The property has a small passenger elevator which can accommodate a maximum of 2 people. It is not suitable for wheelchair users. The elevator is turned off between the hours of 23:00 and 07:30 to minimize noise to guest rooms near to the elevator.
The offsite parking is free and is located on the promenade.
Breakfast is served from 07:30 until 09:30, Monday to Friday and from 08:00 until 10:00 Saturday and Sunday. Packed breakfasts are available but must be booked in advance.Please inform of your expected arrival time in advance. - Brian (8/5): Friendly, clean and welcoming guesthouse. - I just had a single room on the side of the building for one night and did not have time for breakfast as I was catching the ferry. Nevertheless, the reception I received from Justin (owner) was excellent. Very friendly and helpful, nothing was too much trouble and I would certainly consider staying there again when I am next on the island. Nothing.

Rooms were a little dated but spotlessly clean, Justin has only had the hotel for 2 months and has plans for updating which I am confident he will make happen. I would definitely stay there again. Lift is tiny, but that’s not anything that can be changed easily and is actually a quirk of the stay

- Joanne (9/5): Great location, great staff, good stay - The staff and the location were the highlight of my stay - I didn't catch his name, but the member of staff that was at the reception desk was incredibly friendly and kind, and was very knowledgeable about the area with lots of great recommendations on where to visit and where to eat. We arrived early for check in, but he allowed us to store our bags at the hotel, gave us access to the lounge and offered us hot drinks while we waited, and even rushed getting our room ready so that we could check in sooner. The location is also ideal - right on the promenade in Douglas, close to the electric railway station, and on multiple bus routes going all over the island. It's also walking distance from the steam railway station, the ferry terminal, the Manx Museum, and lots of restaurants and cafes. Also, the hotel is dog friendly, which we didn't need but I can imagine is a big bonus for some. The room wasn't huge, with a very small en suite, but was a lot more comfortable than it looked. The walls were incredibly thin, so I had a hard time sleeping due to snoring, TV noise, dogs barking, etc from surrounding rooms. I also found being placed on the third floor a little inconvenient after being busy on my feet all day, as even though there was a small old-fashioned one-man lift in the hotel, you could only fit at most two people with no bags or one person with big/lots of bags in at a time. If you're staying with family or with a large group I can imagine the fact you have to choose between many separate trips or all trawling up the stairs together would be inconvenient if you're staying on one of the higher floors, especially if you have small children. The doors in and out of the lift can also be a little heavy, and can trap bags easily and tend to slam behind you. We also opted not to have breakfast at the hotel as we found £12 per person per day to be quite an expensive price for the area, although it did smell nice and would've been convenient.
- susie (10/5): - On my arrival it was most friendly welcoming ☺️ I've been a few times and always felt comfortable as I suffer from anxiety get anxious but I don't here ,I will definitely be coming back and might try the breakfast 🙂 even stay longer it's easy to find and get to no chance getting lost and so close to tram 🚊 and horse 🐎 and carriage well handy and getting to a bus or ferry ⛴️ and back it's straight line so brilliant for everyone Hard to find what not to like maybe 🤔 just a bit lumpy one of the pillows but really can't fault my stay

- Lisa-Marie (10/5): Perfect short stay and unbelievable value for money. - I was arriving to the Isle of Man a little later than the latest check in time, stated in the information section. So I messaged to ask if I could check in later; I received a reply very quickly, to inform me that this wasn't a problem.
When I arrived, I was offered a warm greeting by the chap (I didn't note his name) and check in was quick but not rushed. I was directed to my room on the top floor via the lift (avoid this if you don't like small spaces), however, the lift is quirky and in keeping with the building. I got to my room which was a twin room, perfect for myself as I was staying alone for the night. The room was warm and welcoming with albeit, a little dated decor' but I really think this adds to the charm and personality of the building. Who wants sharp edges and a sterile stay anyway?
The following morning, I had a really good breakfast, which I had paid for the night before. Since there was only myself and one other guest having breakfast near the end of service, it was a plated service. This suited me just fine as it was all cooked fresh, to order. There was a good selection of fruit, pastries, cheese, cereal and coffee. No complaints at all, and my request of bacon with crispy fat was granted - that never happens! I ate more for breakfast than I usually eat on most days, it was that good.
Finally, I checked out and chatted with Justin about his interesting venture of taking over the hotel very recently - and in my opinion, very successfully. What a nice guy and a great service in all areas. Everything was spot on and I felt comfortable for the duration of my stay. The staff are attentive but not over the top, the bed was so comfortable, breakfast was cracking and the customer service - perfectly accomplished.
I must say, I was expecting a really basic and budget Guesthouse, given the low price of the room. I was pleasantly surprised in all areas.
Thanks again Julian and co. I look forward to staying on my next trip to the Isle of... Nothing I didn't like.

30 second walk to the beach! The breakfast wasnt great. All hot food is in self serve containers so the texture is off.
One of the days the mugs in our room were not cleaned. Rest of the week, room was cleaned fine.
Wallpaper coming off the walls a bit and some dirt in the cracks but is to be expected for a cheaper hotel.
Paid for a sea view room. Was mostly blocked by building in front of the window but the sea was visible.
No air conditioning so it got very hot at night with the warm weather.

The hosts were lovely particularly the woman, they helped with getting my travel card back from the airport after I left it there.
Breakfast was also lovely, I imagine it might be better when visiting in the summer as I think it’s a buffet. It’s a bit of a nit pick, but it would have been nice to have have been to plug my phone charger in besides the bed without to move the drawers.
