- cindycam1 (2/5): CANCELLED ON US THE MORNING OF OUR ARRIVAL!! - We booked this B&B 6 months before our arrival in Orvieto. The MORNING OF OUR RESERVATION they cancelled on us!! No explanation; just told us our reservation was cancelled. Completely unacceptable. We had communicated several times prior to our arrival and everything was fine and confirmed. Thankfully we booked through booking.com and they made sure we got our money back. But we had to scramble last minute to find someplace else (on a holiday weekend!). Do not trust them with your reservation unless you don’t care about last minute changes.

Having said that, however, it is a bit hard to find.
We also found that the owner was not there when we arrived, having sent a substitute to let us in and collect our money. He did not give us Wifi or any other info, did not help with luggage to get our suitcases up to the third floor room, he just left. With the owner absent, there was no security, front door often unlocked. The owner came back in the morning to set out a limited breakfast and was surly when we asked for anything, to complete our breakfast. We generally have much nicer, friendlier service when visiting in Italy.
Cannot recommend.

We are a retired couple and we travel extensively around the world and for several months a year.
So take our review seriously.
Cleanliness, bedding,location of B and B as well as spaciousness of the room were all above average.
However, the reception of Giulia the owner was unwelcoming almost rude.
The room had no hand soap(just shampoo- which the owner told us to use as hand soap!),no cups or glasses and no bath mat.
The meager breakfast was served in the lobby(entrance) of the appartment building...no fresh fruit, no cheese, no cold meat. While having breakfast,the owner sitting 10 feet away leaving us no privacy.
We had a few encounters with the owner and each time she was confrontational and agressive towards us.
We never experienced that in over 65 countries visited over 50 years.
There are better places to stay in beautiful Orvieto.
- Gueman68 (10/5): Outstanding place and value in Orvieto. - Great location, clean wonderful room. Nice view of the rooftops of Orvieto. The upper room has a Juliet balcony. Nice breakfast in the lobby. Short walk to the Duomo, restaurants, and the funicular. Quiet neighborhood. Fantastic mattress, and you will need that after all the walking exploring Orvieto.
- NaMakani (6/5): Hmmmmmm - If you read the reviews for this B&B you find a number that found the host to be helpful and friendly. You’ll also find several from credible reviewers who had a rather negative experience. We are among them, I’m afraid. Before either dismissing or accepting our comments, you might check our review history, where you’ll find we’ve traveled extensively and stay in a range of places, and we aren’t snobs when in comes to our expectations for accommodations and the treatment we receive. There have been only a handful of times over the years when we haven’t felt welcome in a place, and only a couple where we were actually denigrated. The Sant Angelo was one of those, unfortunately. The problem was that we arrived about 1.5 hours after the time we had indicated we were likely to check in. This was because there were heavy thunderstorms along our route from Assisi, and we then had difficulty finding a place to park in Orvieto. It seems that when you indicate a probable check-in time here, it is more of a binding appointment that an advisory notice, as is it is in most other places we have stayed. There was no one at the B&B (as other reviewers note, it is unattended most of the time), the door was locked, and no indication of what we were to do. We managed to contact the host by phone and she arrived in about 10 minutes, admonishing us that we were late, she had properties all over town, and that she had other people to check in. She had no sympathy for our explanation, and seemed to blame us entirely for inconveniencing her. Check-in was brusque and she required full payment up front, then gave as a coupon for breakfast the next morning at a café 10-minutes walk away, good for a coffee and a pastry (juice extra). Needless to say, this wasn’t a great start to our Orvieto stay, but things did improve, and we even got a fair breakfast at the B&B the 2nd and 3rd mornings – packaged cereal, fruit juice, yogurt, pastries, etc. Still, our initial negative treatment made subsequent positive interactions seem disingenuous.
The facility itself is fairly nice. It’s about a 10-minute walk from the main square, and an easy roll with luggage from the nearest parking area (Piazza Marconi). This parking area can be full at times, and so it might require more than one attempt to find a spot. Also, it requires payment via machine, unless you download a convenient app that lets you extend coverage on your phone, which we did. Our room (top of the stairs, on the right) overlooked the quiet neighborhood street and was very large and attractively decorated in a tasteful, modern style. It had high ceilings and exposed beams, a nice feature. It had a comfortable king bed, a shelf on each side with a power strip on one side, an armoire with one drawer but no shelves. There was also a table with 3 chairs, a sofa, an upholstered chair, and a small fridge which curiously was a wine cooler only. The bathroom was large with a jacuzzi tub and a hand-held shower, a bidet, and a fair amount of counter space around the sink. There was no light above the vanity, however, which made the mirror less useful.
Overall, we have mixed feelings about the B&B Sant Angelo. While others have had positive experiences, we did not and would not stay here again. There are other, more welcoming places to stay in Orvieto.
- CymroSwansea (8/5): A Pleasant Stay - Well located on a quiet street Sant Angelo 42 is a quaint and quirky little B&B. We had a very spacious room with stunning views from a little Juliet balcony. Generous size bathroom with good shower. Comfortable bed. As others have said a b it more effort could have been made with breakfast, but overall we were more than happy with the accommodation at Sant Angelo.
- O189ODsusans (2/5): WORST B&B EXPERIENCE EVER - DO NOT STAY HERE IF YOU DO NOT RE-CONFIRM YOUR RESERVATION. We showed up after a long day of traveling and Gulia was not at the b&b. Her daughter called her on the phone and she showed up @ 10 min later with such a bad attitude and no apologies for not having a room for us. TO MAKE MATTERS WORSE - she told us we could stay at another B&B on the other side of town, and that she called them and they had a room for us - so we hauled our stuff over this other place and were politely denied accommodations - also were told that Gulia never called to confirm/reserve us a room. What a mess! and a big fat lie!

Gulia is a great host and it’s worth asking for her restaurant recommendations. She kindly recommended us a great restaurant in Piazza del Popola and reserved a good table for us.

- travelmaniac1957 (4/5): Visiting beautiful Orvieto - Overall Orvieto is an amazing town with great restaurants and people. The hotel itself is a very nice. Big and clean rooms. Very quaint. My problem is with the reception and service. The person was extremely rude and curt. Given the vagaries of travel I came in later than anticipated. Most hotels are flexible on arrival times and allow you at worst to leave luggage in a locker room if the room is not ready. I was perhaps 2 hrs late in the morning than I anticipated and that became a big deal. Next she indicated that breakfast next morning would include eggs etc.. When I enquired about it she said no eggs were in the market. Even giving coffee became a big deal for her. The TV had not worked the night we were there. The issue is not any particular incident rather the extreme rude demeanor which spoilt what should have been a very good stay small issues aside. There are a lot of great choices in Orvieto. I would certainly not choose B&B Sant Angelo only because of the very rude demeanor of the front desk. Vacation experience is all about the attitude of people serving you. This is definitely an F
- Guigabyte (10/5): Great B&B in lovely Orvieto - Giulia is a wonderful host and the love she has for what she does shows in every small detail. We were 4 people in 2 bedrooms and they were both great. Her B&B is beautiful, comfortable and super close to the cathedral and downtown Orvieto. We had a lovely time there!

We had to check out at 11am but we were unexpectedly running late from a morning trip to nearby town, and therefore had to inform the host last minute, and ultimately were late for 20 minutes. Admittedly this was our fault and we felt sorry and apologized. However, we received the following treatment as a result:
1. Without prior notice, consultation or any form of communication, we found our luggages and belongings removed from the room. We were also not given the opportunity to double check for any items that could have been left behind. Had we not already packed our suitcases before that, or left any valuables lying around, it would have caused a serious problem. On this note, a late check out fee would have been more reasonable and appropriate.
2. We were at fault and understandably the host would be frustrated. But as mentioned, we messaged to inform her about it and she made NO effort to respond or talk to us. We were yelled at upon our return, were informed that our luggages have been removed from the room and we were not allowed to enter the room. The service we received on this occasion demonstrated poor attitude and unprofessional behaviour.
3. On the count of rudeness, after our apology, we (finally) received another message via expedia app, restating “it was not nice...” which reflected another way for the host to release frustration, put us at fault and make us feel even worse.
Just, not nice.

- Muddy_8 (8/5): Perfectly placed - This lovely B&B is perfectly placed in Orvieto. Easy walking distance to all the sites. We had a lovely room with a view over the rooftops. Giulia was a very patient host as we did come later than notified. Remember to call if coming later than indicated.
Parking was a breeze at Piazza Marconi. We could park overnight for about 12 euros. I have put a photo up of the machine. You just press + till the time you want to leave then valid 2x and put the ticket in the car. The machine took card or cash.
- xcskifan (6/5): Beautiful building; quirky management - We stayed one night. It is in a very good location, but a little tricky to find. The building itself is fantastic. It is right in the old city center. We were surprised when we arrived to find that the lobby/entrance did not look like the website photos. We were told that the building was under renovation and what is shown on the website was unavailable. In return, we were given a larger than normal room. It was just at the end of busy season. Still, when we arrived, someone who is not the owner/manager let us in and told us the owner/manager would come to our room shortly to "check us in". We waiting quite a long time, over a half hour, and so we called the main number again. The owner came down one floor of the staircase. She was there all along! We got wifi info, breakfast info. We liked the room a lot, but there were no extras. Just two towels, TP, and a bar of soap, nothing more. Lovely bathroom, but the sprayer on the tub was difficult to use without getting the walls wet. The bed was comfortable but the decorative pillows smelled of previous people sleeping on them quite strongly. At breakfast, we waited for a very long time after she greeted us, maybe a half an hour or more. We were the only guests. By the time we got coffee, it was cold and we were given no cutlery to eat with. She never came back. We used the sugar spoon to eat with taking turns. Otherwise, it was a nice breakfast. We were allowed to leave our luggage and take the key to the door. When we came back about noon, my husband ran upstairs to use the bathroom in the room we had just left. It had not been made up yet. The owner was not pleased about him using the bathroom saying she would have to re-clean it. This place has so much potential but we could not figure out the indifferent management. We were wondering if the owner had had some personal emergency as she seemed to be perhaps upset? We would come back for the building, but not for the management.

It is a gem inside the beautiful Orvieto, where the smell of their great cuisine & history are living together.
The room was big and the bathroom...huge..I would have slept inside of it because of its cleanliness and space. The room is furnished with a mix of vintage and modernity that make this place unique.
Strongly reccomend to stay there.

Location is also spot on - not too far away from the actions and near enough to the funicular which is important because I don't want to rush. I love every minute of living in that room. Can be better - basic necessities in the room like kettle and tea will be a bonus.

Poiché sono cari però, anche qui Giulia ci ha consigliato dove andare per risparmiare e spendere solo un euro per tutto il giorno. La camera è molto pulita, accogliente, confortevole e silenziosa. Ottima la temperatura per un sonno ristoratore. Ottimo i consigli anche sui posti da visitare e dove andare a mangiare qualche prelibatezza locale a Prezzi contenuti. siamo stati davvero contenti della nostra piccola vacanza e ci complimentiamo con la Giulia per il suo ottimo lavoro. Di sicuro ci torneremo presto.

- Kim (2/5): - This is not a B&B! This is just a room with a bed to rent for the night, an establishment run by one person who is on her own schedule and time. The place is bare and completely shuts down what should have been normal business hours. By 9:45 am, still no arrival of staff and no signs of breakfast. Check-in desk was just a table and no one in attendance. No brochures or any guidance to help visitors get around. The room had nothing but a bed and towels. No standard amenities that one would expect. This felt more like staying at a youth hostel, even the hostels have service staff on hand. The woman who owns this place was rude. Pay the extra money for a hotel in Orvieto where you get service. If you try to check in when she is not there, you are out of luck banging on the locked doors and ringing a bell that no one answers. Finally, there is a street lamp outside the four room establishment that burns bright at night. The rooms don’t have dark curtains to block the light coming in, so you have to try to sleep in a well lit room. Not a very restful night.
- Verified traveler (4/5): - Arrived after advertised checkin time but room wasn’t ready however we were able to leave our bags. The room was large but a bit shabby. There was no information in our room about internet access or breakfast and we had to chase it up with our host - it would have been nice to have this information in the room. Breakfast was good. Wifi was very erratic in the room which was frustrating. No glasses or cups in the room. These things might seem small but we had stays in other places which were great and this one stood out as disappointing.
- Erik (10/5): Hotel is located in a tranquil neighbourhood - Amazing customer service is the first comes to my mind. Juliana the hostess was excellent in making sure I am comfortable. Over and above service. The room is lovely and clean, with views of rooftops and sunrise. Spacious too. I love the balcony, it was a nice touch. I really like that rustic old town Italian setting. I could live here for a long time.

Consiglio questo B&B sia per l'ottima posizione, a pochi passi dal Duomo di Orvieto, sia per la gentilezza e l'accoglienza della proprietaria. Della stanza ho apprezzato in modo particolare la pulizia e la presenza di due armadi e tante mensole, sia nella camera che nel bagno, dove appoggiare le cose e appendere i vestiti. Colazione buona.
- Rosemari (4/5): - The owner of the B&B was in Rome and her friend was taking care of business during her absence, for a limited time during the day. No breakfast provided even though it is a “Bed and Breakfast”. Our room was on the 3rd floor. There is no elevator and no indication of that in the description of the hotel.

- Scorpion67 (6/5): Posizione ottima, ma per il resto... - B&B situato in posizione molto centrale: a due passi da corso Cavour e da un grande parcheggio, che purtroppo abbiamo dovuto disperatamente cercare da soli, visto che, arrivati ad Orvieto, nessuno ha mai risposto alle mie chiamate e alle mie email per avere informazioni. Intanto ero stata contattata, tramite email, per comunicare l’ora di arrivo, prevista tra le 12 e le 12:30. Arrivati sul posto (ore 12:45 circa), la camera non era ancora pronta, ci è stata consegnata alle 14:00!! Camera abbastanza spaziosa, bel bagno, ma con porta che strusciava e quindi rumorosissima e acqua che fuoriusciva dalla doccia. Molto gentile Giulia che ci ha servito la colazione. Un po’ meno professionale la ragazza biondina che ci ha accolto all’arrivo.
- federica (10/5): Grazioso B&b a due passi dal duomo - In pieno centro storico, questo B&b è di assoluta accoglienza. La stanza pulitissima e davvero molto confortevole. Lo consiglio e io stessa ci tornerò nuovamente!
- K4018FSjohnh (4/5): good potential but not a great expirence overall - Amazing building, clean and well located. Think really that is where the positives end. Advertised as having Air Conditioning but it did not, given where situated with absolutely no breeze and the 35 C heat, was not a good night. WIFI worked in lobby, not too well in room, not a huge deal but again, just advertised differently. As far as service, am not sure if owners where away but while they did the check in and things without issue, they just did not seem to care that we were there, when we asked about the AC they were dismissive. Still really enjoyed the town, the restaurants were great and people very nice. Good potential for this place with the right operator I think.
- Verified traveler (6/5): - Tha B&B is in a central location in the old town to allow exploring by foot (no cars allowed anyways). It was a bit confusing to figure out what to do with our car since we couldn’t park at the B&B. I booked through Expedia and there was no mention of directions to park nor a link to the B&B’s website.

- Verified traveler (6/5): Ok stay - The room was really pretty and the bathroom was really nice but other than that the place was nothing really special. Compared to some other b& B's we stayed in, the hosts did not give any tips for the local area nor were really welcoming. Many people - we included - stay at b & b's in order to have some "local touch" and in this case we were a bit disappointed by not having any.

- RicoRoccoRanger (4/5): B&B Needs help - The location of the B&B was great [just off the main street, close to sites/attractions, with a medium walk from the bus/funicular; Hard to find without GPS/Map-app, etc.]. The staff/family was kind, informative and helpful. The room was nicely done and clean, the bedding comfortable, TV good, and Wi-Fi acceptable [although a bit slow at times – typical Ookla stats: PING 37ms; Download: 6.37 Mbps; Upload: 0.55 Mbps].
The doors [like many B&B’s] are heavy, have tight fittings and are loud when opened/closed/locked. Unfortunately, all these sounds echo up through the stairwell onto which every room opens, and thus into the room. In addition, the sounds from the neighboring buildings may be distracting for quite a while during the day… my best description is that it sounds like a) a bowling alley rumble, b) clunking, c) kids stomping up/down stairs or d) low drum pounding. These are in addition to any sounds made from the ground floor or guests arriving/departing in the same building.
As all ‘sounds’ are not directly under the control of the B&B operator, it should not [necessarily] be a deterrent … simply something of which to be made aware.
The following are inconsistencies that should be reviewed/rebutted and adjusted on the advertising hotel’s website[s].
In my room [and with specific reference to amenities listed for my room/type and confirmation], I observed the following oversights ... There was no 'deep soaking tub', no coffee-making equipment, no in-room safe, and no desk.
I also did not observe an elevator but did observe guests walking up and carrying baggage to the [third] top floor.
- Carol (8/5): Amazing service - We were very late getting into Orvieto after our plane was delayed but Giulia was there waiting for us after 11pm. Tremendous service, very comfortable rooms.

Essendo una struttura molto piccola di sole 3 stanze, mi sarei aspettata un' accoglienza un tantino più calorosa. Ho pernottato solo 2 notti e la stanza non mi è stata rifatta il secondo giorno. Sulla descrizione si parla di pulizie giornaliere, ma così non è stato.
- Carol (10/5): Over and beyond service - We were very late for check in. Plane and train delayed so got in after 23:30 but Giulia was waiting for us. Very much appreciated as we did not have data so we’re not able to update her. Room fabulous, she even helped me get my case upstairs- super quiet and late check out offered. Amazing service.

- Martina (10/5): Bello!! - Ottima esperienza, Giulia perfetta padrona di casa , molto disponibile e ospitale . Camera confortevole , pulita e silenziosa in un'ottima posizione.Ci torneremo senz'altro!
- Chantal (4/5): Déception - Arrivés un dimanche soir: personne à l’accueil, on peut le comprendre... mais n’avons vu personne le matin suivant, donc n’avons pas vu la couleur du petit-déjeuner pourtant payé... rien à boire, pas même un verre d’eau! Heureusement que la ville est jolie... très déçus par l’établissement. Espérons que d’autres feront une meilleure expérience
- bianca (10/5): comodità e disponibilità - veramente un ottima struttura. la camera era perfetta: grandezza giusta, bellissima vista, pulita, calda e silenziosa. il bagno era pulito, spazioso e molto comodo. ci siamo trovati benissimo, anche con la proprietaria che è stata disponibilissima, risolvendo anche un disguido con il sito a nostro vantaggio. la colazione era buona con una scelta abbastanza vasta.
è necessario fare presente, qualche giorno prima, l'orario di check in perchè al nostro arrivo la camera non era ancora pronta (unico appunto, ampiamente compensato dal resto).
Il posto ideale per una coppia.
- minapandora (6/5): room cancelation on day of travel - (I booked a one night stay through Expedia). I received an email from the B&B owner (through Expedia) a half hour past the beginning of check in time saying she had to cancel my reservation because there were boiler problems.
- Verified traveler (10/5): Orvieto storica - Vicino al parcheggio, situato in una piccola via tipica del centro storico di Orvieto, l 'edificio ha la sua atmosfera ed anche la stanza, grande, confortevole e silenziosa. Il tutto molto pulito ed accogliente.
