- Rachel (5/5): Basic but very clean! - Booked a single room for one night for £50. Was informed beforehand that the lift was broken and there was no breakfast, so that was fine. This place is a work in progress, as the owners are clearly doing some much needed rennovations. The room was tiny but very clean, with a nice balcony over looking the front towards the sea. Managed to park just outside on the street. Overall, £50 was a reasonable price. If you want luxury this is not for you, but if you want a bed and a clean bathroom, it is fine! Not a particularly friendly welcome, had to wait for him to stop checking his phone before he spoke to us!

- paul (10/5): A peaceful retreat - I think it was excellent very clean. Great service if required. I loved the balcony rooms nice to sit out in the sun 🌻. Tea and coffee, good size tv. I would strongly recommend it and will certainly be coming again 😃 A little way off the main town but it's only 5 pounds from the railway station in a taxi and just around the corner Barbara road/ Drummond Road is a bus stop that will take you into town 🫠

- Steveieb777 (5/5): Room for improvement - Nice welcome and easy checkin, there is free parking at the front of The Hotel on a first come first served basis. The Lady explained that they had not long purchased the hotel and where decorating the Bar and resteraunt areas, so its a work in progress.
Bed was comfortable and its an easy walk to the beach and its attractions or into town.
Tea and coffee in the room. Slept on top of the bed as sheet was stained, as was the carpet.
No mini fridge or even a glass for water. No shower mat for the bath, no towel for the tiled floor which with wet feet could be unsafe.
The very old shower taps are in the centre of the bath which is an old style very deep tub, so if you are unsteady on your feet, climbing over the edge could be an obstacle.
Room furtniture is all dark mahongany type wood and dated
As an observation some pictures and a splash of colour would improve things, I hope these are part of the plan.
Finally there seems to be some kind of vagrant hostel next door with some loud unsavoury characters hanging around !!
- antonio (3/5): Great location but very dated and poor service hotel......... - The location is ideal for a short stay in Skegness, the hotel is well within a pleasant stroll to the main seaside part of the town and its amenities. The only person/hotel staff we met was very friendly and tried her best to help. Room was spacious, and the bed comfortable. Bathroom was dated and tub needs renovation, but the shower was hot. But that's about it I am afraid in our experience:-( We had booked a room with sea view.......well if you used a lot of your imagination, and you were tall enough you could spot a glimpse of the sea behind tree and roof tops. I found the availability of "free parking" slightly misleading as it is free parking so long as there are parking spaces in the street adjacent the hotel. There were none when we arrived and we ended up having to pay the large car park near the hotel. Furthermore, if you are in the pay and display car park, you need to make sure you are up before 8a.m. to drive out of the car park or purchase another ticket. Finally, according to the Booking.com description of the "amenities" of this hotel under the tab "food and drinks" there should have been a kitchen open between 8.30 and 10 a.m. to serve food. There was nothing, restaurant is closed, no food at all, no bar, not even a vending machine in sight. Daily housekeeping was also disappointing, room was not clean, bin not emptied, bed was not made, not even clean cups for tea and coffee to replace the ones we had already used:-( I feel bad about writing a negative review but to be honest, for the price we paid for two nights, the whole experience was extremely poor.

- Dave (4/5): - It was advertised with free parking, they do not have any parking it is off-road parking which is owned by I presume the council so anyone member of public can park there. Which means as you are on a busy street parking is not very good not guaranteed which means you would need to leave your car in a pay car park overnight with no one looking at it or seeing. If you don't have a car and don't care then they would be okay but if you do have a car don't stay there.

- Daniel (6/5): Simple - Overall, our stay here was quiet and peaceful. The restaurant wasn't up and running, the lift was out of order, which seems to be a regular thing from reviews. This would be a real issue for those who struggle with mobility issues as the stairs are quite steep. The room was very compact, with the bathroom sink in the room as the bathroom was far too small. No fridge in the room. An extension lead ran across the room as there was a limited number of plug sockets. Could be a trip hazard?

- Temple (3/5): Mediocre at best. - Stated that the property had free parking. Not true. The only parking was on the street and shared with everyone else on the street and was all used up so had to go to an inconvenient paid carpark a long walk away.
The street it is on is very dirty with rubbish and dirty nappies on it so not a great area.
There were no obvious signs of staff there accept during check in. When we got back to the hotel in the early evening, there was a woman sleeping in one of the corridors. She said she had locked herself out of her room. She was still there a few hours later, but had moved around the corner into a different bit of corridor. Not clear if she really had locked herself out, and could not get anyone to let her in, or whether she had just gotten into the building and was sleeping there without permission. Neither of these options are remotely good.
I was there with my Son and his pregnant partner. She was really quite nervous about staying there with someone in the corridor over night.
The family room that my Son and his partner stayed in was OK, but the single room that we also booked was by far the smallest hotel room I have ever seen. There was barely room to move around the single bed in the room, and the on suite shower room looked like a bad DIY job rather than something professionally fitted.
Information on booking.com says "Breakfast is served in the property’s spacious dining room, whose features include a vinyl record player, a piano and a games machine. For the evenings, Yellow Mountain has its own licensed bar, with a flat-screen TV and satellite sports channels.". In actual fact, there is a sign saying "Restaurant closed on the door of the dining room" and no bar open so not an accurate description.
We booked this place as it was a last minute decision to stay in Skegness for the Saturday night and it was one of the few places still available near the attractions.

- Ian (5/5): Adequate - The room was Clean The hotel is un loved, has loads of potential for someone who wants to do it properly, the bar, not used anymore and cleared, the dining room just left locked up as they don’t offer any food options. No one on reception to welcome you or say goodbye, you had to call a mobile then someone would turn up. No personal touches, quite sad really as I said for someone who’s wants to run a hotel properly it has huge potential, right next to the beach too.
But if you only want a clean room for the night it’s ok

Staff didn't know what they were doing or talking about No-one bothered to inform me that there was no longer a lift and expected me to climb 2 flights of stairs even though im severely disabled. Staff spoke to me in a horrendous way and didnt seem to bother i had paid all that money. I will be considering legal advice

- Nathan (3/5): Poor dated hotel dirty and requires a major refurbishment. Not suitable for families with babies - The location and the free parking outside I didnt like how their was no staff. The rooms are very old and needs refurbishment furniture falling to bits and very dusty and dirty. The shower was very poor and head holder was broken. At night in a family room it gets very warm and stuffy in the room. Bed was not comfy at all really. Lift was broken and restaurant was closed. Apparently there is a swimming pool i got no info what so ever on arrival I got a key then never saw a worked again from checkout. Doors are also left unlocked all night

The room was adequate and clean. No bar or restaurant.
No lift. It was very disappointing that the lift was out of order and we were travelling with a lady with limited mobile who struggles with stairs. This needs rectifying immediately!

The room we stayed in had been decorated and refurbished partially.
It was a room only, but within a short walk their are lots of places to choose a good value breakfast from.
Great value for money.
Check out 11 a.m., which is a bonus as a lot of places are 10.
Lovely large shower.
Also, new windows, so we were not able to hear anything outside. Quiet night. Freshly painted and new carpets.
Excellent WiFi available in the room. Lift out of order.
Smell fresh paint when you walked in.
No bath mats or hand towels, but staff were very helpful and gave us extra bath towels to compensate.

- Jane (8/5): - Perfect location for the festival in the grounds of Royal Hotel. Loved having a balcony. Although the room is very small, it met my needs. Staff lovely. Shower slow to drain. Noisy toilet flushing meant avoiding flushing late at night or early morning because of neighbouring rooms. Although there was a chair on the balcony, the table (which was there last year) had disappeared. Hoping it will be replaced before I stay there next year.

We’re a family of four with 2 kids under 3 and had a spacious family room(no10,first floor) that was just right for us. The hotel is in a great location, with a lovely short walk to the beach. It was also very affordable, which is always a bonus. The lady at reception was really nice and welcoming. We were a bit sad that we only stayed for one night – would definitely book again and recommend it to friends!
Room had a kettle,coffee ,sugar,milk and tea,a big fan perfect for the scorching weather. Nice shower gel and shampoo,also the tv was wide enough for the room not expecting such a quality one.
