Du matin au soir, nous nous sommes sentis privilégiés de vivre au sein de cet établissement très bien entretenu. Die Unterkunft ist ruhig und privat gelegen – perfekt, um abzuschalten und die Seele baumeln zu lassen. Wer echte Entspannung abseits der vollen Party- und Strandstraßen sucht, ist hier genau richtig. Absolut empfehlenswert. Danke! 🌿🙏

• Bethan (10/5): Highlight of our trip - EVERYTHING!!! The location, the beach, the bungalow, the owners, the adorable dogs Mimi and Crossiant!!! The breakfast! It’s hard to put into words how perfect our stay was. Waking up everyday to the sound of the waves and a fresh breakfast was just dreamy. The owners were just so kind, the loveliest people. They have kayak, paddle board, inflatable, snorkels all free of charge for residents to use. We used the snorkels everyday! We also used the kayak for sunset and it was amazing!! I am a vegetarian and they helped me find restaurants in the area which accommodated my dietary requirements. The breakfast was always fresh and delivered right outside your door. The rooms are cleaned everyday and towels are replaced. We had a beach front room with a pool and it was great to have a cool down after a day at the beach. If you are thinking about booking this place, DO IT! We luckily managed to find a 3 day window as it books up so quickly for good reason! Thank you for a lovely stay and we will be back :) Nothing at all, only that we couldn’t stay longer!!

Das Jasmine & Tea House ist ein ganz besonderer Ort auf Koh Samui - Wundervolle Lage und sehr sehr liebe Besitzer, die sich sehr gut kümmern. Der kleine Pool ist toll und das Frühstück sehr gut. Man frühstückt auf der eigenen Terrasse mit Meerblick.
• John (9/5): Authentic Thai villas in quiet, peaceful Ban Tai beachfront location. - Jasmine and Tea House is a small family business owned and managed by locals Jo and Tun. There are four villas designed and built in authentic Thai style and positioned directly across the lane from a private relaxation area and beautiful Ban Tai Beach. Jo and Tun are lovely hosts assisting with booking cars, taxis, etc. They are around to assist but not intrusive. The Ban Tai area is quiet and within easy walking distance of several beach front bars and restaurants, massage, gym and a short walk to a 7/11. Breakfast was set-up on the front deck of the villa each day, next to the private plunge pool and with views to the beach. Mimi the dog added to the relaxed, family-orientated vibe. We highly recommend Jasmine and Tea House for a lovely, relaxed beachfront stay. Minor maintenance issues that could easily be fixed e.g. slow draining shower and hand basin in the bathroom; piece of fabric covering bathroom window as the blind was broken.

Über die so liebevollen Vermieter & tolle Hilfsbereitschaft, die großartige Lage am Strand mit den schönen Sonnenuntergängen und u.a. zum Fitkohcafe & Capeaway, die wunderschöne, detaillierte Einrichtung und sehr gute Sauberkeit und vieles, vieles mehr. Es ist wirklich bezaubernd! -

The only thing that we could mention is that one of the houses (the one we stayed at) has significantly less view + pool at the back of the house, instead of the front. It is a magical place in Koh Samui with the kindest, most welcoming hosts I have ever experienced. I love the rental, the bed, the pool, the breakfast, the beach, the location, having a paddleboard to use at my liesure. This was one of the most magical and spiritual experiences of my life thanks to Tum and Jo, the location and the property Nothing. Everything was perfect.

• Vera (10/5): - Wir haben uns so wohl gefühlt und würden sofort wieder kommen. Vom ersten Moment an wurden wir herzlich aufgenommen.. Der private Pool und der eigene Strandabschnitt mit Möglichkeit zum ausborgen von Schnorchelmadkem, SUP und Kajak ist toll. Der Bungalow ist super komfortabel. Das Highlight war aber eindeutig die herzliche Art der Gastgeber und das wahnsinnig leckere Frühstück. Nichts, es war alles wunderbar.

• Christian (10/5): An unforgettable honeymoon stay at a beautifully secluded yet convenient location. - We had the most incredible stay during our honeymoon at Jasmine & Tea House over Christmas — it truly exceeded all our expectations. Waking up to views of palm trees and the sea, with our own private plunge pool, was absolutely amazing. The room itself was beautiful, clean, and very spacious. The private beach area was a real highlight, with sunbeds, paddle boards, and kayaks all available to use. Tum was an excellent host — so accommodating and attentive. The breakfast setup each morning was fantastic, with delicious fresh fruit as a lovely added bonus. The property is set in a very secluded beach area, yet still conveniently located, with a couple of great restaurants and a beach bar just along the road, as well as padel within walking distance. Would highly recommend - thank you!
• Janja (10/5): A peaceful and relaxing beachfront stay🌴 - Our stay here was amazing. The location is peaceful and quiet, yet close to restaurants, and a 7-Eleven is about a 10-minute walk away. The beach is literally right next to the house, with private sun loungers, which was incredible. The host was extremely kind, helpful, and always available to give advice or help us with any questions or issues we had. We also rented a scooter through them, which made everything very easy. The breakfast was delicious. I would highly recommend this place to everyone🫶🏼 /

The rooms themselves are spacious and well appointed.great restaurants close by and the beach is right across a small road I think lane is more appropriate. Personal chairs overlooking the beach. I cannot say enough wonderful things. It is more like a bed and breakfast. You get to know the lady running it you see her everyday there are no do not disturb signs or no housekeeping signs. These things are not really a problem but nice to know.

• Sylwia (10/5): Idealne miejsce na relax. - Spokój, brak pogoni do leżaków ;-), chill. Gospodarze serce wkładają w prowadzenie domu i to czujesz będąc gościem. Bardzo polecam ludziom chcącym uciec od dzikich tłumów. Nie było takiej rzeczy. Nie ma to wpływu na ocenę ale przydałby się większy basen :-)
• Janire (8/5): Precioso lugar con peros - El lugar es increíble. El recinto son dos casas antiguas de Samui restauradas por los dueños, con un solarium delante a orillas de la playa. Cada casa está dividida en dos habitaciones. Tiene piscina privada (si te toca hacia la parte de atrás con privacidad, hacia adelante te ve todo el mundo al cruzar la carretera). Dentro de la habitación una cama grande y cómoda, un lugar de descanso, minibar y baño completo con ducha y una pequeña estantería a utilizar como armario, que no tiene. Todos los días proporcionan 2 botellas de agua frías y 2 del tiempo, y cambian las toallas y las sábanas diariamente. Hay limpiadores constantemente por el recinto. Puedes reservar desayuno con ellos pagando aparte, pero hay bares cerca para ello también, y un 7eleven. Hay un lugar para alquilar moto al lado llamado La Perle (250 bath por día) sin fianza solo por alojarte aquí, también tienen servicio de traslado al aeropuerto, pero es más barato reservar taxi en Bolt. No está para nada insonorizado, se escucha cualquier tipo de ruido. El personal es demasiado atento, se hace pesado y parece que te están controlando constantemente. La luz del baño es demasiado tenue para un baño. El alojamiento está un poco separado de todo, aunque están construyendo muchísimo por la zona así que en un futuro seguro que es más céntrico. Imprescindible alquilar moto, ya que el servicio de Grab o Bolt/Taxi es demasiado caro en esta isla, comparado con Bangkok u otros lugares.

• Lidia (7/5): Bonito pero engañoso - La casa es muy bonita y cuidada, tal cual las fotos. Dos de los 4 días que nos hospedamos tuvimos cortes de luz y agua de al menos 5 horas por la tarde. No había arena ni playa cuando estuvimos nosotros, el agua rompía contra el muro justo debajo de la zona de hamacas y no había ni medio metro de arena donde poner una toalla. Las fotos en las que se ve un conjunto de casa, relax y playa deberían ser retiradas y únicamente mostrar la casa en si misma. Para la playa tuvimos que alquilar una moto e irnos a 15 minutos de la casa.

The houses are wonderful, clean, beautiful, breakfast is served on private terrace, the place is in hotel area, very safe with entry guard, and close to beach. Nearby food, drink, massage and 7-Eleven. Host Tum helps with everything, additional wishes, everything, and also has many interesting stories about the place and neighborhood, recommends interesting shops and restaurants. • Richard (10/5): Amazing private bungalow next to a quiet yet stunning sandy beach - Amazing location, beautiful old and traditional style bungalow right next to great sandy beach, quiet area, nice restaurants nearby. Joe and the team were extremely friendly and hospitable. Very accommodating, when asking for a mosquito net for our little one, they installed one the very next day. Everything cleaned daily, little plunge pool was always a delight to use our little one and for ourselves. Not too far to 7/11 for some snacks and beers. Will be coming again!! Despite all the great reviews about the breakfast here, we were a little disappointed to learn that the kitchen was closed while we were there so we didn’t get to try the breakfast, which was a big draw for why we booked. The breakfast offered by the hotel next door was pretty average unfortunately.

• Shira (10/5): - Everything was just perfect. The owners are super attentive and nice. The pool is beautiful, the room is spacious and well decorated with wooden furniture. There are great restaurants and bars nearby and the location is calm and quiet. The breakfast served on our balcony in front of the beach was delicious.
• Christina (10/5): - Tum und ihr Mann waren sehr zuvorkommend, immer erreichbar und hilfsbereit (auch zB beim Organisieren eines Autos), das (wirklich gute) Frühstück auf die Veranda serviert zu bekommen war umwerfend (der Ausblick!), wir haben den wunderschönen Strand direkt vor der Villa sehr genossen (paradiesisch!), der Baustil der Villa ist sehr gelungen (traditionell thailändisch), alles war sauber und gepflegt, das kostenlose Kajakfahren sehr schön...ein echtes Paradies! Uns hat alles gefallen aber die Villen mit Pool Richtung Meer wären wahrscheinlich noch ein bisschen besser gewesen ;-). Wir waren trotzdem sehr happy. Kleine Anregungen: es wäre angenehm, wenn es einen Wäscheständer gäbe zum Wäsche aufhängen auf der Veranda und mehr Ablagefächer/Möglichkeiten etwas aufzuhängen. Beim Frühstück hätte die "Western Breakfast"-Option ein bisschen größer sein können. Die "Thai Breakfast" Option war optimal. Dennoch kann ich mich nur wiederholen: wir hatten es ganz wunderbar und haben jede Minute genossen :-)!

• Adrián (10/5): Fantástica experiencia - Una experiencia auténtica en una casa al estilo original de Samui. La ubicación es ideal, a unos metros de una playa increíble y en una zona muy tranquila. Pero lo que más nos gustó fue el trato de los propietarios, y sobretodo de la dueña. Nos recibieron con total amabilidad y durante nuestra estancia nos hicieron muchas recomendaciones estando siempre atentos a cualquier necesidad.

• Vanessa (10/5): Tolle Unterkunft für alle die Entspannung suchen und abseits des Trubels sein wollen 🏝️ - Die Besitzerin war super nett und freundlich. Die Unterkunft befindet sich in einer ruhigen Lage, also perfekt für alle, die Entspannung suchen. Das Meer ist traumhaft und es sind ausreichend Liegen zum entspannend vorhanden. Tum gibt auch tolle Tipps, die den Aufenthalt angenehm machen. Zum Beispiel eine Taxiapp, Lokalempfehlungen. Sie hat auch die Abholung vom Flughafen und einen Tagesausflug für uns organisiert. Das Frühstück wird einem auf die Terrasse gebracht und man kann zwischen lokalen und globalen Gerichten wählen. Wir würden sofort wieder kommen ❤️ Nichts, alles war perfekt ☺️

• philippe (10/5): Juste envie de revenir - Un séjour parfait pour terminer nos vacances, nous avons juste eu un regret, ne pas avoir réservé plus longtemps. De fait, cette adresse nous la gardons en tête pour notre prochain séjour. Les propriétaires sont d’une gentillesse et d’un empressement à répondre à vos besoins exceptionnels, la plage est magique, les bungalows très conforts avec chacun leur petite piscine ce qui est super appréciable. Pour le petit dejeuner, comme nous ne l’avions pas réservé à l’avance nous n’avons pas pu le prendre en chambre , mais nous sommes allé au restaurant juste à côté qui propose une formule buffet complet à volonté qui était parfaite. Nous espérons pouvoir revenir très vite, encore merci à nos hôtes 🙂 Peut être un peu de bruits et d.animation le soir du fait des restaurant à proximité, mais au final pas trop dérangeant

• Yuval (10/5): - This place is wonderful- beautiful room, lovely pool, amazing breakfast brought to your balcony, super close to the beach with amazing host- Tum you are the best! we were with our 5 month old baby and everything was so wonderful, we really had everything we needed. (the photos don't do this place justice, it's much much nicer) It's a quiet part of the island without many markets bars or restaurants. There are several which was more then plenty for out stay of 4 days, but if you're looking for some hustle and bustle- probably not the place, although there were some attractions nearby and Tum offered to help us set up more if we needed. For us- the quiet surroundings were just what we needed.
• Forno (9/5): Uno scorcio di autenticità - Ci sono piaciuti la tranquillità, i tramonti, la cordialità e disponibilità Jasmine e Tom, le colazioni con vista mare; ci si accorge solo quando si và via della pace che ci si lascia alle spalle. Sfortunatamente non avevamo la piscinetta fronte mare ma sul retro, cosa a mio avviso è rilevante se siete una coppia e cercate situazioni romantiche, nel mio caso cn un bimbo di 2 anni non è stato un gran problema 😅. Della 4 abitazioni 2 hanno la piscina vista mare.
• saul (10/5): Cabañas de lujo en playa paradisíaca - La Cabaña es cómoda y tiene vistas al mar. La pequeña piscina individual con vistas al mar es un lujo. La playa es de arena blanca de coral, con palmeras y la temperatura del agua es prefecta. Hay restaurantes proximos y luego, con la app que te indican en el hotel tienes precios razonables para moverte por la isla, si no quieres alquilar moto, que es nuestro caso. Tout était parfait, la taille du bungalow, de la salle de bains, la décoration, les deux terrasses (devant et derrière), le petit-déjeuner servi sur les terrasses, la gentillesse de la propriétaire, sa réactivité et ses conseils précieux (elle vous arrange tout, ce qui est très pratique). Elke dag weer schone handdoeken. Een ontbijtje op je eigen terras. Elke dag kan je kiezen wat je graag wil eten. De eigenaars zijn zo behulpzaam. Ze helpen met alles: tripjes, taxi’s, kortingscodes etc. Ik kan niks bedenken. Mocht je op zoek zijn naar party dan zit je verkeerd, maar wil je echt relaxen dan ben je hier in het paradijs.
• Willems (10/5): Amazing! - Very comfortable rooms in the traditional island samui built. The owners show great passion for keeping the island heritage alive. The accommodation is very comfortable, great beds, very clean and decorated minimalistic with great taste. The little pool outside on the deck was amazing for us and our five year old. The breakfast in the morning is just a great Luxery, eating under the palm trees overlooking the sea. We stayed in house 2, which has the most amazing views. The beach is lovely, not crowded at all with some nice beach side restaurants, and a great walk. The owners arrange everything for you for a good price, like car rental and washing. This side of the island is quit and relaxed, and away from the more commercial side. It comes with the amazing sunsets you want to see! Visiting the island attractions is easily done and fisherman's village is 10 minutes car ride away. So I would 100% prefer to stay in this little paradise than in the busy streets in town.

Sun and Joe were absolutely fantastic hosts—their attention to detail was second to none. From personalized recommendations for the best local restaurants (even with discounts), to organizing taxis, ferries, and excursions—nothing was too much trouble. While we were out paddleboarding, Sun even took some lovely photos of us, which was such a thoughtful touch. They were always available, happy to help, and truly went above and beyond every single day. It was also really special to stay in a Thai-owned resort, where the pride and love for the island was so clear. You could feel the heart that had gone into building this beautiful place. We left feeling completely relaxed and cared for. One of the sweetest touches was them bringing us Thai treats to try— local fruits and jelly cups. These were things we likely wouldn’t have tried on our own, and they were absolutely delicious. It was a lovely way to experience the local culture and made us feel even more welcome. The facilities were fantastic. The minibar was very reasonably priced, and we loved the free use of paddleboards, kayaks, beach toys for our son, snorkels, and swim shoes—they really thought of everything. The resort has private beach access with plenty of sun loungers, hammocks, and even beach entertainment like football goals. It’s the perfect place for families. Our son loved the freedom he had to move safely between rooms in this quiet, traffic-free town. We never had to worry about crowds or cars, which gave us such peace of mind. We couldn’t recommend this place more highly—an unforgettable stay. If you want a party location this is not for you. This is perfect for families, couples and anyone looking for a relaxing time.

• Anne (10/5): Unforgettable stay, hope we can return one day! - Beautiful property, loved our personal pool, breakfast on the terrace was delicious and it was so special to have it served directly to our room and to enjoy it outside in the fresh morning air. It was peaceful and near the end of a road which is not busy, which made it feel quite safe and private. We enjoyed the beach and hammocks as well but have to say that the pool was unbeatable. Nothing! The only sad part is that the area seems polluted with so much traffic on Koh Samui and the ocean water quality was not good while we were there. However this is of course not the fault of the property but rather something to consider on a visit.
• Joanne (10/5): Perfect honeymoon in paradise - We had an unforgettable honeymoon at Jasmine & Tea House, one of our favourite stays ever! Right from the beginning, Tum was amazing, she would WhatsApp me all the information I needed and provide us with photos & history of the houses & the location, it was super kind & thoughtful! The villa itself was incredible, with our own plunge pool facing the beach so we could watch the sunset from it - absolutely breathtaking! The aircon was fabulous & definitely needed due to the heat outside. Breakfast out on the patio each morning was fantastic, the food was so delicious and we loved that Mimi the dog would sit by us while we ate (she's so sweet!). There's a private area just for guests in front of the beach where you could relax in hammocks & it's so quiet & peaceful. You're only a minute away from the beachfront - incredible! We also loved going to Mimosa Stars (less than a minute away) for food & drink, the staff there are also incredibly friendly ☺️ Unfortunately there was a storm while we were there which knocked out the power for 1 night but this didn't bother us really - once again Tum was truly helpful & provided us with a handheld fan & light, she always checked in to make sure we were okay ☺️ I can't say enough about how fantastic this place is, we really hope to be back one day as we loved it so much 💗 Thank you Tum!! Nothing, it was honestly perfect

So beautifully designed and well thought out. The private pool was the icing on the cake. Having breakfast while looking out to sea was a real treat. Tum is an incredible host. So helpful and kind. Classic Thai hospitality at its finest. I loved being told about old Samui and shown around her old family home that’s being done up so wonderfully. Utterly faultless. Nothing. It’s incredible.
• Donatella (10/5): Exceptional - This place is a true hidden gem of accommodation, located on one of Samui’s more secluded and beautiful beaches — Ban Tai Beach. The private pool opening directly from the bathroom is incredibly convenient. We just wish it had been clearer on the booking site which accommodation types have pools facing the sea — we probably would have chosen that option. The accommodation is beautifully and spotless, with daily cleaning of both the pool and the rooms. Our host was absolutely wonderful and helpful, sharing lots of recommendations as well as interesting stories about the house and the local area. Breakfast was amazing. We also really appreciated the snorkeling gear and water shoes — they were super useful. -

We would like to start by highlighting the excellent communication with the owners. We stayed during the monsoon season, and when we arrived, the power went out. The owners took great care of us by bringing candles, offering us a coconut as a welcome gift, and introducing us to all the attractions and restaurants in the area. Additionally, they shared the history of their family and home, sent us numerous photos of the surroundings, and ensured daily that we were not missing anything and that everything was in order. They are wonderful, warm, and sincere people who treat you like family rather than guests. As for the bungalow itself, the place is very neat and impeccably clean, with daily cleaning services, fresh towels, hot and cold water, and soft slippers provided. Every morning, the owners served breakfast on the terrace, offering a variety of menu options. The choices included different styles of eggs, fruits, oatmeal, or local dishes such as fish, curry, and fried meat. We tried everything, and the local Thai breakfast served in a coconut bowl was especially delicious and unforgettable. A bowl of fresh fruit every day was also a delightful touch. Each bungalow has its own private pool, which provided a perfect place to relax after a day of sightseeing or sunbathing. The bed and pillows were soft and comfortable, and I haven't slept so well in a long time—a testament to the high-quality mattress. The interior décor features dark wood and natural colors, giving the space a lovely nautical style with an elegant touch. The neighborhood is excellent. The area is private and includes access to a secluded beach. Nearby, you’ll find numerous restaurants, a local store, a 7/11, and places to rent scooters. Despite its convenient location, the area feels intimate and peaceful, far from the crowds of tourists. We visited the busier side of the island and were relieved to have chosen such a quiet and serene spot. Nothing! The stay was flawless, as the owners were highly committed to guest comfort, and the experience matched our expectations perfectly. The only downside was the weather during the first few days of our stay, but that’s certainly not the owners' fault! :)

• Sergei (8/5): Gorgeous setting but very unlucky with the weather - This property is beautiful and lives up to its great reviews. The rooms are comfortable and well-appointed, the setting is gorgeous, and the location is peaceful. However, during my four-night stay, severe storms and flooding left me feeling confined to my room, as I couldn’t explore the area or access nearby shops. While the hotel provides breakfast, the nearby restaurants are located just outside the hotel. Unfortunately, as someone with dietary requirements, I was unable to get the specific foods I wanted due to the flooding and my inability to venture out etc. The staff were professional, friendly and responsive, but given the weather conditions, there wasn’t much that could be done to improve my overall experience. I’d love to return to Koh Samui in better weather to fully enjoy everything this island has to offer.

Small size of the property ensures there are no crowds. Very quiet and relaxing. Private plunge pool is key.
• Zuzanna (10/5): Exceptional - We had an amazing time at Jasmine and Tea House. The hosts were incredible- very hospitable and caring, ready to help us with anything we needed. The house was stylish, very clean and we really enjoyed the private pool. You can have a buffet-style breakfast in the restaurant just around a corner and the neighbourhood also has 4/5 nice Thai restaurants. There are also multiple beach bars, massage places and a gym nearby. One of the greatest things about the stay was a wonderful private beach and chillout area with beach chairs and a hammock. The hosts are happy to provide you with a sup board or a kayak if you want to try it. Overall, it was a pleasure to stay at Tum’ and her husband’s place and I can’t recommend it enough. -

• Bethany (10/5): Exceptional - The view of the beach from our room was beautiful. We were here for our honeymoon, and it was the perfect, quiet, relaxed escape we were looking for. The owners were very helpful and we were able to contact them over WhatsApp with any question. They showed us around the area when we arrived and gave us tips on where to go and what to see. They also had a kayak, stand up paddle board and snorkels to use on the beach. There are four restaurants within 2 minutes walk and the 7 evelen was about 10-15 minutes walk. If you are looking for a party area, this probably isn't the best for you, with everything closing quite early. But it is only a short taxi ride to busier areas.

It’s obvious that the place is loved and cared about by it’s owners. The location is very quiet and not crowded, the nature is very beautiful too. There are some places nearby where to go out and eat. And mostly we loved the owner, Tum, she introduced us to the area, helped us with any request or problem, recommended us interesting places to go, was very quick to respond to any question :) We would be definitely pleased to return one day!
