- Richard (9/5): it was everything that we needed for a week by the sea. - We enjoyed the free parking and the very warm welcome. Room 3 was a large comfortable double room with a fantastic sea view, including a statue of the young Benjamin Britten. We thought that the quality of the bed was excellent and very comfortable. The ensuite bathroom was a little small, especially for a larger person, but I managed.

The owners were kind enough to let me drop my bags off early, and showed me to a spacious room overlooking the sea. The bed was comfortable, the bathroom modern and spotlessly clean, and i slept like a log. Very happy to have a bed and breakfast that i know i will come back to again.

- peter (10/5): A very friendly guest house in a superb location - The first floor single room has floor to ceiling window overlooking the sea. The owners are very friendly and welcoming, The breakfast cooked to order perfectly. I don't usually stay in smaller places, but this was really good. I hadn't noticed that the bathroom was 'private' not 'ensuite' but it was only for my use and just across the landing. I was offered a twin bedded room with ensuite at the back but I wasn't going to give up that sea view !

- Steve (7/5): Perfect weekend break for visiting surroundings areas including Gorlaston and Southwold. - Location, perfect if you can find a parking space outside accommodation but can get busy. There are two car parks across the road, ÂŁ4 for 2hrs but free after 6pm.
Lovely breakfast and hospitality provided by very friendly host Amanda and Michael. No wardrobe in room.

You had to walk to the other side of the room to pour the boiling water to make a cup of tea. I had to put.my bottle of water and my clock etc on the floor at the side of the bed.

Staff Were Wonderfully Friendly in Asking if You needed anything doing while Out and About, Also taking a Great Interest of Where I was from & About my Own Personal Trip to Lowestoft itself.
Would Highly Recommend for Accomodation in Lowestoft & I would Stay there again when in the Area. Nothing to Dislike at all

The guest house is located perfectly. We loved the evening stroll and the morning walk along the beach and beautiful gardens. There are a lot of places to eat, big and small.
Very friendly welcoming staff. Breakfast choice could be extended as I prefer Continental breakfast. However, the sausages, orange juice and coffee were good.

- Carole (9/5): We were made very welcome and felt at ease. - Our room had a superb uninterrupted view of the sea front and the beach which we really enjoyed when the weather was too wet and windy to o out.
The room was a good size and the bed was very comfortable. It was difficult to hang up towels so that they could dry and the toilet seat was not very stable to sit on.

The Breakfast was Delicious and nothing was too much trouble! Would certainly have no hesitation in recommending this Delightful Guest House. No I couldn't find fault with anything and the Hosts Amanda and Tony were most welcoming and nothing was too much trouble.

Good takeaway options in Kirkley village two streets away. Lighting was weak for reading at night in my room A bed lamp would be good.

Excellent breakfast with cereal, fruit juice, cooked English breakfast, toast, pot of tea. The traffic noise - boy what a lot of cars in Lowestoft!
Casement wooden windows - partial double glazing - very poor sound proofing. Woken either by seagulls or traffic noise. On different bus routes, so hear buses too.
The room and shower was not cleaned/serviced on first full day of stay on my return, and specifically had to ask for room and/or bathroom to be serviced each day, as not done as a routine.

I couldn't believe how big the dining room was - it's lovely! I was really grateful to both Amanda and Tony for their local knowledge. I found the local Asda on my first night to stock up on supplies as well as the local estate agent for the next day. My little room was super cosy and the view was beautiful. I loved it. At night with the window open I could hear the sea â¤ď¸ Swap the armchair in the bathroom for the tub chair in the bedroom - it's way more comfortable. Have a look at Shein App for some cheap covers for it (they do free delivery promos some weekends - job done đ).

Fairly quiet location right opposite beautiful sandy beach about 10-15min walk into main town Parking is on road and a bit random although there is a payng car park directly opposite. Room did not have a wardrobe and very limited wall hanging space which meant we lived out of suitcases on floor for our stay. But we happily lived with that as room was so nice and clean and comfortable.

Breakfast was nice and the room was immaculate. Parking can be a pain as it's on street.

- David (8/5): Excellent stay facilitated by two exceptional host in a perfect location. - Fantastic room and facilities with an excellent view, location superb, breakfast very good, Owners of the property were excellent host, very welcoming, really made you feel at home. The bathroom was very small and compact, difficult to wash hands and face without wetting the floor although a bathmat was provided which could be used in front of the sink or shower. Shower was adequate size. The slight issues with this bathroom would not stop us staying here again.
