- Rachel (4/5): Stay was OK was only for 1 night but not recommended if you have babys - No breakfast location good plenty of places to eat It was ontop of pub so very noisy there where black beattle bugs in the beds and towels and kettle was mouldy could not do the babys bottles stairs where steep was nightmare getting buggy up and down.

- Neil (6/5): Match your expectations to the price paid. - It is good to be in the middle of town and it's a lively pub, open 7 days a week. There are food options nearby. The essential things worked and the price was good. I also slept well on both nights. Good communication from the owners before our arrival. Much of the room is tired and the furnishings are very basic. The windows are draughty and don't keep much outside noise out and the curtains are falling apart (Room 10), while we had to ask for the heating to be turned on when we arrived. It isn't fair to compare an old place like this to a Premier Inn at a similar price, but you can't help it at times.

Hot water for shower, room was clean and had a tv. The bed was a queen size and not quite big enough for two of us. The radiator would not come on and it was a bit cold in the night.

- M. Asef (10/5): Nice and very kind people, we liked đ - Was great. But , I missed a microwave and fridge and freezer in this room. Which you need that in this warm weather. Not easy access to â±ïž have to drive 30 miles far away to the nearest seaside.
- Matthew (2/5): Would not go again, would not recommend - Not much Booked 2 nights, stayed 1. Accused of smoking drugs in the room straight away by staff, in front of the entire pub. My partner, not myself, do drugs. Banged my head 3 times on a very low door frame with no signs. Staff made us feel very uncomfortable. Bed was horrible. Said pub shuts at 11:00 but loud music and shouting until 01:30 outside the room in their beer garden. Ended up having a lovely meal in a nearby pub, and taking a few drinks back to the room. Left straight away in the morning.

I was put in a single bedroom over the bar and the noise from the bar went on until after 12pm with constant thumping of a beat .
The carpet on the stairs was growing its own background,the banister was absolutely filthy,all the doors needed a good clean.The bedroom en suite was clean but the curtains were filthy,the floor was not wood it was vinyl and the bed was so old l sank into the middle and couldnât get out of bed.My coffee cup wasnât washed after use and the bedside lamp was so dim you couldnât use it to see.The entrance door was a struggle to open and the lock hung upside down.There was a real difficulty in opening it and had to bang it to shut it,with no means of getting in other than pushing it with a shoulder.I would never recommend this place to anyone and l only stayed because l paid up front when l got there.

- Angela (8/5): Affordable easy access hotel for sporting weekend in Kings Lynn. - Clean, comfortable well located hotel. Parking is available, just be aware of high street restrictions. As explained to the owners, due to an emergency at home, we unfortunately had to cut short our visit but this was no way reflective of the hotel... Guy at Cats Kitchen cafe was on one. We'd parked in a parking space outside his cafe. He was on a mission to get his car in the space as we drove off......

- Smith (1/5): Didn't stay there see above why - We didnt have breakfast because we didn't stay thete We got there and knocked on the door ,no answer we hung around for about an hour still.no one came. Them a man came along he was the .maintenance man come to mend a bed he would not let us in so we ended up find somewhere to stay which was over half an hour away from where we wanted to be. It was an.absolute nightmare.we were out of pocket all round. I will ne er book anything with you agai

- Simon (8/5): Great Value, Great Room, good location. - I'd seen some reviews online so wasn't expecting much but was pleasantly surprised, nice big room, comfy beds, fan provided in room, nice clean shower. Nice location for visiting other places in Lincolnshire and not far from Norfolk border either. Just clear a couple of bits in corridor, didn't bother me but some people are fussy.

The rooms are clean and comfortable.
My room had a fridge which is brilliant if you are a working away person. Back outside area is available if wish to sit.
A pool table and dart board are on site.
Local food outlets are available, if you want a take away, which can be taken to your room to eat in, or a local shop for a lighter bite, which also has a cash machine. Nothing đ

Right in the centre, takeaways and supermarket a short walk away. Very good value for money. Expect a bit of noise in the evening, it is a popular pub, but this didn't bother me at all.

- Brendan (3/5): I would not stay here again - Not a lot! Room extremely bare - nothing on the walls, bare floor not even a bedside mat. Of three light fittings in the bathroom, only one worked, perhaps a blessing because it was difficult to decide how clean the toilet was. Bedside light no brighter than a night light. But a night light was unnecessary since the curtains wouldnât close (one was partially falling of its rail) and so the streetlights lit up the room. Previous occupant (I assume) had left a sweater in the wardrobe: doesnât say much for the cleaning that this was still there.

Happy with the place, not many facilities compared to other hotels but that's no issue as it is good value.
- Lee (7/5): We wonât stay here again, sorry - The bathroom the floor needs one the tiles cracked and the shower is out of date see cracks always down tiles at the shower the shower glass needs cleaning because itâs all like all missedïżŒ and also when I open the curtains, the curtain rail came off the wall so I had to pull back in because the cone will hit my head so I told the owner who told us he was gone sorted out so the bed is not great, but itâs fine itâs comfortable but itâs alright but the room needs more work to it. Thatâs all I have to say but the stuff is fantastic. You canât have a laugh joke around even a play pool with the locals were great ïżŒ Youâre probably do yourself needs open, scratch up, then create location for needs work on it ïżŒ

The location is excellent, with takeout places and a nearby Co-op to supply anything else you'd need. Overall, met my expectations. It's a decent place to stay if all you need is a place to sleep. Stairs can make it difficult to navigate with luggage. Spiders and flies are about. Shower pressure leaves a bit to be desired and the water doesn't drain well. Traffic driving past at 5am isn't ideal if you're a light sleeper.

- Flack (10/5): Definitely recommend - Booked online, travelled for 3 hours to the b and b so arrived late due to family issues and I have to say the owners went above and beyond and waited for my arrival. Met with the owner who was lovely and made you feel welcome. Beautiful home from home feeling outside in the gardens as well as the inside of the room. AMAZING! Breakfast was awesome too. I'd stay there in a heartbeat again. Definitely recommend this place. 5 stars all round There's nothing to dislike. It's flawless
