- Zeraph (8/5): Very adequately comfortable stay with social space and friendly staff - We received a warm welcome from the host and found a spacious bright room with a comfortable huge bed and two chairs as well as a TV on the dresser and a built in wardrobe with plenty of storage. The shower took a moment to get hot but was overall good.
The shared facilities include a kitchen, where free coffee was available and a inviting lounge with access to the terrace and garden space. Overall the experience was good, it would have been even better without the little run-in with a woodlouse I had in the shower, where the showerhead holding contraption was a little loose. Nothing tremendously disruptive, but some of the spare toilet paper had moisture marks from having presumably been in the shower room for a while and the sink had a little toothpaste mark when we first arrived, which the last clean must have missed. Given it was a busy trade fair week, I assume cleaning may have been a little more cursory than usual, and this only affected the bathroom, the bedding and room felt pristine.

Our room had everything we need. The breakfast was excellent coffee orange juice toast cereal and a full English. Our bed was on the small size, only a double. With my husband being 6’4 it was a tight squeeze

It's great value for money, the rooms are spacious, clean and very comfortable. Breakfast is freshly cooked to order at a time to suit you.
Parking is secure and entry is via an electric gate.

Great breakfast and a nice friendly host.
Plenty of places for dinner a short drive in any direction. I would have liked tea making facilities in the room, but only because I am a 3am tea drinker! There were hot drinks available to help yourself to in the breakfast area, so not really a big deal.

- Kim (9/5): If I was in area again, I would re-visit, due to the friendliness, welcome, good value for money. - Breakfast was wonderful; bed was comfortable; TV was great Wifi was not the best either in the bedroom or the living room area. There had been a water leak from the shower room which had affected the adjacent woodwork in the bedroom and in the shower room. Unpainted pipes had not been covered up. The shower tray was badly cracked.

- Chris (8/5): A lovely place to stay - The location is easily displayed on maps and is close to the local village and petrol station. The breakfast is brilliant and freshly cooked to order if you want a cooked breakfast. The whole place is immaculate and furnished well with lovely outdoor space, though I visited in the winter months. Free WiFi is of good strength and facilities in the room good with a smart TV. The pillows in the room were too large and robust for me, it would be nice to have 2 different pillows to cater for different tastes. Whilst the room was comfortable it was a little awkwardly set out due to the confines of the roof space. It was fine for one or two nights but I'd rather not stay longer in that space. The sink was very tiny and I ended up splashing water over the side, but there's no way to improve this with the space allowed.
Overall, this is a lovely place to stay, but if you're staying longer upgrade to a larger room than the upstairs single.

Also it was a very good price in this location. The pub Ye Olde Saracen's Head (Balsall Common) was excellent and only at 5 minutes driving. There are also 2 good charity shops in Balsall Common.
Very friendly owner. There were no coffee/tea facilities in the room itself. However, the breakfast room was accessible at all times and all guests can use the coffee (tea) machine there for free.

The best part was the host, Jamie, who is very lovely and accommodating. The noises coming from the main street in front of the house and the train at the back were a bit loud, but I was too tired to take much notice. Also, there was a strong sewage smell in the main bathroom. Everything else was good.

For the price, a perfectly adequate b and b for one night. I would have preferred a kettle in my room rather than the communal drinks machine. Some areas of the accommodation need a lick of paint.

Tasty breakfast in the morning. A little difficult to find as there were roadworks and not much signage as to where the guesthouse was located, but I found it on Google maps.

The walls seemed quite thin, I could hear one person snoring in a room next to me, and a couple in the other room next to me talking loudly until around midnight.
The shower plughole was blocked and backed up when I had a shower, and the bathroom window wasn't secure. I looked for the host before I left for work but couldn't find him to share this information.
Overall, the room was acceptable for what I paid. It had beautiful surroundings, and the host was great on arrival.
I think it just needs a bit of a refresh.

Friendly owner who lives in a separate house at the bottom of the property. Cooked breakfast available and a coffee machine that does a pretty good hot chocolate. Only slight downside is if you are a light sleeper it's close to a train track and the airport, but personally this didn't bother me.
