor so everytime you wash your hands or brush your teeth, everything just splashes on the floor! (Totally defeats purpose of a sink imo). We asked to change rooms but receptionist said that all the rooms are occupied.
All in all, for its rate I guess that's what you get. Not too bad if you can bear with a leaky sink.
- high_society_hobo (10/5): Great place! Will return - Ampawan is a lovely simple little guesthouse perfectly located down a quiet street in the Old City. It's near Tha Phae Gate, just off the Walking Street (Sunday night market) and there are a handful of wonderful little restaurants nearby, along with a cooking school just across the street. $9/night will get you a spacious double room with fan (no AC). Don't pay attention to these other reviews saying complaining of dogs barking (yes, there are a few nearby that do) or dirty bathrooms. If you're in a fan room of course you're going to hear that stuff and most fan rooms will have windows open so of course some bugs will get into the bathroom. If you can't handle that, go pay $150/night to say at Le Meridien.
- Hardrockcorp (4/5): Nightly concert of barking dogs - It's a real dog fest at night. The two rooms I had each had fans so the dog barking was loud and clear. A/C would have helped but was not needed other than drown out the dogs.
Security is a little iffy: my first room had the door knob falling off and a hotel employee (I think) opened the door and started to come in one afternoon while I was taking a siesta. No knock, just entry.
I booked a different room and before I got back from an outing, hotel staff moved all of my stuff to new room even though previous room had no upcoming occupancy.
Great area near the gate to old city. Every other building in the many narrow alleys is a hotel, so there is a lot to choose from. Feels like a generally safe area and is fun to stay near as there is just so many tiny restaurants, massage joints and cooking schools.
Room was clean, wifi worked and both rooms had hot water.
- deblizard (4/5): very uncomfortable - We booked 4 nights online at Ampawan and paid in full because it was high season and everything was booking up quickly. that was our first mistake...
The bathroom was really dirty and full of mosquitos, our room was loud as it was the first room, right next to reception, so the loud tv, people talking outside the room, and the gate opening and banging closed as people enter all night didn't make for the best sleeping conditions. worst of it was the pillows which where very high and rock hard! we found ourselves making our own pillows out of clothes at 2am because our necks were hurting so much already. speaking to other families staying there at the same time, all the pillows are the same.
I guess it isn't the worst place to stay, but bring your own pillow! that's for sure.
we ended up swallowing the cost for the remaining 2 nights and left for a hotel as soon as we found an available one.
I'd suggest looking for a guesthouse just outside the old city- everything is so close that it takes minutes to walk and there are a lot of guesthouses if you can walk the extra 5-10 minutes.

- Isabelistraveling (2/5): Bed bugs and no full refund when we realized an hour after checkin - I am very disappointed to have to write such a review for a guesthouse I stayed at many times over the last year. I work in Bangkok and came to stay at this guesthouse for 5 weekends in the last year. Every other time, we enjoyed our stay and value for money. We had ants in the bed and bathroom on several occasions and the water pressure wasn't the best. But for 400 baht it was no big deal.
Today I went again with a friend expecting the same good deal as usual. Although after taking an hour nap in the afternoon we were woken up by bugs crawling on our pillows and mattress. We saw about 15 of them and they were also under the pillow case and the bed sheets. The bugs had just bit us so they were full of blood. We immediately packed our stuff and left the room. The usual English speaking staff wasn't at the desk so we waited a few minutes. An old man who lives on the second floor came to talk to us. His English was very basic but he seems to understand enough to call the staff that we booked with. Even though he was told on the phone that we paid 400 baht (we can understand some Thai), he wanted to give us back half our money back but it was unacceptable for us as we were probably leaving with bedbugs in our clothes and bedbug bites all over us. In the end he only refunded 300 baht after arguing for a few minutes. He never apologized or anything. We won't be back and will warn my friends who usually stay there too. It's a shame because I use to love this guesthouse.

My boyfriend an me travelled in december 2012 to thailand. We are a backpackers who try to get clean and safe budget guesthouses without reservation/on the fly. Fan-rooms are prefered because you will get used to the climate faster (and it's cheaper). We travel with sleeping bags, locks, powerstrip, toiletpaper, towels etc. so we will not shun a guesthouse if you get no free soap there.
Review:
We were searching in the evening for a good guesthouse and what a surprise we couldn't find a good one so we were just wandering around to check were to search the next day at 11 a.m. and came to this part of the town. We had choosen a nearby one but there was a problem with the checkin so we came to the Ampawan. We were lucky because there were rooms available. The guesthouse itself was very clean, we had a room on the first floor with a huge bed and a privat bathroom with hot water for 300B. You could apply your own look to the door. It really was comfy there and we stayed 3 nights. We got towels and toilett paper if I remember correctly.
The main problem was the noise: there were only these jalousie windows which will nor prevent you from hearing everything in the guesthouse nor from everyone hearing what you are doing.
But except this fact we really enjoyed staying here. There was free wifi, the staff was friendly, there was a fridge and for a small amount of money you got tea and coffee. Also there was enough space to sit and space out.
I attendet one of the cooking courses in the Baan Thai just next door. I didn't now that you can get discount if you book via the guesthouse (800B instead of 900B).
Resume:
Because of the windows it was a bit noisy there but we really enjoyed staying there.
- RicardoHos1978 (8/5): Very good value but a little noisy - Smaller rooms than the Anong House next door but it's cheaper at 400baht a night. It's noisier too as the sound seems to carry horizontally and vertically, but if you switch on the aircon you don't hear much. It's a very good cheap base right in the centre of Chiang Mai. For 400 baht I really cannot complain.
- HamishW375 (8/5): Basic, clean, friendly, central - a little english is spoken, male owner is quite proficient and friendly. Beds are as firm as everywhere else but the pillows were comfortable. Very good prices also. Location wise it is a few minutes from everywhere central and about 100m from sunday's walking street (a massive market)
