PAYMENT POLICY:
- Immediate Payment: All reservations require immediate payment at the time of booking.
- Deposit: A 50% deposit is required for bookings made 31 days or more before the arrival date.
- Full Payment: For bookings made 30 days or less before arrival, 100% payment is required at the time of booking.
- Balance Payment: The remaining balance is due 30 days before arrival.
- Refundable Bond: An AU300 refundable bond is payable by credit card 30 days before arrival and is refunded 7 business days after departure.
- Payment Method: All payments must be made by credit card via our payment gateway Stripe.
- Transaction Fee: All payments are subject to a nonrefundable 2.9% transaction fee.
- Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
CANCELLATION POLICY:
- Standard Cancelations: Cancelations made 31 days or more before arrival incur a nonrefundable AU$5.00 channel manager fee. Cancelations made within 30 days before arrival are nonrefundable.
- Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
- COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
- Event Cancelations: Accommodated is not responsible for cancelations of events, functions, or activities. Such cancelations will be governed by our standard cancellation policy.

- Jayne (9/5): Cute and comfortable, Love it. - Cute and quaint, close to station and central to where we wanted to visit. Close to town only a short walk and the towns people were nice and friendly. The cottages had everything you need and more. More than enough room for six of us. The gas heater, but saying that there was plenty of other heaters available.

We cook, and the kitchen was well provisioned. Good bathroom. No separate toilet. With 6 women it was an issue. Also, futon beds for adults isn’t much fun.

The cottage was spotlessly clean well stocked with everything that would be needed (Kitchen/Bathroom) for your stay.
Locality was perfect for exploring both east and west of Blackheath, and close to the township.

- Andrew (10/5): A great base for outdoor activities - The house has a lovely authentic feeling to it, no corporate bland "luxury" here. We came to climb and walk and were delighted to find a well-stocked bookshelf with many books on those subjects. Evidently the hosts are climbers themselves which gave a nice sense of connection. Due to the age of the propert there was a musty smell on arrival. But once we got settled, opened a few windows and got the heating on, it dissipated.
The house would be rather cold in winter. The weather was 10-15°C on our first day and we had to use a lot of heating to make it a copmfortable temperature.

We're old climbers so the beta on hikes and climbs in the area was of particular interest to us.
The very well equipped kitchen.
Altogether the cottage was wall furnished and very comfortable. We're in our 80's and a little infirm and don't see so well.
We were very wary of the step down leading to the kitchen.
A handrail would make it a lot safer.
- Shelley (8/5): Convenient location, unique house with comfy beds - Such a convenient location, very comfy beds. The heaters did a good job at keeping the rooms warm. two of the heaters didn’t work but there was enough to go around that it was fine.
If there was ever possibility to renovate it would be fabulous if another toilet could be put in (maybe in the laundry).
It is a bit tricky to navigate sharing a bathroom when every room is filled.

- Samyuktha (7/5): Comfy stay in a central location - Nice comfy beds. Good central location - walking distance to town centre One of the toilet doors was not lockable. You also have to be mindful that there is a $300 deposit on top that you need to pay that only gets refunded a few weeks after your stay.

I get the whole "unplugged" site and no TV thing,
but it is below standard to not have WIFi though for this day and age. It's quite essential for travellers, especially those that need to work on the road.
The laundry has excellent appliances.

Nothing fancy but great for families. - The space, fire place, the kitchen and a good mattress The cottage is very old and in need of some TLC. Having the bathroom fan turn on everyone you turn on the light was annoying. Insect screening would be good.
- Paul (8/5): Enjoyable stay, but house needs attention. - Location was good, beds were good, bathroom was good, lounge was good, kitched was well equipped. Outside glass table was missing the table top, the grass area outside the house was sloping so not easy to sit, there was a fair amount of broken external furniture, there was no BBQ, but did have a fire pit with a very dirty metal top, not suitable for cooking on. Place felt a bit rundown, woodwork and paint cracking, needs a refurb. Lots of cobwebs.

- Brigitte (7/5): Cute rustic cottage - Gorgeous cottage with lots of different rooms to reflect on a by gone era. Located really well, away from hustle n bustle of Katoomba but a short drive away. Blackheath itself is a lovely small town with all the amenities. Nice yard to sit and enjoy a wine and cheese in the afternoon. Well set up kitchen and new bathroom. Could have used a few new fans as was hot but this changed the second day when cool change came. It would be hard for people with mobility issues.
- Kris (9/5): Was a great house for a short stay with family - Kitchen well stocked with cooking utensils, dinnerware and cutlery. Comfy furniture. Large back yard for the kids. No TV. Property clean inside. Front verandah was slippery in the rain - slimy on the edge.

Beds not comfortable
- Lisa (8/5): Cute Cottage but Railway Noise Affected Sleep - The property was clean and thoughtfully appointed. Flowers left on dining table was a nice touch. We had all we needed in the kitchen and it was a comfortable stay in most respects. The host was helpful and communication was easy. The beds could have been more comfortable. The location, while being a couple of streets from the railway line, had a street just opposite that ran through from the street adjacent to the line and it made for an interrupted sleep due to trains passing in the night. It took earplugs and a few nights to adjust to!

- Murray (5/5): A character cottage showing it's age. - The location was great, handy to the main road and Blackheath centre. The kitchen was well appointed. The beds were comfortable This was not the original cottage we had booked, we were changed to this cottage by the property managers "Accommodated". The photographs show the cottage to be bright and airy but it is a very dark cottage inside, even with the lights on. It required a fair amount of heating even though the outside temperatures did not drop below 7C. The cottage is on multiple levels

- Fiona (4/5): Disappointing - Location was great It was advertised as a 3 bedroom house, but it was 2 bedrooms plus a sunroom which had a bed in it. For a room located semi outside without a door separating it from the main living area and with a wall of windows to outside, it was cold and not private from the rest of the house. We have small children and we’re hoping to have one of them in each room.
- Robert (9/5): Wonderful and charming cottage full of character and comfort. Great location and plenty of room. - The house had a lot of character, with a wood burning fireplace. It was old charm with modern facilities and comfort. The large and beautiful back yard with a tree swing added a lot to the enjoyment of the property. Blackheath is a nice town and the cottage is in a good location with easy walking access to the town. The house accommodated our family of four comfortably and could easily have had another four people. Beds were super comfy with nice comforters. The only complaint would be the long running email where you had to scroll down so long to get to the new massage or to go back through to find some information.

Would definitely return but would need to factor in refu - It was a lovely cottage, with everything needed for a comfortable stay. The refundable bond withdrawal made a massive impact on our travel budget - reduced it a lot. So we couldn’t do all the things we wanted to at the mountains due to lack of money. It also took a while for the money to be deposited back into my account, which created financial inconvenience well after our trip ended. It would be good if they could re-think this system as it didn’t work well for us.

- Anonymous (9/5): Lovely comfortable cottage - It was within walking distance from Blackheath Railway Station as we had travelled by train.
There were 3 of us and we each had our own room.Beds had electric blankets and heaters in each room.
The gas heater in the dining area was easy to light thanks to instructions left for us.
We visited early June so weather was a bit chilly but we were warm and comfortable.
We ate out each day so didn’t use the oven just microwave but kitchen had everything you would need.
Also had a well equipped laundry .Big back yard would be suitable for children.
Very clean.
Communication with property manager was very good.Swift replies to any inquiries.
Great location for a few days.We went by train each day to Wentworth Falls, Leura and Medlow Baths. Nothing negative at all.
Need to be aware that there are a couple of steps inside the house as you go from dining to kitchen level

- Luca (6/5): If you dont mind a freezing house.... - Location (a walk from the station), quietness, huge backyard garden, space. Place is run down and for the cost asked per night you would really expect way more comfort. Insulation is ridiculous for a mountain dwelling, with the kitchen and the bathroom having no heating option whatsoever, with old windows and drafts found everywhere. During our stay night temperature in both might have dropped to as low as around 5 degrees. We had a 2yo child, and all we could do was to keep electric heaters on in the bedrooms all night, which is commonly considered unsafe. Overall, you cannot make a big place badly insulated comfortable with just a few electric heaters. This cottage is not in any way close to be equipped for Blue Mountains autumn, and it s hard to imagine what it could be like in full winter. I would challenge the managing agents to check the night temperatures in each room and in particular in the verandah.

The property had such a beautiful garden, and I loved the peace it provided. I loved that as soon as I walked in the door I felt at home and it was cosy. The cottage was better than the what photos provided. The bed could have been more comfy. The gas heater was difficult to negotiate as we couldn't find the plug to plug in the power to light the gas, otherwise it was great.

- Elke (8/5): Well located, great value getaway. - The cottage was perfect for our needs. It's a very easy 4-5 minute stroll into town. There is plenty of space, the sheets and towels are very good quality. There are 2 entries to the bathroom, which makes sharing the bathroom ideal, as one doesn't have to walk through the main bedroom. Some of the furnishings aren't the prettiest, but it is comfortable and offers very good value. No corkscrew in the kitchen, but an easy fix :).

There's also no lock on a window. We left the place spotless and this is the accusation made against us and advised we won't be receiving our bond back! We are following up with them and booking.Com

Quiet area but a short walk to Blackheath shops, cafe and restaurants. Good location for bush walking. Plenty of bedding and good heating. We had a comfortable stay with 5 adults. The constant warnings about the rules and regulations was a bit OTT. I understand the need to make guests aware of the rules but I got many emails with the rules, suggesting perhaps the owners had had issues with guests before. Some wear and tear associated with old houses present. Having one shared bathroom for several guests was a bit inconvenient but manageable
- Melinda (7/5): very comfortable, lovely and quiet and had everything we needed. - it’s got a very family holiday home feel about it, retains its history well but also has the modern things you need in the bathroom and kitchen. sooooo quiet at night and nice comfy beds. we sat out under the beautiful stars at night and had cups of tea with the birds in the morning. nothing really, it was what we wanted & needed for the weekend. for the price it was great. my teens would say it should’ve had wifi but it really wasn’t required.

Booking process was confusing. Too much information about what we couldn't do. Had mixed reaction with management team but it came good in the end. The house needs some maintenance, it was quite musty and stuffy which wasn't relieved by open windows. Security issue with no way to lock front window.

Plenty of room for the children to run around and enjoy themselves as well. Being from QLD the weather but nothing the accommodation could fix
- Adamo (7/5): beautiful area blue mountain are amazing . - The cottage is quiet nice with a big back yard we’ll maintain , the position is close to everything you need and all beautiful look out are nearby . The first room with fireplace had big spiderwebs in each corner the wall had brown stain on top of the fire place , the laundry room all the roof Paint is peeling . most of the window doesn’t have a fly screen and you can’t open them when is a beautiful day . We Arrive 10 minutes before 3:00pm and there was still the lady cleaning the house , we came inside 5 min after 3:00pm . After 45 minutes the guy that he need to cut the grass and look after the garden he showed up
, he says that he came to mown the lawn but i went outside to check the garden before he came and all garden was probably all done few days before so if the agency need to sent someone to check how many guest are in this cottage because they don’t trust them put a camera in front of the main door for safety reasons and you can count how many guest are in . There a tv connection in the lounge room but not Tv because they says the place is to make you fell relax listening music and drinking wine , with 3 kids not a chance .

- Drm (7/5): Lovely stay, and convenient - Lovely weekend away with close friends. We were two couples, cottage size worked for us all. Did a mixture of cooking at home, and eating out at the local places (10 mins walk away). Had some great walks which are all in the area esp lookouts. We came up from Sydney on the train so easy to get to cottage (6 min walk) from train station. Nice watching the birds in the back garden. Felt there was a lot of mistrust of how we would leave the place leading up to it; lots of communications about not allowed to having house parties and ensuring the cottage was left in good order when we left. We are clean and tidy ppl and felt that wasn't respected maybe. Some parts of the cottage need maintenance for sure and I am not sure a $300 bond was really necessary.

- Kim (5/5): no! - location lots of rules and notes about being financially penalised if you did anything even remotely “wrong”. Not a good experience. The house is old and very cold, fireplace is difficult to use, storage boxes with linen sitting in bedrooms, uncomfortable lounge with no curtains on windows so it’s freezing. Glassware and dinnerware is all over the place and needs to be updated. Zero communication around the prospect of checking in an hour earlier even though we contacted days before the booking. Really disappointed. A $300 bond was taken and was not refunded till months later when I queried it. I asked why this was the case, and receive no reply. Definitely a nice bonus for the owners if you don’t scrutinise your bill. Best of luck if you stay, it’s not a good experience. Try the pub up the road. Much better experience and welcoming. These guys have modelled their “hospitality” on some kind of weekend detention manifesto! A shame
because there’s so much potential. :(
- Deb (7/5): Nice cottage with good heating and good location. - The location of this property is great, just a short walk from the centre of Blackheath Although the owners say you go to the Blue mountains for the peace and nature. A Television to relax and totally chill out in front of would be a great addition.
There are way too many signs and instructions on how much you will be charged if you do this or do that. Some trust in humanity that not all people are going to party hard in your house would have been appreciated.
- John (7/5): Pleasant old style rambling cottage with modern facilities and quiet location. - Location. Charm, value . Gas fire in main room was needed due to winter weather. Electric blankets much appreciated. Full kitchen and bathroom modern and functional.
Snow in the morning a nice touch. Was a cold night and although the gas fire in lounge was good, radiators took a while to warm rooms. One radiator wasn’t working. Significant draughts under front door and exterior kitchen door would be helped by door snakes. But it was a very cold windy winter night with snow, so not too bad considering age of house .
