- Fabdu (10/5): - Un accueil familial vraiment très sympathique. La homestay et la chambre sont vraiment très propres et bien équipée L'établissement est situé dans une rue calme à quelques centaines de mètres de l'embarcadère. Un plus pour la petite cour intérieure qui est vraiment très agréable.
Je recommande cet établissement sans aucune réserve. La fourniture des premiers produits de toilette serait les bienvenus.

She has everything you need: laundry service, motorbikes, bicycle, and she helped us to book a sleeping bus (way cheaper than what we found online)

- Éléa (7/5): Good - Really nice women she gave us a small bottle of water per person. Also the room was good and a lot of toilets and shower. You can also do your laundry there

- Mihály (6/5): A small, cheap room that's acceptable. - The owner lady was very kind. We were able to rent a motorbike cheaply. We didn't like the room — the bed was hard, there was no blanket, and we were cold.
- John (8/5): Happy to stay again - This a lovely little (actual homestay) not a hole as description might lead to to think. I gave 4 stars only because the description on booking is nothing like what you get. But it had everything we needed, great location and the owner only to happy to help and friendly.
One negative, during the night, fogs and Cockerells are very noisy so light sleepers might not fare well. This might be different from other rooms.
Overall, I'd happily stay again.

- Ekaterina (7/5): Good - Cheap place to crash for one night. There is an air conditioning in the room. We went to bed early after a difficult day, it was quite noisy since the room overlooks the shared hall. Bathroom and toilet were a bit dirty.
- Megan (6/5): Great for a short stay - The lady running the homestay was LOVELY. Very kind, and eager to help. She helped us arrange the bus to get us to our next destination, and even drove us on her and her friends motorbike to the bus station. She went above and beyond for us. The garden space was also beautiful. AC worked well. The room we booked although advertised as a private room, did not feel private. We were very close to the living space, and as a couple it wasnt ideal.
The bathroom was shared, and again did not feel very private due to the doors being patterned glass with no curtain. The bathrooms were not very clean, the shower pressure was not great at times, and the hot water was not hot at times.

- Charlie (5/5): Passable - The location is good. The price to include breakfast and a place to stay is also very good. The breakfast is nice. The bed and pillows were rock solid, shower was cold many as the woman didn’t explain how to use it at all, even after asking nothing. The room had dead bugs all over the wall, the door didn’t close properly so a lot of mosquitos could get in. The woman was not very friendly or welcoming, only time she tries to talk to you is to sell you a bus ticket, even after we said we had one. For a homestay this is not what you’d expect and there are so many in the area for a few dollars more I’d rather stay there.

We stayed 3 nights but did not feel comfortable. The bathroom was dirty and it was noisy from the school right next door.

- Rufolf (10/5): Best stay in Tam Coc - I highly recommend, the host is very nice, don't be afraid to ask her about renting bikes or a scooter, she will also be happy to organize transport or book a bus. All for a very good price. Breakfast very tasty. If we ever come back, we will definitely stay here!!!
- Julia (7/5): Alright - Good location. A/C working very well. The owner didn't speak english but could communicate on google translate quite easily. We were able to hire a motorbike for only 100,000 vnd! She helped us book a bus to Sapa, drove us to the bus stop (that was only 2 minutes away) and waited for the bus with us. Really doing her best and helping guests. The bed was quite hard but still ok. Water lressure in bathrooms not great. It was a bit noisy around 10/11 pm because the owners had guests over I think. The breakfast could have been better (bread with egg and coffee). The bus she booked for us unfortunately was one of the worst we had so far.

- Pascal (8/5): Fabulous for backpackers - It was wonderful for the price ! We had the breakfast included and it was not a soup, wonderful. We rented bicycles to discover the city and the family was very kind. The room was correct with the climatisation and the bathroom outside was completely fine. We enjoyed a lot the terrace. Nothing, except sometimes it's cats to exchange in english.
- Colleen (10/5): Wonderful stay with kind host. - This is a true home stay. You will be in very close proximity to the family, which we enjoyed enormously. It feels very authentic. Seating area where breakfast is served is super cute and tranquil. My husband was sick while we were there and our host was absolutely amazing. She went over and above repeatedly to care for him, going to the pharmacy and preparing him special food. She was kind beyond belief. (Google translate on your phone is essential) Make sure you note, as per the listing, that this homestay has a shared toilet (which was kept spotless!!).

The place is also quiet and you'll get a great breakfast. For our comfort the bed was to hard. But it could be worse.

- Michael (10/5): Exceptional hospitality in quiet side street - The room was spacious and clean with a comfortable double bed, fan and aircon. The shared bathroom provided a hot shower and was always clean. The host offered us to use their washing space to wash and dry our laundry. We also were able to rent a scooter for 100k for one day. We were served a bread with omelette, fresh fruits and a coffee for breakfast every morning. What really made our stay exceptional was the warm welcome and the friendly hospitality of the owner. At this place we always felt like home even tough we only stayed for two nights. We can definitely recommend this place and hope to be able to come back one day to stay longer. Nothing we can complain about
- April (1/5): Bed bugs - I got 100+ bites - Don’t stay here. I woke up with a 100+ bed bug bites. The lady can be nice but then she can be grumpy. She tries to see you bus tickets, scooter rental and bicycles and then gets grumpy when you don’t take her up on them. If it weren’t for the bed bugs it would have been an okay place to stay. For me, the bites weren’t worth it!

Location is also perfect and close to everything in Tam Coc Take bug spray because you are next to the river, there are a lot of mosquitoes. Not their fault ofcourse but just a little tip
- Mariano (10/5): Perfect place for a couple of nights to explore the area around - We booked the bungalow, which is at the back of the garden with our own toilet. The room was perfect for us, lots of space to leave our things. Everything was clean and tidy. The breakfast was simple but fulfilling.
We booked a bike and the shuttle bus to hanoi as they offered a great price. Excellent place to stop in tam coc and explore the area around. The water pressure was not the best.

- Roy (5/5): It was just fine. - I liked the location because it is near to the main market and few tourists attractions are not far away. I didn’t like the room, it was smaller than the picture. The owners didn’t no English so there was language problem. When I arrived I didn’t know a lot of things there, for ex where is drinking water and it was quite difficult to communicate. On the first night, owners closed the lights before 8:30 pm and I was actually thirsty, didn’t know what to do. Another thing, owner ask too many questions about your trip because they want to earn extra money by arranging tickets or motorcycle, etc. I personally don’t like it. Also, house don’t have dehumidifier because the day I arrived it was raining and my room was quite humid and the house floor was slippery, although the owners were cleaning the floor timely.

They have bikes and motorbikes that were handy as well. My girlfriend got and they gave her ginseng and medication, super kind. WiFi was not great, it was not very clean in general, room was cold, it was noisy

The breakfasts were good, and the vegetarian dinner that was offered (we are vegetarian) was excellent - the best food we'd had in Vietnam so far!
We paid slightly more for a room that was outside the main house which had its own bathroom and offered some extra privacy that we appreciated.

close to centre, nice balcony. amazing price the bed was a bit hard for me and the hot air conditioner didn’t work so it was a bit cold (we were there on a rainy day)

The house is very unique and offered us a unique experience to life in Vietnam. I loved the location with just a short walk to many places to drink and eat. Very reasonable prices for bike hire too, honest and friendly. Not much not to like. If you are expecting a 5 star hotel? Then it's maybe not for you.

The room is great value for money, with breakfast included, the internet is fast and very good (being picky) but the breakfast was probably the weak link, it was definitely filling and good but compared to others it lacked something....

My bus arrived way earlier than expected, and they still gave me a place to lay down until morning. They also helped arrange transportation within and away from Tam Coc. Also food was excellent, if you stay here, you need to have a meal or two with the family. The wifi situation was not the best, but it was honestly a minor thing
