Ian (8/5): good location for travelling around Umbria at reasonable price versus big hotels in town - while 20 minutes drive to Assissi, very convenient for driving to gubbia, perugia, plesso, spoleto. supermarket 3 minutes walk very obliging hostess. be very careful with GPS as it can miss the tiny road 10 metres from the main road, then it winds you around the area.
