• mike (8/5): Lovely tidy flat - Quiet. Roof top pool is great. HUGE firm bed. Ceiling fans are great and much better than wall or floor fans. Large space. Very tidy. Good shower and bathroom space. Wifi router in the flat doesn't work, caretaker guy gave us another router to try but that didn't exist so he gave us another, that was far away and didn't work very well or at all in the bedroom. Had to use internet in the living room kitchen area. Our feet seemed to get very very dirty walking around. I'd say this flat gets swept well but rarely mopped. Proper mucky floor. Kitchen hobs are electric so take a long time to cook.

• Jenna (7/5): - The location is close to the main rode in downtown Tulum, and there is a bike/moto rental spot right near by. There is also a 24 hr market one block over. The bed is comfy and the room is big.

• Benoit (9/5): We had a great time in Tulum, would recommend! - The hosts were supernice. We arrived early before the room was made, but it was no problem at all already leaving our luggage so we could spend the day in Tulum already. Shower was great, once electricity started working again When we arrived there was a power outage, which is quite common recently in Tulum. It didn't last super long, so for us it was not really a problem.

• Javiera (10/5): Excelente - Las instalaciones son muy bonitas, tiene cocina equipada con todo lo necesario, una cama enorme, un sillon cama, dos balcones, wifi, tv, una sala de estar y comedor, baño con agua caliente, una piscina y bicicletero. Todo esta muy nuevo y es muy agradable y tranquilo. El personal es muy amable. Esta bien ubicado, cerca de un supermercado, renta de bicicletas, oxxo, restaurantes, farmacias y todo tipo de comercios. Tambien tiene facil acceso a las ruinas y parque del jaguar. Muy recomendado.

• Jacek (9/5): Very nice and quiet place to stay - I had a great stay at Yaax Kiin Tulum. The property is located on a quiet street, yet still within easy reach of the town centre, making it both peaceful and convenient. The apartment itself was spacious and well-equipped, offering everything needed for a comfortable stay. It really had a welcoming, home-like atmosphere that made it easy to relax. The only small downside was that the shower didn’t always get very hot, but overall, it was a lovely experience and I’d be happy to stay here again.

• Maryna (9/5): Good place for short stay close to the center - Location - it was my first place in Tulum, right after flight, and it was right choice. It’s very close to old town, ATMs/bank , shops, restaurants and big supermarket room is big and bright small kitchen with limited equipment ( but was ok for few days ), dining table big shower with hot water big and comfortable bed wi-fi was stable and strong blackout curtains in bedroom 👍👍 big TV with all apps ( like Netflix, Youtube ) The noise - some part of the hotel still under construction, so you can hear some noise form early morning till the sunset ( it was in February ) . also in the morning noise from the bikes terrace faced the entrance to the hotel , so I need to keep the curtains closed all the time ( as workers and guests walked pass ) some furniture a bit dated ( like mirror and table in the bedroom )

No hooks in the bathroom. There are two balconies, but no cushions for outdoor chairs so you basically can't use them comfortably. Could be really noisy especially during weekends.

• Graciela (7/5): Things to improve - It was clean The toilet lid was broken, I felt I needed an extra towel and a hand towel An extra blanket or a quilt on the bed to sleep would be nice, I slept with my sweater on The arrival is not clear, this looks more like an Airbnb, not a hotel, since there’s no reception and no instructions to enter so we were asking to the neighbours cause there are two exact buildings. Parking is on the street

• Artur (8/5): Okay stay, great location and room size - Great location, great size of apartment, good value for money I was on the ground floor - the balcony is just a second entrance to the apartment so there is no view or isolation of any kind - if you don't close your shades anyone entering the complex sees you. No hand towel. Make sure you look at the fine print in the price as it doesn't include taxes. I was woken up (which I thought was inappropriate) by staff on my second day to pay for the property - they say they don't take Booking's payments so you have to pay with them directly. There were renovations during the day, didn't bother me as I was away but just be aware.
• Zak (10/5): Amazing place! - Great location in central Tulum. Staff were helpful and friendly and the room was very clean and tidy. The bedroom is massive and the kitchen has everything you need. We stayed on the first floor and had 2 balconies. Probably the best hotel we've stayed in during our roadtrip in Mexico. The staff even folded our clothes when we were out. Strongly recommended!

• Alba (10/5): Perfect location - I really liked the location. Very close to Super Aki, if you are going on tours this is where they pick you up. The place is calm and quiet (there is a school close by but you dont really hear them alot). Supermarket is very close, close to restaturants and places to rent bikes. Service was very nice, everything very clean. There is no aircondioner in the living room area (only in the room) so it can get a little hot, but the fan really helps. Very comfy beds. Safe place.

The location is walking distance to many things- both attractions and stores , while still being in a peaceful and quiet location. I also liked how to door was kept locked the entire time Couple times the host replies in messenger were a bit slow.

I liked that it had some outside space, and green behind the big windows, and that there were no other buildings in front of the window. Shower nice and hot. Fast internet. Dishes and everything needed at the kitchen. Personnel is responding immediately. We were able to check in before indicated time. We lived the place and we were lucky to get it on the discounted price.
