Guest Reviews
- Steven (10/5): Lovely & Very Comfortable Stay - Lovely hotel. Clean and surprisingly quiet. Room and bathroom were very clean. Was welcomed by Steven who was really polite, friendly and engaging. Stayed with mum and had travelled from Liverpool and really pleased that we chose here to stay. N/A, was really pleased.
- Alan (7/5): Disappointing. - Nice hotel and room No food facilities on site so for the price this was unacceptable. Option of walking to Seamill Hydro however I have just had ankle surgery so this was not an option. I know I was informed of this but don’t expect the breakfast to be just as sparse for the money paid.
- ESMEE (9/5): Quiet restful beautifully decorated small hotel. - Beautiful spacious room with balcony overlooking the sea. Comfortable bed. Excellent menu choices, food was delicious. Breakfast was disappointing. Little choice. Had to ask for brown bread. Poor quality preserves.
- Valenti (10/5): -
- Rachael (7/5): - Beautiful and spotlessly clean boutique hotel in a lovely location with friendly and helpful staff and only a short walk to the nearby Seamill Hydro. The only criticism was the temperature of the room - it was very warm which made it uncomfortable and almost impossible to sleep.
- Janette (9/5): The Seamill House Hotel was friendly and welcoming. It was a good place to explore the area from. The room was spacious - It was in a good position. Looked inviting. Easy parking. Attractive inside. Close to the road so heard cars at night.
- Elspeth (8/5): - Lovely. comfortable hotel in great location near the beach. Staff were extremely helpful and friendly. Due to some operational issues at the time of our visit, breakfast was available at hotel next door. It was very nice but we would have preferred breakfast in our own hotel.
- Smith (10/5): Very pleasant stay at seamil house hotel - Room spotless and very comfortable Only slight issue was i had problems with wi fi signal
- Karen (8/5): -
- Sylvia (7/5): - Restaurant was lovely with sea view. Staff were exceptional. Bedroom was at the front of the property and was exceptionally noisy with traffic
- Robin (10/5): A very pleasant nights stay with an amazing view!! - Terrific location and view from dining room, Steve the manager is brilliant and so friendly and welcoming. Nothing!
- james (10/5): Excellent - Fabulous stay @ this venue, highly recommend, staff top drawer , location amazing, food beautiful and good local products.
Slightly expensive but overall VFM
- Lesley (9/5): Relaxing and enjoying, we would like to return - Lovely room with a view , we enjoyed dinner in restaurant the staff were great. Nothing

- 7alisonm7 (10/5): Excellent food and service - Had lunch again at Seamill House Hotel today and I can’t speak highly enough of it. I spoke to Stephen on the phone to check disabled access and to change arrangements and he was lovely and helpful. The view from the restaurant accross the sea was beautiful, I had the sea bass which was the best I’ve tasted for ages and my friend had lasagna which she said was lovely. Keavy was our server and she was excellent, attentive, lovely, polite and friendly, and the member of staff I spoke with to express my thanks when leaving was so polite.
Thanks to all the staff for a lovely afternoon lunch with my friend.
- Gemma (9/5): Great stay felt very luxurious - Was a perfect stay next to seamill hydro Nothing
- Neil (9/5): -
- Ciara (10/5): Lovely small hotel with friendly staff - Modern, bright and clean. Staff were lovely and breakfast was great
- Charles (10/5): -
- Peter (10/5): - Everything was excellent Liked everything
- Janet (8/5): i would recommend the hotel to anyone - almost all accommodation, food very good.
- Ian (8/5): A great small, friendly hotel - In my opinion this is a great small friendly hotel, room was spacious with a comfy bed, good food and breakfast, staff were courtious and friendly. Rooms face onto the main road so you hear the passing traffic, although the hotel supplies ear plugs perhaps they should invest into triple glazing or other means of noise reduction glazing.
- Sandra (8/5): Lovely hotel just too hot! - Good location and convenient car park. This beautifully decorated. The young lady in the restaurant was very attentive. The evening meal was good too. The room was far too hot. Even when we turned down the radiator I still had to open both windows but then the road noise was quite bad. No bathroom mirror.
- theresa (10/5): -
- Julie (10/5): - Everything was lovely
- Jill (10/5): There was a check in hiccup but all resolved very professionally thank you - Perfect location and great restaurant Nothing
- V3238WNlynneg (10/5): Restaurant - What a delightful hotel, the inside is such a surprise. The restaurant was lovely and the meal was excellent. Very attentive staff.
- Katherine (9/5): - Location, service and food
- Compass44126404861 (6/5): Not the service we were promised. - Booked private dining, following my daughter and husband's marriage. While the hotel is lovely, food was excellent and the young ladies attending to us were wonderful and very helpful, we were very disappointed in the organisation. Very poor communication from the manager (emails not returned, promises made in person not followed up on, said he would be present on the day to MC - was not, and then didn't even recognise the couple the next morning!), assistant manager unable to help with any queries! We had arranged arrival drinks, which were nowhere to be seen, personalised glass toppers provided by my daughter went missing, the room booked for dinner was not the room set up for us (although the staff did sort that for us while we waited). Overall I would not recommend for such a special occasion.
- George (8/5): The hotel has been our choice for several years now for a relaxing short break, but the food ??? - Location, with balcony, efficient and friendly staff Dinner: Disappointing. Both of our hot(?) dinners were merely warm. The curry was very disappointing: not very spicy, lamb chewy. Both waiter and receptionis said sorry, but bill for was for full amount. Disappointing.
Breakfast: Both and tea were stale - for an 8 am breakfast? Again, only one breakfast, my roll of egg and haggis, was hot.
- Catherine (10/5): Amazing Hotel - Staff were amazing and hotel was stunning 😍 Nothing
- Linda (1/5): -
- jack (10/5): -
- Rio (10/5): -
- Barry (8/5): great hotel breakfast experience needs improving - dinner was great, staff friendly and accommodating breakfast wasn't great, tea, coffee and milk lying out since the start of service so tea was Stewed and milk was not chilled
small things that could make a huge difference
- Anne (10/5): Excellent service and great stay - Very clean and comfortable- every small detail considered
- Frank (10/5): -
- Ken (9/5): A very good hotel in lovely location - Great location on North Ayrshire coastline. Hotel seems to have been recently refurbished . Bedroom was a very good size and well equipped.
Staff very efficient and approachable. Breakfast excellent and the restaurant had very good quality food. Nothing
- Webster (10/5): - The room was spacious with a fridge with water & milk in it. Lovely sea views, lovely staff & great food .
- Margaret (10/5): -
- Neil (8/5): -
- Kathryn (10/5): Great short stay before the ferry to Arran - All good. Spotless abc very cosy. Great meals. Nothing really.

- banastasia95 (10/5): Another amazing stay! - We recently stayed for two nights here and it was perfect from start to finish. We were welcomed by Steven who was incredibly friendly and helpful, perfect welcome after a long drive up. We had two rooms, The Corrie for my husband and I which comes with it`s own parking space and an amazing balcony, our adult son who was with us for this visit had room 1 and it was also beautiful.
Beds are comfortable, good bathrooms and there is a little fridge that had water and a little bottle of milk for our use and the rooms we had were very spacious indeed with the Executive room having a little fire which felt very cosy indeed. The views over to Arran if the weather permits are just stunning from the balcony
The restaurant is also lovely, we enjoyed an amazing meal on our first evening and breakfast is served downstairs in the bar and everything is beautifully cooked and well presented with plenty of choices for everyone. The rooms and the whole hotel are immaculately clean throughout and everything just sparkles, this is a beautiful hotel and feels very classy indeed. I do think the staff here make this hotel even better, they are all very friendly, helpful and just made our stay extra special.
Steven in reception, Keavay and Nabin in the restaurant and one young lady on our first morning at breakfast were all lovely, I did miss her name sadly. Nabin also looked after us at breakfast and checked us out, service is just top notch throughout.
If you`re thinking of booking here, don`t hesitate, it`s a wonderful hotel with so many lovely and thoughtful touches throughout.
- Alison (8/5): Lovely hotel - Room was lovely and bed large and comfy. Breakfast was very nice with good choices. Ate in restaurant which was nice and food was very good. Person checking us in was a bit pre occupied with people coming and going. He left us in the middle of check-in to show someone to the restaurant. Didn't say when breakfast was.
Our room was at the front of the hotel on a very busy road and a bit noisy. We were given ear plugs in the room.
- Roseann (10/5): exactly what I was looking for, peaceful and friendly place and people - Everything was excellent but I thought all the staff were exceptional. A very friendly and laid back environment. I would highly recommend Nothing, everything was excellent
- Pluckychick (6/5): Very poor and disappointing - Starters were delicious. We loved them and wish we’d stopped there.
Service and main were just not good. Ordered drinks. Wine was brought to the table, ice bucket was put beside me, no offer to open it, taste it or pour it for us. Simply plonked beside the table and left. Yes I can pour my own wine but normally in a restaurant the first glass gets poured when served the bottle. Had to continuously ask for water too.
The mains were poor. Fish was overcooked and dry. Chips were part raw, not freshly cooked or crisp. Very disappointing. Roast dinner was poor with tough meat, under cooked veg (not just al dente). Just poorly made food all round.
Had to keep going to bar to ask for more drinks. Weren’t offered any condiments. Had to go get salt/pepper from another table etc. just really poor service.
Gave 3 stars because the starters all round were so good.
- Sockman (9/5): -
- Allyson (10/5): Fantastic staff couldn’t have been more helpful. Went the extra mile - Large selection to choose from. Freshly cooked Along with a selection of continental and serial For me it was perfect
- Teresa (10/5): Was lovely - We had evening meal and this was excellent, breakfast also very good. Loved the little fridge in the room and the coffee pods were a very nice touch. The price for our stay was very good too. There was nothing about this hotel we didn’t like.
- Chantal (7/5): -
- Jim (10/5): - Excellent
- Karen (10/5): -
- Lindsay (9/5): A lovely place and would definitely recommend to family and friends. - A lovely little hotel. Lovely clean, spacious room, great food and helpful staff. The weather was glorious, so maybe some tables outside in the little decked area would be nice.
- Kayleigh (10/5): One of the best hotel rooms I’ve stayed in and can’t wait to return - The most beautiful spacious room. Comfy bed, beautiful fire and round bath tub.
Sea view also!! Simple stunning! No faults!
- Lynn (10/5): -
- Peter (9/5): One to return to! - Very high standards and yet a very reasonable price. Extremely comfortable bed. More than one chair would have been great, but the room was one of the smaller ones, so that was perhaps our choice.
- David (8/5): Great staff, comfortable, clean rooms. - Clean and stylish throughout.
Staff all wonderful.
- David (8/5): -
- Mary (10/5): -
- Fiona (8/5): - Lovely room with beautiful veiw
Excellent food Very quiet, no atmosphere
- Kirsty (7/5): -
- Jason (6/5): Could do better - Comfortable bed. Good view from the balcony. Staff polite friendly and helpful. Noise from an unexpected christmas party in restaurant down below causing the room to vibrate. Unable to sleep until party finished. Several small issues with the room... a broken bathroom light and a flat battery in remote. Finally, during breakfast, the bread was moldy.
- christine (8/5): -
- Alex (10/5): Very happy with the stay and service - Everything was nice Nothing
- Julian (10/5): Beautiful modern room. Excellent breakfast. - Easy to find. Parking excellent. Bar lacked a little atmosphere
- Scott (10/5): -
- Tracy (10/5): I'll definitely go back - This Hotel was so nice. We stayed in the Brodick suite, which was beautiful, and had a balcony, with views over to Arran. The food in the bar was lovely as was the breakfast. All the staff were very friendly also. There was nothing to not like about the hotel.
- Jennifer (6/5): Room was beautiful with stunning view. - Dinner menu and food was delicious. Staff who served us dinner 10/10. Staff member who greeted us on arrival was unpleasant and judgmental. Breakfast we waited 30 minutes, chef was late and breakfast was a pile of grease. Scrambled egg was like rubber.
- Stephanie (9/5): -
- John (10/5): Lovely stay will definitely be back reception made us welcome - Great disabled facilities and toilet
Tv with Netflix and prime
Panko fish was superb
Delonghi coffee maker enjoyed Parking was tight more disabled pls
- Cameron (10/5): - Staff were amazing, very helpful Nd friendly, hotel was very clean and comfy.
- Jean305 (6/5): Disappointing food - Lovely rooms snd devor. Great views . Good parking. Fisappointing food served in bar instead of restaurant. Cold soup . Inefible potayoes and veg. Xmas party night cancelled and no other entertainment added.
- KAREN (7/5): Hotel is clean and great location , staff were all lovely. REstaurant good with lovely food, however didn’t think the M - Friendly and warm welcome, staff lovely and room was large, good location , restaurant good and food lovely for our meal The carpet in room was a little marked and could have done either a clean in parts . My own preference would have preferred breakfast not to be fried where possible
- Pawel (10/5): Highly recommended. - Absolutely everything. Could not stay longer.
- Adele (9/5): - Staff very friendly and helpful.Room spotless .Breakfast was perfect
- Flora (8/5): Very good - Location very good

Your staff went above and beyond to make all of my guests feel welcome and relaxed.
They all went home with smiles on their faces after a great night filled with friendship, laughter and fun.
Annu and Spiros were wonderful behind the bar , and ensured my guests were well looked after.
Thank you for helping to make the evening to be such a brilliant time.

- PRMan1 (10/5): Wonderful Lunch - Beautiful lunch today. Special deal for veterans on Remembrance Sunday. A most enjoyable time. and much appreciated. Thankyou!
- paulam861 (10/5): Fantastic overnight stay - I stayed at seamill house hotel with my son on the 5th of November. I don’t drive but it is right on the bus route so was a short walk. I have been to the hotel for one other overnight and have been numerous times for lunch, dinner, afternoon tea and I absolutely love the feel of the place. It’s so homely and modern decorated. I booked the dinner, bed and breakfast and when we arrived we were given a free upgrade to the Sannox. This room is stunning! I’ve never been upgraded before so that was really lovely and the room was amazing. The balcony looking out to west Kilbride beach is stunning! The bathroom is gorgeous. Cannot fault the room and was very clean! The value was great as we were expecting a standard room (which would still have been lovely) but got one of the larger rooms as well as dinner and breakfast with the deal. Staff were amazing also. My son had asked at dinner if they did milkshakes, these were not specifically on the menu but the waiter did his best and my son got his milkshake. The lady on the reception absolutely made our stay with the upgrade and after seeing and experiencing the sannox room I will absolutely book again and will be recommending to friends and family.
- Paul (10/5): -
- Lucy (9/5): - My accessible room was very comfortable and the wet room was fab.
Real milk in the fridge for my cuppa - what a treat and lovely biccies too!
staff in the bar were very efficient. Breakfast was a disappointing experience.
The night porter took my order but did not inform reception before he left so 20 mins later I spoke to the receptionist.
My breakfast had been sitting in the hot cabinet and the bacon and sausage was by then quite dry and disappointing.
I had to seek out the coffee flasks (which I found on the trolley opposite your coffee machine) for a second cup.
There was no napkin on my table and no spares by the breakfast bar so I had to 'steal' one from an unoccupied table.
52 years in hospitality has taught me that breakfast is the most important meal in a hotel as it is the last one a guest experiences. Apart from that, I enjoyed my stay.
- McNabb (10/5): - This is an absolute gem of a hotel. The staff were so friendly and helpful, the cocktails were pure class, and the restaurant was incredible. All of this at a really reasonable price.
- catf995 (2/5): Disappointed - Disappointed that I phoned to make lunch reservations for 8 people - no answer - left voicemail asking for a call back - still no response! Poor communication not even a return call - booked elsewhere
- Sandra (8/5): Need to request a bedroom back of hotel if you want any sleep - Food was lovely
Professional and friendly staff The bedroom we slept in looked on to a busy main road so t was extremely noisy at all times therefore we had a very unsettled night
Felt we should have been made aware of this at check in
- Paul (10/5): Best Hotel stay in a long time. - The room was something else loved the views 😁 The food was excellent and the Staff were Totally Amazing from The time we arrived until we were leaving can't thank the Seamill House hotel enough keep up the Great work 👏👏👌
Booked Again see use in February. Big Thank you To Andrea for the nice touches to the Room 🙏
- Janet (10/5): Excellent stay - Excellent hotel. Spotlessly clean and staff were great.
- Geoffrey (10/5): I will stay at the hotel again very close to a number of great golf clubs - I left before breakfast but I am sure it would have been very good Nothing you have done the hotel up very well since my last stay the dinner was great I will stay again
- Vincent (8/5): Very pleased with the accommodation and food and would be more than happy to stay there again - Modern well presented accommodation. Room was very good. Service was exceptional and nothing was bother to the staff. We had a small issue with dinner which was resolved to our satisfaction by an apologetic manager and may have been caused by a special event taking place at the time.
