• Nazz (4/5): - On a positive note, the property was in a fantastic location. It was clean and offered a good breakfast. However, we experienced many issues, especially with check-in. When we arrived, no one answered the door or the phone number that was given on booking - in fact number from booking was not working at all. We waited around all day, which spoiled our first day in Lison and caused us a lot of anxiety. We got lucky because a mailman came by on our third time banging on the door and we followed him in. We finally located the Guest House and the cleaning lady let us in. She was not expecting us and had to call her boss to confirm. There was a lot of confusion about this and the parking. We were directed to the wrong parking spot initially. The keys didn't work well on the front door and was wonky on bedroom doors (have to use key to lock from inside). Instructions were sent late (after we already arrived) and said there was a key pad on the front door but there was only a lock. The keypad is inside the building. While the room was clean, it was in disrepair as was the bathroom (paint chipping, stains on the walls and chair), bathroom sink wobbly, the shower leaked into rest of bathroom and hallway and flooded floor, which is very dangerous. There were a lot of issues that would stop me from recommending this property. Expedia needs to step it up because there is a lot better host accountablity on AirBnB.
• Roman (4/5): - Somebody smoked in the room even it prohibited and staff was not aware of it and has not tried to ventilate the room. Shower head was broken, so we could not use the shower the day we moved in. The person present the place could not decide anything and asked to contact "the boss" - Mohhamad. Tried to call him several times and no response. The only communication works is WhatsApp msg and he will respond hopefully next day. Expedia is no help either. Check out is at 11am and is not at noon as it is on Expedia app.
• Jose (6/5): - Clean and good location, near or everything. There was a water leak over my bed, hopefully there was another bead in the tiny room #6.
• Alida (6/5): - Great location. The staff member we met was kind, we left before breakfast time on our checkout day and she prepared breakfast for us especially beforehand. The doors don’t stay shut unless locked, in combination with difficult to lock doors it was awkward at times. Bathroom facility was fine, but it should be cleaned/garbage emptied everyday considering how many rooms are using it. It was a little gross during the second day of our stay. The other reviews about the scary elevator are not lying! We walked up and down 4 flights almost every time, but if you’re brave and it’s needed, it is fully functional. Overall, amazing location close to good neighborhoods and the museum/garden in Lisbon, just don’t expect perfection in facilities or cleanliness.
• NICOLA (4/5): - Despite my best efforts to understand the checkin procedure in advance of my stay I recd no instructions to access the building. Upon eventually gaining entry, I then find this isn't a 'guest house' at all but a 4th floor apartment accessed via a very dark spiral staircase with a non operational lift - not much fun with luggage after a flight! Upon accessing the room I was then locked in due to a faulty lock, wasting time I should have been spending exploring Lisbon. Was promised the workman would be coming to fit a new one and I didn't need to worry but the solution ended up being the breakfast woman stuffing tissue in the lock to prevent it from locking at all. I then had to make do with just one poor operational lock. Breakfast was just the basics but was okay, though don't bother asking about the possibility of grabbing something a little earlier if you're heading out for the day, even though the breakfast woman arrives at 7 I was informed that grabbing just an apple, cereal and toast would not be possible, I didn't find her very welcoming or friendly at all. Check out states 12 on Expedia but I was informed by the breakfast woman, again in an unfriendly manner, that it's11. The room itself was however mostly okay aside from the lock issue and a lamp not working, it was light, airy and has a large fan. Bathroom, you can't flush the toilet paper so not a particularly pleasant experience in a shared bathroom. The 'guest house' is however in a good walkable location.
• Gernot (2/5): - Geht nicht, ein Gast muss dem nächsten die Tür öffnen und die Schlüssel und Codes geben. Mails werden nicht beantwortet. Alles nur ein Glücksfall, wenn Du Dein Zimmer und Bett bekommst. Preislich ok, aber alles nur Zufall! Habe sowas noch nicht erlebt! Kaum zu finden, auch mit Google nicht, Tür unten zu, 3 Etage, Tür oben mit Code, der hinter der Tür ist, samt Zimmerschlüssel. Toi,toi, toi!

• Verified traveler (2/5): no admittance, no apology, no refund, NO STARS - 3 days before visit I inquired by email how to check in after 7PM. no response. arrived just after 7PM to find door locked, no doorbell, lockbox, or keypad. phoned to ask what next. text response said to go to a particular business, ask for a particular person, get key from them. That business was closed, locked, no response to knock. texted BV to ask what next. response: "Try to knock the door in the meanwhile checking if some guest is there to open you the door." I actually try this, then text back: "There is no answer to repeated loud knocks." After a long wait I text again: "Hello?" After another long wait I give up, locate another lodging, go there with my luggage, check in. Some time later there is a text from BV "Ok it's closed at 21:00 Osvaldo will be there to receive you. Trying to contact Guest to open you the door." I respond "I gave up when you did not respond. Please cancel and full refund." Their response: "Osvaldo is there. no reason to give up." As of 6 weeks later there has been no refund or further email, text, or phone call from them.

• Sandra (8/5): - Wir hatten ein schönes Zimmer mit Aussicht. Das Frühstück war einfach, Küche praktisch! Zimmer sauber, Betten bequem. Einrichtung ist schon ziemlich alt, aber für den Preis in Ordnung. Check-in nur digital möglich mit Codes. Ansonsten Kommunikation über WhatsApp. Die Dame vor Ort spricht kein Englisch. Ein bisschen alles wie in einer WG! Umgebung schön, viele Restaurants und Bars in der Nähe. Außerdem Bus, Tram und Ubahn in Laufweite.

Breakfast next morning was super. The coffee was amazingly good! Fantastic value: very convenient for walking; close to airport and even closer to the cruise ship terminal. • David (6/5): - Stared bathrooms were disappointing. Toilet seats not secure to toilet. Kitchen did not have a corkscrew. Did not like having to install WhatsApp on my phone to open doors instead of keys. Could not load whatsapp for two days (whatsapp problem loading) & had to rely on spouse to open doors. Problem if we did not go out together.
• Morgan (8/5): - Our experience at the Botanic Views Guesthouse was very good! My husband and I booked room #2 which had a private bathroom, we are so glad we did because we could shower and relax after a very very long flight! The place was extremely clean, yes it’s a bit worn in but completely comfortable and well taken care of. The unique little elevator up was so cool and we loved the location and building itself, so central and the absolute best place to book if you want to walk the town of Lisbon and be right in the heart of the city! The hostel felt safe, was very quiet from street noise and other guests and we loved the little breakfast Dina put together each morning! The stay was great and I would recommend to any couple, single or groups of travellers passing through Lisbon on a budget! Yes yes yes! Thank you Mohammed and Dina for the excellent stay!

• Jose Antonio (8/5): Fin de semana en pareja. - Es un hotel pensión sencillo, con habitaciones con los básicos, importante cogerte la habitación con baño. Bueno: ideal pareja, para llegar descansar,du ha y a otra cosa, es céntrico fácil de llegar desde el metro y autobuses. La zona de ocio nocturna está muy cerca. Malo: el suelo de la ducha falta una limpieza de juntas y al tener baño compartido demasiado ruido al abrir y cerrar puertas.

• Emilio (8/5): Chambre de bonne deliziosa. - Chambre de bonne di 6 mq. Il problema è stato che era sul pianerottolo, quindi sentivo sbattere le porte di: case private, del b and b ma soprattutto dell’ascensore a qualsiasi ora del giorno e della notte. Finestrelle/lucernario con incantevole vista sulla città e sul mare. Non sono mai state cambiate le lenzuola. Zona bellissima e vicinissimo a tutti i servizi, compresa la movida notturna. Colazione solo dalle 8 alle 10 pm e non è possibile anticiparla, nemmeno se hai l’aereo alle 9,00 del mattino. Comunque con croissant e plume cake dozzinali e pan carré dove spalmare 3 tipi di marmellate, burro e burro d’arachidi, uova sode, pomodori, cetrioli e fette di formaggio. Voto complessivo fra il 7 e l’8, facciamo un 7,5 su 10. Comunque ci tornerei sicuramente.

Sentimentos falta de uma prateleira no banheiro para apoiar coisas enquanto se toma banho tivemos que colocar shampoo e sabonete no chão. Tem uma localização boa em uma rua principal. Fomos bem recebidos o local possui boa internet e senha para acesso nos pareceu seguro porém o quarto que ficamos era um pouco barulhento pois estava no corredor próximo ao elevador de acesso então todo mundo passava falando alto

• Marcella (8/5): - la posizione della guest house e' ottima. in centro, vicino a fermata del bus, metro e parcheggi a pagamento. a piedi si possono facilmente raggiungere i punti di maggiore interesse. la via e' movimentata ma non caotica ed insieme alle adiacenti offre locali, bar e mikimarket. lo staff e' stato gentile e ci hanno fatto trovare prodotti senza glutine per la colazione. inoltre abbiamo potuto lasciare i bagagli in loco dopo il check out. molto utile visto che il nostro volo era alla sera. la cucina ampia e bene attrezzata per chi volesse consumare pasti in tranquillita'. avendo poche stanze le zone comuni nn sono mai state affollate. cosa importante in questo periodo.

• Simple&clean (8/5): - The guest house is nice and clean and in a great location. It's only walking distance from some of the popular tourist areas. Breakfast was ok. Could have had more options, but you get what you pay for. Rooms are very clean and nicely renovated. However the rooms are a bit small, although that seems customary. Staff is quiet and maybe could be a little more social. But overall its simple and clean.

• Verified traveler (10/5): - The shared spaces are the most interesting part: a nicely-furnished kitchen, living room, and a delightful upstairs loft space with desks overlooking the rest of the apartment. Lots of places to relax. It's a modern yet homely multi-room setup in a renovated 2-storey attic flat. Bright and cheery. The windows in the main area look out both directions, with a decent but somewhat limited view. There are about 6 guest rooms branching off the main area; mine was a cheaper one with two small beds, a window, and a little bit of other space for my bags.
• Verified traveler (4/5): If you can get in it’s a nice place to stay - Bad experience overall because we never received information on how to get in the guesthouse. It was a bit difficult to find, and when we arrived supposedly during checkin hours no one answered the buzzer. For almost 2 hours we waited, tried to get in, walked around the building several times on the street and repeatedly rang all of the buzzers to see if we could get in. We also stood on a busy street waiting for someone to come in so we could gain access. No one did so we looked to the confirmation, at the email from hotels.com saying all is fine proceed to the location, then the fine print in the policy and saw that after trying to get in for hours, it was then after 7pm final checkin hour so we would not be able to stay there or get a refund so we had to find and pay for another hotel that night. The next day I emailed the property and said I was coming back to stay in the morning during open hours. Later I received an ok see you soon, still no instructions. This time we waited about an hour and followed someone who was going in. We walked up every floor and found the guesthouse in 4th floor. We tried to buzz in but no one answered. We saw another guest go into their room and asked how to reach someone. They entered the code and we went in. We finally checked in, but they didn’t give us the code then so in the evening our key got us in the front door, but we had to buzz again until someone let us in then they gave us the code. Terrible experience and waste of much money.
• Juliana (10/5): Tudo maravilhoso - O hostel é uma graça. Pequenininho, mas super arrumadinho, limpo e aconchegante! Fomos super bem recebidas lá. Fica super bem localizado, com mtos bares e movimentos ao redor. O único inconveniente, foi que durante toda a nossa estadia o elevador estava quebrado, e o hostel fica co 4 andar....
• Mirko (8/5): Struttura molto nuova - La struttura è molto nuova, arredata in modo moderno ed in una posizione ottima. Camera tripla con bagno privato molto grande, ma alcune condizioni sono poco chiare: nella mia prenotazione era indicata la pulizia giornaliera della Camera, cosa mai avvenuta e gli asciugamani non ci sono mai stati cambiati. La colazione non è abbondante, ma avendo a disposizione la cucina ci si può attrezzare. Un poco più di chiarezza per la prossima volta e tornerò volentieri!
• Verified traveler (8/5): Hübsche WG - leider ein Zimmer außerhalb bekommen - Die Wg-Wohnung war sehr modern und sauber eingerichtet. Leider hatten wir unser Zimmer außerhalb weshalb wir um das WC nutzen zukönnen immer in die wg kommen mussten. Das Zimmer war klein und etwas kalt.
• Taina (4/5): If the evaluation is from 0-10, it is 4 from me - It was terrible, when my taxi stop at my hotels adress, there was no name in the facede of the HOTEL, only small text at the door after many times of looked to be sure this is what I have payd, and even payed 83 euros more than at place the officeman shows. The owner, name Mohammed did not give my payd extra money back. The he mnamed hotel was a hostel in 4 floor of the old building. In the other levels was families, he told, The livingroom looks nice as kitchen too, but one shower for 5 rooms, where can bee 2 person in each- eveone shared the same shower where was the toilet too. The other toilet ws just in fornt of eating table. The walls was paper and the foor was old and noise wood when walking on step. In the evening and even in night you cound not sleep because of noise normal woalking heared to own room. You could hear all speakings of others. The wind come from the window . Late evening speaking noise come to the room from the window as well as the landed planes noice. Mr Mohammed must pay to me back my payed extra 83 eouros. Where to dry towels? Own room where was even no garde-robe!! Night table was small and the big lamp fills it. No lamp in th roof. The small mirrow was behind the door, but the electronplace where try to set the hair , was on the other wall. The painting was broken , dropped drwawing, which gived no any better feeling. Sooo frustrated whole week. Very unsatisfied. The palce was not what normal hotel room need to be. Visitor from Finland
• Lawrence (6/5): Uninformed charges - It was good at first until the last day. I was informed that it was okay to stay late in the afternoon before I checked out. However, they later said there was miscommunication and I had to pay 10 euros for every hour after 12pm. I had to pay 30 euros before I can leave. Not a pleasant aftertaste.
• Pascal (2/5): Attention arnaque la chambre 6 - Quelle arnaque !! Louer une chambre avec moins de 8 m2 au sol et sous combles et comme si ce n’etait pas déjà assez petit, rajouter un lit superposé dans la pièce, le tout loué à un prix aussi cher que si j’avais pris une chambre dans un hôtel classique. Je n’en sais rien pour les autres chambres, mais refuser de prendre la chambre numéro 6 car elle est ridiculement petite. De plus elle se trouve sur le palier de l’appartement principal. Inutile de vous parler des désagréments de l’accessibilité aux toilettes et la douche et surtout attention à votre tête, vous passez votre temps à vous cogner, et pas besoin d’etre Grand !!
• Lindsay (10/5): Lovely guesthouse in fancy historic neighbourhood - The guest house is so well situated just off the Praca Principe Real, which is a posh historic neighbourhood high on a hill. Consequently, there is a historic elevator in the building which is great (and unusual for old buildings in Lisbon) since the guesthouse is on the 4th floor. I got the least expensive room and I had a river view. Unfortunately I did not have air con or a private bathroom, as is available with the more expensive rooms. But I had an excellent breakfast every day, served by the lovely Ju, and access to the kitchen. The guesthouse is newly renovated and beautifully decorated. Hopefully the owner will be able to address the issue with the plumbing, which means one is not able to flush toilet paper and it needs to go in a bin next to the toilet. The bathrooms are regularly cleaned so it was not a problem while I was there for 5 days, and I wished I could have stayed longer

• Bernd (6/5): Not a hotel but a Hostel - The place is in a good central area. When we checked in we found that the advertised Air Conditioner did not exist, there was no TV in the common area, the floor boards creak so loud that you can hear people walking to their rooms and the doors where warped and took a lot of effort to close. The bathroom lacked a shower curtain, after a shower the bathroom was under water no matter how careful you were. We did not have a view and when we opened the window on a weekend we were treated to all kinds of fumes from the restaurant below. The room we had was extremely small and we had to remove a clothing rack to make room for our suit cases (about 100sqft). The breakfast was very nicely done and we enjoyed it. Mohammed was very helpful in in finding the parking spot that we had asked for.
