Guest Reviews
- Richard (10/5): Fabulous in every way. - A delightful small hotel, beautifully furnished. An extremely pleasant host and a delicious breakfast. Free tea and coffee on the rooftop terrace with stunning views. Nothing at all
- Naomi (9/5): - Beautiful historic property with kind hosts and great cappuccini! Great view from the terrace and our bedroom - wish we could’ve stayed longer! Bed was a little firm for my liking but fine! Would still stay here regardless
- Irmtraud Ulrike (10/5): - Großartige Unterkunft mit Panoramablick von der Dachterrasse.
Sehr auskunftsbereite freundliche Besitzerin.
- kathy (10/5): Special Todi historic location with wonderful view, furnishings , and superb staff. - Historic Todi location with beautiful period furnishings and a rooftop garden and fabulous view. Located on the main square; very special property with extremely warm welcome and service. Nothing
- Charles (9/5): Very pleasant stay in a beautiful hotel so close to the main square. - There were two options for breakfast. We chose the continental breakfast which was more than enough. Coffee or tea made on request, crossaints with condiments, fresh bread, fruit etc. all served in the most delightful breakfast room.
This room was equippped with an electric kettle and fridge, so one could make a cuppa or grab a drink. The drinks operated on an honour system. This was a magnificent 600 year old home renovated into rooms, so it's to be expected that the toilet needed a few flushes at times and the water pressure wasn't always the best! Not really a problem. There's a lot stairs getting up to the hotel. Leave your luggage in the entrance, because the manager uses an outside claw to bring your suitcases up. It's fascinating watching your luggage dangling in the air as it winds its way up the outside of the building!
Colazione molto buona e servizio impeccabile.
- Darrah (10/5): - The San Lorenzo Tre is exceptional! Great location in the heart of Todi right off the central plaza, this historic building offers great views and a roof top patio. Our room was very comfortable and elegant and the hostess/owner was gracious and super helpful in planning our further travel. We highly recommend this property and would like to return.
- Suzanne (10/5): - Very pretty and nice staff
- Sally (9/5): -
- Sheldon (10/5): It was delightful and very atmospheric. - It was located in a building from the 16th or 17th century that was beautifully maintained. The bathroom was modern and newly renovated. It was two floors up had a panoramic view of the valley below. It was also in the middle of the centro right next to the duomo. The breakfast was very good, but there was a small charge. There was no parking near the property. I had to take a free shuttle bus up to the top. They run every 10-15 minutes. The tricky part was locating where to catch the bus. It was close but not easily located.
- Isabel (10/5): Thank you for such an incredible stay - for all your recommendations and kindness! The view from the room is one we’ll n - An incredible find in gorgeous Todi. Breathtaking beautiful old house with exceptional views. Magical!

- Gábor (10/5): Best accommodation in town - The accommodation is centrally located. Breakfast is plentiful and reasonably priced. Chiara and Valeria were very kind and helpful throughout our stay. They recommended programs, sights, restaurants, and local products. I can only recommend this place. The accommodation has a wonderful view, with the roof terrace offering a 360-degree panorama. Those who are concerned about this should take into account the many stairs in the accommodation. In summary, I definitely recommend it.
- Ulf (10/5): Fantastisk service i fantastiska omgivningar -
- Maria Pia (10/5): -
- patrick (10/5): Excellent -
- Shimrit (10/5): - The place is amazing!! Great location, absolutely magnificent in beauty iand decorated in such good taste.
Our room was so wonderful and comfortable.
And Chiarra our host was so nice and helpful and made us feel at home. We will for sure be back!!
- Melis (10/5): -
- Jana (10/5): - Home away from home
- Eugenio (10/5): - We really had an amazing stay in this hotel which was clearly our best in Umbria region. The hotel is just perfect, location is in the center of the town, the roof top terrace offers probably the best view, the decoration is a mix between castle style but with modern art pieces. So you feel like travelling in time while enjoying modern art pieces. Overall the attention to details: decoration, smell was quite impressive.
The service overall was just amazing and we really fell well.
We definitely recommend this place as a must do in Umbria.
Thank you again for our amazing stay.
- mary (10/5): A very memorable stay! - What an amazing property!! Such a convenient location right in the center of Todi! From the moment Signora Chiara opened her doors and graciously showed us around, we were all in absolute awe of the property. Meticulously maintained since the 1800s, it is in excellent condition. The rooms are stunning, and the breathtaking view quite literally brought tears to my eyes!
The owner, is just the nicest and most welcoming person, answering all of our questions. Nothing!!
- Claudio (10/5): Out of this world! - I have never been in as lovely, comfortable, and welcoming an environment as at this boutique hotel owned and operated by Chiara and a minimal but highly efficient and lovely staff. The atmosphere and house decor are genuinely exceptional. Breakfast was classy and convivial with the other guests. The position, right next to the center of town, is ideal for visiting Todi. I am from Perugia, which is 40 miles from Todi, but I will make a point of coming back soon to the San Lorenzo Tre. There is nothing NOT to LOVE about this place.
- David (9/5): A stylish small hotel with history and a warm welcome - A Beulah atiful old hotel with warm and friendly welcome There is no shade on the wonderful roof top terrace which makes it unusable during the day. Such a pity … it is a superb space
Umbrellas are difficult but essential
- Noelle (10/5): Relaxing - Christina was very hospitable and helpful with directions, luggage and anything we needed. I highly recommend this quaint, charming place in the heart of Todi All was perfect
- Ally91 (10/5): A beautiful historic hotel in the idyllic town of Todi - This really is an outstanding historic hotel. Chiara is a truly fantastic host - she was welcoming, friendly, and offered great recommendations for our trips as well as tips to make day trips easier and more fun. The views are spectacular, and the room is beautiful and peaceful, with plenty of space. The village is also a perfect travel destination with great restaurants, plenty to do, and easy driving distance from major tourist spots like Orvieto and Assisi but without any of the overwhelm of a busy tourist spot. Part of this is probably because it is not accessible by train, so you will probably need a car for easy access to the town and exploring the gorgeous surrounding area. Really nothing - the beds could be a tiny bit more comfy but this was honestly minor and any small negatives were more than outweighed by the many positives!
- Jayne (9/5): Perfect for beautiful Todi - Exceptional position and staff / owner
So helpful with recommendations
History -6 generations
Historic furniture in room and view - just beautiful Didn’t worry us but steps into property on first floor - but worth it to sit on roof top terrace
- Luca (10/5): A “secret” I’m happy to share. - A small gem. Super friendly hospitality, extremely attentive and gentle staff.
We really enjoyed our stay. And we hope to return. No remarks
- l0rellep (10/5): Beautiful boutique hotel - We were warmly welcomed by Chiara, the building has been in her family for 6 generations. My room was very spacious with stunning views over the countryside. There is a roof top terrace where we had welcome drinks, also with stunning views. Breakfast was beautifully laid out in the gorgeous dining room, eggs offered and lovely coffee. We were well looked after by Valeria and Christina. The hotel is perfectly located approx 50 metres from the main piazza. Staying here is like being welcomed into an extremely beautiful home. We loved our stay here and highly recommend it.
- Yasemin (10/5): Warm hospitality and timeless charm! - At the hotel we were greeted by wonderful and warm-hearted hostess, who sincerely helped us in every situation and gave us the best tips for things to do in Todi. She was always ready to assist - even before we asked.
The atmosphere at the hotel was magical and reflected the rich history of the town. Thank you again for a lovely holiday, we will definitely come back!
- Petr (10/5): Exceptional accommodation with spirit. - Historic palace right in the centre of Todi with a wonderful atmosphere. Our room had windows on two sides, directly from the bed you can see far out into the countryside. Bathroom smaller and modest but sufficient. Excellent breakfast at a decent price.
- Brian (10/5): Star host. - A beautiful home with tasteful refined decoration and a marvelous highly informed host. She did everything possible to make our stay extraordinary so we want to return. Top recommendation. Absolutely suited our requirements. The bathroom toilet was a bit dodgy.
All else was perfect.
- Jan (9/5): Superb -
- James (10/5): This has to be the best place to stay in Todi - We loved staying at Residenza D'Epoca San Lorenzo Tre. It's a wonderful old building with lots of history. Our room was quite lovely and very old world. The hosts were amazing. There is a rooftop deck with an amazing view, so we made a cocktail and went there to unwind in the late afternoon, and she showed up with a tray of chips and other goodies to nibble on! Whoever does that? Wow, so thoughtful! She was very helpful and accommodating. The breakfast was fabulous, the location perfect, and parking was close by, inexpensive and easy. Todi was one of our favorite towns of the trip (and we were in a lot of towns). The bed was a bit uncomfortable
- Amalia (10/5): Great place, very comfortable, nice breakfast, such amazing people - Such a beautiful property, decorated with great attention to detail and comfortable.
- comfortable beds
- great location
- great breakfast (nice set-up every morning with warm breads and croissants, jams etc but also possibility to ask for eggs pr yoghurt)
- Chiara, such a lovely and helpful person
- Robert (10/5): Perfect stay in Todi - Perfect location, beautiful building, very nice and helpful staff
- Michael (10/5): Exceptional multi generational home in the heart of Tofi. Truly a gem. - Chiara was an excellent host. Very friendly and welcoming. Nothing
- Peter (10/5): Perfect place to explore Todi - Good location. Interesting history. Nice antiques. Too many stairs. But good exercise
- Brenda (9/5): Superb - We loved the location and the beautiful historic building and furnishings. The view from our bedroom windows was amazing, looking out over the rooftops and the valley. It was so quiet at night! The host, Chiara, was wonderful and very helpful. The breakfast was great. We had to run the hot water for the shower for over 5 minutes before any hot water came out. It felt wasteful having the water running for so long but it was the only way to have a hot shower. The solution would be to install an instant hot water system in each bathroom.
- Shawn (10/5): Had a great short stay here! - The owner was fantastic, helped with suggestions in town. The place is super cute and convenient and the breakfast in the morning was great. Carrying luggage down the stairs but that was as small thing.
- Peter (10/5): Exceptional -
- Irina (10/5): Amazing, wonderful grande Dame owner, beautiful tasteful palazzo - Beautiful old palace villa right in the center, a gorgeously decorated family home.
- Linda (10/5): Chiara couldn’t have been more attentive and personable to her guests. She went above and beyond to make sure everyone w - It is a beautiful historical property in an excellent location in the main piazza of Todi. There were a lot of stairs but it was worth it plus good exercise.

- John (9/5): Superb - Everything was excellent especially our hostess who was most welcoming and helpful.
- Bendik (10/5): Exceptional - Very charming and authentic place in the most central of Todi. Very welcoming reception and you have great view from the roof terrace. The rooms are unique. A bit noisy between the rooms, but that should be expected for such old houses.
- David (10/5): The best place to stay in Todi! - What a wonderful property this is! The location is very central close to the main square and all of Todi is within an easy walk. The room is spacious, clean and comfortable. Each morning we ser greeted by the lovely Valeria for breakfast. Her warm greeting and smile is a great way to start the day. The breakfast is very nice with a full assortment of breads, fruits , eggs, meats and cheeses.
The terrace is the perfect place to start and end your day with wonderful views and nice breezes. The building has a lot of historical charm and character. The welcoming atmosphere is made by the host - Chiara. Is he. She made us feel at home immediately. She was eager to help us get around and made great suggestions for dinner. We truly appreciated her time and all of the advice she gave us. We wholeheartedly recommend anyone visiting Todi to stay at San Lonrenzo Tre for a great experience. Everything was perfect
- Vince (9/5): Fantastic old school hotel in the heart of Todi - Great old hotel in very close to the main plaza of Todi. The host was fantastic and extremely helpful. There is a very nice terrace on top of the hotel where you can have a drink and watch the sun set. Breakfast was delicious. There were a lot of stairs but you have to expect that in an old building in a small hilltop Italian village

Right in the middle of the beautiful old town of Todi.
And amazing views across the fields of the surrounding countryside.
Great breakfast!
- Barbara (7/5): Good location, parking nearby. - Great recommendations for dining and local historical sites! Nice breakfast. Very personable owner. Beautiful historical building with panoramic rooftop area. Tiny room. Little clearance of bathroom door and bedside hanging table. No ventilation besides window. Constant musty odor. Multiple sets of stairs, poorly lit at night, a few steps with broken edges in historic building.
- Simon (10/5): Exceptional - Beautiful historic hotel in centre of the town. Hosts were friendly and attentive.
Great breakfast Nothing
- Lena (10/5): Absolutely have to visit again. - Gorgeous interiors very accurately restored. Very clean and beautiful room. Breathtaking terrace! The owner Chiana is very nice and helpful lady, provided us with all the information about the places of interest and ordered for us a great restaurant. If you are bringing a lot of baggage just be aware of pretty tough stairs to the second floor.
- Wendy (10/5): Exceptional - This totally exceeded our expectations! The building is beautiful, rooms are spacious and the decor is stunning. Ciara is the most exceptional host. Always available to answer questions and give advice on what to see and where to eat. The breakfast is fabulous. The rooftop terrace is the most beautiful place to enjoy the stunning view. This was by far our favourite accommodation of our month in Italy ❤️ Absolutely nothing!
- Jolene (10/5): Exceptional - The owner was fabulous, setting was perfecto & everything was just wonderful!
- John (10/5): Step back in time and experience luxury and history in this centrally located, family owned hotel. - We really enjoyed our 3 night stay at San Lorenzo Tre. Step back in time and enjoy a piece of Todi history in this historical building. Enjoy wonderful views and atmosphere. The staff was wonderful and made us feel like we were part of the family. Located in the centre of town you are steps away from the main piazza. Everything was great. Parking is a bit tricky but the host offers very clear and specific instructions prior to check in.
- Guy (10/5): Our stay was absolutely wonderful and relaxing. - The owner, Chiara, made us feel welcome as soon as we arrived. - Michelle (10/5): Exceptional - Fantastic location in Todi close to the main square , very friendly welcome with drinks on a roof top terrace with an unbeatable view across Umbria bikes were stored safely highly recommended Nothing
- Susan (9/5): Very nice owner and staff. Made us feel very welcome. Lovely breakfast and lovely terrace to enjoy a drink and the view - Nice that it had remained within the family for six generations
- martyngs (10/5): What a fab place. - In a building 500 years old. down a narrow pedestrian street off the main square so very quiet. Quaint, old-fashioned maybe, but a very pleasurable place to stay. Good size rooms with all mod cons and great views across the Tuscan country side. Our hostess Chiara is a mine of information on the local area, including a great recommendation for dinner. Nice breakfast in the pleasant large dining area.
- Sarah (10/5): A beautiful stay in a lovely home. - This might be one of the most beautiful places I have every stayed - the property is in a great location, the rooms are beautiful, the host delightful, the rooftop terrace...the breakfast...honestly, it was like being in a Merchant Ivory film for a day. Nothing - it was perfect.
- Gary (10/5): Excellent stay in good location. - Lovely accommodation in superb location just off the main piazza. Spotless. Excellent breakfast. Very comfortable. Hostess very helpful Water pressure in shower poor
- Mathieu (10/5): A wonderful experience in a special building with excellent, most cordial hostess and personnel - The welcome was warmest, we were able to have access to our room hours before the official check-in time and the hostess took all the time to tell us about the impressive building in which the hotel is located and to give us excellent tips regarding what places to visit and where to find good food and drinks (and ice-cream!) in Todi. On top of this, breakfast could be served half an hour earlier than usual at our request. All most enjoyable. ---
- Joao (10/5): Authentic, friendly, informed stay in a beautiful ancient palazzo a couple of steps from the Duomo in a beautiful peacef - Authentic palazzo in the historic center of a surprising little town, lots of cultural activities and art for the senses and amazing food. Chiara the owner is the most knowledgeable, open, friendly person you will meet in Italy. She goes out of her way to make sure your stay is memorable with great restaurant recommendations, Osteria Valle not to be missed and even booking tickets for the Opera in the local community theatre. Don’t hesitate to book here if you are looking for authenticity & connection.

This was the most amazing stay we have ever had, we need more people like Chiara in this world. We loved everything
- Jean (10/5): Fantastic stay in Todi. Chiara is the best. - Chiara went above and beyond to make sure we had a pleasurable stay. She lent us her iPad to watch a Netflix show, brought in an extra chair to our room, recommended excellent day trips, put aside a special breakfast to go when we had an early departure, shared local tips about Todi and welcomed us enthusiastically and proudly shared her historic family home. San Lorenzo Tre is a beautiful building with lovely furnishings and artwork. It is right in the center of town. The breakfast room is magnificent and and the breakfast was first rate. Todi is a delightful hill town full of good restaurants and pretty churches. Parking is easy at the bottom of the hill outside the town. There is a free shuttle bus that runs every 15 minutes between the parking and the center. It's also a beautiful walk. I highly recommend staying here if you find your self in Todi. Nothing
