- Paula (8/5): - It was beautifully decorated. The exhaust fan light in our bathroom had a lot of dead bugs in it. We needed to leave before the 8:30 breakfast time. So we asked if they had a continental breakfast, but said no. We didn't feel they were very accommodating.
- Darlene G (4/5): - Highs for the 2 nights were high 80s and the air conditioner was gone for service. The ceiling fan only had a low speed. Had the 2 windows open but didn’t get much sleep due to the heat factor on the second floor. We were told to just open the windows it gets down to 55.

- Dan (8/5): Almost superb. - Excellent bed in a beautifully decorated room. Generous breakfast, but nothing special or interesting. The hosts have spent 8 years thoroughly rehabbing a magnificent 1880s mansion, adding thoroughly modern comfort and convenience while preserving every remarkable Victorian detail, and filling every room with wonderfully appropriate stuff from their antiques business.
Suggestions:
1. Our room AC was in a window behind the the tall headboard of the bed. Too close to the ears of sleepers. It was set on “eco mode” so it cycled on and off every few minutes. In that mode it could not cool this room adequately. Accessing the controls behind the headboard was difficult. This AC could be replaced with one that has a remote control.
2. A grab rail or two around the very spacious jetted tub might save someone a nasty slip and fall.
3. Prospective guests should be made aware that it is about 20 steps up from the street to the door, and then 17 more from the first floor to the second.
4. A water glass or two in the bathroom would have been appreciated.
- Emily (10/5): Our first experience with B&B - It was our first time staying in a bed and breakfast! It did not disappoint! Beautiful home, so much charm and character comes through every inch of this home. Our room had a king size bed that was truly just as comfortable as our bed at home! The homemade breakfast was a 10/10. We enjoyed sitting around the dining table with the other guest, talking about life and travel. It was truly an unforgettable experience and we plan to stay again.

- erin (10/5): Wonderful place to stay - This was our first stay at a B&B so we were not really sure what to expect. I have to say we were more than impressed! The Inn is large and gorgeous yet so cozy. The hosts were very welcoming. The room we rented was spacious and had super soft plush carpet, a fireplace, very comfortable bed and great water pressure in the shower. We were in walking distance to the festival we were in town attending. This inn is in walking distance to the downtown area where there are multiple dining options, little boutiques and the Mississippi river.
- Jennifer M (4/5): - Warning: If you book this property, read the fine print. I didn’t realize there was no front desk and that you have to call 24 hours in advance for check in instructions. I called the day of my reservation, but got a voicemail. There was no one to talk to. I left a voicemail and messaged through the app but got no reply. 3 Expedia customer service reps tried to reach the property with no success. There was no way for me to check in for my reservation and I was out of town with nowhere to sleep. Thankfully, Expedia customer service was wonderful!! They refunded me and gave me $50 in Expedia credit, which was above and beyond, and I was able to get a room at the Hampton Inn. Trip saved!
- Chris (10/5): - Glad we discovered this gem. It was our first time at this classy inn in what appears to be a leafy uptown neighborhood within easy walking distance to a hip downtown area. Friendly co-owner, beds were comfy and the delicious breakfast was more than we could finish. I'm recommending this spot and looking forward to making a point of returning next time we're passing through!

The house was absolutely gorgeous and cozy on a frigid Thanksgiving weekend, our room was perfect. The neighborhood sits atop a bluff/hill within half a block of the famous Snake Alley and surrounded by amazing Victorian homes. Burlington is more boutique-y than I knew, almost like a mid-state Galena. The Evans Holly Grove is the perfect getaway in a nice, walkable historic area!

The owners are knowledgeable about the history of Burlington and their beautiful historic home. The front porch was a great place to have morning coffee, which is ready for you downstairs. We stayed in the business suite, which had a very comfortable king bed and was decorated nicely with not too much "trinkets" sitting around, leaving you plenty of room to place your things. The home is quiet and so was the room. We would definitely stay there again.

- JenC77 (10/5): Beautiful B&B in a little Mississippi River town! - This is such a lovely place! We stayed for one night on a road trip, and the owner was kind enough to let us check in a little early on a SUPER HOT day (we were on a motorcycle and so very hot) and then gave us suggestions for the area for the evening. Tons of walkable restaurants in the area. And right up from Snake Alley! The house itself is gorgeous. We stayed in the Gatsby room which had a super comfortable bed and an awesome and roomy bathroom with shower and jetted tub. Breakfast was tasty and we had a great time chatting with our host. I’d highly recommend this inn!

What we got was a lovely experience, friendly owners, nice room and tasty breakfast tucked away in a quiet neighborhood close to the river and unique places to choose from for dinner.

This is a lovely old historic home, with beautiful rooms and decor in a great upperscale old neighborhood where the wealthy of Burlington build their century old homes! There are stairs to navigate.

My sisters and brothers-in-law loved it as well, so we would highly recommend it. Beware if stairs are an issue to navigate as there are many outside and inside.

- Bruce (10/5): Good Place in Downtown Burlington - Good B&B - puts you RIGHT in the heart of Burlington where you can get to downtown and a very quick walk to the river and some great old houses on the hill. A block from Snake Alley. I liked the charming house, the decor, the room and its condition. You have a living room to use and a den area, room was good enough for me as a solo traveller. Breakfast was great portioned and tasty. I would describe as low-key in that they give you your distance, not like an old-fashioned one where there would be on you. They do have rules about check in times, so try to arrive between 4 and 6 or call ahead with specific arrangements. These are folks who run the B&B but also live on prop and have lives of their own, and all.

Breakfast was a a fruit parfait, bacon and delicious loaded omelet. There are beautiful sitting areas indoors and out. We will definitely come again and tell everyone we know how wonderful it is.

What a nice change from the usual corporate bland motels we usually find in a city of this size. Highly recommended. The puppy is cute, too.

Cons: We read that check in commenced at a certain time and ended at a certain time unless prior arrangements were made. We arrived in the window and no one was there. We also were under the impression we were staying at a B&B, but were informed that breakfast would be extra. This is not what was advertised on the reservation site. Any issue seemed to be the fault of someone else, the owners failed to take responsibility. Was not impressed. Way too much money for what was received, especially for the town of Burlington, IA.

My hosts Dustin and Cage were wonderful, very friendly and helpful. The place was very quiet in spite of other guests there while I was there. It was an absolutely lovely stay.

There were no drinking glasses in the room, no shampoo or conditioner. There were battery candles in the room but they did not work. Small TV with only cable. The breakfast was cooked earlier and kept warm. they were not flexible about what time you could eat. There was only flavored creamer. Overall the stay was fine but for the price in this small town i expected more.

We contacted them and they were antique shopping 1.5 hours away. Berated us for not calling them earlier. We were coming from a friend’s memorial service and since we intended to arrive at specified checkin times did not feel need to call. We had confirmed reservation so they knew we’d be there. We were told to stay there until they arrived, but that meant we’d have a late dinner so we finally just left. All very strange.

The room was cozy, the bed was Sooo comfortable, the house is extremely beautiful and breakfast was top notch.

They double booked our room so we were put in an overflow room with no working tv and no working cold water tap in bathroom. Small amenities like water orfacial tissues are missing. Keurig available for coffee drinkers, but you have to fill the water tank using water from your bathroom sink and only creamer available. Portions for breakfast were gigantic and nobody leaves the table hungry. Wish they had some sort of snack or treats.
- Gary (10/5): - It is a very charming home. The only problem is that the stairs might be a challenge for some people. Aside from that, it is a great place to stay and we definitely would return there.

- Patricia (10/5): - Beautiful furnished old mansion, great breakfast and helpful, attentive host. If I am in Burlington again, I will definitely want to stay at Evans Holly Grove Inn.

- 123thaddeusw (10/5): Return Stay - Number One Wife and I had stayed at the EHG Inn about 17 years ago. This time we came to celebrate Number One's birthday. The place had not changed except for the ownership. There is street parking only for the Inn. It is still a distinctive manor on the hill. A short walk to Snake Alley reminds one of Lombard Street in San Francisco, but with more twists. The location of the Inn is A-1; near-by park and numerous stately mansions to observe while strolling hand in hand through the nostalgic neighborhood.
The new owners were pleasant and willing to share the town's high points. Wonderful breakfast. Great presentation, quite large, and tasty.
Our room was on the cool side when we checked in and our request for some more heat was granted right away. Clean room and good water pressure. The bed was comfortable. Good sized TV (could have used a channel guide). Folks with knee or leg issues be aware, lots of stairs to get to the front door and all of the bedrooms are on the second floor. No elevators in these stately homes, but there are extra steps on the stairway. 😊
The EHG was worth the return.
- annbW9617FH (10/5): Evans Holly B and B - Stayed here 1/19. The home is beautiful and the decor is outstanding. Wonderful host and delicious breakfast! We easily walked to the downtown area and ate at LaTavala which was also a great restaurant. Great location. We will be back again!
