Le hall d'entrée donne une impression de désordre et de laisser aller : un matelas à même le sol, des couvertures posées ici et là, des bouteilles de vin entamées posées sur le comptoir pendant tout le séjour, 6 nuits.
La patronne ou la gérante n'est joignable que par téléphone, parce qu'elle n'est pas sur les lieux. Encore faut-il avoir un téléphone avec connexion Internet.

I booked a $25 room expecting something basic but acceptable. Instead, I was met with complete incompetence and dishonesty from the very beginning. Upon arrival, I was casually told that the hotel had no available rooms — despite my confirmed booking. No apology, no proper explanation, just a quick attempt to push me to a different place nearby.
That “replacement” hotel was a nightmare: smaller, poorly maintained, and filled with a strong, suffocating musty smell. It felt dirty and neglected. When I refused to stay there, they moved me again — this time to another hotel located 1 km away. At that point, it was clear they were just trying to get rid of me however they could.
The final room was even worse. No remote control for the air conditioner, and the bathroom didn’t even have a proper door — just a cheap, makeshift setup that offered zero privacy. The entire place felt uncomfortable, low-quality, and honestly unacceptable at any price point.
This is not just bad service — it’s deceptive, unprofessional, and completely disrespectful to guests.

Comfortable beds with spacious rooms and a balcony. Moon and Jack were very helpful, we booked 3 activities through them at a very good price as well. We didn’t use the pool but it looked cleaned and well maintained! There was lots of noise in the morning and was no fridge in the room. This didn’t effect our stay to much

Location de vélo à la journée pas cher Je suis venu avec une réservation pour une chambre supérieur , on me mets dans une chambre simple. J’ai beau essayer de parler avec le personnel, ils refusent d’écouter et faisaient que de me dire d’annuler la chambre. Ne propose aucune explication , ni compromis, j’ai réservé la chambre depuis des mois à l’avance , mais ils me disent que c’est complet , je dois faire avec , et insistent encore pour que j’annule ma réservation. Ils essaient même pas de garder leurs clients, incroyable .

- Caillean (6/5): War oke - Die Besitzerin und ihr Mann waren freundlich und hilfsbereit, der Rest vom Personal bekommt kein Hallo raus Man kann nicht mit Karte bezahlen, die Decken sind zu kurz für die großen Betten. Wir wurden jeden Morgen um 6 Uhr von der Baustelle die gerade im Zimmer unter uns stattfindet geweckt.

De kamers gingen nog, maar wel afhankelijk van de kamer die je had. Hotel bestaat uit 2 gedeelte n, we hadden wel het gevoel dat wij in het ergste gedeelte zaten.

- Brian (6/5): Fint hotel til prisen - Vi havde booket et deluxe familieværelse, men det havde de slet ikke. I stedet fik vi to værelser lige ved siden af hinanden, hvilket fungerede fint. Hotellet er slidt og der er ingen room service. Vi havde 4 overnatninger, og fik hverken redt senge, tømt skrald eller skiftet håndklæder. Hotellet er dog alligevel anbefalelsesværdigt. Det ligger rigtig fint i gåafstand til det meste og poolen er fin. Hotelpersonalet er derudover super behjælpelige med hjælp til ture og taxi etc.

- Leah (4/5): Deceiving pictures - It was in walking distance to Old town. The music was so loud up stairs until about 11.00pm and then when that stopped the talking went on so loud that it was like they were yelling in the same room

- Tom (5/5): Not what we were expecting - The location of this property is perfect, it’s away from the centre but a walkable distance. However we had many qualms about it. Although it was quite cheap in terms of being budget friendly, the pictures you see don’t really live up the condition of the rooms. The rooms are very tired and run down, the shower is very temperamental in terms of temperature one minute it’s cold and the next it’s scalding hot. The bathroom in the window didn’t close properly and a lot of the windows in the property are kept open, which meant we got a LOT of bites. We’ve been travelling Vietnam near 3 weeks and haven’t experienced any until we visited here. Breakfast is advertised as being included, however this isn’t the case, when we asked what time breakfast would be we got told ‘no breakfast’. It is quite noisy too and echoey, doors getting slammed at 6am which is not a nice wake up call 😵💫
We felt a bit of atmosphere here and just didn’t have a welcoming feeling we have at other places, we were really looking forward to our stay here but it didn’t live up. We loved Hoi An itself and had a fantastic time, but we wouldn’t stay here again unfortunately. In terms of breakfast there’s a lovely cafe on the main road, it only does 3 breakfast items but it’s so lovely and pleasant!

While the room was dirty the employees were sleeping in the couch's at the reception during the day.
There was no rug in the bathroom, and without door the shower wet the whole place...and it is written that the costumers would pay a fee if put the tower on the floor.
So, they do not have any consideration with the guests. We are just to pay and that's it.

- Brian (1/5): One Night of a Living Nightmare!! - Nothing!!!!!!!!!! We booked out the very next day as it was already too late to find suitable accommodation! Everything!!!! Rooms were mouldy(walls) Ceiling was leaking in the bathroom. Towel rail broken. Shower head broken. T/V wasn't working. The remote Not working & No batteries in the remote. Spoke to the desk clerk which he confirmed that the TVs didn't work. The location was horrendous. Not even the Grab taxi could find the location. The pics on Booking.com is NOWHERE near to what we've seen!! Disgusting!!

In a time span of 1,5 hours at the pool/bar area, there were at least 17 Rats I saw. Some not even 1,5m away from me.
We had Geckos in our room.
There are no electricity sockets at the bed.
The Pool is crammed in 2 houses so there is a lot of shadow and no rest area.

Overall decent place for one or two nights, I wouldn't reccoment to go all the way here to visit Hoi An though, its basically a souvenir city with only restaurants and touristic coffe places.

We paid the full price for the ‘Villa’ with 7 units. However this is NOT what we received.
We arrived at the hotel in the evening to be told by reception they gave one of the rooms WE BOOKED AND RESERVED TWO MONTHS IN ADVANCE away for our entire stay.
We expressed our frustration with this and only received a small amount off the total price we had to pay.
The ‘villa’ is NOT private either, the pool is completely misleading and is for use by everyone in the hotel.
It gets extremely noisy when children and adults are playing in the pool. 0 soundproofing. The ‘villa’ was open plan meaning other guests staying in hotel rooms would sit in the villa side we paid for.
Breakfast is also served for everyone in the villa side.
The pricing is extremely overpriced and drivers cant fit down the road as it is too narrow meaning you must walk with your luggage to get there.
DO NOT STAY HERE. DO NOT BOOK THE ‘villa’. The receptionist was nice but speaking to the owner about the principal of giving a room we paid for away was pointless as he couldn’t care less.
IF YOU HAVE BOOKED ALREADY, FIND ELSEWHERE -
If we didn’t arrive late in the evening we absolutely wouldn’t have stayed.
- Mie (7/5): Great and quite location - Really good location in walking distance to everything. The staff was nice and helpful. The pictures in booking.com does not look like the actual location. There is a pool that looked cleaned, but not really anywhere to lay in the sun around it as it is between two buildings, so don’t come here and expect to sunbath.
The bathroom did not look like it had been deep cleaned in a while and the towels had spots on them.

Swimming pool was very cloudy to the point I would not want to swim in it.
The room was pretty clean overall with the exception of the bathroom ceiling which had patches of mould.
The staff were friendly but got the impression they were watching us given there were few guests at the time.
The aircon did not work with the remote we were given and the tv came with no remote.

We were able to hire motorbikes and bicycles from the hotel which was very handy. The location is just a short walk from the old town where you want to spend the most time

Such a great location and only a 10 minute walk from the main area of restaurants and the night market. The host was so so lovely and helpful! - Stan (10/5): Quiet oasis in busy Hoi An - Location, location, location! It's a 10-minute walk to the Old Town, but you live in a quiet, peaceful neighborhood. Hoi An overflows with tourists, so finding a place where you can rest is crucial. The staff is helpful with advice, motorbikes and bicycles are available for rent, there is a kitchen one can use, and a pool. Highly recommended when visiting Hoi An! No complaints.

Breakfast was lovely, you get to choose 1 meal and 1 drink off of the menu & you are able to change it up everyday if you like. The staff was lovely and accommodating & extremely helpful with arranging to pick us up from the airport at 1 AM - thank you so much to the gentleman who stayed up that late to assure our arrival. I also accidentally left my book on the lobby table & they were gracious to have it sent to my next hotel stay. The staff even checked on me to make sure I received it. They offered bike rentals for 100k a day that we took them up on and were able to go to the beach and visited MySon. We also used their laundry service that was 30k a kilogram & everything came back very fresh. The A/C worked great on our room as well as the WiFi. We were able to get lots of work done.
Thank you so much again! When we arrived we couldn’t figure out how to get hot water in the shower, but then figured out we just had to let it run a little bit. So there were not any problems in the end.

Insects everywhere, including in my room. I woke up with tons of bites on my right arm, and at breakfast the ants were close to getting in my fruit salad.
- Lynda (1/5): A nightmare. - Nothing other than location was ok Pool was small and dirty, room had bugs. After the first night there we came home from site seeing to no water available for showers, flushing etc The host told us we could use the pool. Which we had no intention to get in in the first place. Had to pack up and leave at 9:00 at night and find another hotel.

- Eric (9/5): Comfort and value for money amazing stay - The included breakfast made the stay worthwhile, they have different options and its cooked as you order it not buffet style so the food is fresh and warm. shower was good with glass door. Bed was good, room has a table with chair which is nice for laptop work. room is big enough. about a 13 minute walk from the heart of the town but 5 minute walk to get to the shopping and restaurants. Pool is a plus even thought i did not use it. Staff was friendly and sweet The detachable shower head was broken but not a dealbreaker. Would stay here again

It's nice to be able to have many rooms together. They were pretty helpful with things around the town.
