• Emma (8/5): Great seafront location with the sound of the sea crashing on the beach - Location was fantastic, right on the beach and out of the hustle and bustle of the main resort. Staff were very friendly and happy to help. The air con was very noisy, the safe didn’t work (and didn’t get fixed during our stay) and there was no reception to seek help and advice from when needed.

There was no coffee in the room and we were told it's not good for the health of guests. The staff also told us that the swimming pool is not accessible while others were using it. Overall a very bad experience

Hervor zu heben ist das Service der sehr jungen Crew, die sich unglaublich zuvorkommend um uns gekümmert hat. Das Frühstück wurde jeden Tag genau besprochen, wann und was ein jeder unserer Familie essen möchte. Nochmals vielen, vielen Dank an das stets freundliche und aufmerksame Team - ISTUTI!!!
• Edmund (10/5): Tranquil, secluded, paradise near Bentota - We had a beautiful and very large room overlooking the sea. The hotel only has 5 rooms and our party filled four of them so some days we had the entire hotel to ourselves. The staff were always friendly and helpful, doing whatever we asked and helping to book tuk tuks or give local advice. I walked along the beach and looked at all the hotels and really believe that we chose the best one. We had such a relaxing time, that we didn’t want to leave. The breakfasts were extensive and you could choose between Sri Lankan or Western breakfast each morning which was cooked to order. We really enjoyed having the pool where we sat around to have drinks and the sea is right in front of the hotel too. Nothing

• Rohan (10/5): Beautiful location - If you want to stay at a quiet location with the entire beach for yourself, this is the perfect villa for you. The place had a tranquility with just sound of ocean waves. I did not get the room that was shown in the images. Then I rechecked my booking and they have given common images of the rooms for all the rooms I guess.

• Udara (10/5): A relaxing stay with stunning views, but the dining experience could be better. - I really enjoyed the beautiful beach view, the peaceful atmosphere, and the comfort of the hotel. The butler was very supportive, and the team arranged a lovely outdoor dinner with candles, which made the experience even more special. The food options were a little disappointing and could be improved in both taste and variety.

• Dr. (4/5): Be cautious when booking boutique hotels under the Amaya hotel group! - The property was lovely, quiet and peaceful. Rooms and Pool were clean. Had a clean beach that could be accessed easily from the Villa. The breakfast was good. Just expected alot more "service" wise from a Villa under the "Amaya boutique collection"...sigh! My group of friends were the only guests that night. The staff should have been more attentive and prepared the property for us as we were the only guests there. We booked for Bed and breakfast and the manager asked if were interested in dinner as an after thought around 6.30pm and informed us it will take some time as they have to prepare everything from scratch! I shudder to think what would have happned if we asked for an exotic meal from the Ala cart menu! Luckily there was a restaurant next door to save us. Didn't even have "ice cubes" in their fridge when asked. Minimal service all around. There was no care taker in the night and just a security man who just came in to show he was present around 9.30pm! We had to close the main door to the Villa and large windows in common guest area in the night as it was just the 4 of us in the whole Villa alone and anyone could have walked in from the beach!! It's not safe for solo female travellers for sure.
• Dhanakshi (10/5): Exceptional - I recently stayed at Villa 700 by Amaya in Bentota with my 5-year-old, and we had a truly wonderful experience. The room we stayed in was immaculately clean, spacious, and very comfortable, perfect for a restful family getaway. The entire villa is beautifully maintained, with a peaceful garden that leads directly to the beach, just a short and pleasant walk away. We arrived earlier than expected, and the manager was incredibly welcoming and accommodating, even arranging an early check-in for us, which was greatly appreciated. A special thank you to Mr. Muthumal, who went out of his way to ensure we were comfortable and had everything we needed throughout our stay. Mr. Dilusha, the villa’s talented chef, was not only an excellent cook but also a warm and gracious host. He served us the most delicious, freshly prepared breakfast and some of the best Sri Lankan tea we’ve ever had. All in all, our stay at Villa 700 was relaxing, enjoyable, and filled with kind hospitality. My 5-year-old had a fantastic time as well, which made the experience even more special. Highly recommended for anyone looking for a serene and family-friendly beachside retreat. Nothing
• Jenny (9/5): Relaxing, amazing view of the beach, lovely staff and great location! - The staff here were so nice and couldn't do enough for you. We stayed in the Ocean Suite Room and it was absolutely amazing! The room and bathroom were huge and the view of the ocean was incredible. The breakfast was yummy and you could pick from a continental or Sri Lankan breakfast. Location wise you are right on the beach with plenty of restaurants to choose from but Bentota city / main beach is a 15min tuk tuk ride away (if you want to be central that is). Unfortunately they do not have an alcohol licence which was a shame as a nice cocktail would of been perfect. However, there are restaurants and bars on either side so it wasn't a big deal lol

The decor was very chic and understated and the villa had a lovely sense of calm and relaxation about it. The bedroom was very spacious and relaxing. The food was delicious with a very tasty fresh breakfast and a good choice of lunch and dinner choices, all cooked freshly to order. The staff were attentive and welcoming and the villa made an ideal retreat after touring other parts of the country for two weeks. There’s even a friendly tuk tuk driver based across from the villa. WiFi not the best but it was not a problem for us.

It was quite palatial, but tastefully and minimally furnished. With the windows and doors wide open, looking out across the sand to the ocean and the coollng breezes was a highlight for us. Staff were very friendly and attentive. And since we had a late night flight out, we were able to stay in the room for a late checkout. Much appreciated. Bonus is the fabulous Modern Italian restaurant right next door. Can't think of anything.

• Tania (1/5): Really bad - Basically nothing I am writing to express my deep disappointment with my recent stay at Villa 700 in Sri Lanka. First and foremost, we had requested an early check-in, which we were informed could not be accommodated. However, upon our arrival, we discovered that we were the only guests at the property, which left us puzzled and frustrated. Upon finally checking in, we were given a room where the air conditioning was not working, however when we inquired hotel staff said the A/C is working it will take time to adjust. We waited for sometime and checked the A/C was not even on. This required us to repack our belongings and move to another room, a process that took nearly two additional hours. To add to our dissatisfaction, the new room we were assigned was not clean, and we had to wait for it to be cleaned upon our arrival. Even after these efforts, the air conditioning in the new room was inadequate and did not function properly, providing minimal relief in the heat. Our dining experience was also disappointing. Despite requesting two Sri Lankan breakfasts and an additional item the previous evening, we were only served the additional item and one breakfast in the morning. This indicates a lack of attention to detail and poor service standards. Furthermore, the overall customer care was questionable, and the manager's absence during our stay only compounded our issues. The responsibilities of managing the property seemed to fall entirely on a serving boy and a housekeeping staff member, which is unacceptable for a property of this standard. I trust that you understand how these issues significantly impacted our stay and are not in line with the standards we expected from Villa 700. We hope that steps will be taken to address these problems to prevent future guests from having a similar experience.

• Megan (10/5): Would highly recommend. Pure luxury and relaxation. - This was hands down the best place we stayed in while in Sri Lanka. Absolute luxury. The staff, especially Muphu, couldn't have been kinder and helped us with our every need. The food was delicious and the atmosphere they have created is very peaceful and relaxing. We also got upgraded upon arrival. We enjoyed our stay so much we extended it for another night and will definitely return. We stayed in April and the waves made it impossible to swim safely on the beach which was disappointing, but thankfully there was a beautiful pool which cooled us down.

The room size was good More facilities at the hotel. Apart from small pool, there was nothing. There were no sun beds on the beach. They do not clean the room everyday. In spite of my telling them that there was problem with the sink. Water was going very very slowly. No one showed any interest in looking at it. Also, the checkout time was 12.30 pm but the manager wanted us to checkout by 11 am because he had promised another customer for early check-in.
