Cobwebs, so little tea and coffee bits, radiators not in during night and the portable heater was faulty and dangerous stated for 1 minute and turned off. Inside the heater sparking and dangerous. Water in morning was tepid. No members of staff onsite the whole time there. So couldn’t speak to anyone about issues. Sent messages to place to find out how to book in and still haven’t received reply. The whole play needs updating. Furniture from Mid century.

- Corns (5/5): Lovely location, basic amenities. Will be a lovely stay if updated. - The property is in a beautiful location and the structure is picturesque. The bed was very comfortable. The rooms were quite dated and not very clean.
There were marks on the walls and dust. The curtains were hanging off the rail and the shower ran cold for the second guest.
The toilet had to be continuously flushed with the handle for it to work.
We had to fix the wiring on the tv for it to work.
- Elizabeth (3/5): Disappointing standard; room decor and accommodation very tired and not as shown in the pictures. - linen and towels were clean and location is good. The overall standard of accommodation is poor and has not been looked after or maintained.(property appears up for sale). Of the dozens of properties we have booked with booking.com this alone has fallen below expectations, hence the poor review. The room provided is not to the standard in the photos (and was not the room upgrade booking.com had offered), the decor is dated and tired and there was damage to the walls, external door and both chairs had stains. The mattress was too small for the bed frame (making getting in and out quite difficult) and the frame was wobbly and squeeked every time you moved. There was a constant dripping sound from the room next door.The bathroom sink was ok to start with but then stopped draining away.

- Josk30 (6/5): Clean but loud and property doesn't reapond - Room was nice, very English country vibe and it was clean I messaged the property twice, I have a medical condition that requires me to elevate my head to sleep so I asked for extra pillows, none provided, message not responded to.
The room has accomodation upstairs and all night you could just hear people walking around on creaky floors, hardly slept a wink.

- HelenDB7 (3/5): - Lovely location. Room was a good size with a great view of a wheat field. Decoration was eclectic. No hot water, in sink or shower . Room was warm on arrival at 10pm. It was freezing cold by 11 and stayed that way unfortunately . Sink took ages to drain. Bathroom bin not emptied and dusty corners . Four poster was a bed with a throw put over the bed posts. Have stayed here before a number of times and it has been warm, clean and functional. No staff on site and restaurant / pub closed which I was aware of. There was a for sale sign on the pub when I went past in daylight so may be it is on its way for a refurb but this wasn't good. I was in room 8 so avoid !

- Clare (3/5): Old, not worth the money, much better places nearby - We were working at Mallory Park Circuit so the location was good but that was the only positive thing This is not a hotel, these are purpose built small rooms behind a closed pub which are extremely dated. Our key was just left in an unlocked room and we never saw a single member of staff
The 4 poster bed I paid extra for was squeezed into a room far too small for it, the mattress was very old and had collapsed on one side so bad we tried to sleep the other way round but that was very uncomfortable. The shower cubicle was tiny with a lot of black mould and when the shower was running it was just a dribble and never got hot.
The sink would fill as soon as you ran the tap so some plumbing issues and the extractor fan didn't work
There was a large sofa which took up too much of the small room that was very old plastic leather which was worn and cracked also not comfortable to sit on then on the second day when we returned there must have been new guests that were staying upstairs which sounded like they were about to come through the roof, every single movement they made was amplified by the terrible creaking of their floor which was our paper thin ceiling, we could hear their full conversations.
I definitely would not recommend or stay here again.

- Amber (1/5): Poor - Poor facilities, room was really dirty and no staff on site to speak with. Carpet and rug covered in mud, stains and bits of dirt. Toilet dirty, window frames in black mould. Facilities bare minimum and no restaurant left on site to compensate for lack of amenities in rooms. As it was our wedding weekend we ended up having to book a different hotel and wasted the money here. Tried to go through customer services following the stay but was ignored by Booking.com. Wouldn't recommend staying here to anyone.

Booked it with no cancellation, which was fine as we knew we were going. No mention at time of booking that the pub/restaurant would be closed. Only got the email after I had booked telling me this, so had to resort to sandwich and pot noodles. Not happy

The rooms are outside, but you can hear everything the people to the sides and above you are doing. This lead to us being very tired due to the ongoing noise throughout the night.
The rooms are tired, the sofa bed broken and terribly uncomfortable.. and the shower a dribble. Not great value for money.

- Emmanouil (3/5): Nowhere near as good as we had expected! - The location of the Royal Arms was perfect for our wedding party. We booked one room ourselves and our guest booked two others, one of these rooms was up to standard. The staff were helpful and the breakfast was good. Wifi was impossible to access in any of the rooms, the showers had a poor flow and the standard of housekeeping was not up to standard. The facilities looked extremely dated in two of the three rooms and there was quite a lot of dust around. One member of our wedding party said that they would rate their room as 1 out of 5.

Spoke to owner & expressed concerns & he assured us it was spotless, but there were dead flies on the windowsill, stains on cushions, although bed was clean. Room was cold, heater was broken .
Could have been better, but its for sale & it reflects that unfortunately. So many cobwebs we lost count Its a nice location..but clearly in decline

Nicely decorated with a stunning location The shower system is old and in need of replacing, very slow
The canopy was full of cobwebs, the room itself was clean but the four poster had many cobwebs around posts and canopy which was such a shame as it was a lovely room
A little more attention needed when cleaning this room as spiders like to hide and four poster is a great place for them to play.
The cobwebs on bed were the only let down as overall this place is a little gem nestled in the middle of a stunning tranquil countryside setting, peaceful and perfect for a quiet getaway

The bridal suite is a beautiful room with gorgeous views over fields, vert spacious yet cosy with lovely lighting. A beautiful bed and comfortable sofa, old fashion and tastefully decorated keeping in line with the building itself and location.

- Steve (3/5): missold. - Not staffed after 8pm. I couldn't connect to the WIFI as no password was provided. The shower was very weak. Did not feel entirely safe due to not really being a hotel. It is currently self-service apartments due to the current state it is which is "for sale" despite this being spun as being "big renovation". Not sure it actually is.

Bed was comfortable on one side but loose and broken springs on the other Decor requires updating. Mattress as mentioned above needs attention. Shower was very poor, barely a trickle of water. Heater was supplied but didn’t heat, just blew cold air around noisily.
