- ccasita25 (10/5): Great value, charm, safety and comfort!! - Up for a week to do some hiking on AT and visit friends at an RV park.. we got lucky booking our week at Franklin Terraces B&B..started each day with a hardy breakfast, conversations with other guests and of course valuable information from our host Paul! The high ceiling rooms, huge porches and a location just two blocks from town added to our luck! Thank you Paul for a fantastic week! 🙋🏻♀️❤️

- David (10/5): - Beautiful old house with lots of charm. The host, Paul, was extremely accommodating and went out of his way to make sure that our stay was comfortable. The rooms were well setup and comfortable. Breakfast was delicious and adjusted as necessary.
Will stay here again when in Franklin.
- MarkGoesHereThere (8/5): Historic Bed & Breakfast - This a beautiful, historic B&B in Franklin. Built in 1887, was once a boarding school for young women. Convenient location to the historic area and museums. It is nicely appointed. Great breakfast with the host telling guests a brief history of the house. Hot water. Bed reasonably comfortable, perhaps on the softer side for my comfort level. Could update a few minor things. For example, the soap dishes over the sink were rusty, but give the hosts the benefit of the doubt. This place is massive for upkeep.

Lovely breakfast room and very tasty breakfast. Clean room and plenty of hot water. It appeared a little worn out and could use a bit of refreshing.

It’s a quaint establishment with some history. We enjoyed two outstanding breakfasts. Paul is a gracious, friendly and knowledgeable host.
- Joe (10/5): Perfect spot to land for the night in Franklin, NC! - So appreciated learning about the history of the property from our host as we enjoyed a delicious breakfast. Our room was warm, cozy and just what you would hope it would be in property with this colorful history. Our only complaint is that we didn't plan to stay another night. Franklin Terrace Bed and Breakfast was everything we hoped it would be and more. Even their candy dishes offered a variety of treats to satisfy your sweet tooth.

- Ash (10/5): - The whole stay was splendid. Paul is a wonderful host, a phenomenal cook, and a kind person. Our room was beautifully decorated, and the shower was a huge bonus to me. I love a piping hot shower, and detachable faucet so that I don’t have to get my hair wet or humid. Hardly any place has that! Our room did! The house has an interesting history, and I love the fragrance as you walk in. Like years of good breakfasts with bacon and coffee, nice furniture polish and books. It will be our go-to place in Franklin to stay!

Friendly staff that went out of their way to help move our booking to another room when the cabin A/C went out a day before we arrived. We only stayed for a night, but we would definitely stay here again next time we are in Franklin!

Breakfast was the exact same offerings every morning with a variation on the breakfast bread. It's served buffet style and the eggs and hash browns were very "institutional." There was no room cleaning or new towels during our stay. Overall, it was adequate and met our needs, but not anything special.

Why stay in a motel with no character and cold atmosphere when you can have the Franklin Terrance bed and breakfast!
- Katch04 (8/5): Quaint old home and very accommodating owner - The best part of our stay was the hospitality and willingness to make sure we were happy with our stay. Paul, the owner, was very accommodating. The location is great as the B&B is 2 blocks away from downtown. The only complaint is the loud creakiness of one of our beds. Nonetheless, this B&B is quaint and very pleasant.

Given that is was a holiday weekend, and it appeared to be a full house, the owner should have picked another weekend to be out of town.

The staff were incredibly helpful and friendly. We enjoyed chatting with the other guests. It was a quiet area of town and within walking distance to downtown. The only thing was, there wasn't an elevator to go the upstairs bedrooms.

- Sarah (6/5): Lots of character lacks cleanliness, owners were not particularly welcoming. - The property has lots of charm and history behind it. It was conveniently placed in Franklin which was walkable to the town. The owner lacked charisma but was helpful. The lady who cooked breakfast in the morning managed three words to us and was very antisocial made us feel quite uncomfortable.
They were cobwebs on the ceiling and the sealant around the shower all needs replacing. It’s black and mouldy. The loo didn’t flush particularly well. The outside sitting area was dusty and covered in leaves was not very inviting.

- Allan (8/5): Franklin Terrace: Step back into History - Historic, over 100 years old, and former high school, this is an interesting stay that takes you back to that prior generations' feeling. The positives were a comfortable bed, clean, good breakfast, and the sole negative was it was cold on the interior (cold outside) with no available blanket and no ability to increase heat in the room.

A couple of feedback points: mattress in our room was uncomfirtable & sleep was difficult… I’m tall & toilet was VERY low… but loved the view, the town, the breezy from porch with rocking chairs!!!

- Adrienne (10/5): We enjoyed our stay and wished we could have had more time to enjoy the area. - This is a historic place to stay that offers two large porches that are available to all guests, one on the first story and one on the second story. On the porches there were comfortable chairs to sit on with views of the shaded yard. The breakfast was one of the best breakfasts we have had at any bed and breakfast. The food was homemade with gluten free options.

The breakfast was amazing, and the location is perfect—within walking distance of shops and dining options. The house is beautiful and full of history, but when booking, keep in mind its age the age of the house. Overall, a great stay, and I highly recommend it!

- Kim (5/5): Sad, hoping they are in the process of refreshing things. - The location was perfect. The sheets and towels are new and very nice. Because of this, Im hopeful that they are in the process of updating things. It was very clean but run down and tired. They have a gem of a place that needs some attention. It was very run down and the bed was too hard for my taste. The furniture in the room and on the porch needed to be replaced or repaired. Wall paper was showing signs of a past leak and is faded.
- Kevin (10/5): - Easy walk to downtown Franklin. Beautiful area. Staff was very friendly. I recommend you bring your own pillow unless you like them thin. Bed was a little swayed as well. Complimentary beverage center was great! Breakfast was simple but very good! Scrambled eggs, bacon, hash browns, grits, homemade biscuits w/homemade strawberry preserve, homemade lemon cake and fruit salad. With that said there were only 2 couples staying so kind of hard to make gourmet food. Definitely would recommend this B&B!

- Astrid (10/5): - We stayed in the room with the king-size bed. It was worth the extra money. The room was spacious and the bed was very comfortable. If you must have an updated and spacious bathroom, you will have to go somewhere else. Our bathroom was spacious for the time when it was built. The sink represents that period.
The house is on a hill, a short distance uphill from Main Street. The view of the mountains is lovely from the front yard. You will find very good restaurants located on the streets just down the hill from the house. We ate dinner at Caffee REL two days in a row and enjoyed bagels at Brooklyn Bagel.
Breakfast consisted of good orange juice, fresh fruit, and coffee. My husband requested scrambled eggs, which arrived with crisp fried potatoes and a pan of freshly baked biscuits. I requested granola and yogurt. My husband enjoyed his breakfast, and so did I.
We enjoyed looking at the period details in the house. Our host was very gracious. He told us about the history of the house.

- Terry (10/5): It felt like home - Historical and lovely. Beautiful 12 foot ceilings. So peaceful and quiet. I was in awe and wanted to stay longer. I would drive the two hours just to hang out in this place for the weekend. Also, great water pressure and plenty of hot water which can't always be expected in an older home.

- carlafD1031YL (2/5): I would not stay here again and wish I had not stayed here the first time. - My husband and I have made a hobby for the last 32 years of traveling to small towns and staying in bed and breakfast inns. We enjoy the unique home and hospitality of the innkeepers. We have seen the good, the bad and the ugly. We know that it is cost prohibitive in this day and age to update these large older homes but we do expect to find cleanliness and hospitality. This place is junky, run down, and dirty. The small beds are hard. There are gross dead bugs and other debris on the wallpaper. Cobwebs are in the corners. We were cold and got a dirty blanket out of the closet to cover up with. We could hear the man in the room beside us snoring. The hospitality was lacking as well. We had hoped to stay in Franklin to avoid the two hour drive home after a show at the theater. The only plus is that it is minutes away from downtown. We will drive home next time.

- K7927LOjoed (10/5): Great stay with friends who knew Franklin but were first-timers at Franklin Terrace - I visited Franklin to shuttle friends during a backpacking trip on the Bartram Place and noticed that Franklin Terrace appeared to have a good location and reasonable rates. Boy was I right! My friends, more familiar with Franklin than I, warned that some of the Franklin hotels were run down and advised that we stay several miles away in a chain, but like me they were very happy with Franklin Terrace where they had never stayed. It was great to easily walk back after beers at Lazy Hiker. They were especially appreciative of the hard-working manager fixing them a vegan breakfast, while I enjoyed the bacon and eggs! I wholeheartedly recommend Franklin Terrace for anyone visiting the Franklin area.

- Adorne (10/5): Wonderful stay! - We visited for Mother's Day weekend and everyone had a great time! It is an old historic boarding house that was converted into a historic inn. The inn has so much character and history, and came with a delicious homemade breakfast. It's in reasoning distraught to downtown and many attractions. We will definitely stay again!
- Philip (4/5): Pictures are better than actual. - This was so disappointing. It was expensive and the room was in terrible need of updating. There was an old stained carpet, stains on the curtains, the bathroom had fixtures that needed to be replaced, water stain in the tub, faucets dripping. No a/c but two ceiling fans which was ok. The fireplace opening was covered with aluminum foil! We couldn't wait to get out of there in the morning and didn't stay for breakfast. It just felt gross. The plus was that it was in a nice convenient location. I liked the cleaning lady/receptionist who was working hard and was accommodating when I asked for an extra chair as there was a little enclosed portion of the porch where we could sit and read but only one chair. I'm not sure if the upstairs room which I originally booked was better but the manager said they were having a plumbing problem there and put us in this room downstairs. We were glad to be downstairs, didn't mind that because it would have been hard for us as Senior Citizens to navigate that stairs with luggage but the substitute room was just awful. For the high price charged, the owners should have been able to put the profits into keeping the room in good order before pocketing the money. I'm sorry to leave a bad review but I wish I had known because their policy is no refund for cancellation unless dire circumstances.

Many nice bedrooms but we were given one that was too small and the bed was not comfortable. A more gourmet cook was needed.

- Debra (10/5): Exceptional - The host was delightful. My bed was so soft and comfy. Breakfast was nice. I enjoyed chatting with other guests. The inn location was within easy walking distance of town to restaurants and activities. There honestly was nothing I didn't like.

- Candi (9/5): Superb - We enjoyed the step back in time. The decor and furnishings, the breakfast in the side room…hearing about the establishment from the current owner. It was a relaxing getaway.
