- Ann (4/5): Not a good experience at all. They have a lot of things to fix up to make your stay comfortable. - Was close to Dubrovnik Showers terrible! Room 2 and 1 Water pressure terrible in shower heads also showers leaked outside had to put towels around base also were not cleaned properly as had hairs and pubes still in shower! Also room 1 shower base cover kept coming off and shower head water comes out on an angle hardly any water coming out. Room 5 shower head had no holder so you can stand under shower, we had to hold the damn thing the whole time. Fridge in room 5 does not work also light in bathroom doesn’t turn on properly. Kettles in all three rooms had a build up of calcium and also bits coming off from plastic and ends up in your tea or coffee. Bed in room 2 was like sleeping on a slab of concrete. No spoons were left to make tea and coffee so how can we mix the sugar and milk also milk cups provided are crap only a drop in it! Toilet in room 2 takes for ever to stop filling once flushed. Door rattles with a draught in room 5 also towels are too thick and rough to dry yourself also there was no shower gel in room 2. Also we were not told were to park and when we did park we were rudely told to move car, so we should of been told where to park and lastly there is no bin outside to take your rubbish so we had to leave an extra bag of rubbish in the room.YOU HAVE A LOT TO FIX UP. This was a terribly uncomfortable stay!

- Wendy (8/5): - The room was very adequate for a quick stay. Cool, quiet and comfy bed. Appreciated the small fridge and kettle. The best find was the Bistro a quick walk down the road with a beautiful view.
- Siviglia (10/5): - La rete wi-fi era pessima. Si scollegava di continuo
- Maciej (8/5): - Mogę polecić :)
- Vaiko (10/5): - Plenty of parking space. Nice private area away from Dubrovnik noise. Self check-in was convenient. The room was clean and everything i needed for a good night's stay was there. Air conditioning, comfy bed, a kettle for morning coffee. The lighting was a bit dim in the room.
Expedia hau fad schlicht weggelassen.
- Jessica Sue Ern (10/5): - Great for short stay! Host was generally responsive to WhatsApp messages and quite helpful. It is very near to the bus stop Rozat, from which you can take a direct bus for 20-30 mins to Pile Gate or to Gruz port. There is a small supermarket nearby but otherwise it’s somewhere on a hill with a little lake nearby, so quite secluded with no nearby food options. But for the price, cleanliness, spaciousness and proximity to town, I highly recommend this place.
Additionally, they offer a 35 euro airport one way transfer, which is still cheaper than booking a Bolt or Uber (I checked).
Overall would definitely stay again!
Only feedback is…. Soap could use a refill.
- Paweł (9/5): - Wszystko było zgodne z opisem. Kontakt z właścicielem szybki i sprawny. Dojazd autobusem do centrum bezproblemowy (ok. 20 min, dwie linie autobusowe często kursujące, przystanki w pobliżu, ok 5 min).
- Salome (2/5): Remote location but clean - It was very clean. Water pressure was good. 1. The WiFi did not work.
2. Location is close to the Bosnian border so roaming connects to Bosnian network and will cost you a fortune, not the same as roaming in the Schengen.
3. The pillow was lumpy and uncomfortable.
4. The fridge in the room was very noisy and bothersome.
5. I had to hold the shower head. It could not hang on the wall.
6. Area is very remote and it was difficult to find breakfast.

Obviamente no repetiré.

Nulla.
- Kieran (10/5): - Good facilities perfect for a short stay if you’re travelling around. Close to central Dubrovnik, easily accessible by taxi/bus.
- Krishna (9/5): -
- Jozef (8/5): Very good - Everything was fine, but it could be a bit cheaper for one person. I had a small room with no balcony, so I cannot comment on other rooms. But it was clean, there is a fridge and an air-con. They have a parking lot, but I don't think its a lucky solution when the owners have cars in the shade and they dont allow PAYING customers to park in the shade instead for this reason, guest must park in the burning sun... Strange, but luckily the very kind young lady which checked me in, offered me to park my motorcycle next to her scooter. :)
- Yohan (8/5): - Clean, spacious and everything worked.
- Heather (10/5): Good value, tranquil area, and clean room. - The location was perfect as it was a short walk to the ACI Marina. The balcony was fantastic to sit and watch the boats, marina, the sky, and the quiet road. Busses are easy to get to go to Dubrovnik.
The host allowed me to arrive early and answered questions immediately.
I’d definitely come back here. Barking dog down the street in a cage often breaks the tranquility of the area.
- Nino (10/5): Exceptional -
- Ferenc (9/5): Good accommodation. - The accommodation is in a good location for Dubrovnik, close to the bus that takes you directly to the historic old town.
We did not meet the host. It took us two and a half hours to cross the Montenegrin-Croatian border, so we arrived very late and could not reach anyone by phone. We were standing in front of the dark house, I tried to go in, the garden was open, I went into the house, it was also open, and in the corridor was our room, the key was in the door. So we went in, slept there, left in the morning. We didn't actually meet anybody, but without that everything was fine. Everything was fine.
- vanessa (8/5): Apartment on the river - Check in was not very good, we had to call and be told which room it was, no one was there to meet us except a dog. The rest of the stay was great, lovely location, nice comfortable room. Parking was good.
- Artur (3/5): Poor - The room was quite okay. Enough for one night. Location far from Dubrovnik, but still acceptable. You should know where it is placed when you book it. :-) I have visited more than 30 countries and more than 100 accomodations. But it was the first time I encountered such a hostile reception. The hostility was felt from the very entrance to the reception. The old lady should definitely change the profession. I don't know what misfortune happened to her in the past, but guests are not welcomed at her place. Her relatives are not much better. Almost all the places I have visited so far I could recommend with clear conscience. THIS IS THE ONLY PLACE I WILL GIVE A WIDE BERTH.
- Chad (10/5): Exceptional -
- Glenn (10/5): Exceptional - A wonderful location that is family run and very close to Old Town with a car.
- Ali (1/5): My stay at the villa was far from satisfactory. The reception was poor, and the staff were unhelpful. The location was i - Last chance Rating: 1/5
My experience at this place was disappointing. The reception was not good, as the staff were unhelpful. The location is very far from essential services, making it difficult to access daily necessities.
The most troubling aspect was the presence of pests in the room, such as lizards, which affected my comfort. Additionally, the garden visible from the window was in poor condition and unkempt.
Based on my experience, I do not recommend anyone to stay at this place, no matter the circumstances.
Do not book this place; I advise you.

Feel free to adjust any part of it if needed!
- Denis (7/5): Good -
- Emma-jane (7/5): Ideal if you want to go to the marina or have a car. - The owner was pleasant. She drove me to my drop off point the next morning. There was a language barrior.
- Aling (10/5): Staff is so nice🌹🌹 - Clean and comfy👌
- Raymond (8/5): Very good -
- Nikola (1/5): Bad - We was not happy with accommodations and owner. We asked for one extra bed sheet but she was so angry, she answered (I will need to wash it again one extra bed sheet because of you), and because we was there for one night only, for her that was not worth to give us one extra bed sheet. Room is not clean, corridors as well, bed is not comfortable and mattress are so dirty. Fridge doesnt work. You can find better accommodation for same money or if you add 20-30€ much better than this one you can find it. Everything.
- Domagoj (10/5): Exceptional -
- Verified traveler (8/5): Obs: ekstra gebyrer. - Søtt sted litt utenfor byen, 5min unna busstasjon.
- Julie (6/5): - Property was in a good, convenient position for exploring Dubrovnik on the 1a and 1b bus routes (5 mins walk from property). I had contacted the property to check on check in times before arriving but they did not contact me despite hotels.com also contacting them and they advised they would. Fortunately the host was there when we turned up but this was a little disconcerting beforehand. The room had air conditioning and was clean on arrival. For a 4 night stay though I would have expected the kitchen bin to be emptied for us and the towels changed. We were asked on our second day but not after then. There was not adequate equipment in the kitchen to cook although we had 2 coffee machines ?!? For the price the propety was a good base for exploring Dubrovnik.
- Todd (10/5): Exceptional - The hosts were incredibly kind and welcoming. They invited us to join them for dinner the first evening. In addition, the room was beautiful, clean and exactly as pictured. I have no comments to add regarding any negative aspects. Once again, the hosts were incredibly kind and the room was exactly as promised. The only recommendation would be for there to be an option for a late check-out.
- Ivana (8/5): Quick, easy, convenient and clean - It was easy, clean and cheap for us to stay one night as we were catching a flight the next morning. It was literally a stop over for us.
Bus stop to dubrovnik is a 5 min walk. It takes 20min to get there. Pretty easy. I personally would not holiday in this location. It way out of town in a bay I would never swim in, in-fact it looked like a swamp. A walk away is where you can swim but still you would be missing out on the divine beauty of the coastline if you spent your days here.
- Meftun (10/5): Exceptional -
- Hoang (4/5): Disappointing - Overall the property is ok, convenient enough to stay for 2 nights. The staff. That was an old woman who is always angry. 1) I came to ask her for a favor if she could help me heat some food but she responded "I don't do this for customers. It's taking time" while all i asked was to leave it in the oven for 30 mins then i would get it. 2) Sharply at 10 am at checkout time, she came to knock on the door hardly and shouted "10 OCLOCK CHECKOUT TIME". I know it was my bad to checkout a bit late so i said "I'm sorry, im checking out in 5 more mins". She continued with an angry voice "Everyone is all sorry!!! Why sorry!" Ok so what kind of service is this?!? All other good things in the apartment were totally flipped due to this woman!
- Namratha (7/5): Good -
- Klajdi (8/5): Very good -
- Κώστας (9/5): Superb - Location 5-10 minutes from bus stop if you discover the narrow roads between hotels.
Very friendly and helpful owner
- Misaki (8/5): Very good -
- Antonella (4/5): It could be better if the staff were more polite and improve their hospitality - It was in a calm area, and nice view outside. Not that far from bus stop, but quite a walk if going with luggage. The owner of the property was rude when we arrived 30 minutes before the check-in. He saw us waiting outside, didn’t even say hello, and closed the door in our faces. We wanted to use the toilets but had to wait until the check-in time, where another lady came out.
- Anton (7/5): Good - I had a good stay at these apartments! They were clean, quiet, and conveniently located next to a bus stop, just 20 minutes from the old town. - Be prepared for mosquitoes during the evenings, which may make falling asleep a bit challenging. I strongly recommend having mosquito repellents.
- Overall I consider Croatia is overprized considering that services food and hospitality as far behind Italy or Spain
- Alina (10/5): Nice and quiet - Very nice quiet place
- Allan (9/5): Superb - Comfortable beds
Good shower lots of hot water Nothing
- CAPT LUKA (6/5): - PLACE WAS QUIET,CLEAN,OWNERS LIVE ON PROPERTY,5 MIN FROM GRUZ. PARKING ACROSS THE STREET.EVERYTHING ELSE AVERAGE . SHORT STAY ITS FINE.
- Sead (10/5): - It was a very good experience. The host was very nice and welcoming. Thank you
- Sampsa (6/5): - Rooms has seen life and are worn,
- Aljaž (10/5): Exceptional -
- miss divya (10/5): Lovely - The owner, her family and the gorgeous pet made the stay even more worthwhile. Good location also.
- Sebytro (9/5): Affordable, clean, pretty and ideal for visiting Dubrovnik. - The location of this place is IDEAL if you want to visit Dubrovnik for an entire day. It's very close by car, just a 10 minutes drive away. The rooms are clean, neat and kept very well. It's quiet in that area so you can enjoy a peaceful time in the evening in their garden. The hosts are so nice and friendly! I only wish we stayed longer than one night but we were on a roadtrip around the Balkans. I'll be sure to visit again! :) Honestly, the only annoying thing was the water boiler container which splashes the water when pouring it. Everything else was great!
- Barbara (9/5): Friendly staff. -
- Ronan (10/5): Exceptional - The studio room was very spacious and in a calm neighborhood of Dubrovnik! We enjoyed the balcony very much! The bus stop into Dubrovnik down town is just a few minutes by foot away!
- Benpolat (3/5): Poor -
- Mika (10/5): Great place to stay - Nice quiet location, but still only a short bus drive away from Dubrovnik old town. The view from the balcony was amazing.
Special thanks to the host who was very friendly and helpful! All was good.
- Alice (8/5): Very good - I was there only one night and didn't even visit Dubrovnik, so I can't really say much, but the room was very nice and clean. The communication is not the fastest, but they were kind enough to grant my check-in even if I arrived after 10pm (due to an unexpected long queue at the border).
- Konstantinos (8/5): Very good -
- Giorgio (5/5): Passable - It was simply the only place with a decent price that reported parking availability.
Nothing exceptional.
If you have motorbikes, if you insist a little, the owner, even if a little annoyed, will allow you to put the motorbikes in the private parking of the structure otherwise on the street. Highest price of all the structures visited during my trip, and the quality did not justify the price spent.
But it was high season so the price was probably higher for that reason.
- Bence (10/5): Exceptional - Nice room, comfortable bed, bus stop is in 200 meters. Supermarket is around 10-15 min walk away.
- Nedin (10/5): Wonderful - -Sheets smell beautifully, very clean
-Excatly like pictures For those who don’t like dogs, there is a big friendly doggy at the entrance. He does not bark, nor disturb in any way.
- Christopher (10/5): Quiet and charming - A short stop off on the way down the Croatian coast line, very nice boutique Location in a very quiet and secluded area
- Michael (10/5): - Very nice place with nice people managing it
- Verified traveler (8/5): A quiet place to stay - Not a very warm welcome but in the end we were offered information about how to get the bus into the town which was a fair distance away. The room was clean if too small for two twin beds to be seperated. Two big but adorable dogs on the premises. A nice courtyard to relax in outside.
- Emily (2/5): Unable to check in, no apologies from owners - Was never able to get in touch with owners to check in. Never answered phone. No help at all, and not offered a refund. Absolutely terrible. Had to book a last minute air bnb.
- Nicole (10/5): Wonderful - Beautiful little room above the owners own house. She was wonderfully accommodating and had many tips and tourist information to give regarding our stay
- Gary (8/5): A pleasant and quiet location - I like that the 1A and 1B buses were nearby so I could leave my car at the hotel, not drive and not pay outrageous parking fees near old town Dubrovnik. In fact the last stop of the bus is right at the entrance to old town. Pleasant and hepful staff person was there when I checked in but I never saw anyone around in the morning.
- Brett (10/5): Beautiful place, very hospitable - The Villa was perfect, the host was very accomadating and location perfect. I was always satisfied with the cleanliness of the room and the overall experience! It was nice to sit on the waters edge with a good book and cold bevie!
- Darryl (8/5): - Had a good stay here. Jasna gave us a friendly and warm welcome, along with her 2 big dogs (intimidating by looks but very friendly). Not much to do around here but the bus stop is a 5 minute walk away and old town via bus is about 30 minutes away (definitely get a 24h bus ticket when you arrive). Room and bathroom were decent and clean. AC was good and wifi was decent. Would recommend for budget travelers
- Harry (10/5): Great price - Small room
- Andy (8/5): Hard to fault - The accommodation is basic, but considering how hot the area is in July/August, having fully functioning aircon is not to be taken for granted. Expensive hotels can fail at this critical hurdle - Konalik Apartments shine through. The studios have cooking facilities, the apartments don’t (fridges only), so be careful which you book unless you’re planning to eat out every meal. The rooms are kept spotless, the beds are very comfortable and the hostess is exceedingly kind and helpful with all necessary advice. Staying here you’ll need a car to get around, but use the bus to go into Dubrovnik old town - they’re frequent, and at 12-15HRK one way much less expensive than city car parks which steal in excess of 200 HRK for 3 hours. It’s also a great base for getting north or south up the Riviera. The water is clear, but a little murkier in the marina where the marina is situated (fresh river water mixing with salt, is all). Our favourite beaches were at Cavtat and Zaton Veliki, 10km up and down the coast: both offer cheap or free parking, plenty to see and do, kayak/jet ski hire etc, and plenty of places to eat. Overall - there are plenty of flashier hotels around, but for location and function, this is hard to fault.
