- Chris (5/5): Passable - The bed was great and it was quiet at night. The staff were nice. The hotel is very run down, doesn't look like in the photos. We had no hot water in the bathroom and the shower wouldn't work. The batter on the fish was terrible, the worst we have ever eaten.
- Sean (10/5): Exceptional -
- David (5/5): Passable - A very comfy bed and good sized room to stay in with plenty of tea and coffee and a fresh bottle of water a nice touch Expected to arrive late so phoned ahead to see when food would stop as the reason chosen hotel was a pub with food. Expected it maybe to have finished by 9:00 but finished at 6. Still we thought nice breakfast to look forward too, note in room said ask at the bar for breakfast, we asked told no breakfast as needed minimum of 6 people for it to be done.
- Diane (9/5): Superb -
- Cathlyn (7/5): Spacious room and friendly staff - The room we booked was spacious and comfortable. The location was good: near to the beach and town centre for eating iut, takeaways or grabbing groceries at the Co-op nearby.
- Andrew (7/5): Great location and comfortable - Great location and comfy bed. Quite noisy outside at night, not the property’s fault and felt the bathroom could be modernised.

- Rosemary (2/5): Nightmare! - The view and Carnoustie itself. The reception wasn't particularly welcoming.
There wasn't a restaurant with food available and no breakfast on offer as the chef didn't start until 11am by which time we had checked out anyway.
The Internet wasn't available and the TV didn't work.
The beds were uncomfortable and the room was cold.
Hygiene, just about passable.
I would advise anyone to give it a wide berth!!
- Laura (8/5): Served it's purpose. Good value - Location was great. Short walk from the train station, in the middle of the town and close to the beach. The room was spacious for 4 people. TV was huge. Plenty of teabags and coffee sachets etc. Room was ready when we arrived 2 hours before check in. Staff were lovely and helpful and the bar area and outdoor seating was lovely. Plenty of pillows on the bed. Bed was a bit hard. Floor could have been cleaner and there was a bottle top on the bathroom floor which was left from the people before us. Water pressure was terrible. No hairdryer but provided on request. No breakfast available as they only put it on if 4 or more people want it, but we weren't asked when we checked in.
- Margaret (7/5): Good - Staff very helpful and friendly Thought it was dear for a single person and no breakfast. In the morning noone about left key in box and walked out the door .Didn't see or spoke to anyone .
- Pantoja (10/5): Exceptional -

- Shona (2/5): I like coming here and often stay here was looking forward to eating here and with no tv this has put me off slightly - Very near the station and nice walks round about Arrived and couldn’t get a meal as chef wasn’t there tv not working all weekend bar staff sorted it Friday but sat sun not working and the bar staff did not have a clue how to rectify it
- Brenie (8/5): Very good - Tlocation near the beach There choice of music in the bar ,if you like the Smiths or heavy rock your ok not what you want when having a meal .

- Len (9/5): Superb - Great value for money, staff were very attentive. Room was a good size for the 3 of us. Breakfast was excellent, will definitely be back again in the future.
- Alan (10/5): Exceptional -
- Fiona (9/5): Lovely hotel, would return. - Lovely room, great location, great bar/resteraunt We unfortunately had very loud neighbours in the room next door, which isn’t the hotels fault but meant we didn’t get a great sleep as there shouting and screaming kept waking up our 3 year old.
- Arran (10/5): Exceptional -
- Gary (3/5): Not for me! - Food in the restaurant was good and good location. When I arrived in the room, the windows were wide open. This is in the middle of winter, but I'm guessing this was to disguise the strong cooking smell in the room. It smelled like a chip shop. The room was very dated.
The shower was just a trickle at best. I had also booked a double room, but I was given a twin room instead.
Bit of a letdown.
- Rebecca (5/5): Passable -
- James (6/5): Pleasant -
- Elaine (4/5): Basic - Location Shower did not work and staff moved me to another room on second day. There was no toilet paper. It was noisy at night. Bed was ok but in future I will avoid this hotel in spite of the friendly staff. Breakfasts had to be ordered and paid, in advance. My first morning there was no cook until noon.
- Hayburn (4/5): Disappointing - Sky tv Shower never worked room was frozen
- Ian (2/5): Very disappointing will never return and I don't advise anyone else to stay either - sold John smiths beer No TV, restaurant closed, awful used bottles of water for kettle as you can't use tap water disgusting and un hygienic room freezing and shower and basin water heat is rubbish needed to run tap for 10 mins before I got tepid water.
- Gazcraib (9/5): Superb -
- Jill (7/5): Cosy pub with rooms in Carnoustie - Super friendly and helpful staff, made us feel so welcome. Issues with extremely poor shower water pressure (almost impossible to shower), TV not working and cleanliness issues in bathroom.
- Pat (7/5): Good - The meals the location WiFi not always working
- Alan (1/5): Very poor will not be going back again. - Beds were comfortable Room was dirty. Shower was cold. Told on arrival breakfast was between 7 and 9 when we went to book it we were then told they were not doing breakfasts so we had to find an alternative hotel for breakfast. Towel rail hanging off wall. Tea and coffee were not replenished. Very noisy at night. Inappropriate comment made by the Manager in front of customers when I asked if we could take our drinks to our room. Fire alarm went off we went downstairs to find everyone was still in the bar then we're told it was a false alarm.
- Pauline (6/5): suitable for us as needed somewhere to sleep for night - location couldn't close window, radiator leak making wet floor
- Brian (10/5): Exceptional - Everything Nothing
- Esther (7/5): Good - clean comfortable room a bit noisy as by main Street
- Anthony (10/5): great weekend - hotel was great staff we're great
- Kirsten (8/5): ideal location, place to stay to catch up with friends. - convenient location, very friendly staff. room clean, comfy & warm. Not doing evening meals at the moment, I believe tho they will be restarted in November. but the staff recommended the Station hotel just a few minutes walk away (food was absolutely delicious)
- Ramona (7/5): A comfortable spot - basic but super clean and very friendly staff - Very very very clean. Basic room, but quite spacious. Good location - easy 2 minute walk to train station. No shampoo!!
- Thestewarts (3/5): Comfy but not to clean and kitchen being closed was not in my agenda - Location was perfect. No breakfast Kitchen was closed No food being served as Kitchen was closed
- Gwen (6/5): Excellent location - The hotel is in a fantastic location, near the shops, the beach and the golf course. The room was bright and modern, the bed very comfortable and the shower nice and big. We were given a key to a side door so we could come and go as we pleased without going through the hotel bar. The room could have been cleaner on arrival and nobody came daily to empty the wastepaper basket, change towels or replenish the tea and coffee etc.
There was an iron but no hairdryer in the room.
- Tom (6/5): Fine for what we needed - just somewhere to sleep. - Central location Bit dilapidated
- Kevin (7/5): Good - Staff was friendly and accommodating Had some issues with the hot water in the shower
- Frances (10/5): Exceptional - Room was beautiful wonderful comfy bed really lovely staff hotel just been taken over new manager is lovely doing a refurbishment of the property what he has done already is beautiful breakfast was excellent served by a very nice lady called donna .nothing really missed bar food in the evening but I believe that's to be reinstated soon
- Sean (1/5): AVOID AVOID AVOID AVOID - Nothing Decor and maintenance was extremely poor. Ensuite light didn’t work. Beds really uncomfortable. Booked a double room, was told that we could push beds together.
Was told manager would come up to room to investigate issues, we waited, no sigh of them so we left and stayed elsewhere.
On leaving was told manager would phone, needless to say no phone call arrived.
Avoid
- Eddie (8/5): Very good - Sky sports, pool room and location was was spot on. Locals were sound, staff were affy pleasant. Nae Tennents but Neck oil is a great substitute
- Wayne (8/5): Very good -
- Florian (9/5): Great stay at an ever greater place! - We stayed for three nights at this lovely place, as my brother commenced his studies at St Andrews. The staff were really supportive and friendly, our room (#4) was clean and comfy, and there’s ample parking space behind the hotel. 100 meters away is a Co-op supermarket, and another 200 meters brings you to the beach and the train station. We’ll be back once my brother has completed his studies. Thanks for your hospitality!
- Gordon (1/5): Poor from start to finish and it’s essentially a doss house rather than comfortable stay over for holiday weekend - Location and friendly pub Every thing about the actual room. No proper tv, shower was cold and a potential hazard getting in and out, no soap in dispensers, sink had hairs in it and no means of holding water since plug system had seized, and no running hot water from tap - making shaving hellishly risky with open boiled kettle, a razor and a dripping water to rinse. Paid 2 nights but stayed 1.
- Steve (9/5): Superb - Perfect for one night stop on Angus coastal walk Sunday breakfast options in town very limited
- Karen (4/5): Disappointing - Sadly not very clean, used earbuds on floor, water pressure very low, no body wash or shampoo in containers.
- Tony (1/5): Such a disappointing experience and certainly not worth my hard earned money! - I (foolishly) chose this hotel for the location as I was golfing. Regarding the showering facilities, there are three bottles within the cubicle labelled “Conditioner”, “Shampoo” and “Body Wash”. The two I needed (2nd and 3rd) were empty!
It was a September night that I chose to stay and it a chilly one. So, on seeing that the windows in both the bedroom (No8) and shower room were open I tried to close them. Unfortunately neither staff nor I were able to secure them and as a result I slept in a cold room.
This experience was without doubt thee worst stay I have EVER had to endure in a hotel anywhere in the world. Should I have asked for another room? The answer is without a doubt “Yes” but I was genuinely so tired I just wanted to sleep. This also proved challenging by not only being cold but because of a mysterious fan outside the building which kept waking me up. In the end I had to resort to wearing my “Bose QC Ultra” earbuds (on silent) which thankfully and finally did the trick and I fell into a blessed slumber.
Carnoustie has two world class golf courses (Championship and the Burnside) and in my humble opinion the Kinloch Arms Hotel is doing precisely NOTHING to enhance the golfing experience or indeed the reputation of this lovely coastal town.
- Grimes (4/5): Lacked customer service and too many thing that were wrong. - Room was good. location and parking were good. Overall it was fine, but there were many little things that accumulated to be annoying, particularly when they were mostly avoidable. Just attention to detail.
Check in was fine but door fob didn't function had to go back to reception. we were given a pin code for the door so no big deal
Someone had swept outside our room, pile if dirt left there along with the brush, still there when we left.
No toilet paper in the room had to go to the bar to get some.
One set of bed linen had stains and had a rip
No cups in the room for tea or coffee, had to go to bar to ask for them
1 milk and 1 coffee for 4 people in the room, welcome letter did say there were more available, outside room 4 but you would like to think they were topped up before you arrive.
All three bottles of shower gel shampoo and conditioner in the shower were empty.
No hot water on arrival, had to go and ask for the water to be switched on.
Shower head holder needs a good clean.
Went down to bar for a drink, stood waiting whilst 4 others who queued after me were served. Not great service if you are not a young local, there was a 21st birthday party at the pub. We actually went to the Station pub down the road and got a really friendly welcome.
When we went to check out there were three people/staff having breakfast in the bar.( same staff from night before) No one acknowledged us, had to go back to ask where to put the key and ask if someone could let us out of the locked door.
Not a "Hope you enjoyed your stay, was everything alright, or have a safe trip"poor customer service.
Room was good overall, but if you need to ask for toilet paper and hot water, its kind of after the event, too late!
- Oscar (8/5): Very good -
- Mary (4/5): Comfortable - It was friendly Very unorganised, no hot water, barely any water pressure, no food being served, bathroom was needing decorated badly.
- Rowell (10/5): Comfortable town centre hotel - The room was quiet and comfortable.
Nice town centre hotel, busy bar but room not too noisy. Fantastic full Scottish breakfast.Great staff.Spacious car park at rear.Easy access to beach by pedestrian underpass under railway. No evening meal but not far from other restaurants.
- Linda (7/5): Good - Nice spacious room, which was well equipped. Bed comfortable and room very clean. Staff welcoming and helpful. It was not the hotel's fault, but my room was directly above the entrance to the bar and on a busy road. People leaving the bar were very noisy. The speed limit is 20mph, but drivers drove through in the night ignored that. If you are a light sleeper, you should request a room that does not look out onto the road.
- Roy (7/5): Pleasant and comfortable. - Well located and central to our needs The bathroom window was stuck open and I couldn’t close it. The room faced the High Street and was noisy in the morning with buses and traffic. We were disappointed that the restaurant wasn’t open as the cook was sick, but we found other options nearby.
- Caroline (5/5): Passable -
- Allan (4/5): All in all not much to like - Not much Drunks coming back late at night
- Lee (2/5): Very poor -
- Angcon80 (4/5): Disappointing -
- Andrew (7/5): Good - Great location for the golf course
Fantastic curry house next door Dated interior
Lack of breakfast
- Mark (6/5): Pleasant -
- Zheng (6/5): Pleasant - good place, and free parking no wife, and in the morning ,there is no ‌electrity
