- 40vanessaj (4/5): Looks are deceptive - Apart from clean bed and towels that’s pretty much where it begins and ends. Dirty floors inside room and in foyer. Dirty stained sofas and carpets. No where to eat as restaurant closed. Ballroom on 10 floor pretty amazing considering the rest of the place. Not sure if it’s being refurbished or demolished.

- Nicholas (8/5): Good stay. Could be better - Very pleasant conference / function style hotel. Nothing really wrong with it but a bit impersonal and set on its own away from restaurants and bars. Pool was very dirty - we wouldn't use it. WiFi was slow and patchy. Bed was comfortable and shower excellent. Staff were very friendly and helpful.

- Edith (4/5): Disappointing Stay – Wouldn’t Recommend - The only good thing about this hotel is the ample free parking. Unfortunately, the stay itself was disappointing. The room was not clean—found a long hair on the table and food crumbs on the bedside table. The bath towels were old and worn out, and they were the only towels provided. No box tissues were available, and the closet was dirty with only three hangers. The shower was broken, making it inconvenient to use.
If you don’t have a car, I wouldn’t recommend staying here due to the location. Overall, not a comfortable or pleasant experience.

- watchsmart (8/5): Faded Glory - The first room we were given was really bad. The safe was broken and the handheld shower head was broken. And when we tried to call the front desk for assistance, we learned that the phone was broken as well. The floor was badly scuffed and (worst of all) we could always hear a thrum-thrum-thrum overhead from an air duct or a water pipe or something.
Anyway, we asked for a new room. We got one, and it was quite nice.
That said, this seems like a "faded glory" sort of hotel. I bet it was fantastic at one point, but now is merely "quite nice."
Other notes:
1. The pool's water is a bit green, but it seems fine otherwise.
2. The breakfast buffet really needs some warming plates - cold baked beans are no fun.
3. There are bags for a laundry service that has been discontinued.
4. The hotel's only web presence is a facebook page, but they seem to have lost control of that, and now it is full of work-from-home schemes.
5. Rooms contain both a standard bible and a book of Mormon.
- Martin (8/5): - Fairly standard ‘business travel’ style hotel. Room was clean and comfortable. Staff were friendly. Hotel restaurant was closed for everything except breakfast, with no car this involved walking out of the hotel along the grass verge alongside a busy road and open sewer to nearest shops/restaurants.
- Luke (4/5): Hotel in poor condition - This hotel is like the England performance at euro 2024, promised a lot, performed poorly and ultimately failed to deliver.
The towels are yellowing and frayed, the shower water was cold, the bedsheets had stains on them and the breakfast was limited and poor.
On the plus side it was cheap and closer to Sepilok Orangutan Sanctuary than if we stayed in Sandakan itself.

Easy to get sandakan to see the sights such as memorial park and water front.
Buddhist temple is well worth a visit stunning inside with great views

It's my 3rd day with internet limitations. No internet in the rooms. NOTHING suggesting an issue at time of check-in. Staff are providing as much patch work as possible and I've heard a different excuse with a re-direct to a different wifi daily. Today they told me it doesn’t work in the rooms but the hallway should be fine. Which it’s not. I've been camped out in the lobby where it’s still limited at best.
Dear Livingston, suggest you do not hide your hotel issues....a bit of honesty could go a long way.
I’ll be checking out tomorrow vs staying for the next 5 days as intended.

- Verified traveler (6/5): Standard and Efficient Stay - The hotel is standard and efficient…. A good option for the price. The front desk staff are not very welcoming or friendly but maybe there was a language barrier? Although it didn’t seem to be. The room was comfortable, good AC, clean except for spot on the duvee cover which I could not tell if it was a spot that hadn’t been cleaned or a stain so we just turned the quilt around and hoped it was clean and just a stain. One flat pillow per bed but again, for the price, it is a good hotel to stay at for in-and-out of Sandakan. Breakfast is pretty lackluster but I don’t think American tourists are the target market and again, for the price, it was fine. We had congee with sugar in it and instant coffee. Overall, there is nothing fancy or service- oriented about this hotel but it was clean, efficient, and a good night’s sleep for the very reasonable price.

- lz4ev (8/5): Clean, practical, new - The room is spacious, modern, clean and is equipped with ironing facilities but without a refrigerator.
Bathroom is spacious as well with good water pressure but the floor can be really slippery so be careful of that. A slight design fault which meant that there was overflow into the loo area from the shower.
Breakfast was basic but adequate. Staffs were polite and professional. The hotel is 10mins drive away from the town centre but with own transport / eHailing this is not really an issue.
Recommended for a short stay at Sandakan.

- ruthandvern (8/5): Very satisfied - We spent a week at this property. There is a breakfast set-up for guests, but no actual restaurant. There are good dining options nearby. Our room was spacious with electric blackout curtains and a comfortable bed. The staff are attentive and available for assistance. The Wi-Fi was good, the TV was good. The pool was warm and wonderful, but no lounge chairs, just plastic chairs.

Additional pillows and towels will be charged - i believe only budget hotels do that.
Shower area was spacious enough but beware of the slippery floor.
Coffee provided with plastic spoons which would bend in shape when immersed in hot water.
No refrigerator in the room.
Overall, i feel that they are calculative in the way they treat their customers.

- yfylou (8/5): Two Nights Stay - I choose to come back to stay at this hotel because it is near the Kim Fung Market. My children enjoy eating snacks and local delicacies at this market and lots of choices to select for afternoon teas. This time our hotel room's air-con is not working. Quick thinking, the hotel staff move us to another room where the air-con is working great.
- THW893 (8/5): Business Travel Trip - A very nice & clean hotel to stay for any business trips and the surrounding is generally quite during the night for a good night rest after a long hard day out.
There is a pool for a quick dip but did not have the chance to use it then.
- harrietc481 (2/5): Staff are opinionated and rude - I rarely write reviews of hotels as I have always had great experiences... But the Livingston Hotel shocked me.
I arrived at the hotel a little disheveled as I had spent the last three nights on a wildlife expedition on the Kinabatangan river.
As I arrived I was completely ignored by the bell boy and the staff at check in. I struggled with my bags to the check in desk where I was looked at with disgust.
I placed my bags down and handed over my passport. I was continuously asked by the manager if I had a reservation and she then continuously repeated the price and looked at me in a condescending way. She then said are you sure that price is ok? I looked at her and again repeated my answer of yes.
She gave me my room key and I could tell she wanted me away from the check in desk as soon as possible. I asked if there was someone to help with my bags - as I saw the trolley and she then called over the bell boy.
I was shocked at how I was treated, purely based on the staff thought that I didn’t have money!!
Before my river expedition I spent 4 nights at four points Sheraton, the service at the Sheraton was second to none and blows this hotel out of the water.
I would welcome a response from management and an apology!

Besides, sound insulation is not not good since we can hear clearly the conversation of our "neighbours". However, staffs are friendly and helpful as well. Room is spacious and location is good too.

- AndySiti (2/5): Bad breakfast, no value for money - I stayed with a group of friends for business. The hotel looks grand from the outside, but as I entered the room, it’s only a big room with minimal decoration, and bedsheet looks quite old. The next morning we planned to have breakfast in the restaurant, but even the basic thing such as bread has finished. It was only 8.30am! They only had fried noodle, fried rice, porridge, and jam without bread, with hot drinks and cordial. It was a terrible breakfast so we had breakfast at the adjacent coffee shop instead. Overall, it was a dissapointing experience. I wish they could improve on the breakfast section!
- aklcarol (8/5): Value for money - I was pleasantly surprised to find that the sound proofing of this hotel opened in 2017, is rather good. I had a room facing the main road but could hardly hear the traffic.
Very good layout of the deluxe room, good utilitisation of space, satisfactorily furnished and sufficient lighting, I must say better than some hotels which charge much more per room night. Didn't have time to visit their gym or swimming pool.
Generally very pleasant and clean ambience. Truly value for money accommodation. There are some parking lots in front of the hotel too.
Local popular eateries are within the vicinity, just need some locals to tell you which ones to go to especially for seafood which Sandakan is famous for and other popular fare. Disappointingly though, Malaysian Airlines prohibit checking in of seafood and only allows handcarry.
It was a pleasure to also have Tenom avocadoes in season, a bonus, the "milky" variety is way better than imported ones. And local dessert outlets were good too in creating yummylicious avocado desserts. I could not understand how others in my group could take it every day, some even twice a day, till I joined them on the last 2 days of their 4 days eating spree holiday in Sandakan! I will definitely plan my future trips to coincide with the avo season in future.

Check in was smooth, rooms clean and spacious. Our room had a faint smell of smoke. Our shower leaked on top, spraying water.
Internet: Poor. Felt that it only worked in the main lobby. Receptionist told me she would send someone to fix it, never improved.
Pool: Wasn't built with a filtering system, therefore very dirty. See the photos I took for visibility. Think one of them is some kind of external pump.
Breakfast: Malaysian breakfast (see pictures). They also had toast, with butter and jam, watermelon, coffee. You could also order omelette.
Price; all in all, still good value for money (but would maybe skip breakfast if you are not a big fan of Asian food) Would instead recommend Balin Roofgarden bistro, around 10 minutes away with Grab, a hidden gem.

- juergenp1957 (6/5): nice hotel - clean rooms - we came late after long and exhausting selfdriving form KK - but welcoming staff was very competent and gave us good rate and nice room with good internet - dining in Hotel was poor - but staff was very, very helpful and made my dinner ok - in the room by itself you had to tell them to refill toiletpaper and internet was only working after we ask for TP link, but than good - room was clean, shower ok.... a good hotel to overstay in Sandakan, because its basically near to all monkey national parks and also near enough to discover the city - also more quiet than in downtown ! They need to work on restaurant dinner and breakfast standards, if they want to attract international guests, its very local and only e.g. serves powder coffee, which is unhealthy and not representing the value of this hotel, nevertheless if you ask for special food, the staff tries its really best to make you happy and they show that this is possible !! Nice working people there, just very helpful
- wongnh9282 (4/5): Poor service! - We booked a few weeks ago with requests but still given a small room. Even some lights were not functioning. Room not cleaned properly with a pile of hair bits on the floor. Customer service ain't that good!
