- Ann (8/5): Lovely stay outside Melrose. - We enjoyed our stay in this charming old house. The room we stay d in was spacious and had a beautiful outlook. The breakfasts were perfect. The bedroom was a little cold.

The breakfast was prepared and cooked to order, using local suppliers and delicious home made jam and marmalade.

Beautiful Georgian house, well furnished to suit its age and proportions. In a lovely setting with well tended large gardens. There was absolutely nothing to dislike!!!

- Susan (6/5): Good location but a bit too old fashioned for us - Location was very good for getting about. Breakfast was good. Host was friendly but you did have to ask for things like toiletries, even basic shower gel, and heating. The room we thought we had booked wasnt the room the host offered to us on arrival. And in fact we had to pay a further charge to get the room we had expected. The property is old and the room didnt have all the modern conveniences, ie en suite bathroom, heating on demand, large TV etc.

- Mary (10/5): Outstanding hospitality, peace, and comfort. - Breakfasts were excellent and made to order with lovely jams made from fruit grown on the property. My room had generous proportions with traditional furnishings; it harkened to a gentler pace of life that I found very relaxing and welcoming. With a lovely view, and and a windowseat, the room was very comfortable. The property was superbly quiet and I slept extremely well. Douglas, the owner and host, was very helpful with local recommendations and advice for this first-time visitor to Melrose. Nothing. I enjoyed it all thoroughly.

- Jürgen (9/5): Gelungener Aufenthalt nahe Melrose - Sehr freundlicher Gastgeber, sehr bemüht, leckeres Frühstück (Rührei, Fruchtsalat, Käse), guter Parkplatz, guter Standort für Unternehmungen, letztes Quartier vor der Rückreise nach Deutschland, Flughafen Edinburgh von dort relativ leicht zu erreichen. Sehr großes Badezimmer, ruhige Zimmer. Duftrosen vor dem Haus. keine Hygiene-Beutel, Koffer relativ schwer die Treppe hinauf zutragen.

- Karin (9/5): - Very lovely room with lots of space and also a very spacious bathroom. Booking.com made us expect a different room, but that was solved as we got another room. The breakfast was delicious, even my husband likes to eat fruit like that! Lots to do around there. Tip: Thirlestane castle, magnificent, almost no tourists. We would make the larger most romantic room a double room instead of a twin room!

The breakfast was delicious with homemade touches such as bread, jams and fresh eggs. The host was extremely welcoming and full of useful tips and information about the area. Will definitely book here again if we come back this way. Nothing.

It feels like staying in a really nice family home and very comfortable. Lovely grounds with sometimes Owls, Squirrels and other wildlife. Home made shortbread in room on guest tea tray was a nice fortifying treat during a busy day. Hosts very accommodating and helpful. Hosts Douglas and Penny have lots of tips about area for days out and things to see and general good local knowledge.
- John (10/5): A traditional country house offering a pleasant change to ordinary urban living. - A lovely quiet rural location just a short drive from the A68 bridge over the River Tweed and Melrose, making it an excellent base for touring in the Borders. This large house dates from the 18th C and stands in its own grounds with views over woodlands. There are various signposted walks nearby. The interior is furnished in classic vintage style blended with modern facilities. We found it both comfortable and full of authentic historic character. The suite we had was spacious with a choice of two bedrooms, the twin being larger than the double. The friendly hosts were a source of good advice being native to the area. Breakfasts were something to look forward to with choices to suit. Nothing to report.
- Christine (10/5): Peaceful retreat in a beautiful country manor. - Such a beautiful manor house situated in a rural section of Melrose. The house is decorated with lovely antiques, and the host, Douglas, is very welcoming and a wealth of information on the history and lore of the area. Breakfast was amazing, locally sourced products and fruit that was grown on the property. The bed was very comfortable and the views from our bedroom window lovely. Excellent hiking area on a woodsy trail just steps from the property, with a bubbling stream and birdsong along the path. I wished we could have stayed at least a day longer. We stayed three nights. Like most older buildings the plumbing could be better and a house that size is hard to keep heated, but these small distractions were worth being in such a lovely home.

- William (1/5): Steer clear of this host. The room you pay for is not what you will get. - Unfortunately, Kirkland's presentation on booking.com was hugely misrepresented (which the host blames entirely on the booking agent). The property is well outside of Melrose. Neither the host nor booking.com provided driving directions. Travellers, unable to access Google Maps would be at a loss to locate the property.
Breakfast was pleasant but nothing special. Our booking.com reservation said that we had booked a superior room with ensuite bathroom and a fireplace. We paid extra for this room. The confirmation email provided a list of items that would be available in the room (including an alarm clock, radio, DVD, etc.) None of these items were in the room. The bathroom was actually down the hall...not private and not secure. Neither the bedroom door nor the bathroom door were lockable. The host said that he had lost the keys.
The bed was a sparce mattress on a wooden slab.
When we checked in and expressed our concern about the room, the host (Doug) said that booking.com assigns the rooms (obviously not true). He finally admitted that he had given our "superior room" to another guest. No reduction in cost though. We were just supposed to pay the extra and suck it up. We contacted booking.com to cancel our reservation. Booking.com asked us to send pictures of the room (which we did). Booking.com agreed that this was not a superior room and said the host had to agree to cancel. They sent the host three separate emails requesting his approval to cancel without charge. When asked repeatedly, Doug (the host) said that he never received any emails from booking.com. We stayed in the place because it was obvious that Doug was not truthful and would not have consented to a cancel without charge. On the morning of our departure, Doug came out to the car and told us that he had received booking.com's three emails when we had checked in...but he had just ignored them.
After our return home, booking.com provided us with a partial refund as compensation for the host's multiple misrepresentations.
The wise traveler should steer clear of Kirklands B&B in Melrose. There are, no doubt, a lot of more reputable B&B operators in the Melrose area. Don't give Doug a change to rip you off too.

- Maurice (1/5): Kirklands House did not honor our reservation. Would not recommend them. - Nothing! The owner let out the whole house to a “Motorsport” group even though we had booked six months earlier. Owner could have notified us, instead of waiting until we arrived at 7:00PM. The owner was not helpful at all in trying to find another accommodation. His only suggestion was the name of two restaurants!
- Keith Edward (10/5): - The Stables Cottage includes a foyer, eat-in kitchen, sitting room, and bathroom with tub and shower downstairs. The two bedrooms were upstairs plus a bathroom with shower only. We loved every minute.
The kitchen had an apartment size/dorm-size refrigerator, double oven with 4-burner stove top, small sink with spigot and dish-drying rack, dishwasher, and washing machine. Plenty of pots, pans, skillets, plates and cups were available. An electric kettle and toaster were also there. Bedrooms had good mattresses, in my opinion. One bedroom has a king-sized bed and the other bedroom has 2 twins. Both bedrooms have mirrors, wardrobes, chests-of-drawers, and bedside lamps. One television was in the king-sized bedroom, and the other was downstairs in the sitting room.
Bathrooms were pristine and have either new or nearly new appliances. Both also have exhaust fans and heaters.
The drawbacks to the property are few. One was the lack of a dryer and the wifi is weak. However, those are not big deals to us. We would go back to Douglas's cottage in a heartbeat.
- Cathy (10/5): Elegant B&B near Melrose with delicious breakfast and helpful hosts - We were looking for a nice place to stay while touring the Scottish Borders and discovered this lovely B&B. The setting is gorgeous, a 1730 Georgian home surrounded by beautiful gardens in a quiet location a short drive outside of Melrose. Our room was comfortable and spacious with a lovely bath and we appreciate the warm welcome we received. Our hosts were able to share some good tips about the area which meant we saw things we would not otherwise have known about. Breakfasts were delicious and beautifully presented . This lovely place was well suited to our needs and I can't think of anything I would change.

Incredible hospitality, humble people, comfortable facilities with exceptional quality of breakfast. You can tell that they have consistently put extra attention and effort into providing such a great quality experience to guests. I am very lucky that Douglas and Penny took care of me very dearly. Thank you for your cheese toastie, Victoria sponge and the morning lift to Melrose. I was very spoilt and grateful for the kindness that was shown to me. I truly hope to return with my husband the next time! Much love None.

- Brian (5/5): Ok place if you are hardy souls who are happy to wear thick sweaters! - Nice breakfast, Host helpful, near to Borders Rail Station straight line into Edinburgh. We were very cold in the bedroom and asked if we could turn on the radiator, instead we were given a portable electric heater and told that there were electric blankets on the beds. At no time did the radiators in the room or the bathroom , (which was huge and also very cold ) come on. Thank goodness for the electric blanket !!

The location was ideal for visiting the many Border towns. Would highly recommend Kirkland House and hope to return. Nothing.

Room was comfortable and adequate. In keeping with a family home taking guests, whilst working around an historic building - it
is a juggling act that is achieved! Breakfast is awesome especially the fruit salad! Felt a little constrained as regards timing for coming/going as key to front door was not easily identifiable when main entrance was locked. Not a big issue tho.

Breakfast was excellent and organised as such that you can connect with other guests. This was an absolute fabulous stay and location. No remarks.
- Susan (9/5): A great place for our short break. - Very friendly and helpful host. Excellent choice at breakfast. Comfortable room with good sized bathroom. The chairs in the bedroom were a little low.
- Yvonne (8/5): Very good - The accommodation was beautiful. The owners went above and beyond to make my stay comfortable. The only reason I marked down was I thought I was renting a one bedroom house, but it was actually a room in the main house.

Advertised as an entire property giving the impression of a cottage or single cabin with fireplace etc but in actual fact it's an outdated room in the main house with a shared bathroom.

- Robert (10/5): Ideal place for us to stay in a lovely part of the country. - Lovely large house full of interesting antiques, set in beautiful gardens. Delicious breakfast - eggs straight from the hens which ran about the garden, fruit and tomatoes also from the garden. All other items brought in from local producers. Douglas met us at the door with a warm welcome.. During our stay he provided lots of local info and fascinating stories. The fact that we didn't book a longer stay.

Breakfast was an individual meal cooked for each guests needs.
A very quiet peaceful location with woodland walks near by and beautiful grounds. We loved the peaceful location but within easy reach of amenities.
We loved the family atmosphere of the house but with a very welcome feel for guests.

We're not too keen on a shower curtain over the bath, which surrounds you and sticks to wet skin. We would have preferred a shower cubicle.
- Michael (10/5): We loved staying at Kirkland’s House and hope to visit again. - Our host, Douglas, couldn’t have been more welcoming and considerate, generously sharing his knowledge of the history of Melrose and its surrounds. Breakfast was amazing - the bowl of fruit a feast for the eye as well as the palate, and his cooked breakfast of the highest quality local produce. I’ve even been converted to the enjoyment of haggis! The house and gardens were stately and beautifully kept; the location quiet and restful. We liked everything about the place from the decor throughout the house to the comfortable bed and bedding.

Being woken up by the cockerel, getting fresh for the day in the eastwing bathroom, while the landlord is preparing the most delicios meal of the day.
When you are in Kirklands b&b you don't need any tourist Guide, the landlord will explaine to you what ever you need.
- Roisin (10/5): A lovely escape in a beautiful house - Wonderful property in a great location, which was perfect for us attending a wedding nearby in large hotel. We felt we had all the the benefits of proximity to the "big do" combined with a peaceful escape nearby in lovely surroundings. We were very well looked after and felt there was attention to detail and pride in this house. Lovely hosts with fantastic local knowledge and understanding of the history of the place. Our breakfast was a great start to each day and they catered for gluten free with pretty much no notice because I had forgotten to flag this at booking, thank you! We could see the hens who laid our lovely fresh breakfast eggs. A special place to stay which we would recommend to others.
