- Ted (7/5): - Lage ist super. Einkaufsmöglichkeiten und Tempel in der Nähe Frühstück war sehr einfach. Sehr wenig Auswahl und fast alles kalt. Keine Butter oder Margarine. Kaltes Toastbrot. Kein Obst. Bungalow war sehr hellhörig.
- Laura (10/5): A nice pace to stay away from the main streets. - It was in a good location, clean and good value Nothing really. The room was a bit dark to spend too much time in there. Breakfast was also bad. Nothing to eat, coffee brewed inside an electric kettle and one piece of fruit when we went there, i asked another couple if it had been better earlier and they laughed and said no, so we didn’t bother again.

- Cole (10/5): I love this homestay ^^ - i took a bus from Hue and got an early check in with a cheap fee, the bed mattress was very comfortable and it helped me have a good sleep after a long trip. The breakfast was not fancy but you can choose 1 drink and 1 water, it was delicious and made you feel full. What i really liked here was the green space and the breeze, there was music from the neighbor's house which could be a bit loud but it was not a problem because the owner came over to talk so they could turn it down. i felt very friendly here and i was welcomed with full services

- Vanya Safitri (10/5): - The property got everything you need! It's quiet, a bit outside the busy Tam Coc center, which makes it peaceful at night. There’s a big shared area with nice chairs and table, with rocks and a small cave where kids can play, plus a pool and even a billiard table (our toddler loved the balls ha!). With this rate, the room was clean and spacious, water pressure and hot water were perfect. The queen bed was very comfortable (the king bed less so).
We stayed here for six nights and extended our stay because our son got sick with bronchopneumonia. For families with toddlers or kids under five, please make sure your child wears a mask! Hanoi is very polluted and Ninh Binh/Tam Coc can be very dusty. Not because of this homestay, but the area itself.
But the homestay was honestly a blessing during a stressful time. The staff were extremely helpful, kind, and accommodating. They kept our room for us, cleaned everything well, and solved any problem quickly. When our son got sick, they immediately told us where to go and helped with everything we needed.
They also offer free bicycles, and the value for money is amazing; breakfast included. We booked a bus to Sapa through them and later had to postpone and cancel, and they were totally understanding and kind about it.
Such a good stay. Highly recommended, especially for families. (This is not the homestay’s fault): the scooter rental from their partner broke down twice. We refilled the petrol as instructed and we know how to use scooter, back home we rented a scooter. But it still kept losing power. It cost us time because we had to wait for pick-up. The homestay helped us contact the rental vendor right away, but still, it happened twice.

The laundry service is great and fast
The rooms are spacious and pretty If you go there to have some silence, peace and decent night of sleep, forget it. They put very loud music all day long. Our bathroom window was basically a hole in the wall and it was right next to their bar so we had loud music outside and in our rooms. Starting at 7am until late at night.

- Harriet (10/5): Wonderful home stay, the hosts made us feel right at home - Lots of character; the host family were incredibly kind and helpful throughout our stay, they continuously went above and beyond to help us with anything we needed. They helped us to organise our bus tickets out of Ninh Binh also, they serve food too which is yummy. Our Mountain View was just a rock face but it added to the character of the stay, good location and close to town by cycle ride or scooter. Would Highly recommend !!! Neighbours hostel can be a little noisy but didn’t bother us

Surroundings are amazing The front porch which is the area designated for all the meals, unfortunately is directly on a road that led to others hotels and other activities so it’s busy with cars and buses passing all day long
The near hostel/bar/restaurant plays loud music ALL day long …
So traffic and music don’t give you really the chance to rest and unwind properly
They charge daily for bike rent (50000VDN) which is unbelievable considering the lack of maintenance and the dirtiness of the few bikes they own.
Unfortunately I had 2 issues during my stay .
First upon arrival I was assigned to an other room , different than the one I booked.
There was no way to go in the original one ( which was still occupied apparently by some family members of the owner of the homestay ) so they kind of use “the excuse” that the temporary one was bigger and more expensive ( which I really didn’t care about I just wanted what I booked )
Second issue: I booked through them the night bus to Hoi An and they completely did it wrong . I paid for the VIP with toilet max 22 px on it and with only few stops and I ended up in the one with 5 stops and no toilets and more people ; they didn’t give me any infos about the bus ( pictures, features ) so I had to travel on a bus that I didn’t pay for with a very rude and unpleasant staff ( company is called Thuang Hung Limousine - at least managed to get very few of the money back ) cause the original one I was supposed to be on , did already leave and there was no chance to do the change
Avoid booking tours and buses at homestay!
- Katia (9/5): Lovely place with a super cool bathroom! - The place is very cute and cozy. I stayed in an upstairs room with a lovely view, and the bathroom was built right next to the mountain, which felt really unique. The staff were very kind, sweet and responsive, helping with transport and answering all questions quickly. They also shared a very helpful map for exploring the area. Breakfast is served until 9:30 a.m., which is a bit later than usual and really appreciated. Fresh bed linen was provided, which I appreciated.
That said, the room could have been a bit cleaner, there was some dust on the fan and in a few corners. I also couldn't get the hot water to work, though I didn't ask about it, as the weather was very warm and it didn't really bother me.
The only issue for me was the loud music from the bar next door. It played at a high volume from around 9 a.m. to 11 p.m. daily, which made it difficult to fully relax. It's a pity, as the place itself has a peaceful, nature-connected atmosphere that contrasts with the constant club-style music. I really hope they can find an agreement to reduce the volume or limit the hours. (Just to note: the bar itself is a lovely, cozy space, it's just the volume and music that was challenging)

- Tereza (7/5): A nice place run in a confusing way - A great location, 3 minutes walk from the lovely Bich Dong pagoda. The bedroom was spacious, the bathroom as well. The breakfast selection was great, we always got some fresh fruit on top. There is a pool at the property next door that you can use that looked nice, but we hadn’t tried due to weather. They let us check in early, which we were grateful for, only later we found out there was a surcharge. The place could have been cleaner, we got fresh sheets but there was some mess under the beds and some cobwebs on the appliances. The owners were pleasant, but communication with them was confusing. They did our laundry, but pushed back the return time twice, in the end, up until the minute we came back for our luggage at the last day and were departing. This way, we didn’t notice that they lost one of our items. Via whatsapp, we were able to arrange that they sent it to us to our next hotel, so we appreciated that. A different time however, we wanted a taxi and the landlady asked us to use the services of her brother, which we were happy to do, but then they tried to make us pay more than pre-agreed. So to sum up, everything worked well if you asked a ton of questions and stood your ground, but it was a bit stressful.

The mornings here are quiet, with only birdsong and breakfast have pancake + bread egg omllet really good. In the evening, guests can sit by the lake, drink tea, and chat with the hosts or other travelers – a truly memorable experience.

The hotel is a bit of a cycle outside Tam Coc (very close to Bich Dong pagoda) but this was ideal for us.

- Steven (8/5): Adequate. - Close to a couple of smaller caves/temples, so easy to walk to. Also we were allowed a later checkout, perhaps it wasn’t busy. The bathroom is actually outdoor so when we were there for 5 nights, it was very chilly to be showering or even using the bathroom. There are leafs, some bugs and even one time an earth worm falling from the rock face into the bathroom. If it’s at warmer time, fairly sure that there will be mosquitoes and other bugs into the bathroom much more. There’s also no hot water in the sink, only in the shower faucet.
The hostel bar next door also plays music all day long, a day time rest or quiet reading is not too comfortable.

- Matty (9/5): Superb - Good location, nice and quiet. Short cycle into town, longer walk. The bikes were very handy as you can see most of ninh bình quite easily if you want to explore that way. The staff were super helpful with breakfast, dinner, bike hire, tours and transport. Great gym just down the road too! Ninh bình and Tam coc were very cool, cuc phong national park, the ancient city, amazing place. Bathroom was cool too. No complaints. Stayed here 4 nights wish it was longer.

- Adriana (10/5): Really nice stay a bit further from tam coc! - Very beautiful room, one side to the mountain. Kind of outdoor bathroom, half in the mountain but very new and beautiful. Hot water, everything was clean. We liked it a lot! As we were there for Lunar new year we had a special breakfast which was amazing.

- Thomai (10/5): Exceptional - Tam coc lakeside homestay was an amazing choice! It is 7 min motorbike ride outside of tam coc's hustle and bustle, which was perfect. The evenings here are quiet and peaceful and you have a great view of the lake in the morning while eating breakfast.the staff was very kind and helpful!
- Trisha (10/5): We’re pretty - The bathroom walls and room were against the cliff face so it was really cool. Everything was really clean and was provided conical hats for biking round town. Bikes/mopeds were available too Shame the weather wasn’t great to go in the pool.

The owner is very responsible and hospitable, you can buy bus tickets and late checkout here. The room price is very reasonable with the quality, the breakfast may not be beautifully decorated but it is good and filling Nothing

- Cassandre (9/5): Nice place to stay - Nice place to get out of the Tam Coc center, close to the Bich Dong pagoda. Owners were very kind and helpful, the found an awesome bus for me to go to Ha Long. Also the bike I rented was great, simple but very efficient.

- Lars (9/5): A good start for biking the area - Located outside Ninh Binh, ideal for biking the area. Spacious and well equipped rooms, some of them with the bathroom "carved" in the mountain. Very helpful and friendly staff. Good value for money. Though satisfactory, breakfast could be improved.

- Amy (10/5): Amazing location. Wonderful host - We stayed for 10 nights. The location is incredible, with stunning lakes, mountains and temples surrounding. The Homestay has everything you need. Our host, Lan, was wonderful. We had breakfast every morning, rented bikes, and mopeds. When we came to move on to Hanoi, Lan organised our transport for us too.
Really wonderful hospitality and we could not have had a better stay. Nothing! Great place to stay

- Rona (10/5): Definitely the best homestay I have ever tried in Vietnam! - Our stay was incredibly comfortable, and the staff were exceptionally accommodating. My friends ans I organized a DIY tour, and the staff went above and beyond by providing us with valuable information about the places we wanted to visit, even suggesting the best spots to explore. One of my friends is gay, and while that can be a sensitive issue in some parts of Vietnam, he felt genuinely welcomed and accepted here. none

- Tim (10/5): Exceptional - Very nice homestay in a perfect location, directly next to Bich Dong pagoda. People are really friendly and helpful here, the rooms are large, clean and cosy, you can rent bicycles and scooters and it is also a perfect place for dinner.

- Denisa (9/5): Great homestay in Tam Coc - Clean and nicely furnished rooms, for additional fee you can ask for early check in which we used because we arrived with sleeper bus from Sa Pa.
Basic breakfast is included (you can choose from eggs, pancakes or bread and jam).
There is a swimming pool just next to the terrace you can also freely use.
You can rent motorbike for 120 per day and bicycle for 50 per day. The location is great just next to the Bich Dong pagoda.
There are few restaurants and small shops around, otherwise the city centre is 10 by bike.

- Lyndon (9/5): Welcoming - The family are extremely Friendly. We fell over in the mud and our shoes were completely covered and the older lady (she’s a darling) felt like my mum, took my shoes are cleaned then with a water and brush without even asking. They also went into town for me to get medicine as I wasn’t well.
On top of that we also were allowed to use 2 of the bikes for free in the evening.
Breakfast was good, several options that are cooked to order (eggs, pancakes etc)
The walk to the main centre is 30mins but the walk is absolutely stunning with a huge pathway.
The rooms were good, good AC and Celling fan and the beds were comfy. Rooms have a bamboo theme inside so it’s nice. Shower has everything you need all be it a bit rusty.
The only negative I have is that there no mini fridge so you can only have warm water to drink.

Bicycle rental 50k per day.
Overall amazing, felt like I was part of the family,
Definitely recommend. No mini fridge so you can’t keep water cold.
