- Michael (3/5): All in all the only way I’d stay here again if there was NOTHING else available.a Shame really as it does have potential - The location is great, about 100m from Rhythm and 400m from a lift station. Unfortunately, this is the only positive thing to say about this property. Beds were very old and hard, though the bedding was clean.
There’s a constant smell of sewerage coming in through the plumbing in the room ensuite.
The heater in the room did not work, the owner provided a portable unit that was barely satisfactory and unflued.
Breakfast??? Seriously toast, some jams, and an assortment of instant coffees is not breakfast.

It was a cozy stay, within walking distance to everything and you cant ask for much more at such a good price too.
Would stay here again next time.
- Verified traveler (8/5): - This is a good place to stay if your main focus is skiing/snowboarding. This is more of a rustic cabin stay. Our room had two beds and an attached bathroom. There is a restaurant with some dinner service at night. You are a 5 minute walk to the ski slope and a 1 minute walk from a ski rental shop and a western style pub restaurant. It did take us about 15-20 minutes to walk down the hill to the Lawsons, so you might need to stock up on snacks or waters before heading up to the cabin. Overall we were pleased with our stay.

It’s in an old condición, but we had the best time there. Lovely old couple that runs it. It’s cold in the common area, probably due to saving electricity. We knew this ahead after reading the ratings, but just wear an extra sweater. Not very clean

- Tui (4/5): Lovely couple who run it, they do a good job considering language barrier - Comfy beds and good location for happy one town and for skiing, free breakfast, good heating in the room No water for the first day, no windows, smelt of sewage everywhere the whole time we stayed, owners let themselves into our room while we were sleeping two hours before allocated check out time, no reception or wifi in our room

- Chelsea (7/5): Cosy snow accommodation - The rooms were great. The couple who run the place are lovely. Was 10m from shuttle stop or a 5min walk to the nearest ski lift, so easy to get around. If you are very tall note the shower is very short. Also the dry room is just a basement that has a gas heater which gets turned off each night.

- Kelly (4/5): It's hard to say this is a good value, but is one of the more affordable rooms close to Happo One. - The location was outstanding and we were able to ship our gear directly to the location from the Narita airport. We did not eat at the restaurant, but heard great things. Mostly what we liked was the location, and that it wasn't expensive compared to other options. The management was difficult to work with. The rooms were not very clean and the bathrooms and showers are mostly separate. There are a lot of cobwebs and dust. The hallways and common areas are frigid cold--we could see our breath in the hallways.

- Ben (1/5): Filthy, freezing cold and - I get this isn’t luxury nor is it a 3 star hotel (or any hotel for that matter). That being said, hygiene, cleanliness and keeping the property updated are the bare minimum that I would expect from any establishment charging guests to stay. The bedding has brown stains on, there’s cobwebs hanging from the ceiling, random things under the beds, bugs in the light fittings, no heating other than gas burners in room (with no ventilation or monoxide alarms).
Plus… booking.com got the price wrong so we were forced to pay 50% more by the owners on arrival and looked at as though we were criminals trying to rip them off.
The 1970 stands for when it opened and it hasn’t been touched since then.
Avoid like the plague.
- Ella (10/5): Exceptional - Great location very close to ski slopes. Very good service from the hosts. They even drove us to where we needed to go when we missed out bus. Very good food at the restaurant. Room was very nice and warm with own bathroom and clean. Very impressed.
- Steffan (8/5): Wonderful people, excellent restaurant’s , perfect location, could be a little cheaper, a wee bit tidier but would defin - The location is excellent, easy walking distance to the chairlift at Happo, next door to Rhythm ski shop and the bus stop. The couple who run this place are adorable which is what makes it difficult to rate it appropriately. It is quite cold, could be a tad cleaner however, the lady does her best to do everything herself including running the restaurant which is admirable considering her age. Rooms do have heaters though. We had both an ensuite room and a non ensuite room during our stay due to having to move rooms as ours was a last minute booking, I would recommend booking an ensuite room as the shared facilities may not suit everyone’s expectations. The restaurant though is lovely, authentic, home made Japanese cuisine, always delicious! We had been to the restaurant many times before, but this was our first time staying in the accommodation.
- Robert (8/5): A very simple spot but an absolute steal if you're looking for accommodation near the chairlift - The couple running Pension Hakuba 70 are wonderful and incredibly hospitable. They were very clear with the arrangements and put on an exceptional dinner one evening for us. They also helped us with organising taxis when we needed to get back to town and were overall a delight to meet. New mattresses and duvets would be a worthy investment.

- Eric (6/5): A formidable pension with an urgent need of improvement - Good location close to the Kokusai slope. Breakfast is good and reasonably priced (1000 yen). Property run by a kind couple. The facilities are a bit outdated. Even though it is supposed to take credit as payment, I had to pay in cash because the machine had a connection issue. Corridors are not heated up. Room had some dust to the point my friend couldn't sleep due to sneezing. We were not offered shuttle from station (which is a practice by other pensions in the region). And the price charged to us was more expensive than other options on near dates (this was the only option in the Happo One region within our budget for our dates). All these are somewhat a pity as the pension is a traditional house in the region and has great potential of becoming a symbol of good hospitality. I wish they are able to improve on cleanliness and facilities so that I would give them a second chance.
