- Verified traveler (10/5): - Loved it! They had last minute availability, the staff was flexible and accommodating. The motel room was very clean, had a kitchen with plates and pans provided, a flat screen tv, a little fireplace, etc. Overall was better than expected for such a cheap price.

Could be a little cleaner and needs some updating but overall it was a great place to stay. The kitchen & Fridge were great as well.

Never got to stay there ... 300 wasted ...we showed up with no where to stay on the 4th of July at 8pm .. we had reserved a month in advance and drove 10 hours ...

Because we couldn’t make the first one even though we paid for both .. he wasn’t in property and said too bad read the fine print .. and kept our money ... plus the place was a brink
Make shift motel .. it was no place anyone would want to stay ...
Much grief and still dealing with it
- Verified traveler (2/5): - The inn keeper tries to delay check out by saying your refundable deposit is a cleaning fee.
- Verified traveler (2/5): Terrible - Got to the hotel and was told that the room we reserved was unavailable. The front desk staff scolded me for not calling the motel directly and booking through hotels.com. This staff member was extremely unprofessional and not helpful in the least bit. All parking was street parking.

- Verified traveler (6/5): Fair - Not a bad place for the price, the manager in charge couldn't find our reservation at first and was a bit strange in general. We stayed two nights, after the first the manager knocked asking if we were leaving.. I had to remind him we paid for two nights.

- Verified traveler (2/5): - This is the worst place I have ever seen. By no definition is it a hotel. It is best described as a very low-end weekly apartment. Highlights: Frayed mis-matched towels, trash can that says”beer cans only”, “office” that might be where someone lives, beds that are at least a decade past needing replacement, and much more. Manager suggested he would let Travelocity know that he canceled so we could get a refund. We were there about five minutes. Now they refuse to acknowledge that they suggested that they would let us cancel. I beg the city of Fort Walton to inspect this establishment, because it would be shut down.

- Verified traveler (2/5): - Check in begins at 3PM, we arrived at the beach early in the day, s decided to spend the day on the sand. We arrived at the hotel at 8, and saw the property has no parking area, other than on the road, which is more like an alley way. The hotel looked more like bates motel than anything suitable. Even then, we attempted to check in. We were then told that the room wouldn’t be ready for another hour, at 9PM. After advising that is unacceptable, as we were ready to crash for the night, he owner finally said he would give a full refund. He then told Expedia I was requesting the refund for ‘not close to family’, when we didn’t even have family in the area. He tired to make it out that I canceled for my own reasons, when it was him who didn’t have the property ready.

- Elizabeth (10/5): Loved the visit to Gipson Inn - This motel is under remodel. The manager, Tim makes up for any remodel in progress. Anything we asked for, he immediately took care of. We felt very safe. The price of the rooms gave us money in our pockets to use for other things.
We will return to Gipson Inn on our next trip to Florida.

Unlike what I read in previous reviews, we saw no bugs during our stay. The property is undergoing renovations and it was clear that Tim is trying to make this a nice place to stay. It was meticulously clean, and only a mile from the beach.
The condition of the property reminds me more of a hostel than your typical hotel (Think India House in NOLA without the murals). If you are looking for your typical beach hotel experience, stay elsewhere. If you want a sizable room that is close to the beach and don’t care about fancy soaps and stuff, this is a great option.

My recommendation to the owner is to get some mirrors, and upgrade the towels and sheets to white. Keep up the great work! I’m looking forward to staying here again.
