- Samid Jafarov (3/5): The location is excellent, but the cleaning, maintenance, and noise insulation need improvement. - The hotel has a very good location, close to main attractions. It’s convenient for exploring the area. There were several issues that affected my stay. The room was not properly cleaned, with smashed mosquitoes on the walls and ceiling. There was no hot water in the bathroom, even after waiting for 10 minutes as instructed. In addition, the surroundings were quite noisy, making it hard to rest.

All'arrivo non rispondeva nessuno al citofono ,dopo chiamate insistenti ci hanno risposto al telefono .
Ci ha accolto una ragazza che non sapeva neanche l'italiano,che non ci ha spiegato nulla e ci ha consegnato semplicemente le chiavi di una catapecchia.
PUZZA DI MUZZA E MACCHIE DI UMIDITÀ OVUNQUE!
Entrati nella camera sembrava un incubo affaccio su delle erbacce senza zanzariere , pareti sporche,dove doveva esserci il buco dell'aria condizionata erano presenti degli stracci sporchi .. copriletto singolo per letto matrimoniale ...armadio che rotto che sembrava cadere a pezzi..phon con fili scoperti e pericolosissimo..rubinetteria zeppo di calcare .
Chiamato la titolare dopo varie chiamate senza risposta ci ha fatto cambiare stanza...dopo 30 Min ad aspettare la ragazza che puliva l'altra stanza non è cambiato nulla..camera uguale a quella di prima.
Abbiamo richiesto il rimborso con l'aiuto di booking abbiamo solo ricevuto 108 euro a fronte dei 220 euro . Abbiamo assolutamente cambiato subito "l'hotel".DA CHIUDERE !!!!!!

Dus geen diner gekregen en ontbijten kan je ook niet. We hebben geen personeel gezien. Enkel sms gekregen met pincode om binnen te kunnen en kamernummer en wificode. Volgens ons hebben we een andere kamer gekregen dan waarvoor we betaald hebben. Voor diner hebben we ook betaald en zijn nog ergens anders moeten gaan eten en hebben daar nog eens betaald voor diner.

- John (1/5): Very disappointed - Location Very dated needing a lot of work. Walls needed painting, furniture upholstery was stained, had issues opening the door to get in to the room. Commode seat was broken. Sink took a long time to drain. The drain in the shower popped out. Curtain wasn’t big enough to cover the window so no real privacy! No one responded to our calls or text regarding the lock on the door.

- Lori (5/5): Not recommending this place. - The location was ok - close to train station and away from the crowds at Piazza San Marco. The air conditioner didn't work well. It was very uncomfortable sleeping. The bathroom sink did not completely shut off. The shower was usable but broken. The staff did not seem to want to help us when we messaged them about these things. Not an impressive entrance and common area.
- Emily Leonhardt (1/5): Det er generelt ikke noget jeg vil anbefale til nogen og håber de gør noget ved alt den skimmelsvamp - Det ligger et godt sted i byen Vi kom ind på hotellet og det første vi bliver mødt med er tung og lugtende luft. Vi kommer ind på værelset og her virker fugtigt og lugter indelukket (gammel fugtig kælder). Vi tænker det måske bare kræver en udluftning så vi åbner vinduet, men selv efter 2 timer virker der stadig indelukket selvom der kommer kold luft ind. Rengøring var nogenlunde men der var ikke rigtig rent og der stod brugte shampoo flasker i bruseren. Vi opdager efter lidt udluftning at lugten ikke ændre sig og at der faktisk er skimmelsvamp på loftet og væggene i badeværelset og vi finder det også omkring vinduet i soverummet. Vi skynder os at skrive til udlejer da vi ikke vil være og sove i rum med skimmelsvamp, udlejer svarer at der ikke er noget at gøre denne nat men måske i morgen, vi beslutter at det ikke er godt nok og flytter på et andet hotel.

However, the towels from the last guests were still drapped over the shower door. The cleaner was due to come in the following day, but when we arrived back the beds were still unmade, the old towels were still there and the floors had not been cleaned, evidence by large dead daddy loglegs still where it was when we went out

It was dirty, infested with ants and bugs, bedding not washed, no soaps or serviving rooms at all, there was a giant gaping hole in the ceiling, no one is there the entire time, everuthing is poorly just taped up, we hated it so much.
- Kamila (1/5): Nie polecam, okropne doświadczenie - Niestety tylko lokalizacja. W zasadzie wszystko. Hotel jest o wiele gorszy niż na zdjęciach, jest też brudno i niechlujnie. Umówieni na konkretny czas, nikogo nie było - w końcu otworzyła nam sprzątaczka, która ani dzień dobry, ani nic, gadała przez telefon. Zmęczeni w końcu sami dzwoniliśmy na podany numer, a sprzątaczka powiedziała że jak nie znamy numeru pokoju to nam nie pomoże. Jak mamy znać skoro na recepcji brak osób, które mogłyby nas zameldować - mało tego do końca pobytu obiek był bez personelu. W końcu po godzinie otworzyła nam jeden pokój - brudny, pościel nie zmieniona i ręczniki. Mówimy no nie. Otworzyła kolejny - „ogarnięty”. I tyle. Nie wiedzieliśmy jakie jest hasło do WiFi, przede wszystkim jak wrócić do hotelu po tym jak wyjdziemy. Wyszliśmy na miasto w ciemno. Naszczescie po 3h zwiedzania otrzymałam kod do drzwi aby wrócić do hotelu. Wstyd by mi było być tak niekompetentnym właścicielem czy menagerem hotelu. Jedna wielka porażka
- StilesN (1/5): Остались на улице - Отель закрыт Через полчаса после заказа я прибыл на место, но отель закрыт, на звонки и сообщения никто не отвечает, уже поздняя ночь и я с женой и 4 детей, в том числе ребенок 10 месяцев остаемся на улице. Мы сняли другой отель в срочном порядке что бы не остаться на улице. Утром мне ответил владелец отеля что он не заселяет после 10 вечера. Зачем таким людям позволять размещать свои обьекты для аренды здесь? Я до сих пор не получил возврат денег, на запрос отмены бронирования от хозяина нет ответа. Написал в службу поддержки, жду результата.

- Simon (2/5): Don’t use this booking company or hotel. - We did not actually stay at the hotel, as there was nobody there to allow access. Booking in was from 2pm, but there was nobody there and upon ringing the phone number advertised on the door, it was ‘unobtainable.’ After waiting for 40 minutes - and despite the best efforts of local people trying to assist - we had to leave and seek alternative accommodation. I later discovered the hotel sent an email with instructions on how to enter, however this was sent at 2.16pm - over a quarter of an hour after the advertised booking in time. I was oblivious to this email until much later on and was not phoned as you would expect. Also, nowhere on the site does it say there would not be a receptionist or someone to welcome you. Instructions to gain entry should be received well in advance. Also, at the entrance it looks incredibly run down. I was told by the booking company that I would have to pay a penalty too - even though we could not get into the hotel because there was nobody there!!. They later apologised and said this was actually misinformation. Ultimately, I paid for accommodation I could not use, through no fault of my own. I didn’t receive any further correspondence either. If you have any sense, do not book with this company and stay well away from this hotel. It’s been the worst travelling experience in my life and ruined the one day my family and I were due to stay in Venice. There isn’t a negative word strong enough to express my disappointment and frustration.

- Mohamed (1/5): This stay has been a regrettable first experience of enduring such conditions - Nothing I encountered several issues that not only detracted from my experience but also left me concerned about the basic standards of service and hospitality provided by this property.
Firstly, upon arrival around 3 pm, I found the hotel door locked, with only a note instructing guests to contact the hotel via WhatsApp for access. After multiple unanswered calls, I finally received a response through WhatsApp, which provided a code to enter the hotel and access my key from a wall compartment at the reception. I could not help but reflect that, had I been without a phone or internet connection, it would have been impossible for me to gain entry—an unthinkable oversight in guest accommodation.
Secondly, I discovered there was no hot water in the room. After contacting the hotel through WhatsApp, I was advised to let the water run for ten minutes before it would warm up. Even after this, however, the hot water was inconsistent, leading to considerable inconvenience.
Most concerning was the lack of heating in both the room and the bathroom. Despite several messages sent to the hotel on WhatsApp requesting assistance, my concerns were disregarded. For a stay priced at €150 per night, I expected basic amenities like heating, especially as temperatures were low.
Based on my experience, I believe even the one-star rating attributed to this property does not reflect the actual quality of service provided. I have previously stayed at hotels with four and even five stars for a similar price, where the quality of service was substantially higher.
- TamasZ (2/5): Forget this hotel - don't ever try to book it - We could not get in the hotel although we had booked it several months earlier. We called them the previous night, a lady with poor English explained how to get to the hotel from the airport and when we got there in time the next day evening it was locked. We again called them and they told us over the phone that our reservation was cancelled. An English speaking waiter of the next-door restaurant helped me talking to the lady who claimed our bank refused to pay when she had tried to charge my card. It was a lie as I had never given them any bank card data. It is a shame that Booking.com still keeps this awful hotel (is it a hotel?) on its list of offer. Don't ever try to book this hotel - read the tough criticism in previous reviews !

Simple room, sufficient to our needs. Sustaining dinner with friendly staff. More clear advice prior to arrival to explain entry procedure and reassure that we were expected.

I couldn't eat those dinners, due to lack of time, but it is a nice addition. There was complete lack of staff. I requested an invoice for my stay, which I did not get and had to go through some trouble to complete payment at site. There was no warm water on some days, possibly due to it being shared with other rooms.

The hallway gives first impressions to the property, stairs need attention,you can't just leave chipped stairs until evident will happen.
Correspondence at reception desk could be typed and laminated nicely,having scruffy papers is a no no and just shows a lack of love to the property you are selling
- Walter (5/5): I was looking for wifi. Private bathroom, and near the center. That’s what I got. - The location was ok, 10 minute walk to catch a water taxi at the bus station. No tv, no coffee maker, no one there to check us in or out. No lift, had to drag suitcases up over 20 stairs.
- Chloe (2/5): Awful hotel, great location! - The location! It’s all about the location and it was perfect for us! There are some lovely bars restaurants around and it’s in walking distance of the train station! No receptionist. We didn’t meat anyone!
We were forced to wait outside the hotel for about 40 mins even after I had given them my arrival time that morning and they had accepted! We tan the intercom many times but no answer. In the end a gentleman from the restaurant next door (not connected at all!) rang the lady that owns the hotel and gave us our key.
Over our stay we met NO ONE! Never anyone at reception and lots of people had the same issue trying to check in. In the end we ended up letting them in and they just took a key. It was all unmanned so this was possible.
Rooms are falling apart we even had a leak at one point. Only go if you are prepared for a rubbish room and rubbish service. Location is perfect however

- Luke (8/5): Great location close to Venezia Santa Lucia which was also good to walk to major tourism hot spots. - Location of the hotel was a short walk from Venezia Santa Lucia so it was really easy to navigate and get in and out of Venice for day trips and didn't require a large walk if I got back later at night. Access to a clothing rack or facilities to hang some clothes that I washed since I was solo travelling and was there for a couple of days would have been nice.
- Lisa (7/5): Hot Room-Unstable WiFi-Dinner far away - We loved the location and coziness of the rooms. We had 2 rooms. One room (#4) was very cool. This is important in hot July weather. This was fantastic. Room 3 would not stay cool. We showed the housekeeper, but she did not understand that the ac would cut off. YES, the fan ran, but NO, it did not cool the room. The second issue was that dinner included was up near the Grand Canal. With 2 older ladies, they could make it walking there. Three of four of us went 1 night. The food was ok. The WiFi kept disconnecting.

- Adam (2/5): - The checkin process allows people to pick a key off the board and go to whatever room they like. We arrived and our larger room was occupied and we could do nothing about it. It was especially awful because we reserved a room for three people and only had beds for two. There wasn’t time to switch hotels so one of us had to sleep on the floor. The operators said she would try to find us another room, but never called us back. They made no effort to help us find a solution. Would NOT recommend! It the airconditioner wouldn’t work, so the night was HOT and especially awful. The city is beautiful, I recommend coming but stay somewhere else. I requested to get money back, but no word for the host yet. I’ll update if I can.

No staff on hand during the day. The bathroom has some “what appears to be mold on the exterior of the shower door and on the shower ceiling. Dead bugs on the walls.
- Raquel (3/5): Find other accommodations nearby! - The only good thing I liked was the free dinner. The restaurant where we had dinner had good food and a big serving (Trattoria alle Lance). The location was also okay; not too far from Sta. Lucia train station and near little restaurants and souvenir shops. I didn't see any receptionist/front desk for those 2 nights we stayed. We had to basically check ourselves in, get the key from the key board and go up to our room. The whole interior looked worn and smelled old and moldy. The room was beyond disappointing. I wasn't expecting much knowing it's a budget hotel, but it was way below basic. The room looked so old, with furnitures that you couldn't even use & just taking up space. The bed was covered with an old cloth that served as a blanket, I guess. We didn't need it anyway coz the air conditioning was only emitting noise and NO cool air ( or any air). The shower was so small that you barely have space to move around. The bathroom ceiling was covered with molds.
- kevbop2 (2/5): Horrible, beware - We got there about 4pm. some other guests were leaving and let us in and explained how things worked. No one was at the desk and there was a secured door, so it they weren't leaving I'm not sure how we would have entered. They said there was someone cleaning upstairs so that is where we went. She did check us in. The A/C didn't seem to be working so I went back out to find that person and I could find no one. I decided to turn on the A/C while we were to be out for hours hoping it would cool down. We got back about 10 pm and it was still very hot. I called the number on the reservation and the woman said she couldn't be there until about 11 pm. I waited up until then and then took a cold shower to cool down. I think I heard a knock at the door around midnight but didn't' answer because I had no clothes on since it was extremely hot. The TV also did not work and it appeared they added a single bed and just moved over the double bed to accommodate i t without moving the headboard. This left little room to move around, especially with clothes and suitcases on the floor. There was nothing hanging on the walls, which in their hotel pictures on the website they did have.
The bathroom walls and ceiling were covered with black mold (see pics). The fan in the bathroom was disgustingly dirty and did not work, thus the mold I assume. The armoire was locked so there was no place to put clothes or a suitcase. The light on the wall was just an exposed bulb.
There never was a person at the front desk to address anything. I believe they people were working at their restaurant 15 minutes away. There was an included dinner at their restaurant, but we stopped by and it was totally empty and looked like a generic, low-end cafeteria down a small ally. We did not eat here because we did not want to spend a dinner in beautiful Venice eating at a place like that. I don't know how the food or service would have been.
One good thing, the location was very good.

I arrived at 1:00 on Friday and the door was locked. I went next door to the restaurant thinking that it was affiliated with the hotel. They told me they were not, but one of the workers pressed the call button on the hotel door and no one responded. So me and my fellow travellers decided to enjoy a meal at the restaurant and figure out what to do. One of workers said they knew the owner of the hotel and that after lunch he would try to contact them. He showed us the code and told us our room number was #7. We dropped off our luggage. Later I received a message from the hotel saying dinner was included at some restaurant out by the train station but by this time it was too late. I was told we could have lunch the next day. I agreed and said it would be an early lunch because we had a train to catch. No response. The next day we were greeted at the restaurant, not by the woman I had been dealing with nd we could not understand each other. She got in touch with the woman at the hotel and she said it was fine for us to stay for the lunch. I handed the phone back to the woman and she hung up the phone so again no understanding of us being able to have a lunch. There was another worker at the restaurant who understood English and he was willing to seat us, but after the woman at the restaurant spoke to him (looked like arguing) we were told the restaurant wouldn't serve lunch until noon. They weren't open for breakfast but they were willing to seat us until they found out that we were there for the included lunch. I got a message that the property cancelled my room and also got a note saying I did not show up! I was charged the full amount. Not enough room to comment on the room here. I'm waiting for Booking.

A reason I booked here was because it was close to the train station AND because they advertised that there is a friendly staff there to help with recommendations around the city. This was not the case, no one is on sight.
My issue was that I didn't have What's App or have access to any apps due to my Apple account in recovery mode at the time. Thankfully the other guests had What's App and could help me [thanks again Canadian family!]. It's self-check-in so be sure to have access to What's App! There is no mention of this when booking.
My room smelled like stale smoke and gave me the heebie-jeebies.
The free dinner offered is nowhere near the hotel and there are no directions given so I couldn't do that. This may be worth 50 Euro a night, but definitely not worth 100+.

Because of no a/c, had to open windows and got bit by many mosquitoes at night.
Beds were worn out. Had a spring sticking me in the back.
No room service for clean sheets or towels
Bed to dresser so tight I had to walk side ways to get around the bed.
- Di (3/5): Compared to 7yrs ago standard dropped considerably - Location Shower was broken, hook to hold shower rose was broken. Equipment in bathroom held together with duct tape. Paint peeling off walls and ceilings (which had mould/mildew). Plugs missing in handbasin and budget. Carpet on stairs worn and trip hassard, air conditioning was noisy and didn't work. Room needed repaint. TV did not work
- Dinko (5/5): Passable - We've waited on the street 20 min after check-in time with no chanse to enter the hotel. Then we called the Owner and she gave on the phone code to enter. Easy this could be arranged by email in advance. The interior of the hotel, the rooms, baths, etc. were in horible consitions. No lift as well. I shall not recommend it to any others to visit.
- Vanessa (7/5): Fair for short stay, good location. - Good location with a canal view and good dinner included. We got a early check in, well received by a lovely Brazilian lady. No crib for baby, small room for a family and the existence of mold in some parts of the room and toilet.

The room was unclean , mold in the bathroom , the shower tied with bits of string , loose exposed electric wires in the shower . Just mad. And all for £135 per night . I've stayed and travelled all over the world and this is the worst. Even rooms in India for £4 were better.
Do not do this to yourselves . Avoid at all costs

It was very good The customer service: she made us wait 20 minutes in front of the hotel under the rain without saying a word (we started thinking it was a scam) because “she was on the phone”, then never replied to any of my messages when I had to ask her how it worked for dinner and even started screaming in the hall at 7 am the next day, waking everyone up

- Rie (9/5): Superb - Location, less than 10 minutes from the station. The dinner is included, the restaurant is next to the NH hotel nearby the train station. The answer is too simple. Maybe they are tired of answering the same questions too many times , but most customers are first time to check in this type of accommodation. Few more words of explanation can make people feel better.
- Rie (8/5): Very good - Location. Less than 10 minutes. Didn’t say clearly that there’s no body in reception and have to push the pin cord to go inside and take the room key by ourself. Didn’t tell me the room number before I ask. So have to make sure that the mobile phones internet is working.
- Jack (1/5): Dreadful - Black mould in the bathroom, air conditioning was far too noisy to use, room was excessively noisy, could hear people talking and even someone on the phone all night.
We left the room early.

Location is wonderful it’s near to Train and Hotel is Pretty Clean our Room was include with Dinner at the ( Trattoria Pizzeria
alle lance ) restaurant it was Awesome with delicious food we Experienced the most tasty foods in Venice
.staff was kind and helpful Specially Ms Sharifeh.
Overall it was a good Hotel
But think twice.

Beautiful view of the canal from the room We booked twin beds and got a king size instead.
