Self check in process was very easy. Location was good as it was close to the town. Parking spaces were a bit tight, and erratic parking by some patrons made it a bit difficult to manoeuvre in and out.

- Katie (9/5): Effortless!! Was exactly what we needed as a quick, quiet & clean place to stay while we travel around England. - Really easy to find. Car parking was great and could see car from the room which gave us peace of mind. Comfortable room with clean bathroom.

Kitchen areas area well equipped. Debbie, the owner,provided excellent communications and support. Very close to town and around 20 min walk to Birkdale where there are nice restaurants and a couple of pubs and bars.

- sharon (10/5): Weekend away. X - Everything was spot on, walking distance to Lord Street. Lots of room for parking. Nothing not too like.

- Tim (7/5): Convenient, comfortable, clean! - The hotel was clean and comfortable. The bathroom and shower were spotless. The hotel is also in a good position, only five minutes walk from Lord Street and a little further to King's Garden and the beach. It looked a little scruffy from the outside. It seemed work was being done to the carpark, but we easily found a space and we weren't bothered by the look from the outside as it was so nice inside. The owners were also most helpful when I contacted them about dropping the car off early. As it happened, we were able to check in straight away. The Wifi didn't work on either of our phones, which wasn't a big deal but a bit frustrating. Our room was also up three flights of stairs, which wasn't a problem for me (I enjoy the exercise!) but some potential guests might need to consider that. I did think it was a little overpriced. Mind you, I suppose as we stayed on a Saturday night in August, maybe that was to be expected.

- Mspotter11 (9/5): A great place to stay. - On the day of arrival, we had a text message advising the code for the door, the room number, where our room was located and WiFi password. On arrival, there was plenty of parking, although some spaces were quite tight and some people's parking was not the greatest. The hotel was lovely and welcoming. Our room was clean and spacious. The hotel is perfectly situated just outside of town, only a few minutes walk away. We did not experience any noise. The facilities are great.Even though we did not meet the owners , we were given phone numbers should we have needed to contact them.We would definitely recommend and will return. Our room could have done with lamps or side lights by the bed along with more plug sockets. Coat hooks on the door would have been helpful as there weren't any in the bathroom to hang towels.

- Jon (6/5): Quite a strange place to stay. - Location very close to town and the railway station, the seafront a little further to walk but that didn't bother me. It just all seemed a bit strange. I have no idea who the other "guests" were, they just seemed to be loitering around in the hallway, in the kitchen area and on the terrace. They weren't exactly threatening, but the atmosphere was a bit strange. Leaving food in a shared fridge in a communal kitchen felt a bit like being back in college, or something.

My only thing was it would have been good to have bedside lamps so you didn't need to get out of bed to switch the light off and to make it more comfortable to read a book, without needing the bright main light on.

Everything was perfect, by far the nicest and cleanest accommodation we have ever stayed in. Facilities are outstanding. The shared kitchen was amazing, and we wanted for nothing. The most comfortable bed we have slept in away from home,comfy pillows. Sofas in lounge great. Bathroom outstanding, plenty of nice white fluffy towels, perfect location is so handy for all our needs, great pubs and eating establishments within easy walking distance,fantastic shops and supermarkets nearby by. Owners are the most friendly and accommodating couple you could wish to meet nothing too much trouble, not that we had any issues, but I am sure if we did, they'd have dealt with them promptly. Can't wait to be back in August

- Karen (10/5): Exceptional - Stayed here for 3 nights for new year and it's a lovely clean hotel in a great location, close to all shops, bars and restaurants. Rooms are very nice with lovely clean bedding and towels, added bonus was the communal kitchen with several cookers, fridges and cupboards and a dining room, all spotlessly clean. Plenty of free parking spaces available. Communication with the owners was great and they were on hand for anything required. Although this is a fairly large hotel it was lovely and quiet and we would definitely stay here again. Shower wasn't very hot and bathroom had a bit of drainage smell but our friends in a different room said theirs was fine so probably just our room as we were at the end. Lighting wasn't great just a bit too dull. Suggestion only: could do with a few hooks for coats and towels, a bit more shelving, a set of draws and maybe bedside lamps. Not complaining though as I would still stay here again.

The decoration is right up my street and the parking was available. Location and price were fantastic. I was travelling for work, but will return with my partner. The hotel people were easy to get a hold of and great communicators. My ONLY niggle is in my room, there was no switch by the bed so no lamp.
