Quite a walk to old town. This was our first time to Panjim and I would stay near Fontainhas next time. That’s not the hotels fault, though worth noting if you don’t know the city.

- Rose (10/5): Heerlijk verblijf op een prachtige locatie! - De inrichting van het hotel is echt fantastisch, zo mooi! En de servicegerichtheid van het personeel, helemaal top! Ik verbleef in het weekend en er was best veel herrie vanuit de omgeving. Verder was het elke keer uitzoeken hoe de douchekoppen werkten. De douche heeft meerdere koppen en dus ook meerdere knoppen.
- Linda (9/5): A wonderfully comfortable place from which to explore Goa - We loved this property; staying here gave us the opportunity to experience a slice of Goan architextural history. Our room was large and spacious, very comfortable and well-furnished. I also really appreciated having a seating area outside that we could use, which added to the lovely, relaxed ambience of the property. Himanshu, who assisted us during our 4 nights stay was incredibly helpful in organising things for us; his warmth, friendliness, professionalism and helpfulness really enhanced our stay.
Additionaly, there is a lovely restaurant on site and also some nice restaurants nearby, the hotel is within walking distance of the centre of Panjim and across the road from the coastal walking path. I loved the bathroom, which was very spacious; the only drawback was that I found it a bit difficult to contain the water in the shower recess. Also, the complimentary breakfast was a bit late for us, given we had tours planned.

Smelly, dark, not worth the price
- Shirin (7/5): - We had to change our room because the alloted room was definitely not up to standard! The second room was charming. The bathroom could have been better appointed. Food was pretty average. Instant coffee in a four star hotel is not expected.

La maison de type coloniale nous plonge dans une atmosphère très particulière. Le patio est rempli de plantes luxuriante . Le personnel est aux petits soin , notamment le manager qui a tout fait pour que l’on séjour doit le plus agréable possible.
L’hôtel a peu de chambres . Elles sont très spacieuses et joliment décorée.

- Gadgila (9/5): We will definitley revisit again and we have already recommended this place to a lot of our friends. - This is our second stay here. The location is the best part of the property. The look and feel of the main house is the best although we stayed in the room above the cafe this time. Since we have stayed in the rooms in our previous stay, I can say that the main house is a treat to the eyes. The staff is extremely courteous and helpful. The coffee machine in the cafe was not working. and as soon as we checked in, we were really looking forward to that hot cup of strong coffee. The coffee that the cafe person made was extremely light and luke warm , inspite of clear instructions of a strong black hot coffee. That was the only thing we did not like this time.

- Vivienne (8/5): Lovely rooms and bistro.... disgusting pool - The room was spacious and clean. The bistro was lovely with a good choice of meals, so we ate there most evenings. The staff were friendly and helpful .
Loved that it was an old Portuguese style house, with an internal courtyard. A big reason for booking this hotel was that it had a pool. However, the pool was a disappointment. It was dirty, and I got sick of asking if it was going to be cleaned. The filter was turned on several times, however, no pool chemicals were ever added and mostly we could not even see the bottom of the pool, totally unfit for use. If hotels advertise that they have a pool, it needs to be fit for use. The pool was at no time clean enough to swim in.

Environment was homely. Employees were well-behaved and cooperative.
Location-wise it is very good. Services were excellent. On the first day the AC in the room was not working properly. Second day it was taken care of. They should check such facilities before one person or family check in. WiFi was not working properly. Came to know that it was a local issue for a few days and it was true. There was no provision of bell to call for needs.
- Stephen (10/5): Comfortable. - Lovely traditional rooms with tall ceilings and nice decoration. Set in quiet part of Panaji, but only 20-25 mins walk to Latin quarter. Close to river and parks. Very helpful staff. Slightly annoying wi-fi. Kept needing codes that expired within 24 hours. Restaurant noisy at night, but only an issue if your room is immediately adjacent to restaurant.
- Hebbes (2/5): I know this is India and generally that level of sanitation is acceptable, but at 7900 Rupees a night. - You have a family of rats living in the internal air conditioning system. This means when running air through it in the entire hotel, not just our rooms one will be breathing in fresh rat germs and dust.
Its disgusting. We intend to report your hotel to whom ever is responsible.

The room was very dark. It was filled with mosquitos. The bathroom door was tattered. It was certainly not worth the amount charged.

Location ideal for walking around Panjim town and the coast. Facilities like bathroom were a little basic and some noise from bistro in our front room, but no big issues.

The toilet seat needs fixing

The mattress was too soft and left aches in back and limbs in the morning. The heritage cot was making noise every time you change your posture.
There was no shower curtain making the dry area wet and slippery.
The restaurant menu is class but limited and not much available for a regular taste.
The reception is often unattended and there was no one to guide/help when we walked out in early morning. ( Fortunately cleared the dues evening before and other bills when presented). It took some precious time to locate which gate is not locked and the gatekeeper was the only person noted that time.

Downstairs there is a restaurant/bar in the garden which offers nice food/drinks, and closes quite early so no issues with disturbances of sounds. Personal is kind although the breakfast was served very slowly. Location of the hotel is in a very nice and calm street, but the old town isn´t too far away either. Satisfying stay. As mentioned the service in the restaurant/bar could be a bit faster/ more professional, but overall a very good stay.

The area is calm and quiet but at the same time not too far from the city center. Avoid the in-house laundry service if you can, it's very slow and frankly unreasonably expensive.

- Alolika (9/5): Superb - It's a very quaint place. A place to slow down and find silence. It's not a typical chain hotel that is structured, or a home stay which is too casual.
First the living. The hotel maintains its heritage with modern builds. The bedrooms are comfortable with all the facilities of a 4 star place. It's spacious and has a lot of character unlike a standard hotel. The bathroom was spacious and integrated with the theme. The greenery and zen garden inside added to the charm.
The staff treats you at personal level and you don't need to sign a 100 documents. You need to however let them know what you need like change of towels or a room clean. There is no formal setting.
Their frozen margaritas was a discovery.
The whole place is really clean and there was no bugs despite the plants.
I also loved the location because it is so quiet and away from the city buzz while still being close.
The artworks, heritage and the gardens add a lot of character to the place without diluting it like a basic homestay. Well, it's not a problem as such. But there is no phone with dial numbers for specific services. You need to come out.
Again the restaurant opens at 8am. So if you are the type who wants to take the 6am tour bus, this is not for you. This is a place to chill and slow down.
I wish they had more options in their menu. But the food was good.
If you want a structured service like you would find in a standard hotel. This place is not for you.
The pool is small.

- Christine (6/5): Beautiful guest house but wrong time due to noisy renovation of the Bistro. - It’s a beautiful small guesthouse, as many say a gem, however we came at the wrong timing. Will explain below. The green room was really spacious and beautiful. The staff was always helpful and tried their best. The location is in a quiet nice area, easy to reach everything you need or like to see. Very noisy and dusty renovation was ongoing in the Bistro belonging to the guesthouse whole the time we were were. This destroyed the whole impression of the place for us. If we had known, we would never had booked now, but as we did, we paid a too high price for living under such conditions. Check that they have finished before you book!
Even though the room was nice, the quality of beddings, in particular pillows could be improved.
- Shruthi (3/5): Never again - Location Overall experience was very poor. The bedsheets were torn, there was construction ongoing which made the environment noisy, and none of the amenities were up to mark including the locking mechanism on the door.

Great breakfast! There were noisy renovations going on right outside our room but that couldn't be helped. The pool was also out of action which disappointed our children.

- Dominic (10/5): A faultless stay in a beautiful bit of history with charm - The history and charm of the property along with its location for access to the old town. This a small quality independent hotel with lots of history and is typical of the Portuguese style. The staff are friendly, professional and the service is faultless. The manager also took time out of his busy day to explain to us the history and to walk us around the hotel to explain the stories. around the hotel when it came to the history. We are sorry we did not book for longer and we will be sure to be back when we come back to Goa.

- Seema (10/5): Very special property - This is an exceptional gem hidden in plain sight of the most beautiful part of Panjim. The owners have taken a great level of interest in decorating and hiring the correct staff. Each room is special with its themes kept in mind. It is truly a heritage hotel. Everybody does a great part and has pride in what they do. If you would like to ponder over life or just daydream, they have many spots for you to have peace and quite inspite of the hustle right outside. Panjim market is 8 minutes walk with fresh fruits, bakery products, goan delicacies & lots of eating places. I would personally thank the manager, the guards, the chefs, particularly Mr.Pandhari. We have found a place to come back again in Goa. Thank you to everyone. Please keep in mind that you are in staying in a part of history but if you need fast Internet Goa as a whole seems to have a problem with it.
- Xenia (10/5): Exceptional! - This is a truly exceptional place to stay, in a beautiful and quiet environment. The rooms are large and clean, the house has a great atmosphere. Staff is also very helpful. Hopefully we'll return again one day!
- Anna (8/5): Very calm and relaxing space about 5-10m walk from the big Market in Panjim. Experience the old worl - Absolutely beautiful house and room. It's calm, even if close to a biggish road. The colours on the wall, the art, the furniture the old world feel. The little swimming pool. All very nice! A very peculiar but also hard working junior manager found it hard to understand why we'd even want the tea made with bottled water, and had so many rules in his head that it was hard to get what you wanted in terms of breakfast. But it was ok. he was doing his best. I think they could work on the food - hotels in India tend to make you sick, whereas places that are more frequented does not... even if the hygiene is worse. Yes it's true. Clean hotel kitchens but hardly any turn-around... well can lead to things not tasting as they should.

Nice spacious rooms and bathrooms. decent breakfast, small but refreshing swimming pool. the wifi did not work, but the staff provided us with wifi router. AC and fans worked well.Totally recommend this hotel. The town has amazing potential but still not very touristy. Part of the hotel was closed as there was diamond jewellery exhibition, which we were not aware of. Shame as the place was amazing and we wanted to explore it more.

- Nishant (10/5): A hidden gem in panjim - Epic location and as a history buff I adored he building which is a loving restored 100-150 year old Portuguese villa. Restoration is done incredibly well and the hotel oozes soul. Cannot recommend this place enough folks. A true hidden gem 💎

- Robert (8/5): Luxury and authentic Portuguese villa in great location perfect for a short stay in Panjim - the overall villa and individual rooms are authentic and high standard. spacious and very well presented. location is close to main area and waterside in lovely tree lined streets. swimming pool was clean and nice. restaurant was disappointing. menu is basic and does not match the luxury feel of the accomodation. many of the staff struggled with English speaking customers and had to rely on one or 2 staff who could understand English.

My main issues were the mosquitos, i woke up in the middle of the night with about 25 bites, inlcuding 6 in my face. I was really wondering how they got in, since the room didnt have a real window and my doors were never open. Turns out the bathroom had a head-sized hole in the wall. I have been to many tropical countries but have never seen anything like this. Any sane person would either close the hole or put a net over it. Sorry but at this price point this is unacceptable.
It's a nice proerty but i wouldnt recomment staying, would rather go to the beach directly or Old Goa. There is not much to do in the area.
