- 916luciau (6/5): Fine but walls are paper thin - We were woken up early in the morning by a couple in the next room fighting aggressively with each other. It sounded like they were in the room with us.. we could hear every word, which included many "f*cks". Our daughter (10) was with us and it scared her; we had to get her out of the room. The next morning we were woken up to them again (not fighting this time) but even at a normal volume we could hear every word. I'm glad our daughter didn't also need to hear them... 'making up'...
- Beyondmyfrontdoor (10/5): Grand Timber Lodge high standards and convenience - My family has stayed at Grand Timber Lodge since 2004 for winter skiing vacations. The Lodge is conveniently located at the bottom of Beaver Superchair and is so easy to get to, you can ski down for lunch in your unit and then go back up for afternoon skiing. The lodging that we use is comprised of studios, 1 bedroom and 2 bedroom units. I am not sure if there are 3 bedroom units. The lodge has activities for kids and adults onsite other than skiing including a playground, indoor pool and jacuzzis, multiple outdoor jacuzzis and even a Christy's Rental and Ski Store on the property. Our family loves this resort that is comfortable and has maintained its high standards.

- 217mrw (8/5): Tour scam - We were told they would give us a promotional rate if we agreed to a scheduled tour! This was a scam! They try to sell you a week time share/ fractional RealEstate for thousands of dollars. You get no equity and no guarantee on resale! They are selling you a paper contract for 100k or more. We about fell for it because we love the resort. They don’t guarantee you any room or dates. Plus if you schedule in advance the rates are cheaper than the yearly cost to own the paper. Plus we looked up rooms a month from now which would be March 23 and the Roman’s were only $500-800 a night and during the tour they tell you they are $1500-$2000 a night trying to make their sell numbers look better. The tour is a scam
- F8322LUalang (2/5): Not a solution! - We are completely done with the runaround from Breckenridge Grand Vacations. We bought this timeshare because they promised it would be flexible and easy to trade, but that turned out to be totally untrue. Now, we're stuck with maintenance fees that have more than doubled since we signed. We’ve reached out to management for a way out, but they just keep giving us flat-out denials. We’ve even paid off the whole contract, yet they refuse to offer a real deed-back or buy-back option. Their only advice is to sell it ourselves or use a broker, which isn't a real solution—it just makes our problem someone else's. It’s been a huge stress, and despite reporting this to the BBB and the Colorado AG, they still aren't taking us seriously. If you're looking for flexibility and budget-friendly vacations, look elsewhere.
- W439VSchrisb (10/5): Wow....this place is fabulous - Wow, what a wonderful place for a ski trip. We've had several trips over the last 10 years and staying in a true ski-in, ski-out location is fabulous. The property itself is also lovely and exudes the ski chalet vibe. Numerous hot tubs, heated pools and garage just adds to the experience. Jack, our host, was fantastic and very welcoming. The studio was an ideal size for my wife and I for a week. Overall, there just isn't a lot of work at all to stay here versus off-site. No hauling skis and boots home, no car/bus to the slopes, etc. Just easy. We're only looking at Grand Timber for future trips.

- 213jacklynr (2/5): If You Leave It Behind, Don’t Expect It Back. - I recently stayed at Grand Timber Lodge as part of a large group trip. We brought 30 family members and friends with us. After this experience, none of us will be returning. Within hours of checking out, I realized I had left behind a very expensive and deeply sentimental scarf in the nightstand drawer. I immediately called the property. After housekeeping serviced the room, the item suddenly “could not be located.” Management stated they questioned the housekeeping team but firmly maintained it was not possible that anyone could have taken it. There was no meaningful transparency beyond that, and the only solution offered was to file a police report or contact my homeowners insurance. The scarf was in the drawer when we left. After staff entered the room, it was gone. Guests should be aware that if something is left behind, YOU'RE MOST LIKELY NOT GETTING IT BACK. We also attended a timeshare presentation during our stay, which was uncomfortable and high-pressure. The representative repeatedly asked for our credit card for a deposit without clearly outlining full pricing, availability, or contract details. As skiers, we asked specifically about winter ownership and were told it would be a “waste of time” to get that pricing because manager approval was required. However, there was no hesitation in repeatedly asking for our credit card without providing those details. Sorry- not enough of a sucker to fall for this. Lastly, this property is not truly ski-in/ski-out, despite how it may be described.
- darleneellinger (10/5): Grand Timber Lodge is Wonderful Year after Year - This is our third year staying at the Grand Timber Lodge and again thoroughly enjoyed our experience. The Lodge is close to Peak 9 and Main Street Breckenridge. The shuttle service is fantastic, you can get anywhere you like and they will pick you up after to take you back to your cozy, warm and very family friendly residence.
- O2507WQjeffs (10/5): Great Resort to Ski Breck - We booked this resort for five nights over Presidents Weekend somewhat last minute so there were not a lot of room options available. We booked the Studio for our family of four which I was worried would be too cramped, but it ended up being really spacious and worked out great for our family. The kitchenette was well stocked and truly had everything needed despite its small size. All staff members encountered (front desk/lobby, house keeping, Boot Saloon, Shuttle drivers) were super friendly and helpful. The amenities (indoor/outdoor pools, hot tubs, arcade etc.) were all really nice and our kids had a blast every evening at them. Even though the resort was busy for a holiday weekend as would be expected, nothing felt crowded. We used the shuttle service to get around town almost every evening which was really fast and convenient. Renting skis right onsite at Christy's was super fast and easy - we were there at 8am when they opened on our first day and riding our first lift up at Beaver Run by 8:45am. The ski on / ski off from Peak 9 is really quick and easy with the ski lockers etc. right there, and made for a truly hassle free ski experience. We'll plan to be back next year!

- Y9051GYamyw (8/5): Great Resort, but the attention to detail in the rooms needs some work. - The resort is in a nice ski in/out location between Peaks 8 and 9. The pools and hot tubs were amazing, and the amenities in the common spaces were nice. The resort needs to work on the details in the rooms. There are no curtains to block the sun from coming through the sides of the shades in the morning. The rooms run VERY hot (this was a February stay). More hooks and kitchen items are needed, and the shower heads should be replaced. Oh - and be sure to go ahead and request them put the mattress topper on your bed. We didn’t think we’d need it, and were wrong!
- 70lisar (8/5): Great place to stay in Breckenridge - This resort is located within a quiet neighborhood but a short walk to Beaver Run ski lift. There is a shuttle to town for convenience. Safe, underground parking. The pool is fantastic and the hot tubs are perfect after an active day. They can get a bit noisy but that's the fun of it. We stayed in a studio. The room was great but the kitchenette is not really set up for any kind of preparation. Clean and remodeled. The walls are a bit thin for noise transfer.

- DianeS1570 (4/5): Never book a 2 bed kitchenette suite - 2 bed kitchenette not fit for purpose. The master bedroom has a lock off door (to next door unit) with huge gap underneath right next to the head of the bed, through which we could hear every word and actions of our neighbours in their lounge (despite putting towels and bags against door). I complained to a manager and was told someone from marketing would be in contact but that never happened. We literally felt like our bed was in our neighbours lounge. Never again.
- reakers (10/5): Great stay - We had a Great stay even though the snow was lacking thanks to stays at Grand Timber. The staff Nicole and shuttle drivers Randy and Sharon are the best and make sure your trips downtown are fun. This is our favorite place to stay in Breckenridge

- DayTrip55854640480 (10/5): A Great Colorado Resort in Breckenridge - This resort is ideally positioned in the trees, on a ski mountain and within walking distance of town. Recently updated rooms are spacious and well apportioned. Very comfortable for an extended stay of a week or more. The staff is outstanding and will to accommodate your needs to the best of their ability. Highly recommended for a ski in/ski out location.

- Inspire03862461335 (10/5): grand timber lodge is my favourite US destination - Just the best ski resort holiday I have experienced, location is great, service is very good, staff are friendly and helpful and the rooms are A grade. Services here are great with an abundance of pools and spas, a gym, common area, games center and many other things to do. The shuttle service is very good. You don't need a car. Can't say enough good things about Grand Timber
- samT9012MK (10/5): A perfect place to enjoy Breck - Grand Timber is an outstanding combination of amenities that is rare to find in a resort town. First it is ski in/out (depending upon conditions of course). The ski back takes you within 10 feet of Christies ski rental shop where they store your gear. Absolutly NO lugging skiis and boots! From there, the Boot bar/restaraunt is about 20 steps away and i the same area as the wonderfully large hot tubs! When its time to go into town, there is a shuttle that takes you and picks you up with just a phone call. The rooms are huge and very nice. Plenty of other activities there like pool table, suana, steam room, cinema rooms for private movie viewing, kids activities, etc. We feel very lucky to have learned of this place!

For us, the proximity to both ski runs and town make it ideal. The resort definitely has a "lodge" feel which we love as a change from the city and home. The staff is always friendly and helpful and the amenities of the resort are just what we enjoy. I would recommend it to everyone.

- erincG6442NC (6/5): Herd of elephants - The resort was nice, the staff was pleasant, the restaurant had great food and we liked the little shop which had anything you may have forgotten. However, the room above us was loud. We could hear them walking, stomping and wrestling around in the evening and up until around midnight on multiple nights. It was loud enough to wake our family. This was very disappointing as we were on vacation and wanted to get good rest.

- 775yvonnef (10/5): Great place, convenient location - We've owned here since its inception and are always happy to stay. Convenient to main street with free shuttle service, rooms are comfortable, especially the corner studios, and the staff is always first rate.
- pooziemama (6/5): Nice resorts, but watch out for the sales pitch - I was invited to stay here at a discounted rate for attending a timeshare type presentation for fractional ownership. The resort was nice and clean with nice amenities. The staff was super attentive and kind. My stay lost stars due to the tight parking garage that we could barely get our truck into and the sales presentation. The sales presentation was advertised to be 1.5 hours and ended up being almost 4 hours. I understand that the sales lady was just doing her job, but it was a very confusing sales pitch since she was advertising 3 different resorts (we toured one, one is not built yet but we talked about it the majority of the time and then the third that we actually signed on with we never even saw). We did end up signing on for fractional ownership but found out later (doing our own research) that when we go to sell the unit someday, the day use membership and the bonus time benefit will not transfer to another owner (which will decrease its value quite a bit). That is a risk we are willing to take and are now informed about, but I just want to let other people know that so that they don't feel like they got scammed or misled since we had to do our own research and questioning to get this information.

The amenities in the pool areas are very good. It has an onsite restaurant for dinners and the entire establishment is very clean.
- Sunshine393047 (8/5): Rude Shuttle Driver - The GTL Resort shuttle driver is very rude and not helpful. Politeness on the phone and on the shuttle should be a requirement. She is worse than last year. She also gives wrong information for pickup or forgets you.
- tinamclark (8/5): Breckenridge Fun - Our family enjoyed a 4 night getaway to celebrate our triplets' 21st birthday. Nice hotel with great amenities. Had a wonderful experience. We were there before Christmas so the only slight downfall was not being able to ski in and ski out from our resort. Had to use the shuttle bus which took a little extra time out of our day. Many lifts were not open but Peaks 8 and 9 were still fun to ski on.

Other than that, my family always enjoys the atmosphere, amenities, and prime location of the resort. We had another fantastic weeklong time of family fun and memories.

The town is charming and the shuttle that is free made it easy and pleasant to get around without any hassles. Taking the free Gondola up the mountain for a nice dinner was special.

The shuttle provided a great service to get around town and the drivers were very helpful. The check in went smoothly and registering ahead of time made the process short.
- monmocha (10/5): Clean and spacious room at convenient location. - We were there for the thanksgiving week for skiing. We stayed at building 6 on the 1st FL, a room with 2 bed rooms for a family of 4. Yes, we heard some noise from a floor above but it was not too bad. We cooked several times during our stay. I am impressed by types of kitchen tools and appliances they have. It was enough for us to cook some simple meals. The parking garage is in the basement part of the property which is nice as we did not have to worry about snow. We left our ski equipment in our car and picked it up before we headed to the slope. It was early in the season and they did not have enough snow coverage for us to enjoy ski on and off but it was easy to get to a gondola by a shuttle. Make sure to take a picture of the resort shuttle stops. All of the shuttle drivers are very knowable about places in the town and help you get where you need to go. Once you check in, you get a text message from the front office and you can ask any questions you have. They were quick to provide their responses which are very helpful.

Grand Timber Lodge was also not crowded, but still offered its great service, excellent rooms and amenities. Great week!

They have several areas for hot tubs and pools, Very clean, Beds are very comfortable and rooms are clean and very quiet. The staff members are very nice. The shuttle ran very quickly when we needed then and they were so friendly. Do not pass this place up!

Great location - so close to town and fairly easy to walk to and from town. Great shuttle service if you do not want to walk.

- streetcarstella (8/5): Nice Location - Tripadvisors description says "Grand Timber Lodge is a luxury ski-in/out resort offering the largest amenities package in Breckenridge." Luxury never entered my mind. It is outdated, but does have a nice list of amenities. The staff were all very friendly and helpful. Our room was above the maintenance area where they start work early in the morning. If you like to sleep in, ask to be away from that.
- M8166HKsueb (2/5): Not a quiet Resort at all you will feel like you're at a playground - I asked three months prior to going there for a quiet room because I have sensory overload. The first one they gave me was right in front of the pool the second one they offered me was a little bit to the side of the pull right over the gas grills 3 days later I got a different room however the sound of the pool Echoes through to the other side and they don't have any rules for kids not to scream like they're at a soccer game the sound travels so bad. Not to mention that you can hear everything going on in the other room. If you're looking for a quiet place this is not it in building 1 2 3 and 4 they blame that because I checked in on a Saturday
- jcordova777 (10/5): Another enjoyable stay at Grand Timber Lodge - We have been owners since 2002. We only live a few hours away and LOVE our stay at the Grand Timber Lodge. So much to do in Breckenridge, Park our car in the heated garage and use the shuttle to town and back to the lodge. The amenities are great if you want to stay at the lodge for the day. Hot tubs, walkin-walkout swimming pools, steam room, sauna, game room, and grills.
- ShannonLK27 (10/5): Comfortable, updated, spacious ski in/ski out property with excellent location and courteous staff - Grand Timber Lodge is a beautiful ski in/ski out property between the base of Peak 8 and Peak 9. The facility is cozy, comfortable, and well-maintained. The beds were comfortable. My son even commented his sofa bed was relatively comfortable for a sofa bed. Kitchen is well-stocked with appliances. Pools and hot tubs are beautiful and well cared for. Since this property is on mountain, it is a short walk to town. However, the lodge runs a shuttle, which has a route of hotel shuttle specific stops. You can simply take the shuttle from the stop on property and then call the shuttle and let them know which stop you are at in town, and they will come pick you up. This is much easier than trying to park in town. The Boot Saloon and Restaurant has good food also. We enjoyed ordering some drinks in to-go containers and taking them to the hot tubs. We look forward to returning soon and often!
- ChelseaBrook (10/5): Good family visit - Super clean and comfortable rooms. Although, we could hear our neighbors talking at a normal level through the adjoining doors. The pool was warm, but could have been a little warmer because it was so cold outside. We loved walking to dinner every night from the hotel and appreciating the free shuttle for the rides back up the hill. Love that they have water filling stations around the hotel!

This is one of the best places we have stayed in a very long time and I travel often. Would highly recommend Grand Timber Lodge!

We are able to cook breakfast and lunch in our room and then go out to dinner which saves a ton of money! The staff is awesome and the rooms are super clean. See you next year!

The Grand Timber Lodge made our trip so convenient with the shuttle service to many stops in Breck downtown. Plenty to do right at this resort, including access to hiking trails.

Also had a screaming kid next door that we heard all the time through the connecting door (not the resorts fault). We owned here for over 20 years, but it is showing its age. Boots saloon was excellent for dinner. Staff was very attentive.

It was late we we returned and found out. But that is not a deal killer. We have stayed here before and definitely will again.

- Tammy (8/5): - Beautiful property off the main path of Breckinridge. The shuttle service was very easy to use and we never waited more than 10 minutes for it to pick us up. The 2 pools were great and it had a couple hot tubs. The front staff was helpful and friendly. We loved our room and the comfortable beds. My only complaint was charging for the small cup of coffee in the lobby. Most resorts I’ve stayed at offered free coffee in the lobby. A coffee shop at the resort would truly be beneficial. I would definitely stay here again.

Every kitchen amenity was in place, the unit was spotless, and there was even a "welcome gift" of a little selection of spa-type items for my birthday to greet me upon entering. So very thoughtful and a lovely surprise. They go out of their way to make every experience a great one.
- ruthmputnam (10/5): GREAT STAY! - We love staying at the Grand Timber Lodge! The staff is helpful, courteous, and professional. Everything is supplied, but if more is needed, a simple call to the front desk and it will be brought to the unit. The hot tub is a wonderful pleasure that we enjoy every day. The shuttle drivers are are very helpful and courteous and the wait is minimal. The beds are very comfortable, but the pillows take some getting used to. The units are quiet that you don't hear anyone else next to you until they go into the hallway - which is to be expected. Many activities are offered so there is no reason for boredom.

I didnt like being put next to the pool (Im a single) because children were literally screaming and yelling at the top of their lungs all day and into the evening. Parents did nothing. That was the only downside of my stay. Everything else was top-notch. Loved covered and secure parking and shuttle services too.
- William (3/5): Property was decent but non working elevators ruined our stay. - Nice pools and activities. Shuttle was a bonus. We booked 2 rooms and requested they be close together. Instead they put us in 2 different buildings. Building 7 had NON WORKING elevators. They told us they would be fixed the day after checkin. Of course that didn’t happen. Try having an 83 year old going up and down 3 flights of stairs for 3 days. Also think about lugging food and luggage up and down the 3 flights of stairs. It was absolutely a nightmare! No one cared…they smiled and said they’re working on it but didn’t move us or give us any type of discount.
