- Deposit: A 50% deposit is required for bookings made 31 days or more before the arrival date.
- Full Payment: For bookings made 30 days or less before arrival, 100% payment is required at the time of booking.
- Balance Payment: The remaining balance is due 30 days before arrival.
- Refundable Bond: An AU300 refundable bond is payable by credit card 30 days before arrival and is refunded 7 business days after departure.
- Payment Method: All payments must be made by credit card via our payment gateway Stripe.
- Transaction Fee: A nonrefundable 2.9% Stripe transaction fee applies to all payments including the bond.
- Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
CANCELLATION POLICY:
- Standard Cancelations: Cancelations made 31 days or more before arrival incur a nonrefundable AU$5.00 channel manager fee. Cancelations made within 30 days before arrival are nonrefundable.
- Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
- COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
- Event Cancelations: Accommodated is not responsible for cancelations of events, functions, or activities. Such cancelations will be governed by our standard cancelation policy.

- Frances (4/5): Thankfully it was only two nights. - Location was ok. My granddaughter (8) could feel the slats on the bunk beds through the mattress and said it was very uncomfortable. The “lounge” was the worst I have ever sat on. No full length mirror and the $300.00 bond and $300 cleaning fee is outrageous. Will not be returning.

Travelled as two couples and there was plenty of space. When booking property I believed there were 2 bathrooms due to the summary but it's one bathroom and one toilet with a sink.
5 large sacks of laundry were left on the front porch for the 4 days we were there from previous visitors and we're not collected.
Otherwise a perfect property.

Having young children who go through a million items of clothing, it would have been convenient to have a dryer. However the drying racks were great.

- Vanessa (9/5): Amazing comfortable home with close access to Blue Mountains - Pictures did not do this house justice - it was so much more spacious and beautiful than we imagined so we’re very pleasantly surprised. The kitchen is very well stocked. It really is a home from home with everything you need for a comfortable stay.
We loved the parakeets that came to feed on the verandah. The constant reminder of the rules and regulations before we arrived was a bit jarring and does leave bitter taste - we’re paying for this remember !!!! Seéms to be an Australian thing as we had similar list after list of dos and donts in other places - we’re just not used to being berated like children when paying for somewhere to stay and we know how to behave!!

- Sheree (10/5): What a find! - As a family of 5 this house was so perfect. It was warm, clean, well appointed and so comfortable. The kids loved the trampoline and my son especially loved the cockatoos and would sit in the hammock on the back deck watching them eat the seed he put out for them. The full kitchen, a washing machine and the ability for us to spread out was wonderful. The location was super quiet and felt like we were out of the town but was only an easy 6 min drive to the restaurants and supermarket in the town centre. Would love the opportunity to stay again one day.

House is set in a quiet, peaceful neighbourhood with an abundance of bird life with which to engage. Overall, a terrific holiday home. Thoroughly recommended👌 Control panel for ducted heating system was not easy to manage. We felt we could've used a more comprehensive instruction manual. But we were able to google the support we needed and all was well.

- Kiama (1/5): Very unfriendly host and very out of town property. Don't stay there! - It's relatively clean We were charged $52 per extra guest. After I paid the extra guest fees, I messaged the property the next day to inform them that one extra guest couldn't make it. However, I never received a response. I messaged them again before checking in, but still received no reply. Only after we checked out was I informed that they couldn't refund it. For what reason?!
The property is a bit out of town and the house itself is very old and run down. We never met the host, and we didn't feel welcomed at all. In the kitchen, there's a notice with all the warnings of a variety of fines for not cleaning up, not taking the bins out, etc.
We are still waiting for our $300 bond, which we were told they can only refund us after 7 business days!

- Rt2000 (9/5): I think this was an excellent place for a family and we thoroughly enjoyed our stay. - This is a great quiet location. A short drive to great bushwalks in the Blue Mountains. This is a simple 3 bedroom house but a really well equipped kitchen, bathroom and a selection of games and books for the whole family. Not much really. It depends on what you're looking for. We wanted a comfortable base so we could go on bushwalks and be close to starting points for overnight walks rather than a long drive. It was perfect for that. Maybe the pillows could be a bit fluffier and it would have been nice if there was some bird seed to put in the bird feeder but that is really splitting hairs!

very quiet area , very colourful visitors in a morning (cockatoo and parrots) driveway was a little narrow, had to pull the car over so each person could extt the car which meant one person was getting out onto grass area or onto the wooden boarder to the lawn which was very uneven and slippery when wet

We liked pretty much everything, The price for our stay according to Booking.com was just under $600, That's what I expected to pay. But then the host added over $25 in credit card fee. That's a big fee for using your credit card. And on top of that a bond of $300, that I got back some days after the stay. In total an amount of $913.65 to be paid straight up at the time of booking! I'm really not used to that. The price advertised is what you pay, end of story. Maybe you have to pay for one night up front, but I don't remember the last time I ever paid a bond. And then there is a long list of fees that apply if you forget some of your belongings, if you break something, if you leave the house unclean or untidy, etc... That together with the $300 bond made me feel a bit nervous and uncomfortable, even before the holiday started. Maybe they've had bad experiences before, but I'm 61 and treat other people's property like my own, so I was a bit disappointed with that.

- Francesco (10/5): An amazing nature experience on the Blue Mountains in a quiet, spacey and comfortable cottage. - The cottage was spacey and comfortable. The heating quickly warmed up the place and it was very cosy to play with all the board games available with the family in the evening. We did not try the fireplace and the bbq but if we go there next time we will try them! Beds were comfortable and waking up in the morning and have the cockatoos coming to greet you at the porch is just amazing! Nothing really bad that is to be reported. A touch of perfection may have been having a coffee machine instead of filtered coffee pads.

- Karen (2/5): Agent is ripping you off. - Shiralee's Rest is a very nice place to stay. However I can not recommend it due to the agent, Accommdated, who looks after it.
The total cost on Booking.com was $511, but my credit card got charged with $886.
$350, a refundable bond, was added to my credit card at time of booking. - 2 weeks beforehand!
This bond was only refunded to to me 7 days after my stay. Accommodated had $350 of mine for over 3 weeks. Are they an investment group or accommodation agent?????
Furthermore, a 2.9% surcharge was also added to the refundable bond, and not given back.
I find this process absolute appalling, particular for a 2 days stay. I do not want to deal with Accommodated ever again and will made a complaint to Booking,com.

- Pam (10/5): Worth the stay. - Beautiful location, great air-con for all year round. Comfortable for a family. Could feed birds of back verandah. Central to everything Blue Mountains. Only one small thing, no hair-dryer. Had to wash sunscreen off my young children who always get their hair wet, so bed times are tricky as not wanting to put wet hair on pillows. As we were going from place to place, we didn't have our own.
Also didn't mention the $300 bond till payment time.
- A (8/5): Mountain Getaway - The accommodation had everything we needed for our stay with two small children. The playroom was a great hit with the kids with a variety of toys and books to keep them entertained as well as the trampoline in the front yard.
The kitchen, laundry and bathroom were well stocked with supplies that we only had to use a little of our own.
The accommodation was clean and spacious for 3 adults and 2 children.
My favourite part of our stay was to see the birds perched on the back verandah. The lack of fans/air conditioning in the bedrooms as the weather was quite hot during our stay.
It would have been nice to invite some friends in the area over for a meal or tea.

Effective heating The booking process was not as straight forward as the usual booking.com bookings are. We tried to get in touch with the hosts by phone but that was unsuccessful. Lots of emails about house rules etc. The fees plus the bond were charged quite quickly however the returning of the bond takes 7 days.

- Veronika (10/5): Fantastic well equipped family holiday home up close with nature! - The house is very well appointed, especially if you have children. Bonuses like a portable high chair (came in handy for Korean restaurant in Katoomba!), trampoline and extra tea towels and towels were much appreciated. The kitchen is really well equipped and we especially liked that the property has a compost. Very comfortable for 4 adults and a child. Highly highly recommend and would definitely book again.
