- Catherine (10/5): Wonderful and spacious traditional Japanese-style room for families - We booked the traditional Japanese-style room and we LOVED it. The room we got was HUGE - it was such a breath of fresh air after staying at two other hotels (which were also great - but not very spacious). We are a family of 4 and the room could have easily accommodated at least 2 more adults. The style of the room is really calming - tatami flooring and paper covered exterior windows (so the light is filtered and you don't see the industrial view). The mattresses are directly on the tatami floor and are really comfy - we all slept very very well! There is a sitting area with a GIANT TV, table, and fridge. They provide you with free instant coffee/green tea, enough for each day of your stay. The train station is pretty close and there is a hub of restaurants and shops next to the station.

- Stephanie (6/5): Very good value if you are on a budget. - Liked the size of the room, the rooftop, location to the train station and helpful staff. No one at the front desk typically. Have to call and wait for someone to get there, but they do come promptly.
Bathroom sink area is very tiny.
- Jo (9/5): Quiet location, close to the action. - This was our third visit to Tokyo and we wanted to stay somewhere a bit quieter. The rooms were huge, particuarly for Tokyo, and the hotel style was older, but very comfortable. The location was handy - only 2 or 3 stops from Shinjuku. (We found it easier to use the Sasazuka station as there was a quiet little alley-way to get there.) The rooftop patio area looked lovely, but a bit cold when we were there. The expressway is right out the front which might be an issue if you're a light sleeper. I am, but had earplugs which worked fantastically.

- Ida (7/5): A decent hotel - We liked the neighborhood the hotel was in. The hotel itself was fine and did the job. It was comfortable and clean, even if it was a little dated. Easy check in. Room was a decent size and had a mini fridge. Even though it was near a busy thoroughfare I don’t recall it being noisy. Also conveniently close to a metro station. Lots of cafes and restaurants within easy walking distance. There was a rooftop patio which we didn’t use, but some may enjoy. Not sure I would specifically recommend this hotel, but also wouldn’t not recommend it if someone was interested in staying in this neighborhood.

- Eakhurst (7/5): A pleasant stay in a decent hotel, but could've been much nicer. - The location was good. The room was very big. The beds were comfortable. The staff we met seemed very nice. They seem to have a bit of damp problem and the place smelt very musty.
We had a dehumidifier in our room, which told us that damp is definitely a problem.
The upstairs rooftop lounge area looked nothing like the pictures, and wasn't the dream place to hang out, as we were hoping!

The roof garden is cool. The hot water at the sink was slow to warm up. Neither the tub or the sink could get as hot as I like (50°C)

A moldy odor that lingered in the front lobby area. Also the small step going into the bathroom area that you wouldn't notice until you tripped over it. Ouch!

The shower layout is weird. The place to hang the shower head is outside the bathtub, so you must hold the shower at all times while showering and once you finish showering, water keeps dripping on the floor.

- Bernardo (9/5): - Great room, really nice size; I suspect this was a converted apartment building? Great bath and shower as well. It was insanely HOT (as Tokyo generally is in the summer) but the AC worked great and kept things a comfortable 25-6 degrees. Location was interesting; I never would have found myself in Sasazuka otherwise and it's a cute neighborhood, though a bit remote. A great dumpling restaurant nearby and there's a Saizeriya not too far if you're into that sort of thing. I ate the most delicious yuzu udon at the train station; a delight on a hot day!
Thankfully there's a train directly to Shinjuku every 5 minutes or so, and you're very close to Shimokitazawa as well (I walked there - longish walk - but it's a quick train or bus ride too). Obviously from Shinjuku station you can get wherever you want. Staff was super helpful and even though they're never at the front desk you can buzz them with the phone and they show up quickly. There's no coin laundry very close but they will do a bag of your laundry for ¥2500; it was a bit steep but hella convenient and if you're trying to get a lot done like I was, it was worth it.
They also have a super cute rooftop area with lots of plants and free coffee and beverages. Too bad it was so damn hot when I was there; another time of year it would be nice to hang out on the rooftop and chill. Did I mention how hot it was... Not convenient when the trains stop running so plan ahead; tho if you're adventurous I found it fun to ride a Luup e-bike back to the hotel late at night after I missed the last train. Plenty of docking stations near the hotel (though finding an available bike in Shinjuku at the time was a challenge!)
Since it's not a traditional hotel you miss some aspects of having a front desk - they can't help you with Ta-q-bin if you use it, they're not trying to suggest restaurants or make reservations for you (tho to be fair they were super nice and I'm sure if I had asked they would have tried to help, but frankly I wasn't trying to eat fancy in Sasazuka anyway!)

- Ewelina (5/5): I wouldn't stay here again - The room was large especially by Tokyo standards, and had a large window that you could see through (we had stayed in quite a few hotels in Japan that had windows that were completely frosted). There was a rooftop deck. The bed was comfortable, there was free wifi for every room. The staff was nice, BUT the hotel is not staffed 24 hours a day. I booked a three night stay, the second in the eveing our key cards weren't working, there was no staff there to help. There was a phone and a sheet with a number to call in case of an emergency- I called the number and there was no answer, I later found more numbers under the sheet and tried all the numbers with someone finally picking up after about an hour, and then arriving about 15 min later to help. There were security cameras in the lobby too but I don't think they were not being monitored since no one reacted to us being in the tiny lobby for so long, a young couple tried to help us. We even waved our arms at the cameras trying to get someone's attention and nothing.
To make things worse the entrance to the hotel is in an alleyway and there is not much in the immediate area around. While we were trying to figure out what to do someone who had been sitting in the alleyway started peering into the lobby, and then eventually walked in, and looked behind the desk and then walked back out- he didn't say anything and then went back to sitting in the alley. He looked intimidating to us and we were scared to begin with not knowing where we were going to spend the night especially since we think we had caught the last train to our stop.
The staff did apologize, and said that they will change the way they do things. They even left us some fruit and a note apologizing which I do appreciate but the truth is that we were scared and it took a while to actually get help.
Some other things to mention: the room was clean overall, the sheets were perfectly white and smelled clean but there were some stains on the walls and on lamp shades. The carpeting in the common areas is dated and dingy. There is a coffee maker to use upstairs but it was not working. The bathroom setup was a little strange as well- there was a mini bathtub, with a shower curtain rod- but no curtain and the shower handle was outside of the tub making everything wet and no towel hook.
