- pat (2/5): - Never stayed in such a terrible place before. The dining area surfaces were stiky, tablecloths stained, dirty cutlery, no marmalade. Room was dusty with lots of unsightly half finished do it yourself jobs in the room. Bathroom also dirty and smelly.

Knew when booking it was a fairly basic room, which was absolutely fine with us as just to get ready and sleep - very comfy bed. Great value for money!

Continental breakfast had a variety of food and was Help Yourself and easy. The staff checked we had everything we needed for our 2nd night. We would go again

The room was quite small and a bit cramped as was the bed but OK for one night.
There are a few minor maintenance issues that could be sorted to improve the experience but nothing major.
Good shower and friendly staff.
I would stay again but probably upgrade to a superior room if available for a larger bed and more space.

Only one little niggle - nowhere to put the room key on an early exit.

- William (10/5): Pleasant stay in convenient location - Pleasant accomodation in a very convenient location to walk in to Sudbury which is a thriving town with nice restaurants. Helpful staff. No cooked breakfast but staff kindly ensured gluten free products were available for continental breakfast for coeliac. Comfortable bed, tea & coffee making facilities, spacious room (superior room).
- Anthony (6/5): Cheap and good location - I arrived late unaware that checkin closed at 10pm and nearly missed it. The reception chap was friendly and professional, car park a little cramped but walking distance to Sudbury and the surrounding areas are close by.

Plug in sink does not work. Hardly any room in room . Cobwebs, dirty on mirror, 1/4 toilet roll dirty skirt boards. V disappointed.
Breakfast .. cereal box, coffee, tea, juice, toast, croissant, that's it. V v basic my advice go to town get breakfast or do as i am book somewhere with full breakfast included the extra pennines will be worth it

Website says it has fridge etc. Was not offered thus just got the Standard room which is so small. No fridge, sockets in wrong place. You get ironing plate but does not fit on table. Breakfast us cereal and croissant. Room was not cleanest had to swap kettle still not clean did not use. Have stayed few times here this was the worst unfortunately 😪 6 of us coming back to area next month now looks like we have to look elsewhere which is a shame as 5 mins from family I'm visiting

The hotel was clean albeit a little tired like many hotels I have found nowadays

Our sons room the radiator was loose & wouldnt switch down .
However staff explained a guest had sat on it & had been temporarily repaired apologising profusely & thanking us for reporting . We would stay again.
- Alexander (8/5): A place to stay - Staff were happy and cheerful and reception briefing was detailed. Room was a twin. Warm but not overly so which was good. It was quiet despite a road nearby with very little noise from the road or other residents. The walls and doors showed signs of wear but nothing that interfered with the visit. Room was clean as was the en suite bathroom.
- Wayne (8/5): - This was a very clean property and the staff were very welcoming. The breakfast was good and varied and was enough for us to start the day. The room was adequate for a short stay, as that is what we needed, but maybe a bit small for a longer stay. All in all we were very happy with the hotel and would stay again if we were in the area, as in easy access of Historical Diss and Bury ST Edmonds.

- Jennie (8/5): Weekend Break - Staff were extremely welcoming, friendly, and attentive.
Room was very basic, clean, and I liked the fact that the doors are all locked with a code-pad reducing risk of losing keys or door-card.
The bed was very comfortable, and room a good temperature.
Breakfast was a continental ‘serve yourself’ style of dining and consisted of a variety of breads, cereals, porridge, fruit and yoghurts. Fresh coffee was available too and tea.
On my second night, I was awoken by the women staying in the room next door at 1.45am as they returned from their night out. They continued to be quite noisy for an hour or so. Apart from that, everything else was fine.
I will definitely be returning to stay again in the near future.
- Gill (10/5): - It was very good, the best part being the friendliness and helpfulness of the staff. Accommodation was fine - had a ‘lived-in’ feel but this in a way added to our enjoyment. Breakfast was fairly basic but ample and enjoyable. The only downside was that we had to negotiate two steps up to the en-suite, which was difficult for my elderly partner. All in all, very reasonably priced and adequate.

Room very clean and good clean decor , one small snag for us we had to climd two and half stairs to get into the ensuite ,bit dodgy when you had to visit during the night half asleep .
Bed smaller than home but acceptable.
Continental breakfast adequate for us in the morning .
A couple of bottles of water in the fridge would have bern nice .
The same young man looked after us at breakfast, very oblidging.
Would return again as it was short walk to the town , which coulld have been noisy id staying in the town ,as it was Hill Lodge is quite at night .

I slept very badly as the pillows were very uncomfortable and caused me neck pain. We booked two nights but left after one night as we were so disappointed.

En-suite was a small wet room, you had to have a mat outside to dry your feet from each time you stepped in there. The bed was very uncomfortable, could feel the springs, and it squeaked every time you made the slightest movement.

The rooms were clean and comfortable and the staff friendly, it had ample parking and is just a few steps into town, further to this the rates are very fair, many thanks

- SusanBrad_13 (8/5): It was really lovely! - We stayed one night when visiting a relative in the town. We were made very welcome! We were shown to our room and everything was explained to us. We really felt at home. The room was spotlessly clean, very well furnished and everything you needed was there. Perhaps a little upgrading to the decor and bathroom would be nice, but it did not detract from our stay. Plenty of parking space too. Would definitely recommend this hotel.
- 82sarahjanep (8/5): Lovely little budget hotel - We stayed here for 2 nights, attending a family party. We travelled a fair way and arrived later than 10pm but the lady was welcoming, and made sure we had everything we needed. Beds were comfy, shower was huge, the hand soap was good quality (I notice this because I have a skin condition) and smelled lovely! Cooked breakfast was done freshly for us and set us up for the day. I really liked the homely nature of the continental buffet - yes it’s not a 5 star hotel with waiter service but it doesn’t pretend to be! The food was all fresh and good quality and the lady was really friendly - especially as she had had to be on duty for over 24 hours! That’s dedication.
I would recommend this hotel for anyone wanting value for money on a budget - if you require 5* service and amenities then that would be better served at an expensive hotel; this one is for down-to-earth savvy travellers who understand what “budget” means.

- room very basic, hand made furniture falling apart, in need of decorating and up dating, bathroom was like a caravan sized wet room.
- breakfast had to pay extra for cooked which was basic. Continental no fruit, basic choice of cereals. Wrapped croissants. Had to make own drinks , small kitchen kettle for whole restaurant , I asked for kettle to be filled and man held under tap and gave back to me without giving me the handle! Surely an urn would be helpful. One jar of marmalade for all to share. Another couple complained to us they had not been offered cooked breakfast.

- Rosco1222 (2/5): Terrible 11 weeks spent here - I came here as emergency accommodation after coming out of a 3 month stay at hospital. Being homeless and mentally unwell the council organized my stay here charging me a small fee each week. When I first got here everyone was friendly and nice the blond middle aged lady especially was always kind and chatted (before they fired her) and the owners mum showed me round when I got here and said to help myself to anything on the side but not the fridge in the kitchen. I had a couple of slices of toast each day as I didn't have much money and that was one less meal I had to worry about. Nothing was said for 8 weeks when all of a sudden they started having a go at me for having extra bread. I felt a bit offended as no one had told me anything was wrong but stated getting my own bread and milk. They then said if you get hungry in the evening to use your own stuff and it's not a problem. I said fair enough, today I just got told off no yelled at while eating my breakfast for doing my own toast last night and got accused of having two breakfasts? It was the same with the washing machine I got told I could use it and the powder, then again week 8 and I started getting told of for using there washing powder again which they said was fine now wasn't, but again fair enough so I went and brought my own. No one told me any rules of the hotel or what you can and can't do I just did what I was told I could do when I got here. 11 weeks it will be tomorrow when I finally leave and in that time they haven't cleaned my room once the only time they came in here was while I was out and they took my coffee and drinking chocolate off the side and did no cleaning at all? I hoovered twice while I was here when I saw the hoover free and I changed my bed sheets once a week which again I got told off for doing. I am leaving tomorrow and I can't wait nasty manager and unfriendly staff, need to be clearer on the rules at the start of the stay not assume you know everything and if there's a problem tell you week 1 not 8. They need to learn to clean, 11 weeks this room would have been a tip if not for me cleaning it, fed up being here and I'm fed up of being blamed for everything, the majority of my stay it has just been me here so you would think they would be a bit kinder to the only source of income. If you are planning to come too Sudbury I strongly recommend you avoid this hotel! Absolute disgrace.
- 712kirstyg (2/5): Absolutely disgusted - I have read your response to my mums complaint and I am absolutely disgusted. Firstly the can of alcohol was in fact a can of relentless energy. Given that I was the driver do not insinuate and make judgement that given I was the solo driver that I drink and drive. The early check in fee was in no circumstance waivered given that when we booked this was the given check in time. We were loud given that myself, my mum and two older Aunts had just been to a family funeral yes that is correct a family funeral and we had a drive the following morning to Nottingham and then Central Scotland I can assure you we were all in our beds by 9.30pm. To clarify the water is not temperamental the hot water was non existent apart from in my Aunts room where the sink hot water was scalding. We did allow this to run but as stated earlier the hot water was non existent and as my mum explained to yourselves I have Rheumatoid Athiritis which helps with the pain when having a shower I do expect to go to a Hotel and for this to happen. No, I am sorry your response is despicable with lack of facts, wrong information and upsetting given that our trip was for a family funeral. Most definitely customer service training needed for yourselves.
- annasU9805LQ (4/5): Unhappy - This is easily the worst hotel I have been to greeting wasn’t to friendly check in time was different from what was on the website when I booked thankfully that was resolved as we were there for a funeral beds were clean enough room was dated tv was a nightmare and in the end didn’t work we booked two rooms in the morning our shower had no hot water the other room couldn’t have a shower either due to running burning hot then cold went down to reception no one about at all when we checked out I was told by the receptionist she was there no you weren’t ? a very insincere apology was given thankfully we won’t be using this hotel again
- H3723IOmikeb (4/5): B & B not a hotel - I very soon realised that this premises was originally an old folks home.
The chap that welcomed me was very polite and cheerful and after booking in, he showed me to my room. It was reassuring to see electronic locks on the door.
However, once in the room, I found it 'cosy' as it was clearly a bedroom for an elderly person, and therefore not very spacious.
There was a small side table under the TV with the brew tray on it so I brewed up. I sat on the bed to watch TV and found no bedside cabinet to put my cup, glasses or remote on. It would have been a squeeze to put one in.
Having booked into a 'hotel' I expected to be able to get an evening meal but no. Only breakfast is served and you have to book it on arrival.
So, a walk into town to scout the local pubs for a meal.
Credit where it's due, the bed was very comfortable and I slept well.
Next morning, I went down for breakfast into a very dated dining room with tables with plastic table cloths. The decor was very old and the room was clearly not updated from the days of the old folks home.
I could have lived with that, but the breakfast came with free hair in it.
Sorry but that put me off completely.
I checked out and went to the local garage for a sandwich.
In essence, this is a b & b and should be considered as such before you book.

So they moved us to an outside room which was ok but the shower hose leaked and it took at least 5 minutes to get the temperature right, only enough tea, coffee to make a maximum of 2 drinks but no spoon, clean enough but spartan and very basic
- S170QLkellyg (2/5): Terrible - Last occupants left over milk in the fridge. Patched up carpet...well more like matting. Unused screws in wall. Bulbs not working. Dirty, smelly and could do with a good scrub and revamp. Bathroom was like a cupboard, you would need to sit on the toilet to have a shower. Stained bedding. Which we didn't notice till we crawled in gone midnight from a wedding. Worst place I have ever stayed. They also gave us the wrong code to get in so lucky some other guests came along.
- Val690 (10/5): Excellent accommodation - Lovely clean rooms, we stayed for one night as a family of 8 and had adjoining rooms with en suite bathrooms, a cot was provided for the baby. Kettle with tea/coffee in room. Staff very helpful when I booked sorting rooms so that we were all together. We paid extra for cooked breakfast in the morning which was very good. Ideal if you want somewhere comfortable to stay for the night.

Rooms really nice with tea & coffee & kettle provided which was nice.Beds so comfortable.Breakfast was continental which is included in price of room or you can request a fry up on arrival which is extra not sure how much.Location is good right in the town so need need for taxis which is a bonus.
- danj562018 (8/5): Surprised - Having read the reviews I was slightly apprehensive about my stay here, but just goes to show you can’t please everybody. My room was clean & tidy and the bed comfy, it was the superior double room.The hotel seemed fully booked with a regular returning party I later found out. Breakfast was a continental style with fruit, croissant ect help yourself which was good 2nd morning I opted for a full English which was very nice.
Very well located for town and will defiantly stay again
- fkemp (2/5): Dreadful - We came to stay here last night. My husband phoned to say we would be late but the man on reception was very confused so we left a wedding to come and check in. Once we had checked in it got worse, the room wasn’t the one we booked. The fire door had a massive hole in the lock and the worst thing was the room door didn’t lock. It was absolutely dire. Needless to say we didn’t stay. We went back for our bag and left after finding our door hadn’t locked whilst we were gone.
I wouldn’t recommend this place and I certainly wouldn’t stay. Ever!!
- Hantsbear35 (2/5): Not good - We stayed here for three nights the check in was quick and was shown our room. The bedroom had been newly decorated and was nice but that’s where the good comments end. The bed on first appearance looked nice but when we both laid down there’s was a slight dip in the middle they had put a mattress topper on a old mattress but clearly needed a new mattress. The shower in the bathroom the pressure of the water was not very strong and the bath towels were small and not very thick so the owner really could do with replacing these. The toilet did not flush very well and sometimes took up to four flushes to get rid of the contents.The was not safe for valuables in the room.
The breakfast was self service for drinks and toast etc but they brought out a cooked breakfast which was very cheap ingredients considering in a earlier review the owner had said he would use better quality in future this did not seem the case the sausage was a chipolata and was tasteless the bacon was not good the egg was cheap. The margarine for the toast was the cheap rubbish you get in a supermarket. My advice for a better breakfast is better ingredients, more staff as there was only one member of staff doing reception as well as cooking the breakfast the tables where not being cleared so you all the dirty plates and cups were just left on the tables. The purchase of teapots would be good as you had to keep getting up to fill your tea cup. Provide better quality of juices as these were not good.
On our last morning they had run out of food and only had eggs left for their cooked breakfast and we were not even down for a breakfast as the lady was only expected one room down how this happened l don’t know as we had been their since bloody fri. We did get a refund for the morning we did not get a breakfast. The garden is shocking it’s like a dump site the owner should be ashamed with how he is running things.
Cannot recommend and advise anyone to look elsewhere and don’t stay here as you will be disappointed the pictures on the website are very misleading as the dinning room looks nothing like in the photo as there are windows and in reality there is not just a door leading to that dump of a garden.
