The lounge room is cozy and the kitchen well equipped with crockery, cutlery, a big fridge and free tea and coffee. Everything seemed pretty neglected. The deck next to the house has lots of loose boards and needs repainting. Going out to the outdoor table you pretty much run into the clothesline which is at neck level. We had the cheap room with the „private external toilet and shower“. The toilet bowl and shower itself were ok but the fly screens and window sills were very dirty. Also, the owner doesn‘t seem to live there and it‘s not clear where to enter the property and how to find the rooms.

Good place to get to know people too, one of the better aspects of sharing a place with people. The bed sheets weren't entirely clean and the external bathroom is not that pleasent, needs some renovation for that part.

It’s als - Located just a five-minute drive from the town centre, this property offers a relaxing setting with a lovely hill view. The surrounding Wight area is perfect for chilling and walking. The terrac is ideal for barbecues and the kitchen is fully equipped with all the necessary facilities. The bathroom fan wasn’t working and the aircon was slightly noisy.

I was cheated as they showed sea view picture for the room that had a freaking na yard facing sliding dirty, sticky old broken crappy wooden door. Zero privacy since my room was completely visible from the kitchen hen area. If I draw the curtain it made me feel like lam in a prison. I BOOKED ANOTHER PROPERTY AD-HOC AND LEFT THE PROPERTY WITHIN AN HOUR ON 25th Jan 2026. How shameless the owner can charge any money to people ? I wouldn't stay here for free... - Jay (4/5): Not worth the money just for a view - The view is the only thing going for this place The stay was overall disappointing due to the extremely small shoebox-like room, which barely fit 2 people and a double bed. The ensuite bathroom was only separated by a curtain right next to the bed, making it feel claustrophobic and uncomfortable to use lacking privacy. Basic amenities such as a bath mat, hand towel, and TV were missing. Shared kitchen facilities appeared dirty and poorly maintained, with an oven that had no door to it. The so-called balcony was actually a walkway used by other guests, resulting in constant noise and no privacy. Additionally, the sliding door had a broken fly screen, the curtains were outdated and dirty, and there were spiders in the room. No customer service, as there were no visible staff and check-in instructions were only provided through pictures in an email, with no clear way to contact anyone for assistance. Overall, the experience felt uncomfortable, poorly maintained, and lacking in basic hospitality.

Unfortunately everyone was using our bathroom/toilet and leaving it a mess. I contacted the staff yet they never responded. The room bedding was stained, there were cobwebs around the windows and ceiling. The curtains were old and stained. It was overall dirty, unkept and rundown. I wouldn't feel safe as a woman alone. The shower door, had no lock on it.

The property was not very clean and needs some maintenance and repairs. The window in the external door leading to the garden was slightly open all the time and could not be properly closed, which was inconvenient. - Elle (5/5): Falsely advertised and dirty - The location up on the hill is so nice, there are beach views but not from all rooms. My room was the budget one so it didn't have a beach room but I had very nice forest to look at outside my window. I like that this place is up on the hill a little bit further away from the town than most accommodation but still within walking distance to the beach. This place has lots of potential. I had difficulty getting into the place because I didn't read the email and the guy team member I called was nice about it and he answered the phone quickly. I've read other negative reviews so I am prepared for the blaming and abuse from the owner when they read my review but the truth is better out than in. This place is not properly advertised. The property is in disrepair. The slats on the stairs leading to the verandah and verandah slats are close to cracking underfoot. The driveway was dangerous. The room floor was uneven and a stained, dirty rug was on the floor. The bathroom linen was not enough. I did not receive a bathmat and I have read that in other reviews. My room window was open with no gauze when I arrived so I had to check the room for snakes. I could go on and on about the state of this place and the customer service but I'll just leave some photos. The sheets smelt weird like they had been washed without detergent many times over. They had weird little stains on them. I was so tired when I got into bed that I didn't look in the bed before getting in it because I was worried it would be the final thing that would make me leave this place and forfeit my money. I managed to get through the night and did sleep fine in the end. I wanted to change room but they said they were booked out. I was told all the rooms were booked out but I noticed a room or two were unused when I was leaving. I've read that this has happened in other reviews to other people. I think the owner/management are trying to rent out the worst rooms first so they can always get the best rate for the best room. Other hotels, motels, etc usually give out the worst rooms last so this place doing it the other way around is very telling of the type of people own/run it. I don't like that I'm most likely to cop a lot of abuse, false accusations and lies in a reply comment for leaving this honest review based on how they have reacted to other negative reviews. But it's not okay what they're doing. I do not recommend staying here until they make the place safe to be in.

- Amany (1/5): Terrible experience and disappointing - Nothing Absolutely disgusting experience. The room was completely unhygienic and unacceptable. There was urine on the mattress and duvet, and the bedsheets were dirty and stained. Cobwebs were in every corner of the room, clearly showing it hadn’t been cleaned properly in a long time. The curtains were filthy, and the bathroom shower curtain had visible stains and dirt. There was no hygiene at all. I paid for the most expensive room specifically for the view, yet the windows and glass were so dirty you couldn’t even see through them. Customer service was the worst part. When I requested a refund due to the serious hygiene issues, the manager swore at me, which is completely unprofessional and unacceptable. The owner was never available to resolve the issue, and the staff seemed too scared to help, repeatedly saying “I can’t help” and that I had to wait for the owner to respond. Overall, this was a terrible experience from start to finish. Poor cleanliness, shocking customer service, and zero accountability. I would strongly advise others to avoid this accommodation.

Beautiful view over the town and down to the ocean! The rooms are not very soundproof so you will hear those around you regularly and the bed in Room 2 was extremely uncomfortable. The whole property could do with a deep clean; there were cobwebs in the bedroom and bathroom!

- Alice (2/5): Not at all as advertised. Very disappointing for the price. - The only undeniable positive of this guesthouse is the view — absolutely WOW. It is genuinely breathtaking and honestly unmatched in the area. If this property were properly renovated and maintained, it would easily be one of the best places to stay around. Unfortunately, that’s where the positives end. For the price charged, the accommodation was extremely dirty and rundown. While the bed sheets themselves were clean, the blanket/bedspread was not — it had visible speckles of dirt and what looked like old food or blood stains. The rug under the bed was so filthy that we felt the need to keep our shoes on at all times. The cleanliness issues extended throughout the house. The windows in the communal areas were so dirty that they actually disrupted the incredible view from inside, which is meant to be the main selling point. There were also several safety and functionality concerns: No lock on the shower door, which made us feel quite vulnerable Shower screen hanging off No oven door, meaning we couldn’t cook at all The listing advertised a “private external bathroom,” however this was not private in any sense. It appeared to be used as a communal bathroom by the whole house, with no way to prevent others from using it. This was very misleading and not as advertised.

- Ivica (7/5): Correct but extremelly pricey for what you get - Location is nice as it is remote from the town but still close enough. The view is splendid from there and it is surrounded by nature. The room (n2) was clean and does the job for a night a or two. The place itself gives a feeling of being a bit abandonned with common areas not well maintained and with a complete absence of staff. You can reach them by phone if needed. Although it was very peak season, i find this quite abused to price a room at 600aud for a night with such a low level of comfort and maintenance. For me, this should not be more than 150aud a night and eventually 300 in very peak season, but seems owners surf on high demand and have now issues to sell you poor accomodation for the price of a 4* hotel! It is a pitty as the place is beautiful.

- jie (7/5): - The location is about a 5 minute drive from the city center, situated on a hill with an amazing view. I could see the whole Aollo bay. Also can see kangaroos and birds from my room. The room was clean and nice. The only downside is that the toilet and shower are outside the room and use a sliding door, so if someone goes to the toilet at midnight, it can wake me up. Luckily, not many people used the toilet at night.

- Lei (10/5): - It could be the accommodation with one of the best view in Apollo Bay. Quiet location with stunning view. more spaces for cars, 5 spaces are not always enough for 5 rooms.
- momo (5/5): The view is good but the room is loss expectation of cleaning and comfort. - The location is on the hill and you can meet the wildlife unexpectedly The place is quiet and lucky have the respectful guest house mates. It’s enjoyable staying. The view is great and the location is not hard to reach! The bed is not comfortable and the bed sheet and quilts is very dirty. There”re some dirt like dried blood on the quilts. The bathroom door is damaged and the room is very dusty and not very clean.

- Nitish (9/5): - Very good view. All the facilities available for cooking light dinner and watching television. Overall very good place. Kangaroos are roaming around the property, so that's an advantage to watch them so close. Small rooms, but adjusted by relaxing in the common room.
- Mathilde (3/5): Overnight stop disappointing - The view was exceptional and it's really nice to see kangaroos so close to the property. The shower was clean and with nice hot water. The place was definitely not clean. Kitchen especially, cupboards and drawers are dirty, smelly, no oven, no forks, no spoons, no tea towel... Our bedroom was fine but lots of spider webs around the bed and the pillows were not very clean. The mat to exit the shower has clearly been here for a few days... Quite disappointed. It was fine for a night stop on our great ocean road trip, but I wouldn't have stayed longer. We couldn't even cook correctly and had to go to town for dinner and breakfast.

- Carlo Mark (10/5): Exemplary location, amazing views, and a highly recommended stay for large groups. - Location was exemplary!! There view from the room was adequate. The room we had didn't really face the view but can be seen through the window. When you step out on the balcony though the view is amazing!! It was just a tad cold on the days we were there so we couldn't really stay outside for too long. No issue whatsoever, doesn't take away from the amazing experience. Only thing would probably be that our exhaust fan in the toilet wasn't working so whenever someone had to go to the toilet, you can probably imagine what the entire room would be like.

Dirty and run down, tried to complain to booking.com but after 2 emails no response....last time for me never get caught again

- Ranee (7/5): Very comfortable base for a multiple-day stay along The Great Ocean Road - Happy we booked the large and comfortable room, with private bathroom and entrance, for a couple nights. Beautiful location - truly panoramic!. Quick drive into town to several good dining options, Visitors Information Center, and multiple sights along the Great Ocean Road. Convenient shared kitchen, with lovely vista and wildlife viewing from common dining area and deck. (kangaroos, parrots and even a koala) Make sure to message your ETA and get a confirmation response if booking last-minute - self-check-in was a bit delayed and at first no response from contacts listed in automatic messages, but was eventually resolved after reaching out to the third contact number listed on a note on the door to the deck. Local contact was pleasant and helpful when we met in person during the next day.

- Julia (2/5): Would not recommend winter visit - don't get your hopes up as doesn't look like the online photos. - View was lovely despite the weather. Property was in very poor state of repair, nothing like the online photos. Weather was cold, but no attempt to provide fire wood or light the wood burner. No heating in the main room other than wood burner. Kitchen untidy, no door on oven. No tea/coffee etc., cupboards were dirty. In an attempt to find firewood, found an outside tin shed full of ? old bed linen, damp and stained - sheets/duvets. Another couple and parents were staying - they were not impressed either. We could hear between bedroom wall. Main steps onto deck giving way. Driveway up to property had extremely dangerous hole right up near gate, which any car could have got stuck in if arriving in the dark. Driveway needed urgent attention. Property needs plenty of TLC and wouldn't recommend this in winter, as cold and unwelcoming.
- Tassie1966 (10/5): - Highly recommended the rooms were very clean and quite overnight and what a spectacular view first up in the morning we'll definitely stay again if I'm going through that way.
- Eris (6/5): Lovely view, basic sleeping amenities, if not fuzzy, can pass as okay. - It is a shared accommodation with private bedrooms. The view from the top is quite great but from where our room is located, we needed to go out to the lounge area to see the beach. It is a shared lounge, kitchen, dining area, view from the veranda. It would be best if there are a group of friends renting this accommodation at the same time. The room we were in had it's own spa bath and toilet, not sure about the other rooms. There are not too many pillows available, just one per person and our room is quite tight for two queen beds and a sofa. There is no room number from outside so it was a bit confusing. The screen doors are damaged, and the floor is not very clean. Can do with more love and care.

- Lang (3/5): - 视野开阔，早餐时远处有袋鼠可以远观 位置简直不好找，进场一段泥泞路，还是下坡路段，危险！不敢相信是进酒店的路，以为导航不准，提前拐入时，找不到去定位位置的路，还是住户大叔出来提醒，才确认是哪条泥泞路进入！估计有好多这种情况出现过，大叔处理了好多这种情况的！ 房间设备破旧，跟图片上比，简直天上地下！有严重的上当受骗感觉！门口几坨动物的便便💩💩💩！
