Set in the original farmhouse, there is an inglenook fireplace with a wood burning stove. Oak beams feature throughout and the bathroom has a cast iron bath. Located upstairs, each bedroom has its own vanity sink unit and a double and single bed. There is a covered patio dining area and a large balcony overlooking the trout pond. - Beata (5/5): It was my first property in Wales. Llangollen is a very beautiful but humble place. I wouldn’t be surprised if all prope - The property wasn’t too bad. We have had a full house to ourselves and everything what we needed was provided. It was located in such beautiful town Llangollen and we loved to look at the view from the windows or from the outside veranda. The property unfortunately wasn’t clean, neither it wasn’t looked after. It looked like no one was there before us for very long time. It wasn’t exactly as presented in the photos and we have been very surprised when arrived and opened the door. The prize for the stay also was too high in my opinion for the standard given. For the same prize I could have a wooden hut with hot tube and barbecue area with definitely much higher quality and standard of facilities. The light bulb didn’t work well especially in the kitchen and near the fireplace. Also the heating was set too high despite the controller which has been used manually by myself. It was always way too hot or really cold if not heated.

The property was well stocked with milk, tea and coffee, kitchen towel and loo rolls.
Though tired, the bathroom is lovely and there was plenty of hot water. The property wasn’t easy to find, there’s no signage on the road. You access the property via a steep track from a pub car park, but not even that was signposted.
The property is very tired and cleaning only superficial. The fridge needs replacing - no shelves left on the door and only one shelf remaining in main fridge area. In order to fit in milk, the salad area was inaccessible. A piece of metal had been fashioned to keep the freezer compartment shut.
The sofas are in a dreadful state, covered by throws. Likewise the mattress on the double bed has seen better days; you can feel the springs and it rolls you into the centre of the bed.
Speaking of the main bedroom, the radiator doesn’t work (something I discovered when contacting the owner). A small electric heater has been supplied but it had also seen better days and was ineffective. With regards to heating, when we arrived the radiators were all switched off and needed to be turned on individually. The property felt damp cold the first night of our stay which could have easily been remedied had the heating been switched on in advance.
It’s such a pity, this property has so much potential but it seems that the owners have given up - Satis House in Great Expectations sadly came to mind.

- Suzanne (10/5): - Waterfall behind the property was a beautiful walk...it is the water source for the property so bath water was so soft on the skin. Id recomemd bottled water to drink. Owners where lovley not living far away and happy to come out any time if needed. Open fire is so cosy. Had all we needed. Had a great time. Not a fan of the smell of cleaning products but it was clean so cant complain really. It is at the top of a very steep drive...my car couldnt make it in the wet but the pub at the bottom has a big car park and had no problems parking there and walking up. Others staying there didnt have a problem getting up.

The downs stairs carpet was very well worn and tread bare.The bed frame had screws sticking out of it. Jo is a great host we have booked 2 night stay but could make it on Friday due to an issue with the car she let us stay 2h longer. The biggest bathroom we have seen for some time. Fantastic surroundings , morning coffee on that large veranda was a highlight , kids loved it .We will be back There was nothing not too like !

Huge bathroom with an amazing shower Could do with some more signs to help find it.
We arrived at 10pm and it was quite committing to drive up the lane in the dark, and didn't find a sign for the snug until we were very close.
(the hosts had helpfully provided directions but a few more signs when you get really close would be helpful!)

The Snug is a partition of the main house and has a joining doors, the bedroom is directly over another holiday let so not ideal for a solo traveller.I was disturbed by several guests arriving after 10pm.

Refused saying " If you don't like it you can clear off now and I'll give your money back" Another time he shouted at my 86 year old husband " Get off my land or my dog will get you." Not mentioned in the advert --were the 10 or 12 wide steps leading up to the property with no hand rails Impossible for the infirm I could go on but please_____ read reviews on Trip Adviser. This property should be banned from your books

- Deborah (8/5): So good we wouldn't hesitate to go back. - Called the Snug downstairs lived up to its name. The weather was glorious and we were able to use the terrace. Upstairs was much better than we expected. The bedroom was amazing and the bathroom had both a double shower and a bath.
The owner visited us on the Saturday morning and was extremely friendly.
Wouldn't hesitate to go back. If we were being picky we could say a larger downstairs room, however, because the weather was so glorious we were able to use the outside space.

The property looks very run down and is not very welcoming. The timber decking outside is partially rotten with corroded screws sticking out. Weeds growing around the door of the property with the area at the side windows significantly overgrown. Dead leaves and other debris at the front door shows the place has not been swept for some time. Patio furniture was in poor condition. Small details, such as peeling paint on the door and window frames, the doormat in two pieces, rusty / missing screws in the door handle, do not give a positive first impesssion of the property.

- Sammie (5/5): Passable - Location Had to wait 2 hours for the TV remote as it was left in a different barn, heating on full blast, floors were dirty, have to walk through two other apartments outside space to get to yours, walls paper thin and can hear everything from neighbours which isn't ideal with a baby. You have to walk through one bedroom to get to the bathroom and other bedroom, curtains don't fit windows upstairs and again paper thin.

- Anita (8/5): Very good - Small things like replacing bulbs need to be addressed. Lighting wasn't good in the annex and all the side lamps didn't work. The sofa couch was really uncomfortable to sit on. I wouldn't want to lie on it. The main double bed also was very springy and noisy when turning over being a cheap metal frame. Didn't get much sleep. Shower handle kept coming off and the heating was on all day it was really hot and made us all feel a bit sick.
Nice but was the outdoor patio. Lovely to wake up in the morning to a cuppa on the veranda. It was nice having basic condiments and tea and coffee available even arriving with milk in the fridge.
Overall the place was lovely and some great walks surrounding it. Just needs a little updating but great value for money x

Clean Walls are really thin so if you have noisy neighbours, or even just a family staying next door, you hear everything!!! We left early as the guests next door had a large family gathering and the noise was really upsetting our dog. There are internal doors to the property next door (locked), which probably doesn't help with sound. We did let the owners know but the sound didn't get better- the owners would've liked us to contact them again but we didn't want to create a fuss and felt very awkward about this so went home early instead.

- James (9/5): great value, we loved it - this is a great property for a group with kids. we were two families and we have a great time. hide and seek heaven for the kids. the only negative really was the inability to control the temperature as the properties heating system was on a timer. the water was cold by the time I wanted to take a shower and in the morning we had to use the storage heaters to heat the living area until the heating came on around 7.30. if you get up before this make sure to let them know.

Perfect setting! - The location and surroundings are absolutely spectacular! we arrived in pitch black but on opening the bedroom window in the morning to the glorious view was amazing! arriving in pitch black was slightly disorienting and potentially a bigger/brighter sign at the bottom of the drive would have helped.

- Suzi (1/5): Dirty, in need of renovation and there’s something really miserly about not even providing salt and pepper. - Location is amazing, but you’d see it better if the windows were cleaned. Property has a washing machine. Tea, coffee and milk were provided, but the promised salt and pepper was missing. I booked via Booking.com for a three night stay. It cost £546.75. I have attempted to go through the complaint process with booking.com to get some sort of refund as this price is utterly out of whack for the standard of property.
Property is desperately in need of renovation and a deep clean. I have photos of dirty seat pads, blankets laid over stools to hide marks, filthy hand towels and lots of dust on bathroom radiators and at the bottom of sink pedestals.
Microwave is cracked and about 30 years old. Two of the burners on the hob didn’t work. Radiator was always on full because they couldn’t reach the controls behind the washing machine. We were told ‘everyone complains about that’ but granted they did then turn it off on the last day of our stay.
The photos online are misleading - they are of multiple properties next to each other. The Annexe, where we stayed, has different sofas since the photo was taken, now it’s an old fold down bed with patchy vinyl, covered in a cream throw, placed opposite a small sofa and both perpendicular to the tv. It’s very uncomfortable to sit on and not super convivial.
If you are staying in the Annexe, be warned that it’s a very odd conversion. The second upstairs bedroom is accessible only via the main bedroom. Something worth considering if you were two families travelling. This conversion also means that you can literally hear every conversation if anyone is staying next door.

The property’s in a stunning location up a hill - the views are breathtaking. If you’re planning to leave the property on foot, you need to be pretty physically fit due to the location. In general, having access to a car is probably the ideal option when staying here.
The bathroom was modern, quite big, and clean.
The bedroom was a good size as well. Downstairs is “snug”, but workable.
Jo, the owner, is absolutely lovely, so welcoming and friendly. Downstairs could possibly do a with a bit of a facelift, but we had no issues as such.
The location is stunning, but perhaps a little awkward unless you have access to a car.

- Dawn (8/5): Good base for our weekend of kayaking on the river Dee - Everything that you need is there The signage needs to be sorted as the sign post was laying on the floor, so it was difficult to find in the dark. Also, the heating was a bit hit and miss, but they did provide a heater for the bedroom as the radiator in there wasn't working
- Sarah (9/5): Warm, relaxing, well equipped in beautiful surroundings. - The location was beautiful. The property was perfect for our family. Comfortable, clean and with access to the garden. Coffee, tea and milk provided was a nice touch. It could do with a little maintenance but nothing too significant.

- Andy (5/5): We had a good stay, Llangollen is a lovely town and there are lots beautiful walks surrounding the property. We did not - The location was excellent and the toilet paper was good quality To be honest the property is in desperate need of modernisation/renovation
